Dear Homeowners, At its regularly scheduled public meeting held on October 23, 2018, the Board of Directors of the Arbor Greene of New Tampa Homeowners Association (HOA) ratified its annual budget for calendar year 2019, thereby lowering the annual HOA assessment per household from $140 to $90. The aim of this budget is to reduce legal costs while featuring a robust abatement program, the most appropriated in years. Additionally, the HOA Board of Directors voted to hire the law firm of Becker & Poliakoff, with attorneys Steven H. Mezer and Marielle E. Westerman specializing in HOA law. On November 20, 2018, the HOA’s Design Review Board (DRB) will hold its fifth public workshop of the year, open to all homeowners. The DRB will continue in its comprehensive review of community and design standards. In due course, the DRB will make its recommendations to the HOA Board of Directors. Homeowners are reminded that they are responsible for cleaning driveways and sidewalks adjacent to their respective properties. A tidy and clean appearance of the exterior of a home is expected to be maintained, including, for instance, fascia and soffits. Aside from general maintenance of the exterior, prior to any major exterior project, including, for example, the repainting of the home’s exterior, replacing the mailbox or roof, changing the landscape design, making any architectural modification, etc., a DRB application must be submitted, in addition to whatever else may be required, e.g., City of Tampa permit and/or CDD approval, etc.; and a Notice of Completion (NOC) must be submitted to the DRB for review and approval once the exterior project has been completed. In consideration of the holidays, guests, and holiday parties, all Arbor Greene residents and visitors are reminded that there is no overnight street parking permitted and that parking on sidewalks is prohibited. Penalties for violations may include notices, warnings, citations, legal action, and towing. Enforcement actions are only taken if and when voluntary compliance fails. Neighborhood Watch Holiday Season Tips Did you know that the Tampa Police Department has a vacation watch program? A zone officer will check your home (if time permits) on his/her tour of duty. If long term watches are requested (over 2 weeks) the home will be checked at least once a week. Project REC connects criminal investigators with residents who have partnered with the Tampa Police Department to help keep the city safe. The time between Thanksgiving and New Year’s Day is described as “One of the deadliest and most dangerous times on America’s roadways due to an increase in impaired driving.” This month we are all encouraged to drive sober, and defensively. National Pollutant Discharge Elimination System (NPDES) Below are a few commonly asked questions concerning stormwater.



What are the effects of storm water runoff? Stormwater runoff is the transport vehicle for pollutants. Any dirt, oil, grease, fertilizer or other pollutants on the ground can be picked up by stormwater runoff and carried into the storm drains, lakes and rivers. These pollutants may include nutrients which provide food for unwanted aquatic plants like hydrilla and algae. Excessive alage growth can lead to decreased oxygen in the water that fish need to breathe, resulting in fish kills. Bacteria and other pathogens from pet waste can create serious health hazards in ponds and lakes.



What is illicit or illegal discharge? Any substance released into the separate storm water drainage system that is not composed entirely of stormwater or uncontaminated groundwater. Examples of illicit discharges include dumping or motor vehicle fluids, household hazardous waster, paint, pool water, grass clippings, leaf litter or animal waste.



Bro’s and Brew Thursdays (BBT) - If you are looking to socialize with other men in your community, bring a drink, some snacks, and join Arbor Greene gentlemen in the Gathering Room every last Thursday of the month for Bro’s and Brew Thursdays, from 6:309pm. Must be 21 or older to attend. The next Bro’s and Brew will be December 20th. Knit & Crochet- The Knit and Crochet club will meet every other month at the Community Center from 6:30-9:30pm. CDD Year in Review As we head into the New Year, the Arbor Greene CDD has reached many notable milestones that have made a wonderful impact throughout the community. Here are a few projects and achievements to highlight what the CDD has accomplished throughout this past year:                 

A fresh coat of paint on the fences and Fitness Pool deck were applied in-house to ensure the continuation of an aesthetically pleasing atmosphere. Restoration of the Arbor Greene Dr. roundabout fountain; including brand new LED Color lighting that produces a beautiful nightly display. Complete renovation of the Locker Rooms as the final stage of Community Center renovations to provide an updated look throughout the entire facility. Tennis court resurfacing and replacement of all tennis court fencing around the facility to continue providing a safe and preeminent tennis court facility in the Tampa Bay area. To provide additional covering and seating for resident tennis players, an additional sun shelter was installed by court 3 to mimic the existing shelter by court 1. Installed Pet Waste Stations in 11 different locations throughout the community to provide a convenient and complimentary service to the residents. To help extend the life of the boardwalk between Carriage Homes and Benito Middle School, a weather proofing stain was applied and will continue to be maintained. Updated landscaping in several areas throughout the community to provide a variety of pleasing plantings, which will continue in the year to come. Areas include, but are not limited to; Community Center, tennis courts, and village entrances. We have continued to keep up with the cleanliness of our public sidewalks, curbing, parks, monuments, and gazebos with inhouse pressure washing. (Thank you for your continued service, JT!) To provide a welcoming atmosphere to the Community Center, a new audio system was installed in addition to new speakers at the entrance of the building, Gathering Room, and Snack Shack area. Florida Highway Patrol was hired in addition to the current contract with TPD to increase the safety and protection of our residents on our busy roads. Purchased an additional utility vehicle to improve the effectiveness of the maintenance team. Incorporated ADA widgets on our website for increased compliance. Select park benches and picnic tables are being replaced due to wear and tear/age. Basketball courts were resurfaced for a fresh look in-house that provided a large cost savings. To help keep an even canopy of the beautiful Oak Trees that line the community streets and prevent damage by large vehicles, all village trees were trimmed and elevated between the sidewalk and the road in front of homes. Completed over 600 sidewalk repairs in addition to storm drainage repairs to correct damages created from the Oak Trees within the community. This will continue to be an annual project for the community.

As 2019 begins, the CDD Board of Supervisors and the Employees of the Arbor Greene CDD wish you a safe and prosperous New Year. The Arbor Greene CDD will continue to focus on moving forward in maintaining and improving the quality of life in the Community.
