James McMinn, Inc. Moves Millions of Yards of Earth on Terramor Master-Planned Project The McMinn Family has been in the construction business since 1989 when they started and operated a heavy equipment rental business that originally specialized in water trucks and scrapers. In 2013, Jim McMinn decided to take the company to an entirely new level by entering the world of general engineering contracting. He added excavators, motor graders, dozers, wheel loaders and other ancillary equipment to the fleet, and began taking on large and small earthmoving, grading and excavating jobs throughout Southern California.

The contracting division took off immediately and grew each year until they hit the wall in 2008. “The recession hit us hard like most other contractors and we decided to focus primarily on the rental end of our business,” says McMinn. “Our rental business actually grew during this period and we were able to add several machines and pay them off by 2012. Then, in early 2013, we went back into contracting and have been growing steadily every since.” Currently, James McMinn, Inc. is on one of their most impressive projects to date in Corona for

Terramor is a brand new master planned community located off the I-15 corridor in Corona on one of the largest undeveloped residential land parcels still available in Southern California. Phase 1 construction at Terramor is currently underway and James McMinn, Inc. (JMI) is busy doing all of the mass grading and over excavation work. Keith Archibek is the project manager for JMI on this project. For JMI, the earthwork started in October 2015 and is scheduled for completion by February 2017. During this time, JMI will move approximately 4 million yards of dirt over the 200-acre first phase. Currently, they are at just over one and a half million yards, utilizing as many 2 as eight Cat 657 scrapers to stockpile

topsoil before moving onto Cat 5130 excavators and Cat 777 rock trucks to move the earth. According to Archibek, the largest cut so far has been 46 feet with up to 100 feet of fill down below. “Most of the earthwork so far has been in hard rock and we have blasted and moved around 1 million three hundred yards of this material to date,” says Archibek. JMI will also grade 600 house pads before the end of Phase 1 and they recently completed the construction

of two bridges on this phase. “The bridge work presented a challenge because we worked 24-hour shifts, seven days a week for two months straight,” says Archibek. “Substantial dewatering was required during the construction of the four bridge abutments, due to heavy rains, but our guys did a great job and the bridges are now in place.” JMI has a fleet of over 60 primarily Caterpillar machines. Their fleet consists of everything from skip loaders to scrapers and everything in-between. To be more specific, their fleet, which is managed by their rental division as McMinn Equipment, Inc. (MEI), includes Cat 657, 637 and 623 scrapers, Cat D8 and 824 dozers, Cat 140 H blades, Cat 950 and 980 wheel loaders, John Deere skip loaders, 2,500 to 4,000 gallon water trucks, 10,000 gallon water pulls, water towers and low beds, all available for operated rental through MEI. JMI is typically on multiple jobs and may not have enough equipment or the right machine for a particular project. When this happens, JMI turns to Heavy Equipment Rentals, who provides them with late model, well-maintained equipment. “HER (Heavy Equipment Rentals) is number one in our book for service and support,” says the owner, Jim McMinn. “Paul

Pafundi is our sales representative and he does a great job taking care of our needs. It is also nice to be able to work directly with the owners of a company and Kent Porter will take our call anytime of the day or night. Their equipment is always clean and work-ready with the best Tier 3 and Tier 4 machines available on the market.” JMI has approximately 10 of their own machines on the Terramor Project and they are renting several other units from HER. This includes excavators, wheel loaders, rock trucks and dozers, some of the larger units being a Hyundai R1200LC-9 hydraulic excavator, Cat 777 ridged trucks, Bell 40 articulated trucks, multiple 85-ton excavators, Cat D8T, D9 and D10s. Most of JMI’s machines come equipped with Trimble GPS hardware and software and the HER units come plumbed and ready for GPS as well. “This massive equipment is necessary to move all of the earth, but it is our professional and dedicated

According to McMinn, everyone works together to make the work flow smoothly, and although he would like to mention all 120 employees by name, he does point to a few of the individual contributors in management positions. “Rick Monge is our vice president, chief estimator, and project manager and he has been a huge part of our growth over the past few years. High-End Custom Homebuilder Self Performs All Earthwork on Historical La Jolla Renovation Project Written By: Brian Hoover
Pent-up demand, affordable home prices, and attractive mortgage rates will keep the Southern California housing market on a gradual upward trend in 2016. This is according to information found on the National Association of Home Builders (NAHB) website. The NAHB site also states that home equity has nearly doubled since 2011 and now stands at $12.5 trillion, with projections expected to rise an additional 20 percent in 2016. NAHB chief economist, David Crowe, says that the single-family housing market is still slowly recovering and that custom home building is now at around 20 percent growth, close to where it was prior to the crash. Remodeling is also on the rise, with an increase of a projected 6.8 percent in 2015 and expectations of an additional 6.1 percent in 2016. But what about high-end custom home building? This is an area of single-family home construction that was once thought to be recession-proof, thinking that those with vast amounts of money could not be adversely affected by cyclical recessions. That was, however, before the 2008 Great Recession, which, for many builders, created a race to the bottom

