Welcome to our latest edition of At Home, featuring a selection of newly available properties from our strategically located South Hams Offices, in addition to our New Homes, Country and Waterside, Lettings and Auction departments – all designed to address specific customer needs. We are now living in a ‘post- Brexit’ world and whilst this does remove one area of uncertainty, it is still an ongoing journey with many questions remaining unanswered. There has undoubtedly been an uptick in property market activity as people have decided that their lives have been ‘on hold’ long enough. There does, however, remain a situation of buyer and seller equilibrium resulting in relative price stability – we would envisage this situation persisting, going forward, as any increase in sales activity being largely matched by a greater number of properties coming to the market. As ever, correctly priced stock is selling. For the first time in many years we are seeing a healthy supply of ‘New Homes’ in the South Hams which is mitigating the effects of any shortages of ‘pre-owned’ property. This is an area in which Marchand Petit is particularly active and I urge you to read our New Homes Report, from Andrew Biggs later in the magazine. One point that it is essential to address when looking to sell, is - are you ready to move? The sales process has become an increasingly complex one with solicitors having to deal with much more time consuming legislation. As a result, as many as one in three sales, fail to proceed, usually due to the lengthy conveyancing process and lack of detailed information to hand to address potential issues. Starting the sales process after a fall through is not only frustrating and potentially costly in terms of money it undoubtedly will delay your life plans. In recent times we have found that one reason for the increasing popularity of our Auction Department is that properties are marketed with a ‘ Legal Pack ‘ that has been prepared to address buying solicitor’s questions and whilst a result cannot be guaranteed, the chances of the certainty provided by a transaction on the day of the sale are increased. So, if I have one word of advice for those thinking of selling, other than talking to us! it would be to speak to your solicitor at the same time so that they can start preparing the answers to questions that a buying solicitor will inevitably ask. Nobody likes surprises, and this will flush out any issues that need to be addressed early in the process and thus reducing the risk of an abortive sale. As ever – forewarned is forearmed!
