BOARD OF DIRECTORS MEETING MINUTES OF WEDNESDAY APRIL 20, 2022 Call to Order: Wednesday, April 20, 2022, at 7:01 p.m. Out of respect, please turn off all phones & remove hats / Moment of Silence & Pledge of Allegiance Proof of Notice: The agenda was posted on the Brookridge website, at the Administration office, the Clubhouse and emailed to residents on April 15, 2022 - PROOF OF NOTICE ESTABLISHED Proof of Quorum : President Webster, 1st Vice President Duncan, 2nd Vice President Foster, Treasurer Benoit, and Director Basteri were present. Secretary Metcalf was excused. PROOF OF QUORUM ESTABLISHED. Also Present : Recording Secretary Arlene Ahrens, Facilities Manager Vince Pizzo. General Manager Carol Webster and Code Enforcement Captain Greg Schubert were excused. Sign in sheet shows 28 members. Taping Notice : Member video/audio taping meeting: zero Approval of Minutes: Approval of March 16, 2022 - Membership meeting - minutes stand as submitted. Approval of March 16, 2022 - Organizational meeting - minutes stand as submitted. Board Correspondence: Letter from Renee Jasnoch – read by Director Basteri President's Report : A. Webster – introduced the Board of Director's. They are committed to be team players. The liaisons from the Board have met with their committees. A new vehicle for $32,000 has been approved for Code Enforcement. The Advisory Committee will have information to share by May. The Reserve Study has been completed as well as the audit. We want to be a state-of-the-art community. Repair of roads is being addressed. Thank you to all of the staff in the office, code enforcement and facilities, as well as the managers of those departments. Please do not let children under sixteen drive or steer your golf cart. That rule is in our by-laws. F.I.S.H. is still in need of nonperishable food donations, there is a bin at the clubhouse and administration office. General Managers Report : None Treasurers Report: March – Benoit Unfinished Business: Report of Advisory Committee – Steve Pasono – the Advisory Committee met with GM Carol Webster and Captain Greg Schubert, regarding the front gate access system. There are many layers to this project. The committee is getting bids from various vendors. By the middle of May, they should have everything needed to present. New Business: Appointment of new director to Board – A. Webster – Resumes were submitted to fill the vacancy on the board. The new director is Lyle Steckelberg to serve a one-year term. Sworn in by President Webster. Past Due Account Suspensions – Benoit – Motion by Benoit, seconded by Duncan to approve accounts that are past due more than 90 days. Suspension of privileges will be imposed 7 days after the board's decision and will continue until the accounts are made current in accordance with Florida Statute 720.305. Vote taken, all in favor (7-0). Report of Directors: Duncan – ACC meets twice a month and needs members. Foster – RV committee meets next month, please keep your spot neat and clean. Any questions or issues, see him, Gil Lanctot or Anna Webster. Benoit – he is still struggling in his position; he hopes to be able to move forward. Basteri – still getting her feet wet with beautification. They are working on the areas by the front gate, guard shack and administration office. Volunteers are still needed for this committee. Veterans Committee chairperson is now Gil Lanctot. There will be Memorial Day services on Monday, May 30. The Veterans advisory committee would appreciate any donations. Member Comments: Delaine Sapp Unit 6 – Unit Rep chair – There is still a Unit Rep opening. Beverly Epstein – Unit 6 – there are a lot of past due accounts. If interested in joining fill out a resume and bring it to the admin office. Sheila Walsh also asked if there is a traffic committee, the speeding is terrible, a sand crane was hit the other day. Alan Reynolds – Unit 3 – he has many years in Law Enforcement, speeding is a huge problem in Brookridge. If you see someone in a golf cart speeding, then talk to them. Gil Lanctot – Unit 4 – Chairman of the RV committee – please read what he wrote in the News and Views. Keep your RV spot clean, a dead bolt on the RV is recommended. Christine Raasch – Unit 2 (via YouTube) – is it true that people are getting speeding violations for being only one mile an hour over the speed limit? She was told no. George Clair – Unit 4 – asked Leo Benoit about the thirty-one liens on file. He feels the elderly are being pushed out. Why was another truck purchased for Code Enforcement? Vince Pizzo – Unit 3 – it is the Board's responsibility to protect the employees and give them the appropriate PPE. Ron Ross – Unit 6 – not all of the golf carts that are speeding are golfers. If you see a golf cart speeding, get the number on the golf cart, and let the Golf Association know. Starting May 11 from 3 pm to 6 pm, there will be a food truck in the parking lot of the Golf Association, the price is $13, there will be two different choices. Terry Johnson – Unit 1 – is there any type of charity for residents that cannot afford the fees? President Webster told him that is something that can be looked into. Renee Jasnoch – Unit 1 – thanked Rosemary Basteri for reading her letter. There are a lot of issues in the community that need to be fixed or updated. She is also concerned about motorcycles that are speeding in the community. Rosemary Basteri said that Brookridge has a tree service who will be doing necessary trimming. Larry Miller – Unit 2 – had questions about donated funds and beautification committee. Motion by Duncan, seconded to adjourn, vote taken all in favor. Ladies of Brookridge Can you believe it is July already? We wish all of you a safe and happy July 4th!! Enjoy celebrating with family and friends. We are please that a number of our members have agreed to serve on our various committees: By-Laws-Patrona Turman, Bingo-Anna Webster, Fashion Show/Tea-Teresa Glassmeyer, Scholarship-Anna Webster, Membership-Beverly Epstein, Publicity-Rosemary Basteri, Hospitality-Diane Heckenbach, Share the Wealth-Sandy Hoose, Sunshine-Peggy Christie. If I have missed any, mea culpa. We do need volunteers to assist, these ladies cannot do it alone. Usually, the Ladies of Brookridge make donations to worthwhile organizations within Hernando County if funds are available. It has been suggested that we focus ﬁrst on our own community. “PRESIDENTS REPORT” BY: Anna Webﬆer This board was elected March 16, 2022 and two months later we were attacked by a few individuals at the May 18th BCPO meeting. Why? An issue with the previous board. However, it didn't make any difference to the spokesperson. The board tried to answer this person only to have the audience turn into a “mob scene”. Attacking individual board members. “To what levels have we sunk.” The board members are volunteers working to do the very best we can for the residents. We need the support of you, the residents. Without your support we, as a board cannot do the job we were elected to do. Also, understand we do not have the answers to everything the moment a resident requests one. Yes, we will make every endeavor to get the answers for you. The bottom line is “If you don't like the way this board or any board is handling their duties, please get a resume and run for office in March 2023.”

SECURITY CAPTAIN'S REPORT By Greg Schubert

I would like to take a moment and remind everyone of some of the “Rules of the Road” in Brookridge: 1. The speed limit on Brookridge Boulevard is 30mph. All other streets are 25mph (unless otherwise posted). 2. All motorized vehicles (cars, golf carts, etc.) must be driven in the proper lane and obey all Stop and traffic signs. 3. Any golf cart that is driven after dark must have and use head/tail lights. 4. All drivers of golf carts must be at least 16 years of age. 5. No vehicle is allowed to be parked on the grass of any lot. Vehicles must be parked on an approved surface only (concrete or parking pavers). 6. STAMPS FOR THE WOUNDED Stamps for the Wounded (SFTW) is an organization dedicated to providing comfort and stimulating activities for U.S. Veterans that are wounded, ill or isolated. SFTW has been helping U.S. Veterans since 1943. To serve our veterans, we rely on donations of postage stamps, U.S. Postage stamps, and cash donations. If you would like to participate in this project—save the stamps from mail that you receive (Just cut the stamp off the envelope), buy stamps or donate cash. BROOKRIDGE COLLECTIONS If you would like to help, please collect stamps from your mail, bring them to the Clubhouse where there is a container on a cart in the South Hall. These stamps are collected by Mrs. Peggy Christie. Each year they are sent in during the month January. This year Peggy mailed