DON’T PANIC – GIVE US A CALL! Welcome to our At Home Spring/Summer edition showcasing a selection of our recent new properties across the South Hams. As I write, the South Hams property market remains stable, if, relatively unexciting. The housing market as with any other market is governed by the laws of supply and demand – these are largely balanced at the moment. The supply side is dominated by the general lack of property visible to the market, Property Industry Eye April 28 2017, claims the number of properties available has hit a 15 year low. The demand side remains firm, due to prevailing low interest rates, but not rising, due to a lack of economic certainty. Neither supply nor demand is aided by further uncertainty created by the surprise declaration of a General Election in June. The supply of property being actively marketed i.e. on agents’ websites and internet portals (Rightmove, On The Market etc), is being restricted, as many sellers cannot see a new home to move to on the internet. This reluctance of sellers to expose themselves to the property market for fear of being pressurised by an anxious buyer, is creating a somewhat illiquid property market.

The good news, is that people do still wish to move and that we are still selling houses. We, at Marchand Petit, are constantly in the process of ‘book building’. In simple terms, if you are thinking of selling but do not wish to be exposed to the market, the sooner we know the better, as we can start the process i.e take photos and prepare details, so that when you do see something you would like to buy we are in a position to market immediately. This reduces the risk of losing out to a more prepared buyer. There is, of course, the possibility that we have another seller with a property that suits your needs and in the same position as yourself. This effectively gives you access to a sub-market of properties, consisting of people like yourself who wish to retain control of the sale of their property. In addition, we are also handling many new homes sites/developments (see the New Homes and Land report on page 44). Again, a very good reason to call one of our strategically located offices to discuss your specific requirements. Remember, the internet and statistics never tell the whole story! espite the negative press in the last few months focusing on mortgage regulation changes, income tax relief adjustments, the on-going political stresses surrounding the UK’s property market, all of which are compounded by increases in stamp duty for second home ownership. You would be forgiven for thinking that buyers, sellers, landlords, tenants and Estate Agents alike, would be waiting out the proverbial storm. However, Marchand Petit have found the lettings market in the South Hams has proven to be much more resilient than many had predicated. In fact, the first quarter of 2017, has proved to be extremely buoyant and is showing signs of stepping up another gear as spring, traditionally a time that signals new beginnings, starts in earnest.
