Thank you to those who attended the Public Hearing regarding the Adoption of the Arbor Greene CDD Budget for the Fiscal Year 2019. As many of you know, the Arbor Greene CDD will make the final Debt Services (Bond) payment in May of 2019. If you wish to learn more about what the intent moving forward as a community is regarding general operations, maintenance, and improvement projects, we encourage you to attend our monthly CDD meetings. You may also contact the District Manager or Community Manager for details and clarification on any questions you may have if you are unable to attend the meetings. Although the bond will be paid off, this does not constitute a significant decrease in the overall assessment. With an aging infrastructure and unexpected costs associated with projects such as sidewalk repair/replacement and stormwater drainage repairs caused by the oak trees, the need to keep our reserves and operating budgets are a key focus in the coming years.

Although the stormwater management system (street gutters, ponds, watersheds, outfall structures, etc.) was designed to withstand a “100-year flood/storm”, there are many factors that can contribute to the compromise of the system. The CDD has several measures in place to assist with the upkeep, but we ask that all homeowners assist to keep the water flowing properly out of Arbor Greene to prevent flooding. Here ae a few things to consider: 

Do not place yard waste (including the oak leaves), recyclables, and receptacles in the road, stormwater road gutters, or on top of storm drains. These items should be placed either in the easement (usually a sodded area) next to your driveway, or in your driveway for collection.

Do not dump lawn clippings into any waterways, conservation lots, backyards, etc. as over time this will cause decay and a backup of the system. Again, dispose of yard waste properly.

Report any observations of someone improperly/illegally dumping yard waste, trash or illicit discharges into any of the stormwater management system to CDD Maintenance (813) 991-9226, or to the City of Tampa Stormwater Division – Illicit Discharge (813) 274-3101.

Immediately inform the Arbor Greene CDD of potential compromises that you have observed regarding the stormwater management system (813) 991-9226. 3

Dear Neighbors, In July, the Arbor Greene of New Tampa Homeowners Association (HOA) held workshops whose public notices had been posted in advance and which were open to all Arbor Greene homeowners. The first workshop was hosted by the HOA’s Design Review Board (DRB) to discuss possible recommendations to the HOA Board of Directors while the DRB continued its comprehensive review of DRB standards, as well as other relevant community standards. Several homeowners attended and participated. The second workshop was convened by the HOA Board of Directors to consider draft recommendations to be submitted to the Arbor Greene Community Development District (CDD) on a joint HOA-CDD policy on parking enforcement. As a result of the workshop, draft policy and procedures have been submitted to the CDD’s Board of Supervisors for further review and consideration. The HOA looks forward to continued dialogue and cooperation with the CDD on any and all matters of mutual interest. Meanwhile, all Arbor Greene residents and visitors are reminded that there is no overnight street parking permitted and that parking on sidewalks is prohibited. Penalties for violators may include notices, citations, legal action, towing, etc. Enforcement efforts are only made and penalties, sought, if and when voluntary compliance fails. Summer is an ideal time of the year to address landscaping deficiencies, including the general maintenance of lawns, shrubs, and trees. Remember, it is a homeowner’s responsibility to prune the trees, not just on his/her property, but to maintain the elevation of the limbs and branches of those oak trees located on the verge (i.e, the grassy area between the sidewalk and the street) in front of his/her property. Suffice it to say, yard debris must not be placed near stormwater drains. If a homeowner finds that yard debris is not being picked up as scheduled, Hillsborough County Solid Waste Services should be contacted at (813) 272-5680. Homeowners are also responsible for maintaining a tidy appearance of their respective properties, as well as driveways and adjacent sidewalks. The good news is that most Arbor Greene homeowners keep their homes and properties in good, if not immaculate, condition. Perhaps, that’s in part why a national online publication (Niche) has recently ranked Arbor Greene as the best neighborhood in New Tampa and no. 8 overall in the Tampa metro area. Congratulations to all responsible for this achievement!

Neighborhood Watch Back-to-School Safety and Security Tips Hello Neighbors. Last month’s article addressed tips to keep our community safe during summer. This month, we discuss school related tips since many students begin school in August. Back-to-school shopping tips: When shopping, remember to bring your fully charged phone, but don’t let it distract you. Avoid bringing too many credit cards. Use indoor or publically located ATM machines in well-lit locations. If traveling to several stores, put purchases in your vehicle’s trunk. Park close to store entrances, in well-lit areas, and observe anyone near you in parking lots. If you see suspicious activity in a parking lot or while shopping, e.g., someone continually watching or following you, immediately notify store security or the police. School related tips: Remind children to be aware of their surroundings and to not let their activities, including texting, completely distract them. Remind them to never rely on a car to stop for them; vehicles have blind spots. Children’s inattention may make them a target for criminals, or being injured by drivers of vehicles who may not see them. Remind children to never to talk to, or accept gifts or rides from strangers. If there is a suspicious person near a bus stop, children should tell a trusted adult, and follow school procedures. Make sure children have fully charged phones, know your phone numbers and home address, and how to call 9-1-1 in emergencies. Must be 21 or older to attend. The next Bro’s and Brew will be August 30th.

Back To School Reminders School will be in full swing shortly, which means we all need to be cautious when driving within Arbor Greene. We have several bus stops throughout the community and numerous children walking/ biking to school, so please be aware of the following:

Do not stop in the middle of the road to pick up/drop off children, or park and wait near the community entrance, intersections, or gatehouse. Please use the Community Center Parking Lot as a safe location of drop off/pick up.

Vehicles must be parked on the same side of the street as the student’s pick-up and drop-off at the bus stop. Park at least 20 feet from stop signs to avoid dangerous traffic patterns.

 

Obey the speed limits within Arbor Greene.

 

Motorists should stop at least 20 feet from the bus.

Do not park in in the streets when waiting for the bus, particularly on roundabouts. The roads need to be safe for drivers to navigate as they enter/exit the community. Before proceeding, watch carefully for children on the side of the road and drive very cautiously until you are out of the drop-off area. Children have been known to dart across a street or not realize motorists are nearby in their excitement to go home.

When you're behind a school bus, take a deep breath, be patient, and appreciate that the children are being transported safely to school or child care settings. ARBOR GREENE GAZETTE
