School will be in full swing shortly, which means we all need to be cautious when driving within Arbor Greene. We have several bus stops throughout the community, so please be aware of the following:  Do not stop in the middle of the road to pick up/drop off children, or park and wait near the community entrance, intersections, or gatehouse.  Vehicles must be parked on the same side of the street as the student’s pick-up and drop-off stop. Park at least 30 feet from stop signs to avoid dangerous traffic patterns.  Obey the speed limits within Arbor Greene.  Do not park in in the streets when waiting for the bus, particularly on roundabouts. The roads need to be safe for drivers to navigate as they enter/exit the community.  Motorists should stop at least 20 feet from the bus.  Before proceeding, watch carefully for children on the side of the road and drive very cautiously until you are out of the drop-off area. Children have been known to dart across a street or not realize motorists are nearby in their excitement to go home.  When you're behind a school bus, take a deep breath, be patient, and appreciate that the children are being transported safely to school or child care settings. Students heading to school also need to make their way to the bus stop or to school in a safe manner, while keeping the following in mind:  Students and parents are responsible for safety and proper student behavior going to and from the stop, and while waiting for the bus.  Students must respect other people’s property.  When walking to and from the bus stop, always walk in a safe area, preferably the sidewalk. If crossing the street, use the crosswalk.  Never wait or play in the street. Students should wait 12 feet from where the bus will stop.  Never speak to strangers at the bus stop and never get into a car with a stranger. Always go straight home and tell you parents if a stranger tries to talk to you or pick you up. Thank you for helping to keep Arbor Greene safe for our children and residents.

Wishing Arbor Greene’s Community Manager, Jason von Merveldt, a very Happy Birthday on August 26th. Jason and his wife Leanna are also expecting their first baby, due August 6th. Please feel free to send him an email (Jasonv@arborgreene.com) or drop off a card at the community center to congratulate them! ARBOR GREENE GAZETTE

Greetings Arbor Greene Residents! The HOA Board sadly bids a farewell to Charlie Watt, who has resigned from the HOA and the Design Review Boards to pursue his welldeserved retirement. Charlie has championed several successful projects while serving his term on both boards. His professionalism, insightfulness and logical thinking will greatly be missed. Best of luck Charlie! This month I would like to touch on one of the most common covenant violations: trash cans. This covenant helps keep our community tidy, so, I thought it would be a good time to answer some resident questions while sharing some of the city guidelines for trash pickup. So let’s talk trash, may we? Arbor Greene trash pickup days are Monday and Thursday. Recycling pick up is Monday, and yard waste pickup is Thursday. Yard waste, such as tree trimmings and limbs, must be cut into lengths of 4 feet or less and tied in bundles, not to exceed 50 pounds. Leaves and tree shrubbery can be placed in bags or refuse cans but should not protrude over the can. When placing the trash and recycle bins at the curb they should be placed at least 3 feet apart. Based on city rules and regulation, trash and recycling receptacles should be placed curbside after 6pm the night before and must be removed by sunset the day of pickup. Your trash and recycling receptacles must be stored out of view from the road. Residents may not know this but smaller receptacles are available for both trash and recycling. Any resident can call our servicer, Republic Services at 813-265-0292, and request a smaller receptacle. Republic Services will charge a fee for each exchanged bin. Please note items such as certain batteries, paint cans, straws, junk mail, plastic bags and aerosol cans should not be placed in the recycle bin. All plastic containers and aluminum cans should be rinsed and flattened. For more information on the “how to” on recycling go to www.tampagov.nt/solidwaste. Judith Swartz HOA Board President

