All that was on our minds as 2019 drew to a close was Brexit. Little did we know that something much bigger and scarier was going to take the world by storm – Covid-19!! Never before have any of us experienced such devastation. As we entered the first lockdown in March 2020 everyone thought the property market was going to be non-existent, but how wrong we were, particularly in the South Hams. What transpired was unbelievable. A sea of buyers came running from overcrowded cities to find a safe haven in South Devon and remote working became the norm. Subsequently 2020 turned out to be a record-breaking year for the sales of premium property. So, let’s take a look at what emerged in 2020. One thing we all learnt was the importance of community and in this edition we reflect on the importance of those close relationships. KEEPING AN EYE ON THE PROPERTY MARKET FOR YOU THE FACTS & FIGURES Everything about 2020 has been unpredictable and surprisingly sales over £750,000 have been unprecedented. When the country went into a national lock down and companies across the UK furloughed staff (a word we never realised existed) all businesses were filled with dread. At Marchand Petit little did we know how busy we would be during the first lock down. What we experienced was a huge rise in enquiries from people living in London and the home counties looking to move to the South Hams to escape the increasing Covid cases in London.

The second group of clients would normally disappear to their second homes abroad during the winter months in search of the sun. Suddenly they were looking for another holiday home perhaps a second, third or even fourth and had budgets to match - £2,000,000, £3,000,000, £4,000,000 or even more, however their requirements were very specific. Those buyers are still searching!

• In fact, there was more demand than supply of property on the market between £750,000 £1,250,000. The question is if your property has not sold are you with the right estate agent?

When the lock down was eased the market went into orbit and to say we were busy would be an understatement - this continued until November. The market remains positive even if momentum has eased to give us time to catch our breath.

• Demand and supply for property over £1,250,000 plus was more evenly matched but again if you are not sold, are you using the right agent?

What does the future hold? Many feel activity will continue over the coming months, although economic stability will play a key role in keeping the property sector buoyant. According to Nationwide, UK house prices have seen the biggest annual rise last month with an average of 5%. Many feel the first quarter might lose a bit of momentum due to Brexit. But positively for the area we live in the demand is always high for good quality premium property. So our advice is for those looking to sell in 2021 – be ready and be the first to market.

There were two very distinctive groups of buyers looking. The first group of people were those who realised working from home was totally possible, finding their companies encouraging this new working pattern, their search had to include a home office. Information confirmed by Rightmove intel: • Between June and October this year, 28% more new properties came to market compared to the same period last year, and of all those new listings, there was an annual *Data Source: Rightmove Hub

jump of 326% in listings that mentioned terms like ‘office’, ‘workspace’ and ‘working from home’ in the property description.

In 2020 we agreed sales on over 106 properties even while being locked down for 2 months!!

The Millbrook Inn, South Pool the summer we use our BBQ and paella as a way to feed these hungry sailors without compromising on quality and are looking to expand on this with exciting new ideas for 2021. While in the winter we know people are traveling to us to eat and as such want to reward that commitment with a meal and an experience that makes it worthwhile. Head chef Dave is creating menus with a purpose and a focus on the end goal that we are aiming for, he is doing this through seasonality, concept and execution e.g. the right ingredients, cooked the right way, with a clear focus on why it’s being done. Creating an environment of comfort and confidence that allows guests to feel encouraged to ask questions and not feel pressure to have any prior knowledge of food and drink. This is done through training staff to be engaging, approachable and knowledgeable and who want to help someone have the best experience possible. The kind of staff who take pride in being able to share their knowledge and teach something to a guest who wants to learn, but does so because they want to, not because they have to understand what is on offer. Building on the natural advantages on offer to us; the location, the village, the people who come here, the diverse high-quality larder that surrounds us and most importantly doing it justice. With this in mind we are aiming to make The Millbrook Inn the casual fine dining establishment of the South Hams. We acknowledge that the pub has two sides to it; in the summer, people travel to us by boat, in the short tidal window available to them and as such we get enormously busy. While in the winter we are much more of a traditional country pub where our locals are massively important. This split personality allows the team to bring far more ideas to life than would otherwise be possible. In

Local residents around the pub play a huge role in the success of the business while we feel that the pub has a massive effect on the village as a social hub, alongside the church and the village hall. Without each one helping the other, none will thrive. Marchand Petit’s knowledge and understanding of both the pub and surrounding area means the right people move to this part of the world and actively support local businesses. This has been proven time and again as many are now friendly locals of the pub and community.

Everyone has been touched by this devastating virus. Throughout this review we show the importance of relationships and how the results can benefit buyers and purchasers alike. In countries, cities, towns and villages, communities have come together to support each other during these unprecedented and difficult times. People in these neighbourhoods have looked after each other, from collecting medicines for the old or vulnerable, to local public houses diversifying to deliver ready-made meals and groceries. Local village shops became the hub of each local community keeping everyone supplied with essentials including a friendly face and for some the only contact they had with the outside world. If locals could not meet up in their village halls, churches or local hostelries then there was always ZOOM! Another medium we knew little about before 2020. Zoom dinner parties, quizzes and for those working, meetings. Consequently, one thing that has become important for people searching for property is finding a location with this supportive network of facilities, just in case this should ever happen again. Having a good public house, a village shop or other useful facilities such as golf clubs, hotels, restaurants all add value to a property. In South Pool, the Millbrook Inn, recently taken over by a new team headed by Charlie Brooking and Chloe May Jukes, incredible hosts, together with an outstanding chef Dave Gobbett, means it has become a destination - a place people travel to visit. All this is positive news for the residents owning property in the village, adding probably as much as 20% to their property values. But South Pool is not alone; there are many outstanding villages in the South Hams. Within our local communities all businesses have been affected - our retail shops, public houses, hotels, beauticians, hairdressers and many more. So as a local business it is now even more important than ever to support each other. If we want to see our High Streets survive, use local businesses and keep our communities thriving, because in turn, they will keep the value of your property positive.

YEALM’S FIRST RESIDENTS BEGIN RIVERSIDE DREAM
