Hello Arbor Greene (AG) Neighbors, Happy New Year to all! We start 2018 with some important notes: ANNUAL HOA FEES: Thank you to residents who paid their annual HOA fees by the 1 January 2018 due date. If you haven’t mailed your $140 HOA fee with payment coupon, please do so as soon as possible to avoid additional costs or complications. For questions, please contact Creative Management, via “Contact Us” on the HOA website: www.arborgreenehoa.com . HOA fees are distinctly separate from CDD fees which are paid through property taxes. For an explanation of the difference between an HOA and CDD, please review “About Us” on the HOA website.

STORM DRAIN GUTTER CLEANING: The HOA Board of Directors (BOD) has recognized and evaluated the increasing concerns that residents have with storm drain gutters based on oak tree damage and resulting drainage problems. The CDD is responsible for repair and maintenance of storm drain gutters and is researching methods to correct these problems. The HOA BOD requested legal review to address any possible relief of covenant enforcement regarding gutter cleanliness. Based on HOA attorney’s advice, CDD storm drain gutter responsibility, and the significant number of gutter repairs required throughout the community, the HOA formally voted to withhold enforcement of storm drain gutter cleaning and will review the topic again in 1 year. HOLIDAY HOME DECORATION AWARD: The HOA BOD has implemented an annual Holiday Decoration award of a $25 Visa gift card and certificate, to be presented to the violation-free home voted to have the most tasteful outdoor decorations displaying pride in our community. The home will be featured in next month’s HOA article and on the HOA website. REMOVING HOLIDAY DECORATIONS: Holiday decorations must be removed within 3 weeks after 1 January. Christmas trees will be picked up as yard waste on Thursdays only, following standard yard waste rules. We thank all residents for their efforts to properly maintain their properties and uphold the covenants that keep our community beautiful and maintain our homes’ values. We look forward to ongoing improvements in 2018.

Neighborhood Watch Security Tips for the New Year “Happy New Year” to our Arbor Greene (AG) neighbors! We hope you had a wonderful holiday season. Please consider the following tips to help secure your new electronics, tools, jewelry, bikes, phones, etc. You can email us if you have questions or for additional information. Register Bikes: Tampa Police Department (TPD) has a FREE online bike registration program. If your bike is listed with the TPD, and it’s recovered, your information may help officers to return it to you. Register by going to the City of Tampa Police Department website, find “Programs,” then click on “Bike Registration.” If your bike is stolen, call TPD’s Non-Emergency Number (813-231-6130) to file a report. AG Neighborhood Watch (NHW) collaborates with the TPD to communicate with residents when stolen or lost bikes are found, providing another means to return bikes to residents. Inventory Valuables: TPD promotes its “Operation Inventory” to help the TPD return stolen property and prosecute thieves. If your valuables are stolen, TPD can enter details of your property into a national database. On a TPD form, which can be found on TPD website and Phone App, you list details of your property and then store it in a safe place. Items without serial numbers can be etched with identifying marks and/or photographed. The same serial number can be used on two different models of the same type of item, so it’s important to list the make, model and serial number. Gift Box Disposal: It’s a good idea to tear apart boxes that new electronics, tools, etc. came in before disposing them. Breaking down boxes makes recycling easier, and helps reduce the chance that a criminal can see what new products are now in our homes. If you want more safety and security tips, please email us at ArborGreene-NWA@hotmail.com. Joining the email group does not obligate you to any NHW activity. NHW is an all-volunteer run program overseen by the TPD. Thank you for your continuing help to keep AG one of the safest communities in Tampa. What We do best? Claim Fighters Property Insurance Public Adjusters represent commercial, residential and marine policy holders who have property insurance claims for fire, smoke damage, flood, pipe leaks, sinkhole, wind, hurricane, tornado, roof damage, collapse, business interruption, lightning, mold, explosion, theft & vandalism. Why do you need our Service? If you have a claim or have had a claim and feel like you were not treated fairly or short changed by your insurance company, or you find the settlement was not enough to complete your repairs. If you feel you have been denied and do not understand why your claim is not covered under the insurance policy. You have been paying premiums on and they are not paying your claim? We can help let us review your claim. You may have a valid claim and you may need our services to prove to your insurance company there is a claim, and why they have to acknowledge your claim. Do you know over 90 % of the sinkhole claims that were settled are not fixed correctly? You may still have a claim regardless if you settled with an attorney or another Public adjuster. Let our team of professionals try and help you. Do not let a friendly insurance adjuster from the insurance company fool you. They do not work for you. They work to save money for the insurance company. They pray on every word you say and look for a loop hole, a flaw not to pay your claim. Do you feel you have been shortchange and not satisfied with your settlement? It is important before you give a recorded statement to consult with a professional insurance Public Adjuster or representation. We have the best professionals on stand by to answer your questions concerning your lose and what to expect from your insurance company. Do not forget they have there own team to wear you down. Once we are in the picture we will deal with them and you no longer have to talk to them. You can return to your busy schedule and leave it up to us a professional team who understands the insurance laws and industry. We have 57 years of combine experience.