of pricing in a bid to simply remain viable. Only those with a reputation strong enough to be in a position to refuse to chase unprofitable work remained. When the smoke cleared, these companies were once again in a position to prosper, with more flexible lending policies and a renewed rise of wealth amongst the already wealthy. In a recent market survey, 43.9 percent of builder/designer respondents agreed that custom home building is expected to be the strongest housing segment in 2016, with remodeling being a distant second choice at 27.2 percent of the vote. worked as a heavy equipment operator and superintendent for two well-known underground utility contractors in San Diego County for more than 10 years. Through his experience, Fitch has been instrumental in bringing all of the grading and excavating work in-house at McGuiness Construction. “We self-perform 95 percent of the earthwork on our projects, and this is a big advantage when you consider that it is one of the costlier trades on any given housing project,” says Fitch. “It also gives us more control, and in the end, it pencils out in our client’s favor as well.” McGuiness Construction’s diversification and experience are what really sets them apart. “All of our superintendents have years of experience in a variety of trades, and many have
owned their own construction companies,” says Fitch. “We have concrete contractors, finish carpenters, and even a previous general manager of a large well-known resort in San Diego, all working as superintendents here at McGuiness Construction. Our elite, top-notch talent allows us to offer a unique hands-on experience on every job and for each individual client.” McGuiness Construction self-performs just about every trade with the exception of plumbing, electrical, landscaping, and wall and water feature construction. “We open the trenches for the utilities and then backfill them,” says Fitch. “We also do the excavation for the footings, cuts for walls, and even excavate for a variety of water features, including pools.”
McGuiness Construction is currently on a multi-million dollar historical renovation project in La Jolla for a wellknown architect out of New York. The architect is ranked by Architectural Digest as one of the top 50 in the world and he knows McGuiness Construction’s work well because they built his home in La Jolla several years ago. The La Jolla renovation project began back in November 2014 and will be completed by the end of 2016. McGuiness Construction began the job by first clearing the vegetation that had gone untouched for the past seven years. “It was really overgrown and took us nearly a month just to clear down to raw dirt,” says Fitch. “We then went in and made our cuts and brought in a drilling

rig to place 40 foot I-beams for the shoring and retaining wall.” According to Fitch, the home is being constructed into the hillside and they are using mini excavators to cut the slopes, backfill behind the retaining wall, dig footings and excavate dirt for exporting. “We have exported close to 3,500 yards of dirt, all with a mini excavator, two track loaders, and one skip loader,” says Fitch. “The working area is really tight and we use the mini excavator to dig, the skid steers to haul the dirt down to the driveway and the skip loader to load the earth into the dump trucks.” McGuiness Construction owns just one piece of construction equipment, a Cat 259D Compact Track Loader from Hawthorne Cat in San Diego. They rent all of the other machinery they need from Hawthorne Cat Rental Store as needed. “I have worked with Hawthorne for 15 years, even back before joining McGuiness Construction,” says Fitch. “It just does not make sense for us to own and maintain heavy equipment because we work on so many different types of jobs. One day we may need a Cat 320 Excavator and a Cat 950 Wheel Loader to dig-out a basement and the next need a Cat backhoe loader or mini excavator to dig footings. Hawthorne has everything we need and our rental sales representative, Dan Walsh, is always there for us. a John Deere 210LE Skip Loader on rental out at the La Jolla renovation project.” The historical home in La Jolla was originally around 3,600 square feet, but will be approximately 4,800 square feet when completed. A well-known local architect originally built this home in the early 60s. In order to maintain the home’s historical list status with the San Diego Historical Society, it was necessary for McGuiness Construction to follow strict guidelines, requirements and recommendations. “All of the original lines have been maintained and although the existing large floor to ceiling windows did not meet code, new ones were installed at the same exact size and dimensions,” said Fitch. “We are also adding several features like a vanishing edge pool, a cabana pool house, complete with a guest room, a spa by the pool and in the master suite, a custom water feature that includes a large, rather rare statue and three separate artists are busy creating works of art throughout the property, like statues and metal awning
structures. It will be a one of a kind showpiece when complete.” McGuiness Construction recently began Phase 6 of the concrete foundation work. According to Fitch, they have been pouring concrete for close to a year, however, two-thirds of the home has already been framed and all of the mechanical construction has been completed. “It was necessary that we work our way from the top of the property down due to access issues,” says Fitch. “This is why we had our landscape sub do the work behind the property first, as there would have been no way to access this after construction was complete.” According to Fitch, other amenities include extremely high-end commercial heating and air products, ornate pool lighting and underwater speakers, and multiple state-of-the-art audio and visual units throughout the property. McGuiness Construction is also currently busy with several other maintenance and new build projects, with four or five large new custom home projects coming up soon in La Jolla and

