We are excited for another year of continued improvements and fun community activities and involvement. You should have received a letter in the mail at the beginning of December explaining the registration process for the Front Gate Guest Management System and Community Center Access Control Systems. If you did not, please visit the Community Center to activate your account and obtain your access control cards. Below are a few helpful tips pertaining to the systems: Guest Management System (Front Gate) * Access your account at https://community.dwellinglive.com, or on the “Dwelling Live” link at www.arborgreene.com. Save this site as a favorite in your web browser for easy updates. * On the “Home” page is the most important part of this system, which is the Guest List. To allow for a more efficient means of guest entry, you can update your temporary and permanent guest lists. Once you have entered your guest’s information you may “Save & Send ePass” (make sure you have entered your guest’s e-mail), which will send them a pass they can either pull up on their phone or print in advance. All they will need to do is show the gatehouse personnel the pass and they will scan it for pre-approved access into the community. * Guest passes can also be printed at the gatehouse, however, if they are printed for permanent guests they will only be valid for 6 months. * Under “My Account” you may add/delete users (those who reside at your home), add phone numbers and set call priorities. * You may add and edit your current vehicles, including deleting vehicles that you no longer own. However, you may not make any edits to the barcodes attached to those vehicles. Only Community Center staff may add/delete/edit barcode information. Please visit the Community Center to make any adjustments to vehicles that you do not recognize under your account, or are not listed yet you currently use, as the barcode will need to be linked to that vehicle. Access Control System (Community Center) * The new Access Control System at the Community Center will be activated on February 1st. * To gain access during normal operating hours to the pools, tennis courts, and the fitness center you will need to have an access card. * Each household will be issued one (1) complimentary card, with additional cards costing $5.00 each. These are photo identification cards and cannot be borrowed by friends and family. * If you have guests staying with you that will be accessing the community center facilities, you will either need to be present with them, or issued a Visitor Pass Access Card from the Club Attendant on duty ($5.00 deposit required). * The locker rooms will be open during the day, with access granted upon sunset by Access Card only. Please feel free to visit, or call the Community Center at (813) 991 -9226, for any assistance needed regarding these new systems. We wish you a happy and prosperous New Year

Happy 2016 Arbor Greene Residents! As we are now through the hustle and bustle of the holiday season, it is time to reflect back on 2015 and be thankful for all our blessings. The HOA board is truly thankful for all the residents here in Arbor Greene for your cooperation in abiding by our covenants! We continue to look forward to your cooperation in 2016 in supporting us as we strive to make Arbor Greene a great place to live. With your help, we have seen a great deal of improvement in the Overnight Street Parking and look for even more compliance in early 2016. We would like to thank all residents who have already remitted their 2016 $90 assessment fee. It is unfortunate that we do not receive 100% compliance in the payment of this fee every year. The board has taken a very hard stand on this problem and has moved forth by turning over delinquent accounts to our attorney. For those residents who have not submitted payment yet, please do so promptly before the $90 assessment turns into thousands or a possible lien or foreclosure on your home. The due date was January 1, 2016. If you did not receive your assessment coupon, please contact Mark Eary at Greeneacre Properties, 813-600-1100 ext. 163 to avoid complications. HOA elections are just around the corner. We have heard several great ideas from residents, and this is the time to help implement some of those ideas. The HOA annual meeting and elections will take place in March. Nomination packets for four board seats will be mailed in February. We strongly encourage Arbor Greene residents to consider this opportunity to serve your community. Just a reminder, holiday decorations must be removed within three weeks after the holiday. The board held its monthly meeting on December 10th, 2015. The new Community Association Manager, Alicia Gutierrez-Payne, was introduced. She is the replacement for Karen Lillie, who is no longer with Condominium Associates. During this meeting the list of current projects were reviewed with Alicia and goals for the upcoming months were created. Among the top priorities are the bidding for gutters, repair work on the front gate and continued enforcement of our covenants through weekly property walks. If you do not already have an online account set up, please call Alicia or her assistant Krystal Copley to assist you. On the Condominium Associates website you will be able to access the deed restrictions and covenants, meeting minutes and more. We are in need to residents to become a part of the Architectural Review Committee. In an effort to have consistency throughout the Carriage Homes, we need volunteers. Uniformity requires a starting point and for now we are basing all violation notices off the recorded deed restrictions and covenants for our community. We would like to review these and possibly make some changes or enhancements, but it will require community involvement! Please contact Alicia or Krystal if you are interested in helping! Book Club - The Arbor Greene Book Club meets in the Gathering Room at 7:00pm on the third Monday of each month. The book club will be meeting on January 18th. All are invited to attend and discuss Behind the Beautiful Forevers. The point of contact is Diane Wheeler (813) 994-9262. The February book will be Broken Harbor by Tana French. Meditation - Mindfulness Meditation is Mondays at 7:30pm and Sundays at 10:00am in the community center fitness studio. Sound Meditation is Wednesdays at 7:30pm. Fitness Studio Opening The new fitness studio which was created during phase II of the Community Center renovations is scheduled to be open by Mid January. Upon opening the previously scheduled classes will be returning to Arbor Greene. This includes Zumba, Yoga, and Meditation. The new studio will also feature 4 spin bikes, yoga mats, bosu balls, and a 55" television with more equipment on the way! It will have an open floor plan to allow residents additional space for working out apart from the main gym.

Arbor Greene Gives Back “Happy New Year” to all our Arbor Greene (AG) neighbors! We hope you had a wonderful holiday season to end your year and prepare for 2016. AG residents continued to benefit from some of the lowest crime rates in New Tampa in 2015. Thank you for your ongoing help in keeping AG one of the safest communities in New Tampa. As you begin enjoying your holiday gifts, consider the tips below to help secure your new power tools, jewelry, bikes, computers, cell phones, etc. Please email us if you have questions or for additional information on these topics. Register Your Bikes: Tampa Police Department (TPD) has a FREE bike registration program. If your bike is registered with the TPD, and the police recover it, your registration data may help officers to return your property to you. Register bikes online by going to the City of Tampa Police Department website, find “Programs,” then click on “Bike Registration.” If your bike is stolen, call TPD’s NonEmergency Number (813-231-6130) to file a report. AG Neighborhood Watch (NWA) works with the TPD to communicate with AG residents when stolen or lost bikes are found, providing another means of reuniting residents with their property. Inventory Your Valuables: The TPD runs “Operation Inventory” that urges owners to list details about their property on a TPD form and then store it in a safe place. Items without serial numbers can be marked with identifying marks and/or photographed. If your valuables are stolen, the TPD enters details of your property into a national database. By participating in “Operation Inventory,” we are helping to protect our property, aid the TPD in returning our stolen property to us, and prosecute thieves. The form can be found on the TPD website and TPD Mobile App. New Gift Box Break Down: As a reminder, tear apart the boxes that your new technology, tools, or toys came in before disposing of them. Breaking down these boxes not only makes recycling easier, but also helps reduce the chance that a criminal will see what new products have been added to your home.

Thank You for Your Donations!! Salvation Army Angel Tree Program Thank you Arbor Greene residents for giving back so generously! We were able to sponsor and provide Christmas gifts for 97 children in the Tampa Bay area. Over 5 car loads of bikes, toys, and clothing left the community center. Thank you to resident, Amy Scheld, for helping with the task of delivering the gifts to Salvation Army!

Metropolitan Ministries Food Drive We also hosted a Food Drive for Metropolitan Ministries to assist poor and homeless families. We were able to collect over 12 boxes of food in under a week! We look forward to seeing what other ways Arbor Greene can give back and be a help to those in need. Please contact us if you have any charity event ideas to share!
