Hello Arbor Greene Neighbors, Now that we’re into the new year, many of us are trying to live up to our new year’s resolutions. If some of your resolutions involve maintenance or upgrades to the exterior of your home or property, the Home Owner’s Association (HOA) would like to provide a few reminders. The HOA wants to remind homeowners and renters to read and become familiar with the community covenants. Although Arbor Greene HOA dues are some of the lowest in Tampa, these dues are directly reflective of the management and legal costs required to remind, educate and enforce Arbor Greene HOA covenants. These covenants are the rules and guidelines that provide the standards for keeping this community one of the nicest in Tampa. The Arbor Greene HOA website, www.arborgreenehoa.com , was created to provide easy access to these documents, as well as a great deal of other helpful information. Before beginning outside projects that involve landscaping, home improvements or major exterior maintenance, residents are reminded to first submit a Design Review Board (DRB) application. These applications ensure that community standards are maintained and help preserve our property investments. Village design standards and the DRB application are all found on the HOA website, along with a “Contact Us” option for questions. Please note that work done without a resident first submitting a DRB application and obtaining DRB approval can result in costly legal and remediation fees. Residents are urged to attend DRB meetings that review their DRB applications to answer any questions. Lastly, DRB applications must be submitted at least 7 days prior to the next DRB meeting to be reviewed that month. The next scheduled board meeting will take place on February 9, 2017 at 6pm in the clubhouse. We welcome all to attend. The primary focus for the next several months will be to continue researching and identifying the best overall community landscape design and implementation schedule. In the meantime, if you have areas of concern regarding any of the gutter installation or downspout placements, please reach out to Alicia. Please remember that all pets should be on a leash. Be courteous and pick up after your pet. There are numerous litter bag stations and receptacles throughout the community and we appreciate everyone’s cooperation with this. Homeowner Tip: Each unit has its own main water shut off. Turn off valves are located near your hose spigot, however if yours is missing or broken, the main shut off is located in the ground between your unit and the pavered alley and its location is highlighted with a blue paint line. Some of these lines have faded over time. We encourage each unit owner to take the time to locate their main shut off valve so that in the event of an emergency, you will have easy access. Water valves and maintenance are a homeowner’s responsibility. Monthly Assessments: Please remember that as of Jan. 1, 2017, dues had a slight increase to $304.00 per month. Neighborhood Watch HOME SECURITY CHECKUP Hello Arbor Greene (AG) Neighbors. Last month’s article offered tips on inventorying and registering our valuables. This month’s article mainly focuses on our home alarm system that helps secure our family and property. Test and Tune-up Home Alarms: Whether monitored or not, it is strongly advised to test alarms every 6 months. If an alarm is monitored, contact the security company to notify them that you are testing it. Window and doors that are rarely used can lead to “sticky” switches that won’t sound an alarm when opened. Most companies will repair these problems, and can upgrade an alarm for a fee. If an alarm is not monitored, review the alarm manual and run the tests to ensure sensors are functioning properly. Independent alarm technicians will do this work for a small fee. Most AG homes were built with alarm systems pre-wired into the home, but if you’re unsure if you have an alarm, check the walls near your main entrances (front, utility, and garage doors) or master bedroom, for keypads. A metal box may be mounted on closet walls, containing the alarm circuitry and backup battery. The battery should be replaced every 2 years to ensure an alarm works when power to the home is lost. Contact AG Neighborhood Watch (NHW) if you have questions about battery replacement or alarm tests. Check Lights, along with Door and Window Locks: Replace or repair broken outdoor lights to deter surveillance, vandalism, or break-ins. Think about installing lights that have motion-activated sensors or turn on automatically during the hours of darkness. Repair broken or worn door locks or hardware, including lanai doors and gates. Check garage doors to ensure they only open when door openers or locks are activated. Consider installing security chains, deadbolts, locking pins in lanai doors, etc. If you would like to receive more security tips, please email us at ArborGreene-NWA@hotmail.com.
