From the Arbor Greene Home Owner’s Association The Arbor Greene (AG) Home Owner’s Association (HOA) would like to thank all AG residents that voted and took part in this year’s HOA elections, one of the closest races we’ve seen. Before introducing our new HOA board members, we want to say “thank you” to our outgoing board members who voluntarily served the community over the past 3 years. Thanks to Judi Swartz, who served as Vice President, and then President, since 2013. Judi oversaw implementation of several positive and successful programs, such as Yard of the Quarter and Parking Patrol. Thanks also to Pat Chung, who served as an HOA Director, and then as Treasurer, since 2013. Pat closely tracked all association accounting, making sure our board remained on budget. These two board members’ efforts are directly responsible for helping to keep our HOA fees some of the lowest in the New Tampa area. We truly thank you. Welcome to our new members. Eddie Ramon rejoined our team with prior HOA experience and was board-voted to hold the position of Vice President. Mike Konicek also rejoined our team and was board-voted to hold the HOA Treasurer position; a role that Mike had previously held on our HOA board. Erik Todd joined our team and was board-voted to hold the HOA Secretary position; a role that Erik has filled on other HOA’s. Hally Boucher joined the team with prior HOA-DRB and AG community volunteer experiences, and will fill an HOA Director role. Please pass your congratulations to our newest board members as you see them in our community. We will truly miss each of our outgoing members, but we welcome our newest volunteers that are motivated to continue the positive efforts started by our previous members. We also want to recognize those remaining HOA and DRB members for their continued dedication, hard work and selfless volunteering that keep our community one of the nicest places to live. Hello Everyone from the Villages of Devonshire! We thought it would be nice for our other Arbor Greene neighbors to have some insight into our neighborhood. Many Arbor Greene residents may think that the Villages of Devonshire is a separate neighborhood from the rest of Arbor Greene, because most folks just pass right by our entrance on the way to their Arbor Greene neighborhood. Actually, just the opposite is true. Not only are we an integral part of Arbor Greene, but we also pay the same Arbor Greene annual fee as the other Arbor Greene residents. The main difference in Devonshire is that all of the units are attached Villas, and smaller in size than the single family homes in the other Arbor Greene neighborhoods. We, like Carriage Homes, have our own property management company, who takes care of our neighborhood’s needs. We also have our own Declaration of Covenants, which, while based on the Arbor Greene Covenants, also have other covenant requirements specific to Devonshire. In addition to our Arbor Greene assessment, we have a monthly assessment fee which basically covers all of our exterior maintenance such as roof repair and replacement, exterior wall cleaning and painting, irrigation system maintenance and repair, landscaping, fertilization, sod replacement and the like. We just had our annual Board of Director elections, and for the first time, used an online voting system. We had the largest voter turnout in any election! If you are interested in this system, please contact me via the Villages of Devonshire website listed below. We hope to provide some monthly information about the Villages of Devonshire to all of our fellow residents in Arbor Greene to keep you abreast of what’s happening in Devonshire. There are many amazing projects going on in the Carriage Homes this month! Lou Phillips and his crew will be completing the final phase of painting within our community. They are working on buildings on the north side of the park and turtle head area and will be on site for at least 2 months. Please be aware of their progress and when working on your unit, please make sure you have removed personal belongings and vehicles. In addition, we have another long awaited project ensuing‌.gutters! Gene Dunn Gutter Contracting is on site and will be installing gutters on every single building, starting at the gate and working their way around. We realize that with two crews on property, along with their associated lifts and materials, it does cause some additional activity and road blockage. Please be patient, courteous and adaptable. We greatly appreciate everyone’s assistance and look forward to seeing the end results! Did you know that Carriage Homes has lease guidelines in place as outlined in our covenants? It is imperative that all unit owners fill out and return a copy of the lease packet to Condominium Associates for tenant approval. This should be accompanied by the application fee as stated in the lease packet. Failure to do so may result in fines and/or eviction. All tenants must adhere to the architectural review guidelines and covenants, and should be presented with a copy of the community documents upon entering a lease. As community improvements continue, property values will remain on an increasing trend. To help facilitate this growth in value, please remember to follow deed restrictions and architectural review guidelines. Keeping driveways free of garbage cans, trash and personal items, picking up after your pet and showing pride in the appearance of your unit are just some of the simple ways you can help maintain and grow your own property values. If you need another copy of your community docs, please do not hesitate to contact Alicia Payne or Krystal Copley at Condominium Associates. Also remember that you can check your own account online for balance and violation status. Board of Directors Meetings are held on the second Thursday of each month and will be listed on the community message board. Come on out and get involved! We would love to meet you!

Summer Junior Tennis Is Starting This summer Train Smart Tennis invites your children to join the fun of learning tennis at Arbor Greene. Our mission is to provide a systematic basic approach so your children have the opportunity to learn the game as quickly as possible. Our approach truly teaches children the fundaments to enjoy the life-time game of tennis and to build self-esteem. There is no substitute for a good beginning! Our training is designed so your children can follow a pathway to improvement and competition. The next step would be the Train Smart Players Program. We provide a system of training for your children no matter what their level of play. Summer tennis starts Tuesday, June 21th and continues until August 5. There is no lessons the July 4th week. Groups will meet Tuesday and Thursday. Times are 5 – 11 years old 9:00 – 10:00am. 12 & over 10:00 – 11:30am.