Alward Equipment Rental started out in 1999 when John and Lisa Alward had a vision of becoming one of Southern California’s most respected providers of operated equipment. They built their company from the ground up and grew each year until deciding to sell their business in 2007. It was at this time that Jason and Janice Bacac took over ownership, seeing the business through the recession and into additional growth and success, before selling to Mark Safady in 2014. Safady did not come into the business with a long history of work in the construction industry, but he did know business and he also knew about people. He had been a former partner with Kinko Copies and owned four locations in Los Angeles. After selling his business, he took a position with a large real estate firm working as an asset manager. As this company began to downsize, Safady

could see that it was time to think about moving on. He wanted to buy an existing business, but it had to be the right fit. He looked at purchasing a Honda motorcycle dealership, but after doing his due diligence, and meeting with advisers, he decided not to pursue this option. As part of the due diligence process, Safady was introduced to a business broker in Seal Beach, who thought that he had the perfect opportunity for him in the construction equipment field. “I really liked Alward Equipment Rental’s business model and after meeting with John and Lisa Bacac, I was sold on the opportunity to purchase their company.” Safady took over operations on April 14, 2014, and in his words, “things just seemed to explode from the start.” The official company name was changed to LA Excavating, Inc./dba Alward Equipment Rental. Safady continued operating

under the name, Alward Equipment Rental for around 18 months, before making the transition to LA Excavating, Inc. “After consulting with the Bacacs, we made the decision to go with LA Excavating. It’s a great name and the domain was available, so we went with it,” says Safady. “The business was so brisk that I had to ask Jason and Janice to stick around a little longer to help out. They had family they had to get to in Canada and plans to travel Europe and Asia, so I really appreciated their additional assistance.” Under Safady’s guidance, LA Excavating has continued to earn a reputation for performance on and above what is traditionally expected. “Our prompt and professional service is what sets us apart. We will do whatever it takes to fulfill our customer’s needs and requests,” says Safady. “If they call on a Wednesday, needing an operator and machine the following morning, we are going to make that happen. We respect our customer’s time and bottom line and we pride ourselves on doing what others can’t or won’t.” It is perhaps a blessing that Safady came from another industry into the equipment rental business. “At Kinkos, you learn that the customer is everything, they always come first,” says Safady. “They pay your bills and you have to make sure that you keep them happy. That means showing up on time, with state-of-the-art equipment and the best operators in the business.” LA Excavating is quickly becoming the premier provider of operated backhoes, excavators, skid steers and more, primarily from San Diego to Ventura, but have worked throughout all of Southern California. coring, demolition and dump truck services for both the private and public sectors. “We specialize in backhoe work and that encompasses around 70 percent of our business, but our operators are trained experts on all of the equipment we offer, including full-sized excavators, compact excavators, skid steers, dozers, wheel loaders and skip loaders,” says Safady. “We have a great core group of Local 12 operators and we are always looking to add more if they can meet our high standards.” LA Excavating also provides dump truck hauling for the import and export of materials like dirt, concrete, asphalt and clean and contaminated waste. If a job requires onsite soil moving, they have 5-yard dump trucks to help expedite the process. Additionally, the company works with preferred vendors and can order materials like sand, gravel, concrete and slurry for customers at very competitive rates. LA Excavating is growing fast and many times they will not have enough equipment to match the workload. When this happens, they turn to Coastline Equipment, who is located in Long Beach, just around the corner from their operations yard. “Coastline is always there for us when we need an additional unit. We depend on them and they always have what we need. Jeff Warren and Jeff Kant are very accommodating and easy to work with. We rely on them and see them as an extension of our business.” LA Excavating is currently busy with jobs that only last a day or two while others require their services for weeks or even months. According to Safady, the company does a great deal of trenching for utility companies, plumbing, HVAC and electrical contractors. “We have been on a footings job at the Anaheim Convention Center for four straight months with an operator and a backhoe.

We have also been working for a contractor on and off since last July and are currently out at the Hyperion Water Plant in El Segundo, says Safady. “Every day is different and that is one of the things that make this business fun and exciting.” LA Excavating is also currently working on a massive 30-acre grading project for a residential customer in Beverly Hills. “This is a fun and challenging job because we are being asked to do much more than just grading,” says Safady. “We are also doing prep work for a retaining wall, demoing a pool, the pool house and a few other structures, including an office and a tennis court.” LA Excavating is also performing overflow work for other operated equipment rental companies, and they work closely with a few select brokers. Mark Safady is an entrepreneur and he could have invested in any business back in 2014. He chose the construction equipment rental business because he saw the value and potential of the California construction industry. “I would like to recognize and thank our great group of operators. They have been doing this much longer than me and I have relied on their guidance over the past couple of years,” says Safedy. “I would also like to thank Jason and Janice Bacac for helping me out beyond what was expected. New John Deere Small-Frame Skid Steer Loaders and Compact Track Loaders Make a Big Impact John Deere is introducing four Final Tier 4 G-Series skid steers (312GR, 314G, 316GR, 318G) and one compact track loader (317G).