a 6 lb. 2oz. box from the residents of Brookridge. The Beautification Committee met June 2nd for its regular monthly meeting. We now have 14 members, which is wonderful. We welcomed our new members: Esther Guerrero and Bob Sampson. We all think Brookridge Central and the Boulevard are looking better all the time. Our plans for the summer are to continue cleaning up around bushes, planting some more vincas in some of the beds, mulching, and the on-going job of weeding. Keep an eye out for improvements on Midmoor in the coming weeks! A big thank you to everyone who has donated money, and to the residents who have helped with watering plants in front of their homes. Watering is a big issue until the rainy season. We always welcome new volunteers, especially those who have a love for gardening, knowledge of Florida plants and landscaping, or those who would just like something more to do. If you have any questions or suggestions, please call Jim Snyder, Chairman, at 352-596-1804. Meetings are held the first Thursday of the month at 10:00 a.m., at the Clubhouse. There won't be a meeting in July, so the next meeting will be August 4th. "Kings & Queens" play on Mondays at 2:00 pm, please be at the club by 1:30 pm. Kings & Queens are a group of couples that play 9 holes of golf Monday afternoons - alternate shot format for the twosome. If you don't have a male/female partner, you may play as two ladies or two gents. If you haven't played yet, it might be a great way to meet your fellow golfers. This is a fun group. I'm sure you will enjoy it, but don't be too serious, as it is meant to be fun while enjoying our golf course. Newcomers are always welcome. The cost to play is $1.00 per couple. All money is returned to the winners. It is not necessary to sign up any day, just come to the club ready to play golf. Looking forward to seeing you Monday afternoons!

Our priority is having fun - most of our members are playing from the red or silver tees this year. Come out & enjoy the course with us. CERAMICS BY Sue Taylor The ceramic class in Brookridge is open to all residents and neighbors. We have men and woman joining and they are very good for beginners. The beginners are doing some great pieces. I really don't call them beginner's after they finish their first piece. Everyone enjoys what they are doing, and we all have a great time. Classes are Fridays & Saturdays from 9:00 am – 2:00 pm you can come & go any time within those hours. There is a fee to join, but that includes all paints, brushes, glazes, sealers, coffee, water, snacks. We now are starting to do painting that has to be fired. FRIDAY NITE BINGO by Jackie Bolt One half of the year is gone. Wow, it went fast. Our Friday night Bingo is going along quite nicely. However, we are always looking for people who would be interested in joining us in a volunteer way. We are looking for people who would be interested in working the ﬂoor, the tables, helping in the kitchen, calling and banking. It is a way to meet and make new friends. You would only have to work one Friday a month. We have a monthly meeting the second Monday of the month, however, we will not meet again until Sept., at which time we will be creating a nominating committee so seek new officers. Helping Hands is a sewing group making items for various charities. There is a working meeting each Thursday morning from 9:00 to 11:00 am in Room D. New members are always welcome and sewing skills are not required. Donations are accepted of fabrics especially children's prints in cotton or broadcloth and ﬂannel, or monetary contributions.

I prefer to walk early in the morning. If you walk during the heat of the day be sure to wear sunscreen and carry drinking water. A cap is also a good ideal. You can also get a cooling headband. When it gets wet with sweat or water, special technology activates to produce a cooling sensation. And don't forget to exercise at least three days a week. Our class is for Brookridge residents and their houseguests (Sorry, no children). The cost is ﬁfty cents per class and the ﬁrst class is free! Class starts at 8:30 am and runs to 9:30 am on Mondays, Wednesdays and Fridays. Classes start with low impact aerobics followed by stretch and tone; weights; and either mats or chairs. The class ends with a balance circle. Weights and mats are available if you don't have your own. Come have fun with us!
