Visitor Mangement The new Visitor Management System at the front gate entrance to the community will be in place by December 1st. This will make it much easier for you as the resident to manage your visitor list and personal information. The registration letter that you will receive will describe how to log into the online system. From this site you will be able to add temporary and permanent visitors, update your current resident information, and e-mail visitor passes to your expected visitors. When you e-mail the pass to your visitor, they can either print the pass and bring it with them, or open the attachment on their phone for the gatehouse personnel to scan the barcode. Please inform all visitors to have their Driver’s License readily available. If a visitor that is staying for an extended period does not receive the e-mail, a guest pass can be printed at the gatehouse.

To help increase the efficiency of your visitors checking in at the front entrance, we strongly encourage you to use this system to the fullest of its capabilities for all visitors you are expecting. Please update your contact information so the gatehouse personnel will have your current phone numbers, resident names, and vehicles. If you did not receive a registration letter, or have any questions regarding the system, please visit the Community Center for further information. New Year, New Events We have a lot of fun and exciting events planned for the new year. We will continue our Movie on the Lawn and Dive-In Movie events starting with the Peanuts Movie in January then Chipmunks Road Chip, and Kung Fu Panda 3 to follow. We also have Take-Out Tuesdays starting in January! Take out Tuesday will be held the first Tuesday of each month from 5pm8pm at the Community Center. The week is busy enough between swim team practice and tennis classes. Give yourself a break from making dinner and socialize with your Arbor Greene neighbors. We will invite a different food truck to be here each month as well as a produce stand to allow you the chance to conveniently pick up dinner and some fresh produce. As always, we are continually looking for Volunteers and Event Sponsors to help make these events a huge success. Please contact us to learn more about volunteering or advertising your business to the community through an event sponsorship!

This year has proven to be a challenging but very productive year as we continue to enforce our covenants to aid in improving our community. I am pleased to announce that in our October 27th meeting, the board voted unanimously to pass the 2016 budget. We are also happy to announce there will be no increase in assessment fees, staying at $90 a year per household. Prompt assessment payment and covenants compliance by the majority of our homeowners is greatly appreciated. It is the duty of the HOA to take the necessary action to attempt to attain full compliance. The Board of Directors takes their role seriously in following up with those in the Community who do not pay their assessments or who violate the Covenants, Conditions and Restrictions of our Community. Unfortunately, at times this requires legal action. Both of these areas will remain a focus in 2016.We have seen a great improvement in overnight street parking this year due to the enforcement of the no overnight street parking covenant and wish to thank residents for complying with our long-standing covenants. This process is going well and will continue in 2016. To ensure that properties are maintained, the HOA will continue to enforce yard maintenance and overall appearance issues. In addition, thorough quarterly “Super Inspections” of properties will be conducted targeting major HOA enforcement areas. This will result in enhanced “curb appeal” for the entire community. Basic exterior maintenance on unoccupied or foreclosed properties will also continue through 2016 via the abatement process. Just a reminder for residents decorating for the holidays, installation of decorations should be no earlier than 6 weeks before the holiday and removal no later than January 15th. Lastly, in order to enjoy the holidays, the Board will combine the November and December meetings into a final 2015 meeting on December 8th at 7pm after the DRB meeting at 6pm. The board held its Budget Meeting on October 29, 2015 and the 2016 Budget was approved. All residents have been mailed a copy of this budget, however if you have not received it, please contact Karen Lillie. A copy will also be available on the Condominium Associates website. It should be noted that monthly fees have increased only due to the need to budget for the installation of gutters throughout the community. If we did not have the expense of gutter installation, our monthly fees would actually have decreased. Online Information-Please contact Karen Lillie to set up your online account. By doing this, you will have access to meeting minutes, your account statement, community covenants and deed restrictions, leasing packets, etc. It is a very important link to communication within our community! TRASH-Kindly refer to your copy of the community covenants in regards to trash cans. All garbage containers must be stored INSIDE the garage. They are not permitted to be stored on the driveways. There are residents and tenants who continue to ignore this and they will be receiving fines. Keep in mind this provides continuity with the aesthetic regulations throughout Arbor Greene. If you need a copy of your community covenants, please contact Condominium Associates to assist in setting up your online account. We are in need to residents to become a part of the Architectural Review Committee. In an effort to have consistency throughout the Carriage Homes, we need volunteers. Uniformity requires a starting point and for now we are basing all violation notices off the recorded deed restrictions and covenants for our community. We would like to review these and possibly make some changes or enhancements, but it will require community involvement! Please contact Karen if you are interested in helping!

