Community Center Access Control 

The new Access Control System at the Community Center will be activated on February 1st.

To gain access during normal operating hours to the pools, tennis courts, and the fitness center you will need to have an access card. The main entrance to the Community Center will remain accessible during this transition for new residents, vendors, etc. and the Club Attendant on duty will assist with any needs.

Each household will be issued one (1) complimentary card, with additional cards costing $5.00 each. These are photo identification cards and cannot be borrowed by friends and family.

If you have guests staying with you that will be accessing the community center facilities, you will either need to be present with them, or issued a Visitor Pass Access Card from the Club Attendant on duty.

Hello Arbor Greene Residents! The Homeowner’s association is thrilled to welcome our newest member to the Design Review Board (DRB), Claudia Candella. Mrs. Candella has been a long standing member of our community for the past 10 years and we are excited to have such an asset join the DRB and share her ideas for the betterment of the community with us. The HOA again would like to remind residents who are considering any change to the outside of their property to please submit a DRB application. The application can be found on the Greenacre website. Please ensure you get approval prior to beginning any work. If you begin work without DRB approval and your application is denied it could result in a hefty daily fine and the involvement of legal counsel. In addition there is the cost to you, the homeowner, to bring the property back to its original state prior to the work performed. Residents completing Design Review Board applications are encouraged to attend the DRB meeting in which your application is being reviewed. Your presence at the meeting will be very helpful in case the DRB has any questions in regards to the information provided by you on the application. Your attendance will also help move the process along quickly and smoothly, in turn, allowing you to get feedback in order to proceed with your project. To be considered for the current month’s meeting, the DRB application must be submitted seven days prior to the meeting. Please do not submit your application to the community clubhouse staff as they are representatives of the CDD. DRB and HOA meetings are held on the fourth Tuesday of every month with the exception of November/December. Those meetings are usually combined due to the holidays and a date is determined later in the year. The HOA board would like to congratulate the Fauquier family from Parkview as the recipient of the Yard of the Quarter award for the last quarter of 2015. On the Condominium Associates website you will be able to access the deed restrictions and covenants, meeting minutes and more. It is extremely important that you familiarize yourself with these covenants, as we want to make sure we are keeping our community safe and maintaining our property values. Community upgrades are our primary focus for 2016. And we are off to a phenomenal start! Having received multiple gutter bids, the board will continue reviewing and interviewing these companies and choose a winning bid within the first part of this year. In addition, we will be continuing to work on gate improvements, tree analysis and removal, landscaping upgrades and overall beautifying of our neighborhood. We are actively searching for homeowners to be part of an Architectural Review Committee. This committee will be responsible for reviewing our current architectural guidelines as they pertain to door handles, landscaping, coach lights, etc. This is a very important goal for 2016 and we would love participation from some of our homeowners. If you are interested, please reach out to Alicia Payne. Carriage Homes is a premium luxury townhome community and should be regarded as such. We need to work together to strengthen our home values, improve our grounds, and enhance safety and security. Please come to the Board Meetings, held the second Thursday of each month, at 6PM in the Arbor Greene Clubhouse, to hear more about our community goals and progress. NPDES: What is it and how can the Arbor Greene Community help? NPDES Seminar to be held on February 16th from 6:00-6:30pm in the community center gathering room. Seminar will include an information/Q&A session along with handouts provided on Maintaining Landscaping and Improving Stormwater Ponds. Below is some basic information to get you started on learning more about NPDES and why it is important to the community.

What is NPDES? NPDES is the National Pollutant Discharge Elimination System. The NPDES Program: - Authorized by the Clean Water Act in 1972 to address serious pollution problems affecting the nation’s rivers, lakes, and coastal waters -Industrial, municipal, and other facilities must obtain permits if their discharges go directly to surface waters.

Wastewater Program With more than 7,700 lakes, 4,500 square miles of estuaries and bays, more than 50,000 miles of rivers and streams and countless wetlands throughout the state, protecting water quality through proper wastewater management is vital to maintaining our quality of life. Billions of gallons of wastewater are produced in Florida every day, the improper disposal of which could impact public health and the environment.

"It is declared to be the public policy of this state to conserve the waters of the state and to protect, maintain, and improve the quality thereof for public water supplies, for the propagation of wildlife and fish and other aquatic life, and for domestic, agricultural, industrial, recreational, and other beneficial uses and to provide that no waste be discharged into any waters of the state without first being given the degree of treatment necessary to protect the beneficial uses of such water." --Florida Statute 403.021(2)

The CDD is offering this project to local groups such as scouts or elementary school science classes as a means to involve children and families in a learning experience regarding the stormwater system and the general environment.
