As we move into March, we are still waiting on the permits to complete the renovation of the former administration center that will be the new gathering room. Furniture has been ordered and should arrive prior to our expected completion in early May. The new fitness center is a huge success and is generating buzz throughout the New Tampa community. Other CDD’s in the area have been pressured by their residents to upgrade their centers to be more like Arbor Greene. We’ve even had a couple CDD’s contact us looking for direction. As we move forward with the complete renovation, the other communities will be trying to keep up with the improvements we’ve been working on for over a year. We’ve had several well attended community events in the last month and our newest Wine & Canvas event turned out to be INCREDIBLY successful. I’m sure you will see this on the calendar again very soon. We would like to thank Michelle & Jason for coming up with all of the new and exciting events for the Arbor Greene community. The events are an integral part of making Arbor Greene the best community in New Tampa. New agenda items for the CDD include a more comprehensive partnership with the Tampa Police Department to keep our roads and our homes safe. The board is also in the process of looking at multiple monitoring and access control companies to keep our clubhouse, pools, fitness center, and tennis courts safe and secure. In the meantime, please don’t get upset with the club attendants if they ask to see your driver’s license or club pass. You will now be required to sign in each time you enter the facility. With the opening of the new fitness center, we noticed an increase in people from outside of the community trying to enter. Obviously, we want to make sure our facilities are available for the tax paying residents of the community. As we move forward with our long term plans, we continue to see an increase in Arbor Greene home prices and a decrease in the length of time it takes to sell a home in Arbor Greene. This is great news for the entire community. Don’t forget to check the boards, Facebook page, or website for more information on our renovations and events. Landscaping Tips HOME SECURITY “SPRING CLEANING” Hello Arbor Greene (AG) Neighbors. It’s that time of year when many of us consider major “Spring cleaning” of our homes, garages, and yards. Seldom do we think of home security when we take on these other projects, but this is the perfect time to do so. Below are some tips that may help you verify the security of your home and family.
The Southwest Florida Water Management District has offered these helpful tips for having a Florida -friendly yard.
#1 Right Plant, Right Place
* Outdoor “cleaning”: This time of year trees and shrubs experience major growth spurts. Consider trimming foliage near your home to ensure a clear view of your property and also allow home and street lighting to reach further. Trim shrubs to expose windows and doors, preventing thieves from being able to hide behind them while trying to enter your home. * Check and repair door and window locks: Consider taking time to walk through your entire home and verify the security of each window and door. Repair broken or worn locks, doorknobs, seals, or hardware. Check garage doors to ensure they can’t be opened unless door openers or locks are activated. Consider repairing lanai door locks and hardware. Many burglars enter homes via the sides and rear of homes that have broken locks or lights.

* Check and repair home lighting: Take time to verify the proper working of each outdoor light. Replace or fix broken lamps to deter nighttime surveillance or potential break-ins by burglars. Consider installing photosensitive switches, allowing for automatic day/night light activation. Consider adding motion activated assemblies for existing or new lamp assemblies.

Make a note of the type of soil, sunlight exposure and water conditions of the planting site before you shop. Choose plants that thrive under the conditions you noted. Limit the number of plants that need a lot of water or care.

Water Safety Staying Safe When Cooling Off. Drowning is one of the leading causes of injuryrelated death in children. It can happen quickly and silently, since children can’t always yell for help. Because most drownings happen in home swimming pools, be aware of the risks, so kids can cool off safely. Actively Supervise Kids: • • • •
Never leave your children alone in or near the pool, even for a moment. Drowning can happen in seconds, and in just an inch of water. Just being around is not enough. Be sure to give your children your full attention, and avoid doing other things at the same time, like reading, talking on the phone, or talking with other people. Stay within an arm's length of babies, toddlers and children who are not yet strong swimmers while they are enjoying a pool. This way, you can get to them quickly if they need help. Water wings, inner tubes and pool noodles should not be used in place of a life jacket. Look for jackets that are approved by the U.S. Coast Guard.

Hello Arbor Greene Residents! March is a very important month for Arbor Greene Residents. On Tuesday, March 24th, the Homeowner’s association will hold its annual meeting. The Annual Membership Meeting Notice was mailed in early February. At that time there was also a request for interested parties to submit a Notice of Intent to run for a seat on the Board of Directors and have their name included on the Annual ballot. The purpose of the Annual Meeting is to elect three (3) individuals to the Board of Directors for a term of two(2) years and to transact any business that may legally come before the Association. Although I encourage all residents to come to the meeting and embark on the opportunity to meet your HOA board members, it is not necessary for you to be present to vote. However, your vote is needed in order to have a quorum. The quorum will consist of all ballots collected at the meeting as well as all valid proxies received by mail. The quorum must be met in order to conduct the meeting and to attend to the necessary business items. The annual meeting will then be immediately followed by a Board of Directors meeting where an election of officers will be conducted along with other business. It is not often that we hear from residents, so we assume the policies and programs we have in place are working. We urge residents to share their opinions. Although we are volunteers, we want to ensure we are representing everyone’s interests in keeping Arbor Greene a great place to live. Here is some new information for our senior residents. You may be eligible for a 25% Senior Citizen Discount on your solid waste annual assessment. Residents of Carriage Homes will see many projects taking place over the upcoming months. - Piper is in the process of installing our new fire alarm monitoring system. This project is about 50% completed. - The Board has approved the continuation of painting the exterior of the units, with 12 buildings scheduled for this next phase. - Monthly property walks with our landscape chair, a member of the board and Greenview Landscaping, have been beneficial in identifying areas of need around our community in terms of lawn care and tree maintenance. An upcoming goal will be the removal of specific oak trees whose root systems are too close to buildings. - Installation of gutters is a large project slated to be completed this year.
