Arbor Greene is pleased to announce that we have created a “Little Free Library” at the Community Center. Don’t worry about a library card and paying late fees, as this program is completely free based upon book donations. As we begin the program, we are asking for book donations to add to the collection for readers of all ages. It is preferred that if you take a book, that you return a book, so that we can continue to keep our Little Free Library stocked. There is limited space in the bookcase, but we will be able to store or donate additional books that are collected. The bookcase is located through the Community Center main entrance, then down the hall to your left across from the Fitness Studio. Little Free Libraries are a global phenomenon. The small book exchanges number 60,000 around the world in 80 countries — from Iceland to Tasmania to Pakistan. Now, a new Little Free Library at the Arbor Greene Community Center will join the movement to share books, bring people together and create communities of readers. Hello Arbor Greene (AG) Neighbors, This month we congratulate the 2017 Holiday Decoration Contest winners, and cover some additional important notes. Few contests are as subjective as holiday decorations, so with many beautifully decorated AG homes nominated for consideration, the HOA decision wasn’t easy. The HOA congratulates William and Sheila Merchant of 10223 Quails Landing Avenue, for their complimentary and tastefully decorated home. The Merchants received a $25 Home Depot gift card and winning certificate, as well as featuring their home on the HOA website’s “Latest News and Updates” section: www.arborgreenehoa.com .

After 6 months of research and resident input, the HOA has passed 2 design guideline amendments. Alternative ground cover options of Jasmine Minima and Blue Rug Juniper can now be applied for and installed in limited hard-to-grow areas. Also, unless specifically prohibited by HOA documents, 4 foot high black vinyl coated chain link fences can now be applied for installation on previously unapproved properties that back up to forested areas with no shared views of ponds or public areas. See village guideline amendments for details. Design Review Board (DRB) applications are required to request installation of this ground cover or fencing. The HOA has recognized the growing number of leased properties in Arbor Greene and is proposing covenant amendments to: increase minimum lease terms (from 7 months to 1 year), add a lease limit (cap) of 10% per village, and require owners to live in properties for at least 2 years prior to leasing. Watch your mail for information on voting on any proposed amendments. Please remember that all external work to your home, such as painting, landscaping, fencing, tree removal, dumpsters, etc., requires residents to complete a DRB application submitted 7 days prior to any DRB meeting. Completed work also requires submission of a Notice of Completion (NOC). DRB applications and NOCs are found on the HOA website. Contact our Manager with any questions. Neighborhood Watch HOME SECURITY CHECKUP Hello Arbor Greene (AG) Neighbors. Last month’s article offered tips on inventorying and registering our valuables. This month’s article mainly focuses on our home alarm system that helps secure our family and property. Test and Tune-up Home Alarm: Whether monitored or not, it is strongly advised to test the alarm every 6 months. If alarm is monitored, contact your security company to notify them that you’re testing it. Windows and doors that are rarely used can lead to “sticky” switches that won’t set off the alarm when opened. Many companies will repair these problems, and can upgrade an alarm for a fee. If alarm is not monitored, read the alarm manual and run tests to ensure sensors and siren are properly functioning. Independent technicians can do tests for a fee. Most AG homes have systems pre-wired into the house, but if you are unsure if you have an alarm, check walls near your main entrances (front, utility, and garage doors) or master bedroom for keypads. A metal box may be mounted on a closet wall, containing the alarm circuitry and backup battery. Battery should be replaced every 2 years to ensure your alarm works if the home loses power; failing to do so may result in an error message or beeping on the keypad. Contact AG Neighborhood Watch (NHW) for questions about battery replacement or alarm tests. Check Lights, Doors and Windows: Replace or repair broken outdoor lights to deter surveillance, vandalism, or break-ins. Think about installing lights that have motion-activated sensors or turn on automatically during the hours of darkness. Repair broken door or window locks or hardware, including lanai doors and gates. Check garage doors to ensure they only open when door openers or locks are activated. Consider installing security chains, deadbolts, locking pins on doors for the home, lanai, etc. If you would like to receive more security tips, please email us at ArborGreene-NWA@hotmail.com. Book Club - The Arbor Greene Book Club will discuss Magpie Murders by Anthony Horowitz on Monday, February 19th at the Community Center. On March 19th, Everything I Never Told You by Celeste Ng will be discussed. All are welcome to participate, point of contact is Diane Wheeler. Bro’s and Brew Thursdays (BBT) - If you are looking to socialize with other men in your community, bring a drink, some snacks, and join Arbor Greene gentlemen in the Gathering Room every last Thursday of the month for Bro’s and Brew Thursdays, from 6:30-9pm. Must be 21 or older to attend. The next Bro’s and Brew will be February 22nd. Meditation- The Heartfulness Relaxation & Meditation Program will run each Sunday and begins February 4th in the Clubhouse from 89AM for those 16 and over. The program offers a simple set of relaxation and guided meditation. Please bring your own cushion or chairs are available.
