Greetings from Your CDD Board The summer months are just getting started, but the first phase of the clubhouse renovation should be complete by the middle of this month. A beautiful new gathering room for parties and community events will be the envy of New Tampa. The new gathering room will feature a large kitchen and bar area, significantly more room, two 70” high definition TV’s, multiple tables, seating areas, and separate bathrooms. Immediately after the opening of the new gathering room, the general contractor will move to phase two which will turn the old gathering room in to a yoga/spin studio, conference room, and the community manager’s office. The final phase encompassing the entry and locker rooms should be completed by year end. All of the pool decks have been refinished just in time for the summer swim season and the snack shack is open for business. The community events continue to break previous records. Next month, one of our largest family events, the 4th Of July Celebration, will be brought back for the second year with all of the games, fun, activities, and prizes. If you didn’t make it to last year’s event, please plan to stop by and have some fun with your Arbor Greene neighbors. The CDD board is busy making the needed upgrades and improvements to keep the home values up in our community. All without raising the CDD fees charged to our residents. In addition, the CDD has been working with the master homeowner’s association to set up better ways to communicate with the residents and make it easier for you, the homeowner. Hurricane season is now upon us, are you ready? If you haven’t done so already it’s time to get your basic emergency kit prepared. As a refresher, here is a list of a few basic items to include: · Water, one gallon of water per person per day for at least three days, for drinking and sanitation · Food, at least a three-day supply of non-perishable food (don’t forget your pets) · Battery-powered or hand crank radio and a NOAA Weather Radio with tone alert and extra batteries for both · Flashlight and extra batteries · First aid kit · Whistle to signal for help · Dust mask to help filter contaminated air and plastic sheeting and duct tape to shelter-in-place · Moist towelettes, garbage bags and plastic ties for personal sanitation · Wrench or pliers to turn off utilities · Manual can opener for food · Local maps · Medications · Important documents (Insurance documents, passport, cash) · Cell phone with chargers, inverter or solar charger · Prepare the outside of your home by bringing in or securing lawn furniture · Trim dead palm fronds from palm trees as these can cause extreme damage when projected by high winds into a window or person Some reading to pass your time….FLASH (Federal Alliance for Safe Homes) has published a new guide “When Disaster Strikes Will You Be Covered?”. Hello to All Carriage Homes Residents! We just completed the pressure washing of the entire community and it looks beautiful! We are very pleased with the work that Gladiator performed. As most of you can see, the painting process CONTINUES on Buildings 5-11, 39-41, 51 and 52. Kindly stay aware of the progress. The buildings will be pressure washed first, necessary repairs will be made and then painting will be completed. Please remove all personal items from front door area and exterior of your unit and remember to move your vehicle to a visitor spot to prevent the possibility of overspray on your vehicle. Also please remember to keep all windows and doors closed to prevent any water intrusion. Let’s see some fun events happening in our community common areas this summer! Summer Junior Tennis Is Starting This summer Train Smart Tennis invites your children to join the fun of learning tennis at Arbor Greene.
Our mission is to provide a systematic basic approach so your chil‐ dren have the opportunity to learn the game as quickly as possible. Our approach truly teaches children the fundaments to enjoy the life‐time game of tennis and to build self‐esteem. There is no sub‐ stitute for a good beginning!

“Make the Call, Help Us All” Hello Arbor Greene (AG) Neighbors. In last month’s article, we addressed “Crime of Convenience.” During the last few months, most phone calls and emails we received were about “Crimes of Convenience” and suspicious activity. Our actions of leaving doors open or unlocked may have increased the probability of such a crime occurring; however, Crime of Convenience is still a crime that needs to be reported. The Tampa Police Department (TPD) and the AG Neighborhood Watch Association (NWA) strongly urge AG residents to immediately call the TPD to report Crime of Convenience, suspicious person(s) and activity, as well as other crimes, for the following reasons:
* Helps deter additional or future crimes when TPD officers are dispatched to investigate. * Provides the TPD with justification for maintaining or increasing resources, such as patrol officers in the New Tampa area, including AG. * Assists the TPD in developing and analyzing criminal trends, furthers ongoing investigations, and may prevent follow‐on criminal acts that could impact us and our neighbors. Senior TPD officers routinely comment that police officers may know where criminals initially operate, but once the criminals “move on,” calls from AG residents help the TPD identify where those criminals have moved to. * Increases the overall security of our community. * Increases the probability of reuniting stolen property with the rightful owner.
A key to an effective criminal deterrence program is timely communication between AG residents and the TPD. AG residents should call TPD’s Non‐Emergency line (813‐231‐6130) to report suspicious activity or person(s). If you think a crime is about to occur or has been committed against person(s) or property, then immediately dial 9‐1‐1. In either case, call the TPD from a safe location and do not confront the suspicious person(s) or suspects. If you would like more details about the topic above or security tips and other relevant data from the Tampa Police Department (TPD), please email us at ArborGreene‐NWA@hotmail.com. Joining the email group does not obligate you to be involved in any NWA activity, but should help you and your family to be better informed and more secure. The AG NWA is an all‐volunteer run program overseen by the TPD. Thank you for your continued help in keeping AG one of the nicest and safest communities in New Tampa.

The Arbor Greene CDD would like to retract the article: “Landscape Tips, Tip #4: Mulch,” which appeared on page 19 of the May 2015 Arbor Greene Gazette. It has come to our attention that there were conflicting suggestions within the article, provided by the South‐West Florida Water Management District, in regards to mulching and sod coverage that directly conflict with the Arbor Greene Master HOA and Design Review Board (DRB) Covenants and Guidelines. A separate HOA/DRB memorandum was previously created, specifically addressing mulch, which states that "the approved product to be used for mulch in the community is medium sized pine bark." This document can be found at www.greenacreproperties.com. The article also mentioned self‐

mulching. The HOA has stated that "fallen tree leaves are not acceptable to stay under a tree to create self‐mulching areas". Violations are given by the HOA for not raking leaves. In reference to sod coverage, the Arbor Greene DRB Guidelines for each village states that up to 20% of the pervious area shall be planted with approved shrubs and ground covers and the remaining 80% must be specified sod.
