As the 2015 Fiscal Year comes to a close, we will be finishing up a few projects while looking forward to moving ahead with a few more. It started with the renovation of the Fitness Room and the addition of all new equipment. The new Gathering Room is now complete and we will be moving forward with the second phase of the renovation with creating a Conference Room, CDD Office, Fitness Class/Studio Room to include Spin Bikes, and fully renovated Locker Rooms. A sidewalk was added from Arbor Creek Dr. to the Avalon Community, over 500 streetlight posts were painted, the pool decks were resurfaced, and our roads were restriped. The Board has approved an Access Control System which will be introduced in the coming months that will help with the exclusive use of the Community Center Facilities by Arbor Greene residents and their guests. The system will also include new surveillance cameras throughout the property and a guest verification/access control process at the gatehouse. You will be receiving more information on this system in the near future. Additional lighting is being added to the front entrance landscaping, so that the original beauty of Arbor Greene will be rejuvenated. With this lighting addition, the Board has also approved a new Holiday Lighting vendor and a much more detailed display!! All of these projects, along with the daily operations of the Arbor Greene CDD, are being completed within budget and with no increase to your CDD Fees in the 2016 Fiscal Year. After several requests for Arbor Greene to provide an online message board, our community will now be using a private online network called Nextdoor to help open up the lines of communication within the community. On our Nextdoor site, “Nextdoor Arbor Greene,” neighbors can share community recommendations, events, items for sale/free, crime/safety concerns, lost and found items, and more. All you need to do is simply go to the CDD website, www.arborgreene.com, and click on the “Nextdoor Arbor Greene” link, or go directly to www.nextdoor.com to become a member and invite your neighbors and friends. **Do not use this site for CDD or HOA service requests or comments, as it is not monitored for these comments.

Wishing All Residents a Restful Labor Day! As all of you know, the HOA employs a separate and impartial management company to ensure consistency and fairness in the compliance review process. This company, their operations, and the compliance review process, are overseen by the HOA Board members in order to maintain relevance and accuracy. Our association manager is Mark Eary. To not alarm residents, the HOA wants you to know that Mark does weekly inspections in Arbor Greene and is usually seen driving a white Ford Expedition or a Black Mini Cooper. If you see Mark rolling through at a slow pace, no need to worry. Mark is there to help the community and is ensuring the covenants are being followed. If you have time, feel free to flag Mark down to introduce yourself and say hello. I promise he won’t bite! The HOA board would like to congratulate the Custer family from Parkview as the recipient of the Yard of the Quarter award for the second quarter of 2015. We thank you and appreciate all the hard work you put into keeping your yard beautiful! It has come to the board’s attention that many residents may not be aware that it is your responsibility to ensure that yard waste, from mowing and tree trimming, is not allowed to be blown into the streets. Cars and weather take it away, leaving our neighborhoods looking unkept. As a result, our street drainage systems can also get clogged, causing streets to possibly hold more water than necessary. And with the amount of rain we have received lately we want to make sure our streets are draining as they should, so please do your part in keeping our streets clean and clear of debris. Beginning September 1, 2015, we will have a new property management company. During the last board meeting, the board voted unanimously to hire the services of Condominium Associates. Parking is not permitted along sides of units or in no parking areas. Also, our community is filled with ONE WAY streets. Please follow the designated directions for both parking and driving. Violations of the parking rules will result in a vehicle being tagged and towed at the owner’s expense. TRASH-Kindly refer to your copy of the community covenants in regards to trash cans. All garbage containers must be stored INSIDE the garage. They are not permitted to be stored on the driveways. This is in keeping with the aesthetic regulations throughout Arbor Greene. Arbor Greene Tennis Court Etiquette
Tennis Court Usage: Courts are to be used only for tennis and may not be used for any other purpose. Roller blades, skateboards, soccer, scooters, bicycles, etc. are prohibited. Guest: A resident or member may have up to 3 guest at one time. The resident or member must be present and playing tennis with the guest. Guests can’t occupy a court without a resident or member playing. Court Sign Up Times: Please be sure to sign up on court sheet with play start time when reserving the court the same day. Please limit play time to 1 ½ hrs. when other residents are waiting.

New School Year Safety Tips
Hello Arbor Greene (AG) Neighbors. The new school year is off to a great start, so let’s consider some additional safety tips to help ensure this is a safer school year for you and your family. Remind your children to be aware of their surroundings at bus stops, school functions, etc. * Remind children to not let their activities, including cell phone conversations or texting, completely distract them. Children’s lack of awareness of their surroundings may make them vulnerable to criminals, or being hurt by vehicles whose drivers didn’t see them. * Teach children to never talk to, accept rides, or take gifts from strangers. If there’s a suspicious person near a school or bus stop, have your child tell a trusted adult or follow procedures dictated by the school. As simple as this advice sounds, it can’t be overstated. * Make sure children’s phones are fully charged and your phone numbers are on “speed dial.” Be sure children know their home phone number and address, your work or cell phone number(s), and how to call 9‐1‐1 in an emergency. * If you see a suspicious person by a bus stop or school, tell school security or the police. To report suspicious activity in Tampa, immediately call Tampa Police Department’s (TPD) Non‐Emergency line (813‐231‐6130). If you think a crime is about to occur or was committed against a person or property, immediately dial 9‐1‐1. In either case, call from a safe location and do not confront suspicious person(s). For tips on school bus safety, preventing bullying, etc. go to the National Safety Council website: http://www.nsc.org/ safety_home/SafetyObservances/Pages/ BackToSchoolSafety.aspx. Use TPD’s free bike registration program. Register your family’s bikes online by going to the City of Tampa Police Department web page, find “Programs,” then click on “Bike Registration.” If your bike is stolen, call TPD’s Non‐ Emergency Number (813‐231‐6130) to file a report. Savers and Pack Rats: Sort through your garage, closets, attics, sheds, storage units, dresser drawers, bookcases, and any other place where “treasures” accumulate. Ask yourself if it’s worth the space or the effort to dust and clean it on a regular basis.

According to Hillsborough County Municipal Code 03‐8 section 14: “Any feces deposited by a dog, cat or pet pig on public property, public walks, recreation areas or the private property of others must be immediately removed by the person who has custody or control of the animal unless otherwise authorized by the property owner”.
Crafters: Organize and create craft items you plan to sell. Seasonal and other homemade items are always popular.
Tips For A Successful Garage Sale • Clean and polish your wares. • Gather display equipment: sturdy tables, racks, shelf units, hangers, boxes • Display items neatly and group like items together (by style or price). Re‐arrange as items sell. • Hang clothing on hangers using clothing rack or rope for display. • Collect newspapers and plastic bags for wrapping. • Make signs and price tags, using masking tape or stickers. Price to sell but leave room for negotiation. Items may be marked down as the day goes on. • Gather extension cords and batteries for testing electronics. • Have a calculator, pen, and paper available. • Have the change available to start your day • Remember that people expect to pay garage / yard sale prices. Unless something is brand‐new with the tags on, they are not going to pay more than a few quarters for it, if that.
