After several advertised meetings and input by the Board and residents regarding the Manual of Policies and Standard Operating Procedures, along with the Fee Schedule, a Public Hearing was held on April 16th in which residents were given a platform to provide further thoughts and opinions. Upon the conclusion of the Public Hearing, the Manual and Fee Schedule were approved. The following are several key updates that are effective as of June 1, 2019: 

Access Control Card rates will increase from $5 to $7.



There will be a guarantee up to 30 days for all Barcodes & Access Cards.



Non-Resident Membership availability will decrease from 16 to 4.



Lockers must be removed of your personal belongings daily. Upon failure to remove the lockers of all contents, items will be held for 2 weeks in the Community Center Lost & Found, before being released to Charity services.



Tennis Rules/Booking Policies  The opportunity to reserve courts within 72 hours will open earlier at 8pm instead of 12am.

 A 3-month suspension from the Online Booking System will take place after 3 no-call/no-show observed occurrences. Once reinstated, if a continual occurrence is observed, booking privileges will be permanently revoked. Instances of inclement weather will be considered in determining a no-call/no-show.

 No individual may sign-up on a court of opportunity for than 30-minute in advance.  If an individual is not present on their reserved court within 15 minutes of their reserved start time, that court will be released for open availability. 

Fitness Room/Studio Policies  Talking on the cell phone while in the fitness room and/or studio is not permitted. Please be courteous and take or make phone calls in the hall or outside the Community Center.  If listening to an electronic device for music, movies, etc. headphones must be used. Audio levels should not be heard outside of your personal space.

If you want access to your HOA account, violations (if any), HOA documents, etc., please refer to your PIN letter (which should have already been received in the mail) to set up your HOA web portal account – which affords you such access. If you no longer have your PIN letter, you will need to request your PIN by e-mailing your full name and property address to webaccess@greenacre.com. Your PIN will be e-mailed to you within forty-eight (48) hours, weekends and holidays excluded. You must be an owner in the Arbor Greene community in order to receive a PIN. Once you log in, please go to “My Profile” and check the box “Email Notification” next to your e-mail address in order to “opt in” to receive e-mails from the HOA to keep you informed on HOA-related matters. Prior to any major exterior project, including, for example, the repainting of the home’s exterior, replacing the mailbox or roof, changing the landscape design, making any architectural modification, etc., an application must be submitted to the HOA’s Design Review Board (DRB), in addition to whatever else may be required, e.g., City of Tampa permit and/or CDD approval, etc.; and a Notice of Completion (NOC) must be submitted to the DRB for review and approval once the exterior project has been completed. Neighborhood Watch Basic Crime Prevention Tips Hurricane season runs from June 1st until November 30th. Arbor Greene residents should be prepared for the coming season. The City of Tampa has the following resources available for residents. This map is designed to provide you with an easy view of evacuation zones and flood zones for your home, business, or favorite places in the city may face. You may also use the Hillsborough County Hurricane Evacuation Assessment Tool to search by your name or address for nearby shelter locations. The Hillsborough county evacuation map is also available. Receive vital updates when a hurricane is threatening our city or about crime trends in your neighborhood. National Pollutant Discharge Elimination System (NPDES) Below are a few commonly asked questions concerning stormwater.



What are the effects of storm water runoff? Stormwater runoff is the transport vehicle for pollutants. Any dirt, oil, grease, fertilizer or other pollutants on the ground can be picked up by stormwater runoff and carried into the storm drains, lakes and rivers. These pollutants may include nutrients which provide food for unwanted aquatic plants like hydrilla and algae. Excessive alage growth can lead to decreased oxygen in the water that fish need to breathe, resulting in fish kills. Bacteria and other pathogens from pet waste can create serious health hazards in ponds and lakes.



What is illicit or illegal discharge? Any substance released into the separate storm water drainage system that is not composed entirely of stormwater or uncontaminated groundwater. Examples of illicit discharges include dumping or motor vehicle fluids, household hazardous waster, paint, pool water, grass clippings, leaf litter or animal waste.


