Greetings BMHBA Members,
August is here, which means that summer is winding down, and school is starting! Construction Season is in full swing, and many of us are working hard, getting ready for the Fall Parade of Homes. Mark your calendars for that event being held September 28th through October 1st , with contracts being sent out soon!
Thank you so much to everyone that participated in the Annual BMHBA PAC Golf Tournament which was held at Prairie West Golf Course in Mandan. A great time was had by everyone, despite the weather being less than ideal. I really enjoyed seeing and talking with everyone! Thanks again to our sponsors and golfers that participated, as well as all of the volunteers, and of course Dawn and Jennifer for an amazing event.

FEMA Elevation Certification Update
The City of Bismarck is a participating community in the Federal Emergency Management Agency (FEMA) National Flood Insurance Program (NFIP). Participation in the NFIP is based on an agreement between local communities and the federal government which states, if a community will adopt and enforce a floodplain management ordinance to reduce future flood risks, the federal government will make flood insurance available within the community as a financial protection against flood losses.
NFIP-participating communities are provided with Flood Insurance Rate Maps (FIRM) that delineate Special Flood Hazard Areas (SFHA) throughout the community. Properties within the SFHA are subject to special construction standards. One of those standards is the requirement to maintain documentation of the elevation of new and substantially improved structures to ensure that structures have been built in accordance with the local floodplain management ordinance.
To document the elevation of structures located in the SFHA, the City of Bismarck requires an elevation certificate be submitted to the City of Bismarck Community Development – Building Inspections Division before and after a new building has been constructed or an existing building has been improved.
A “Construction Drawings” elevation certificate is required to be submitted to the Building Inspections Division prior to a building permit being issued and a second elevation certificate; a “Finished Construction” elevation certificate, is required to be submitted to the Building Inspections Division at the completion of each project.
An elevation certificate is a document prepared by a registered professional land surveyor that certifies property information, FIRM information, and building elevation information for a specific development.
FEMA has recently updated the required elevation certificate form that a surveyor must use to document this information.
As of July 7, 2023, all communities participating in the NFIP are required to use the new FEMA elevation certificate; FEMA Form FF-206-FY-22-152 (formerly 086-0-33). The expiration date of this form is 06/30/2026.

What is an interesting fact about your business that most people don’t know? Our storage sheds are portable, maintenance free, have their built in floor and in most commercial situations will qualify for bonus depreciation due to the fact they can be classified as portable equipment. Do you have any advice for someone just entering this industry? If you focus on quality and customer service you will achieve longevity in this business!
What is a typical day like for you? I typically respond to all the inquiries that come through various social media platforms and emails! My assistant manager and I usually are busy with phone calls, deliveries, and checking job sites for future deliveries!
If I weren’t a Sales Manager, I’d be I would be helping out in the other departments to some degree!
What do you hope to see My Storage Dakota accomplish in the coming years? Continue to build high quality storage sheds for both individual back yards and commercial storage locations. What inspired you to enter this industry? We saw a need for higher quality, zero maintenance storage sheds with a higher level of security.
What makes your business unique from other Storages units in the area? Our units are made of steel, both the framing & exterior to offer a no maintenance solution.
What is your favorite part of your job? I enjoy helping our customers! I love it when they realize they can afford a maintenance free unit for the same price as they would pay for a wood shed! There is many misconceptions that maintenance free is very expensive. This was brought on by the price difference between maintenance free fences and decks and regular wood!
What do you like to do in your spare time? I enjoy fishing, golfing, and camping with my family & friends!!

Single-Family Starts Decline in June but Permits Post Solid Gain
Single-family production fell back after four straight monthly gains as elevated construction costs and rising mortgage rates led to a reduction in home building activity and affordability conditions worsened for home buyers.
Overall housing starts in June decreased 8% to a seasonally adjusted annual rate of 1.43 million units, according to a report from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau.
The June reading of 1.43 million starts is the number of housing units builders would begin if development kept this pace for the next 12 months. Within this overall number, single-family starts decreased 7% to a 935,000 seasonally adjusted annual rate. Single-family starts are also 7.4% lower than a year ago. The multifamily sector, which includes apartment buildings and condos, decreased 9.9% to an annualized 499,000 pace.
“Housing starts posted a monthly decline in June as tightening monetary policy helped push mortgage rates up more than a quarter-point over the past month,” said Alicia Huey, chairman of the National Association of Home Builders (NAHB) and a custom home builder and developer from Birmingham, Ala. “Policymakers need to remove regulatory bottlenecks that impede the housing industry’s ability to increase the production of quality, affordable housing.”
“While builders have slowed construction activity as interest rates have approached 7%, we anticipate mortgage rates will stabilize later this year in anticipation of the end of Federal Reserve’s tightening cycle,” said Danushka Nanayakkara-Skillington, NAHB’s assistant vice president for forecasting and analysis. “In turn, this could bring home buyers back to the market as affordability conditions improve. And in another sign of cautious builder optimism, single-family permits registered their highest pace since June 2022.”
The number of single-family units under construction is down 17% compared to a year ago at 688,000. Meanwhile, the number of apartments under construction increased to 994,000, the highest total since May 1973.
On a regional and year-to-date basis, combined single-family and multifamily starts are 13.9% lower in the Northeast, 19.4% lower in the Midwest, 11.5% lower in the South and 21% lower in the West.
Overall permits decreased 3.7% to a 1.44 million unit annualized rate in June. Single-family permits increased 2.2% to a 922,000 unit rate but are down 21.5% year-to-date. Multifamily permits decreased 12.8% to an annualized 518,000 pace, the lowest level since October 2020.
Looking at regional permit data on a year-to-date basis, permits are 23.4% lower in the Northeast, 20.8% lower in the Midwest, 16.2% lower in the South and 23.6% lower in the West.
