In 2020, we’ll be celebrating 30 years of estate agency expertise – helping people’s property dreams come true! So, it’s time again to take a walk down memory lane and analyse the past year. We hope you’ll enjoy our new look Review Magazine reflecting a selection of the beautiful properties we have sold. BUCKING THE TREND! Keeping a calm head and a solid hand on the tiller during 2019 Marchand Petit’s Prime Waterfront & Country House’s team has helped navigate a steady course for continuing success. The dreaded ‘B’ word didn’t manage to make an exit this year but actually, since 2016, it’s had little impact on our market performance. We have agreed over 70 sales of property over £750,000 so far this year.

MEET THE TEAM In 2011 the original founders of Marchand Petit wanted to create a specific department specialising in the marketing and selling of property valued over £750,000. The concept embraced working alongside the comprehensive expertise of each of the local offices, creating an unrivalled level of knowledge in the market place. For the last 9 years the Department has been headed by Prunella Martin, whose dedicated and committed team comprise Daniel Butterworth, Helen Burr and Sara Harding. The Department has gone from strength to strength!

The conception of a specialist department can only be created with a thorough understanding and knowledge of the area and the market in which it operates. Prunella Martin MA - Director

SALES OF PROPERTY OVER £750,000 The facts behind the market in the South Hams The analysis of figures is an interesting phenomenon. This year as a company we employed the specialist skills of a marketing analyst to review the whole property market of sales over £750,000 in the South Hams area, based on Land Registry data over the last 10 years. It is always easy for other agents, both nationally and locally, to talk about their successes, but the reality of that is the exact area in which they calculate those results. From the research conducted in the South Hams area specifically during the last 5 years, the market has seen a 15% increase in house prices, the only caveat being particular local area differences. Consequently, it is essential to utilise the combined knowledge of the specialist Prime Waterfront & Country House Department and local offices to ensure accurate pricing, which in return results in obtaining the best price for your property. Our unique ‘Whisper List’ has grown in popularity, not only for our vendors as many like a private and discreet service, but also for our purchasers who know we will go that extra mile to find a special property, achieving premium prices for vendors using this facility. During the last 9 years our sales performance has bucked the national trend and remains positively consistent. Over the last 5 years the Prime Waterfront & Country House Department at Marchand Petit has accounted for 68.36% of total market sales of property valued over £750,000, up to, and in excess of, £4,000,000.

INGENUITY, COURAGE AND HARD WORK 30 years in the business Excellence is to do a common thing in an uncommon way, it’s not a matter for chance – it’s a matter of choice. When Rick Marchand founded Marchand Petit on 10th June 1990, he had a vision of opening a network of estate agency offices across the West Country, with the Marchand Petit’s Company purpose:- “To deliver an unprecedented standard of customer service to our clients and customers, giving them total support, guiding them professionally and attentively through what can be one of the most important decisions of their lives.” This is still on the back of every Marchand Petit team member’s name plate, sitting on their desk today, inspiring them to continue the legacy. Having been brought up in Salcombe in his youth, the area Rick focused his energy and tenacity on was the picturesque South Hams. This coastal and rural region of Devon is known for its rugged beauty, from the edges of Dartmoor down to the dramatic coastline, interspersed with its necklace of golden sandy beaches. Much of this region of Devon is designated as an Area of Outstanding Natural Beauty. Rick knew that there was great demand for the quality of life and lifestyle that such an area can deliver and, whatever

the market conditions were, that property with a “coastal feel” would always appeal. The distinctive Marchand Petit company logo was Rick’s design “are they sails or roof tops?”. The brand has become synonymous with top quality property and excellent service. The first office to open in 1990 was in Fore Street Kingsbridge, with just one third of the space it now occupies on the ground floor of the former Albion Hotel. The housing market was so tough in the early 1990’s that within a year or so one third of the other 12 estate agencies in the town had to close down. The Lettings Department was pioneered by Madeline Marchand, working from home in those early days, but then moving into the extended Kingsbridge Office. The attractive market town of Modbury, in the heart of the South Hams, was the location for the second office, which opened in 1994. A positive lunch with the bank manager at the now Salcombe Harbour Hotel during Merlin Rocket Sailing Week, secured the third branch - Salcombe. Then followed Dartmouth, Totnes and Newton Ferrers, all vibrant destinations - established as picture-perfect country locations with historic

Madeline moved across to sales, based at Kingsbridge, and after a time the Country House Department was created. Through ongoing expansion the Company became known as the Leading South Hams Agent. It hasn’t all been plain sailing, innovative ideas were implemented when recession gripped the UK, but they kept the Company together and the doors open. The success of a business relies on the skills and talents of its employees and the partnership has always ensured the rewards, motivation and protection are there across the multi-disciplined departments. After 30 years of dedicated property practice the ethos of the firm is brighter than ever, with a motivated work force focused on selling your home and a team proud to work for Marchand Petit. Marchand Petit are still passionate and committed about selling and letting houses across the South Hams and looking forward to celebrating 30 years in 2020 as market leaders in this spellbinding region.

