Within the registration letter, we will provide further information in regards to the Community Center access control system. We will inform residents as to when they will need to visit the Community Center to purchase an identification card for each member of the household that is of age and that wishes to use the facilities. The Board has approved for each household to receive a voucher for one (1)

card. These cards will not have the capability of being shared as they will have the individual’s photo on them. Additional resident cards will be available for purchase. The technology involved with the cards and updated video surveillance will help maintain the facilities for the use of authorized Arbor Greene residents and their guests.

Happy Halloween from your Homeowner’s Association! The Homeowner’s association is thrilled that our open Board seat is now filled and we would like to welcome our newest member, Edwin Ramon. Mr. Ramon has lived in Arbor Greene for approximately four years. He has a management background and brings to the Board experience in working in an effective team, communication skills and dedication. We would also like to welcome Xiomara Ramon to our Design Review Board. We are excited to have Xiomara join the DRB and share her ideas. We know Edwin and Xiomara will be an asset to each of our Boards and are looking forward to working together for the betterment of the community. As Halloween approaches at the end of the month, please remember the safety of our neighborhood children is of the upmost importance. For those residents who are passing out candy, please make sure your outside area is well lit and clear of any debris that children may trip over. Restrain pets so they do not inadvertently jump on and bite children. Although the speed limit on our streets is 25mph, on Halloween night let’s all slow down and be extra careful of children crossing the street. Turn car headlights on early so children can see you coming. Just a reminder for residents decorating for the holiday, installation of decorations should be no earlier than 6 weeks before the holiday and removal within 3 weeks after. Have a fun and safe holiday. The success of our HOA benefits all of us since home values are directly linked to location. The more desirable the location, the higher the home values and the faster homes sell. An effective HOA will insure a high standard for all homes, maintaining or lifting the home values for everyone. Arbor Greene is an excellent brand in local real estate, and our HOA is committed to achieving that continued excellence. As many of you are aware, we are no longer utilizing the services of Rizzetta & Company. Beginning September 1, we are under contract with Condominium Associates to provide us with community management services and we are extremely pleased to introduce and welcome Karen Lillie as our new Community Manager. Many of you had the opportunity to meet Karen at our September board meeting. Karen has already made great strides to become acquainted with our community, our residents and our current vendors. Karen and her assistant will be on-site for weekly walks as well as project and vendor meetings. In addition to the strengths of this new Community Manager, Condominium Associates also offers our residents an invaluable website. Here you will be able to access account information, deed restrictions, place work orders, read meeting minutes, etc. Please contact the office number above in order to assist in accessing your online account. The web address is www.condominiumassociates.com. Our community Board of Directors meetings are held the second Thursday of each month at the Arbor Green clubhouse. During these meetings the general membership will have an opportunity to hear further details about projects underway or intended for our community. You can also read details in our monthly meeting minutes, found online. TRASH-Kindly refer to your copy of the community covenants in regards to trash cans. All garbage containers must be stored INSIDE the garage. They are not permitted to be stored on the driveways. This is in keeping with the aesthetic regulations throughout Arbor Greene. If you need a copy of your community covenants, please contact Condominium Associates to assist in setting up your online account. Keep an eye out for a Fall Community Event! Trash in the Street or Contractor Waste in the Drains? It Doesn’t Just Go Away. Arbor Greene has 36 ponds and the ponds are beginning to recover from the effects of the prolonged drought due to the recent rainfall. The recovery will be slow. With water now covering what was in many cases weeds and grasses, treatment for dying noxious vegetation and resulting algae has begun. It will takes months for the ponds to fully rebalance… and the drought conditions may reoccur. Some residents and their contractors think that the street drains connect to sewage system and the contents are whisked away for treatment elsewhere. Not true. The storm water system and the sewage system are separate systems. While the sewage system that connects to our homes is pumped downtown for treatment, the storm drains empty directly, and with no treatment, into Arbor Greene ponds Trash in the Streets is Trash in the Ponds The trash that is thrown in the streets, the chemicals placed on lawns, any contractor waste from lawn chemicals to paints to rubbish - which is “dumped” in the storm drains will all wind up in Arbor Greene ponds. Some arrives immediately after the rains, some takes weeks to make its way to the ponds, all of it damages the ponds. Do Your Part 1. Never throw or allow your workmen to throw trash or chemicals into the storm drains. 2. NEVER throw animal waste in the storm drains. 3. If you see anyone dumping anything into the storm drains call the police– it is illegal! Remember the ponds are an asset to Arbor Greene and a financial responsibility for the owners. Over the next weeks the beneficial plantings in the ponds, such as the pickerel weed and pond irises should reestablish and the ponds will be restored. 7