Once again we held our Board of Directors meeting in the park gazebo and were pleased to see some new faces! We would like to continue to encourage our fellow neighbors to come out and say Hello! We live in such a beautiful community! Let’s all work together to keep it that way. Please remember that ALL trash must be placed in trash receptacles and NOT left on driveways or patios. PARKING GUIDELINES-as a friendly reminder, NO RV or BOATS are allowed to be parked in the Carriage Homes. Kindly park your registered vehicles in designated parking spots only. Parking is not permitted along sides of units or in no parking areas. Also, our community is filled with ONE WAY streets. Please follow the designated directions for both parking and driving. Violations of the parking rules will result in a vehicle being tagged and towed at the owner’s expense. Our second phase of painting the upper levels of our units is complete. During this time it was observed by our painting contractor that one lower level color scheme was fading prematurely due to a manufacturers defect. Sherwin Williams is working with our contractor to correct this defect. In the next month you will see painting crews pressure washing and painting the effected buildings. Notices will be posted, however please be aware of their progress and move your vehicles and personal belongings accordingly. Is anyone interested in assisting in the planning of a community wide event this summer? Possibly a food truck rally, bounce house, hot dog stand?? Anything at all?? Please contact Michelle if you are interested!! We have money to assist in sponsoring these events! Remember to keep an eye on the Community Bulletin Board at the Mail Kiosk for all community updates and contact information.

Renovation Updates “Supporting Our First Line of Defense” Hello Arbor Greene (AG) Neighbors. Many of us moved to AG for the added security that AG gates and gatehouse personnel afford us. It’s natural for many of us to think that our gate security will prevent all crime in our community. AG gates provide a large deterrence to many crimes, but can’t prevent all crime; however, we all play an important role in this process. Helping AG gatehouse personnel follow gate procedures has a positive impact on AG’s security, allowing the AG gate to act as our first line of defense against crime in our community. A high volume of visitors and residents drive through AG Visitor and Resident gates daily. Most residents follow the rules; approaching the gate at 10 mph or below and ensuring they have a working barcode on their vehicle to activate the gate. A nonworking or non-existent barcode, tailgating, or driving up to the gate too fast, may not activate the gate. During periods of high traffic volumes, this can cause long back-ups in the resident lane as gatehouse personnel obtain the required data from drivers before allowing entry. By following basic rules, we can help speed up gate operations and prevent non-residents or criminals from improperly entering our community. Between 10 PM and 6 AM, AG gatehouse personnel are required to verify the identities of any AG visitor or resident without a barcode, and must contact the resident through pre-approved contact information in the guest verification system to confirm entry authorization. This security policy is enforced no matter how often a visitor or resident has passed through the gates, so please be patient and have your driver’s license ready.

The new gathering room was completed in July, and many residents attended our open house to take a glance at all of the work that has been done. The new gathering room is now open for all events and private gathering room rentals. Going forward, any new rentals booked or any previously reserved rentals will be held in the new room. Please be sure to take notice of the rules and regulations regarding the room during your rental. If you have any questions, please feel free to speak with the club attendant on duty. Phase II of the renovations will begin as soon as the proper permitting has been approved. The old gathering room will be converted into a multi-purpose facility including: conference room, community center offices, and a fitness studio complete with spin bikes and floor space to resume fitness classes at Arbor Greene. Please be patient as the next stage of work begins and changes are made. Certain parts of the building may be temporarily closed as the work progresses. Please be aware of notices and signs that will be posted to help point residents in the right direction during this transition.

Residents who do not buy an AG barcode for their vehicle are unable to activate the Resident gate and must use the Visitor lane. AG gatehouse personnel are required to obtain data on everyone entering AG who doesn’t have an operating AG barcode, including residents. Please remember that following the rules and being supportive of AG gatehouse personnel and procedures is an important role we all play in this process. If you observe questionable operating procedures at our gates, please pass this information to the AG community management to ensure security is properly maintained. If you would like to receive security tips and other relevant information from the Tampa Police Department (TPD), please email us at ArborGreene-NWA@hotmail.com. Joining this email distribution group does not obligate you to any other NWA activity, but should help you and your family to be better informed and more secure. The AG NWA is an all-volunteer run program overseen by the TPD. Thank you for your continued help in keeping AG one of the nicest and safest communities in New Tampa.
