The New Year is just getting started, but many improvements have already been completed within the clubhouse and throughout our community. If you haven’t had a chance to stop in to the community center, please do. The construction is completed in the workout room and the new equipment is in place. There is state of the art Precor fitness machines, four treadmills, elliptical machines, stationary bikes, smith machine and benches for the free weight area. Not to mention, larger televisions that will eventually have the capability of using your earphones to listen to your favorite channels while working out. It’s a great place to kick off all of your 2015 resolutions for a healthier you. Throughout the community the roads and crosswalks have been restriped with a thermoplastic material that is guaranteed to last longer than normal paint. A new sidewalk has been added from Arbor Greene Drive to Avalon Lane. This has been a much needed addition to the neighborhood for added safety for our children and adults, alike. Over the next six months the community center will continue to go through renovations. The gathering room will have a new modern look and location. The renovations will include a new rentable conference room and aerobic room. The designs for the new gathering and aerobic rooms can be found in the main entranceway. We have had great attendance at our Arbor Greene events and will be hosting more throughout the year. Don’t forget to check the boards, Facebook page or website for more information. I attend many of these events with my family and would love to have residents stop and introduce themselves. Tips on Inventorying Your Holiday Gifts and Registering New Bikes. We hope all of you are enjoying a smooth and enjoyable start to 2015. During the holiday season, many of us received gifts such as jewelry, bicycles, computers, cell phones, power tools, etc. Unfortunately, the holidays were not so pleasant for two homeowners in K-Bar Ranch Estates which is just off of Cross Creek. Those nearby residents experienced home burglaries, which are unfortunately more common during the holidays. Calls by Arbor Greene residents about suspicious activities, along with TPD patrols, were able to help deter that kind of crime in our community during the holiday period. Residential burglaries and other types of thefts are excellent reasons to inventory or register your holiday gifts. The TPD’s “Operation Inventory” urges owners to photograph and list their property by make, model, and serial number on a TPD form that is then stored in a secure place. The TPD also has a free bike registration program. If your bike is registered with the TPD, and the police recover the bike, your registration data may help the TPD to reunite you with your property. AG NWA works with the TPD to communicate with AG residents when stolen or lost bicycles are found. Hello Arbor Greene Residents! This month, your Master Homeowners’ Association (HOA) would like to address the topic of pressure washing driveways. As residents know, our covenants require that we keep our driveways clean, maintaining a “like-new” appearance. One of the more common methods of thorough and speedy driveway cleaning is for residents to pressure wash their driveways. To maintain a clean driveway longer, and help reduce possible driveway etching caused by repeated pressure washing, homeowners can consult with local DIY stores or handyman services to inquire about the process of “clear” sealing. Clear, noncolored, sealing of driveways is meant to protect them from the buildup of dirt, mold etc. Please note that the clear sealing process is an option only for residents’ driveways, and is not allowed for sidewalks. The HOA again would like to remind residents, who are considering any change to the outside of their home or property, to please submit a DRB application. Some changes that require a DRB application include, but are not limited to, painting your home, landscaping, etc. The application can be found on the Greeneacre website at www.greenacreproperties.com. It is important to note that if work is started prior to DRB approval; it will result in a $100.00 fine. So please ensure you get DRB approval prior to beginning any work. The key to our HOA and DRB processes is communication. If you are unsure of anything regarding covenants, DRB applications, violations, etc, please contact Greenacre Property Management, or consider joining us for our monthly meetings. Just as a reminder, as we move forward into the New Year, the HOA will periodically employ “Super Inspections ” (SI) during the year to help us all maintain compliance with our covenants. SIs are all-inclusive inspections versus abbreviated and hot-item inspections. SIs have previously been a very successful way of ensuring our community continues to maintain our high standards, keeping us one of the premier sought after locations in New Tampa.