Environmental Awareness STORMWATER POND OPERATION AND MAINTNENACE Arbor Greene was designed with many stormwater ponds throughout the community for the treatment and storage of stormwater runoff, as well as, buffering between homes. In an effort to maximize the house envelope on each lot, the pond maintenance berms were designed on private property along the rear lot lines within easements given to the Arbor Greene Community Development District (the “CDD”), who is responsible for the operation and maintenance of the ponds. The pond operation and maintenance requirements include: 1) lake management services to control algae and various grasses, 2) water quality compliance with the “wet detention” pond design method, 3) pond slope erosion monitoring and reporting, 4) monitoring of roof drainage connections into ponds, and 5) monitoring and reporting of any pool and/or water conditioner discharges. The lake management services are performed by a local reputable company that has many years of experience in controlling algae and grasses, and they also understand how the ponds were designed and intended to function. They can assist in creating healthier stormwater ponds with improved water quality resulting in less chemical treatment. The ponds were designed as “wet detention” ponds which were intended to function similarly to natural wetland systems and provide pollutant filtration through aquatic plants. Currently, many of the ponds do not contain vegetation for this necessary treatment resulting in polluted stormwater being continually discharged downstream into wetlands and other water bodies. Another important thing for residents to understand is that the storm sewer systems that flow into the ponds should be protected against dog waste, chemical, and/or any debris disposal for proper flow and water quality. District field staff regularly inspects pond slopes for condition and potential for slope erosion. Over many years of inspections, erosion has found to be caused by any combination of the following: 1) regular seasonal fluctuation of the groundwater table, 2) construction methods during the excavation of the ponds, 3) point discharges from pools, water conditioners, and roof drainage, 4) loss of vegetation required to stabilize slopes, and 5) point discharge from side yard swales, particularly from roof drainage,. In recent inspections, the noted erosion sources and locations have become a major topic of discussion with the CDD Board of Supervisors which has initiated a campaign to educate the community on: 1) the purpose of the stormwater ponds and the easements provided to the CDD, 2) creating an aquatic planting program to improve water quality and stabilize pond slopes, and 3) the fact that pool, water conditioner, and roof drainage point discharges are major contributors to pond slope erosion and will need to be handled differently by the residents. The District will be providing a series of articles over the next few months to detail each of the items mentioned in this article, and the Board of Supervisors invite all residents to their meetings for discussion and feedback.

Give Back Opportunities “Make the Call, Help Us All” Hello Arbor Greene (AG) Neighbors. We want to begin by congratulating AG residents, as we have again won an award for our sustained support of the Tampa Police Department (TPD), which helps to keep our community one of the safest in New Tampa! Your communication between each other, the AG Neighborhood Watch Association (NWA) and the TPD has helped to prevent crime in our neighborhoods. Thank you and please help us all by keeping up this trend. In last month’s article, we addressed “Holiday Season Security Tips.” In past holiday seasons, most calls and emails we received were about “Crimes of Convenience” and suspicious activity. “Crimes of Convenience” occur when we make it easier, or tempting, for criminals to commit thefts, such as when we leave valuables unattended, vehicles or homes unlocked, garage doors open, and exterior lights off at night. A Crime of Convenience, however, is still a crime that should be reported. The TPD and the AG NWA strongly urge AG residents to immediately call the TPD to report all crimes as well as suspicious person(s) and activities. By calling the TPD, it:  Increases the overall security of our community, and may help deter additional or future crimes when TPD officers are dispatched to investigate.  Provides the TPD with justification for maintaining or increasing resources, such as patrol officers in the New Tampa area, including AG.  Aids the TPD in developing and analyzing criminal trends, furthers ongoing investigations, and may prevent follow-on crimes that could impact us and our neighbors. TPD officers often note that they may know where criminals initially operate, but once the criminals “move on,” AG residents’ calls help the TPD identify where criminals have moved to.  Increases the probability of reuniting stolen property with the rightful owner.

If you think a crime is about to occur or has been committed against person(s) or property, then immediately dial 9-1-1. In either case, call the TPD from a safe location and do not confront the suspicious person(s) or criminal suspects. Joining the email group does not obligate you to be involved in any NWA activity, but should help you and your family to be better informed and more secure.
