Welcome to the Autumn/Winter issue of At Home Magazine. Since I last wrote in our February edition, we have experienced as a nation, what can only be described as an extraordinary period dominated by Covid 19. We have been through lockdown, the ‘new normal’ and now possible further restrictions. Despite this year being less than normal, we have been lucky to have had a beautiful summer enjoying everything the South Hams is famous for, wonderful beaches and seemingly endless nature to explore in relative safety. As I write we are experiencing a considerable uptick in activity and sales in the South Hams property market throughout all our offices and departments. This is the result of several factors all combining to create a hectic market. Primarily, there has clearly been a wave of pent up buying demand created by the initial Pandemic lockdown, as buyers look to leave the highly populated areas of London and surrounds and the Midlands. This rise in demand has been further focused by the Government’s decision to create a Stamp Duty ‘holiday’ which has resulted in a sense of urgency as there is a March 31st time limit on transactions. As a consequence, demand for property is currently outstripping supply as the market struggles to adjust levels of property coming to the market. Clearly this offers a good opportunity for those local owners considering their next move. Going forward, economic conditions next year are as unpredictable as ever and possible regional or nationwide lockdowns to combat Coronavirus will only add to uncertainty. However, Property in the South Hams will always be an attractive alternative to living in more heavily populated urban areas especially as the trend towards working from home has been accelerated considerably during periods of lockdown. In addition, demand for property in the South Hams will remain strong, if the prevailing low interest rate environment continues, bricks and mortar will have little competition on the investment front. As winter approaches, South Hams residents seem to have taken the new way of living in their stride making this a relatively safe place to live and enjoy, despite the unprecedented circumstances.