Gardens can be at the forefront of buyers’ requirements when choosing their home, from low maintenance designs to country house formal layouts. A beautiful garden is always loved and the gentle hand of the gardener is appreciated in all its styles. Grassy lawns and patios are spaces for happy al fresco dining with friends and family, whilst quiet corners with a stone or wooden bench offer moments for contemplative thoughts awaking all the senses. Surrounding us are some of the beautiful gardens we have sold this year.

PENSON FARM Traditional Spirit

Nathan and Jo McWattie had been looking to relocate back to the South Hams for over a year, and it became a self-fulfilling prediction when Nathan said: “We’ve seen more houses through Marchand Petit that are suitable for our needs than from anyone else - I’m sure we’re going to buy from you.” As Nathan was originally from Totnes and the couple were returning to join the family firm, they favoured this area of Devon between the coast and the moorland.

We knew their property descriptions were very accurate and if Prunella said ‘you have to see this’ we did. Being taken around by Marchand Petit was a joy. We found their honest, direct and factual service an absolute delight.

Nathan elaborated: “We were delighted with the service we received from Marchand Petit. They had an understanding of what we were looking for right from the start.” Nathan and Jo bought Penson Farm a unique blend of old and new, beautifully positioned in approximately 40 acres of grounds. It’s a Grade II Listed farmhouse packed with character features, updated with an amazing new extension housing a superb kitchen and media room.

Reaching the right buyers is crucial and many ask what we attribute our success to? A combination of many elements contributes to our success of attracting the right buyers: MCPR our London based PR marketing company, our Park Lane office in London, Rightmove, On The Market and our own website all enable us to access global buyers; both nationally and internationally. Interestingly this year we have seen a slight increase in both international and local buyers.

• 41% of our buyers in 2019 have come from London & the Home Counties. • ‘Whisper List’ – our exclusive and confidential list of available properties for matching to our elite cash rich, time poor buyers achieving the best possible price.

• Our Department offers a concierge service to provide a bespoke experience for both the vendor and the purchaser alike - a unique blend of professionalism with a dedicated approach to satisfying your property needs.

• Internet portal searches account for over 80% of property enquiries - but only 2% buy the home they originally looked at. It’s the skill of matching the buyers to the right properties that results in a sale.

HAZELWOOD FARMHOUSE Country Classic

Hazelwood Farmhouse sold without formally coming to the market There’s a general perception that as soon as a house is on the market and listed on the property portals, it’ll find a buyer - but what if you want to keep your house sale quiet? Perhaps for privacy reasons, or if there are elements of the house which do not show the property to its best advantages. Likewise, if buyers are looking for a specific style, or a property to restore, they may need to cover a wide area and filtering by web portal prices doesn’t really work.

Steve and Sue knew they wanted to keep their house sale ‘off the radar’ and that’s where Prunella’s ‘Whisper List’ and Marchand Petit’s South Ham’s reach came to the fore.

Surrounding Countryside

Steve says: Immediately we felt we were listened to and Prunella understood. It felt like a service bespoke to our needs. Their depth of knowledge and professionalism was different to other agents and the potential of the property was realised. We were delighted.

We were very impressed by how generous you were with your time and clearly considerable expertise in your field ... Of all the offices we visited, your professional and knowledgeable advice was streets ahead of them. Thanks once again to you and all your colleagues in Marchand Petit for all your help with our house purchase in Devon. It has been a long 18 months to get to this point, but throughout that time you have been brilliant, always positive, always helpful and willing to spend whatever time it took to help us find the ‘house of our dreams’! Dear Pru, Helen, Sarah and Daniel, Thank you so much for how you conducted our sale. First class! You are a credit to the team and worked tirelessly for us during our search for our home. During our visit, nothing was too much trouble. On our visits to your lovely office the team were very friendly and enthusiastic. Great to see such a genuinely friendly and committed team. Just a vote of thanks to you for your very cool and helpful support throughout this extremely prolonged period between offer and exchange!