Stormwater Systems in Our Neighborhood

Hello Arbor Greene (AG) Neighbors. Last month’s article provided

Part of Arbor Greene’s Stormwater System includes watersheds, which are defined by the way water flows across the land and are shaped by features and elevations on the surface of the land. As rainwater moves across the land, it picks up bacteria and chemicals and carries them to our streams, rivers, lakes, coasts and underground aquifers. Common activities such as walking the dog, taking care of the lawn and driving a car, leave behind pollutants. We all share responsibility for this type of pollution because of its many random sources.

This topic was shared with other Tampa Neighborhood Watch (NWA) Coordinators during a recent Tampa Police Department (TPD) annual leadership gathering, with other great topics passed on for future publication. The TPD also supported our community by attending the 5 April “Take Out Tuesday,” offering free bicycle registration for residents, adding extra security for resident’s property. This month’s article focuses on the system usually used to secure our family’s belongings; the home alarm system.

Tips for Preventing Water Pollution; 

Test, Repair, and Tune-up Home Alarms: Whether monitored or not, it is strongly advised to test home alarms every 6 months. If the alarm is monitored, contact the security company to notify

them that you will be testing the system. Window and doors that are rarely used can lead to “sticky” alarm switches that won’t

sound the alarm when opened. Most monitor companies will repair these problems, and can upgrade your alarm for a fee. If your alarm is not monitored, review the alarm manual and run the tests to ensure all sensors and functions are working. Independent alarm

technicians will do this work for a fee. Most AG homes were built with alarm systems, but if you’re unsure if you have a home alarm, check the walls near your main entrances (front, utility, and garage doors) or master bedroom, for keypads. A metal box may also be

 

mounted on closet walls, containing the alarm computer and backup battery. This alarm backup battery should be replaced every 2 years to ensure the alarm works when power is lost. Contact AG NWA if you have further questions about battery

Never dump oils and other chemicals from your home directly into stormwater drains, which are direct conduits to your stormwater pond or natural water body. Contact your local government’s waste management department for a list of disposal facilities. Keep vehicles tuned up and in good operating condition. Check for drips and repair leaks immediately to keep nuisance oils off pavement Buy low- or no-phosphate cleaners and detergents. Phosphates act as fertilizer and increase algae and aquatic weeds in stormwater ponds. When these plants die, they rob the water of oxygen and fish may die. Wash your vehicles, bicycles and home equipment on the lawn, where soapy water can’t quickly run toward the nearest storm drain, picking up other pollutants as it goes. Wash your car with nontoxic, low-phosphate soap and use water sparingly. Sweep walks and driveways instead of hosing them down. Clean up pet wastes from which nutrients and bacteria can enter the stormwater drains and contaminate the water system. Avoid cutting your lawn too short, which reduces its effectiveness in capturing runoff. Leaving it taller (within HOA guidelines) will help it to survive dry periods. Never deposit lawn clippings in water bodies and storm drains as this can increase oxygen demand in the water, which can significantly harm fish populations. Do not fill stormwater ponds, swales and retention systems because this can cause flooding and endanger water bodies. Stormwater systems are designed and constructed to an appropriate size. Any reduction in treatment volume will interfere with the pond’s ability to hold stormwater runoff. Changing the elevation of large pieces of property can have drastic impacts on where stormwater flows. Consult the stipulations of your neighborhood’s permit before any construction.

Home Pool Safety: Maintaining a Safe Environment around Your Home Swimming Pool The American Red Cross suggests owners make pool safety their priority by following these guidelines:

Play Safety: How safe are our children while playing? The Child Accident Prevention Foundation suggests the following safety tips for parents to ensure that their children are safe while playing outside with other children from the neighborhood.  It is the job of all that are responsible for children at play to assess and manage the level of risks that children are given at play. If not, they are more likely to choose to play in uncontrolled environments where risk is greater.

Secure your pool with appropriate barriers. Completely surround your pool with a 4-feet high fence or barrier with a self-closing, self-latching gate. Place a safety cover on the pool or hot tub when not in use and remove any ladders or steps used for access.

Keep children under active supervision at all times. Stay in arm’s reach of young kids. Designate a responsible person to watch the water when people are in the pool—never allow anyone to swim alone. Have young or inexperienced swimmers wear a U.S. Coast Guard-approved life jacket.

 Ensure everyone in the home knows how to swim well by enrolling them in age-appropriate water orientation and learnto-swim courses from the Red Cross.

Parents must have rules that children who are old enough to play by themselves must always tell caregivers or parents where they will be playing.

 Keep your pool or hot tub water clean and clear. Maintain proper chemical levels, circulation and filtration. Regularly test and adjust the chemical levels to minimize the risk of serious diseases.

Designate and develop safe play areas within your own neighborhood. Teach children where the safe places to play are, and warn them of possible danger areas in the neighborhoods that are not safe to play.

 Establish and enforce rules and safe behaviors, such as “no diving,” “stay away from drain covers,” “swim with a buddy” and “walk please.”

Make sure that you know where your children are playing and with who. Care groups of responsible adults can be formed to take turns to supervise children at play in the community.

Ensure everyone in the home knows how to respond to aquatic emergencies by having appropriate safety equipment and taking water safety, first aid and CPR courses from the Red Cross.

Preschool children should be supervised during play at all times.

Scan and identify dangers in your neighborhood and environment together with your children for possible danger. Notify the CDD offices of danger areas that you have identified, and insist on making these safe in order to reduce the risks to children.

Bored and unstimulated children could mean that children explore or create danger. So make sure that children are kept busy and have organized playtime, which could result in safe play. COMPILED BY CHILDSAFE
