During the month of November we are reminded to give thanks for the many blessings, including family and friends in our lives, and for a fruitful year. The Arbor Greene CDD would like to thank those who have dedicated their time, effort, and resources in creating a community full of life, beauty and continued excellence. From the employees that serve the community, home owners that take pride in their properties, to the volunteers that help assist with many of the community activities, we say Thank You!! A great way to help give back to your community is through volunteering. Arbor Greene has many opportunities for Middle and High-School students that live within Arbor Greene and are in need of volunteer hours to meet certain scholarship requirements. If you are interested in potential volunteer opportunities, please e-mail Michelle and include your name, phone number, and school that you are attending, so that we may add you to a contact list for when these opportunities become available. Volunteering is not just limited to students, as all Arbor Greene residents are encouraged to become involved in their community and provide a fun and welcoming experience for all. Safety Notice: Many residents have brought to our attention their concerns of parents/guardians dropping off children in the middle of the road, or waiting to pick up children while parking on the street. Please be mindful when taking your children to school and either drop them off/pick them up at the actual school, in a safe area such as the community center parking lot, or the gazebo near Benito Middle School on Arbor Run Dr. Also, use extreme caution at crosswalks, intersections, or while leaving Arbor Greene and turning onto Cross Creek. Happy Thanksgiving from your Homeowners’ Association! The HOA wants to thank residents for adhering to the Arbor Greene Parking Covenants that have been in place since the birth of our community in the late 90’s. Street parking on our narrow streets causes a safety hazard for homeowners, their families and friends. Every homeowner faces significant liability for negligence if our lack of enforcement results in a death or additional injury regarding a pedestrian related accident if emergency equipment (fire truck, ambulance, etc.) or school buses can’t reach their destination. Admittedly, we have not been effective at enforcement of this covenant for the last several years. However, countless hours have been invested into an enforcement program to insure that we minimize the impact of this covenant requirement. Over the past year, enforcement of street parking covenants has been in place and has shown significant improvement throughout our community. We really appreciate what you are doing to keep our community safer by not parking in the streets. To prepare our residents, we also want to pass along that the HOA will be performing a Super Inspection this month, aimed at helping all of us to maintain our covenants. Super Inspections have been a very successful way of ensuring our community continues to uphold our standards. Please take this opportunity to look around your property to ensure the outside of your home is complying with our covenants. This includes such items as yard maintenance, pressure washing (house, roof and driveways), house painting and mailbox paint and repair amongst other covenant restrictions. If you have questions about our covenants, please contact our property manager Mark Eary at 813-600-1100, ext. 163. Just a reminder for residents decorating for the holidays, installation of decorations should be no earlier than 6 weeks before the holiday and removal within 3 weeks after. Lastly, in order to enjoy the holidays, the Board will combine the November and December meetings into a final 2015 meeting on December 8th at 7pm. Judith Swartz HOA Board President

We have had an impressive start to our new relationship with Condominium Associates and our new Community Manager, Karen Lillie. Karen is extremely pro-active and many tasks are underway. We have been soliciting bids for our new gutters. As the previous bid was several years old, we are finding that quotes are much higher. As we continue to gather the necessary information to make decisions, we appreciate everyone’s patience. Our number one goal is to have new gutters installed by the first of the year. At this point in time we have opted not to place speed bumps in our community, however PLEASE remember to adhere to the 10 MPH speed limit throughout our community roads. Many children are out playing, people are backing out of driveways, etc. For the safety of everyone, please slow down. Also, kindly remember that our community is made up of One Way Roads. ALL residents, regardless of where you live on the street, MUST follow the designated directions. Residents who live near the end of a one way street, please do not drive the wrong way to access your garage. Our board has approved the addition of a community message board sign, to be placed near the mail kiosk. We are excited to be able to have a more visual communication avenue for the community. The following critical areas of service are needed; Architectural Review Committee. If you would like to be a part of this committee, please contact Karen Lillie. Great news! Arbor Greene Angel Tree Holiday Season Security Tips Hello Arbor Greene (AG) Neighbors. This upcoming holiday season, many of you will take trips away from home to be with your family and friends. Below are some tips to help secure your home and vehicles when you’re away, whether for a short or long period of time. Use the Tampa Police Department (TPD) Vacation Form. The TPD highly encourages residents to use this FREE service that informs the TPD when you will be away from home, allowing TPD officers to periodically drive by your home to help verify its security and deter criminal activity. Please email us at ArborGreeneNWA@hotmail.com to receive this form, which you can then email or fax to the TPD.

Adopt an Angel and bless a needy child this Christmas! Arbor Greene is participating in the Salvation Army’s Angel Tree Program this year. We will have an angel tree set up in the front entrance of the Community Center during the entire month of November. Stop in to the community center and pick out a tag. Each tag provides information on the child you will be helping. Once you go shopping, drop off your tag and unwrapped gift to the community center offices.

Limit discussions about your travel plans. Discuss plans with people you trust and need to know when you will be gone. Don’t post your plans on social network sites as thieves use these sites to plan crimes. Secure your home and vehicles. Repair and lock doors, windows, lanai, and fence gates. Test and set your alarm system. Use timers for front and rear outside lights to avoid indicating that you are away. Close garage doors and lock interior doors leading to the garage. Lock vehicles parked inside or outside of the garage; remove valuables from them, including garage door openers. Secure valuable property that normally is located on your lanai. Ensure your valuables can’t be seen through windows or doors. Use a safe deposit box or other secure place for valuables such as extra cash, credit cards, checks, jewelry, etc. Have a trusted person watch your home. Ensure your house sitter has your emergency contact data, including your cell number(s), phone numbers of relatives or friends, vehicle description, etc. Give the appearance you’re at home when you’re away. Put window shades or curtains in their normal position, not “special vacation” settings. Have the Post Office hold or a trusted person pick up your mail, newspaper, and packages daily. If possible, ask someone to put out and take in your trash or recycling bins on normal pick up days. Use dusk-to-dawn switches for outdoor lights and timers for indoor lights, radios, and televisions. Giving the appearance that you’re home helps to deter most criminal activity.
