Fitness & Resort Pools

ARBOR GREENE GAZETTE

The CDD is continuing to make great strides within Arbor Greene to maintain and improve the community we call home. We are scheduled to resurface the fitness and resort pool decks beginning April 13th and with weather permitting will be complete within a week. This project will be completed in phases with the resort pool being resurfaced first, then moving to the fitness pool. While applying a new coat of sealant we will also add an aggregate that will aid in creating more grip to the pool deck. We still ask that you follow all of the pool rules, including no running, and monitor your children while at the pools to help reduce the potential for accidents. Please plan your fitness and fun schedules appropriately, as the pools will be closed while work is in progress. The Community Center Gathering Room is taking form as construction is well underway to convert the old Administration Building into our new Gathering Room. This renovation will include numerous upgrades in comparison to our current room. First and foremost, there will be much more space and a layout that is more purposeful. There will be a more functional kitchen that includes a refrigerator/freezer, ice machine, microwave, dishwasher, and a bar/countertop to entertain friends and family. There will be two 70” televisions for viewing your favorite events and programs, or to play a picture or video slideshow while celebrating a graduation, anniversary, birthday, etc. For your convenience, the room will also have a designated men’s and women’s restroom. This space will be used for many of our community events, resident celebrations, and general resident enjoyment! We will be sure and update you as this project continues, as we are anticipating having the new Gathering Room open by the end of May. As the CDD continues to maintain and make improvements throughout the community, we ask that the residents be involved as well. You can submit a CDD Service Request that is available at www.arborgreene.com, or call the community center at (813) 991-9226. Be mindful of your surroundings and throw away your trash (or someone else’s) in the garbage cans provided, straighten up your seating area at the pools, or clean the fitness equipment upon completing your workout. Let us all do our part in keeping Arbor Greene a desirable neighborhood to live in!

Hello Arbor Greene (AG) Neighbors. It’s that time of year when many of us decide that we need to clean our homes, garages, and yards. Seldom do we think of home security when we take on these other “Spring Cleaning” projects, but this is the perfect time to do so. Below are some tips to help you verify the security of your home and family. Test and repair home security systems: If your house alarm is monitored, contact your security company to request a free system check. Most monitoring companies will repair or even upgrade these systems at little or no cost. If your alarm system is not monitored, review your alarm’s paperwork and perform a system check to ensure all sensors and functions are working properly. You can also contact an independent alarm technician who may do this work for a

Landscape Tips The Southwest Florida Water Management District has offered these helpful tips for having a Florida -friendly yard.

Fertilizer Management The City of Tampa fertilizer ordinance, which went into effect on June 1, 2012, is a measure to improve water quality in our lakes, streams, rivers, and bays. The City of Tampa Fertilizer Ordinance regulates the use and sale of lawn and landscape fertilizers containing nitrogen and/or phosphorous. The Ordinance was enacted to reduce the potential for these nutrients to be carried into our waters with storm water runoff. Fertilizer isn't a pollutant when it is applied to the landscape. However, if too much fertilizer is used or it is applied at the wrong time it can wash off of the landscape and flow untreated into bays and streams. Once in the water, fertilizer can stimulate the growth

Tip #2 Water Efficiently  Typically, up to 50% of water used by households is used outdoors. Efficient watering will not only help you save money and conserve water, but can also create a healthier landscape. Follow these tips to save water and money:  Grass doesn’t need as much water in the cooler months of December, January and February. In fact, 1/2” to 3/4” of water every 10-14 days is enough.  During the summer months of July, August and September, yards need only about 3/4” of water every 3 to 5 days. This region will usually get that from rainfall, so you can turn off your irrigation system for extended periods of time.  Water your lawn and plants only when you know they need it or show signs of stress.  Use a rain gauge or moisture sensor so you will know if rainfall has done the job.  Install a drip or micro-spray system in your plant beds. They use water more efficiently than traditional spray heads.  Install an automatic rain shutoff device to stop watering when it's rained enough.  Stop overwatering! Overwatered grass has short roots that make it harder to survive pest attacks, disease and drought.  Collect water in a rain barrel to use to water your plants.

Summary of Regulations Fertilizer Application:

Fertilizer containing nitrogen and/or phosphorous cannot be applied to turf during the restricted season from June 1 through September 30.

Granular fertilizer containing nitrogen, must contain no less than 50% slow release nitrogen.

Fertilizer containing phosphorous cannot be applied to turf or plants unless a soil analysis test indicates phosphorous deficiency.

Retailers: 

Cannot sell granular fertilizers containing nitrogen that is less than 50% slow release from October 1 through May 31.

Cannot sell lawn and landscape fertilizer containing nitrogen and/or phosphorous during the restricted season from June 1 through September 30.

Happy Easter Arbor Greene Residents! This month’s article is meant to address some housekeeping items. Not all residents have paid their 2015 annual assessment of $90. The assessments were due January 1st. Please note the HOA has now turned over the collection of all unpaid assessments to our attorney. If you have not already done so, it is pertinent that you pay the assessment immediately to avoid further complications and expense. As noted in the January Gazette, if you did not receive your assessment coupon, please contact Mark Eary at Greenacre Properties, 813-600-1100 ext. 163. Residents completing Design Review Board applications for approval of work to the exterior of their homes are encouraged to attend the DRB meeting in which your application is being reviewed. Your presence at the meeting will be very helpful in case the DRB has any questions in regards to the information provided on the application. This will help move the process along quickly and smoothly, in turn, allowing the resident to get their feedback in order to proceed with their project. To be considered for the current month’s meeting, the DRB application must be submitted seven days prior to the meeting. DRB and HOA meetings are held on the fourth Tuesday of every month with the exception of November/December. Those meetings are usually combined due to the holidays and a date is determined later in the year. Lastly, please take a look around your property and ensure you are complying with our covenants. If you are ever unsure, feel free to contact the HOA, or our property manager Mark Eary. April is the month in which our inspection will primarily focus on tree trimming. Residents are encouraged to come and observe our HOA meetings and are allowed a short opportunity during the meeting to bring matters to the board’s attention. However, if residents have a specific topic that they would like discussed by the board, that topic must be on the meeting agenda. An important reminder to all Carriage Homes Residents: The painting process has begun on Buildings 5-11, 39-41, 51 and 52. Keep in mind this is Building Numbers and Not Unit Numbers. Kindly stay aware of the progress. The buildings will be pressure washed first, necessary repairs will be made and then painting will be completed. Please remove all personal items from front door area and exterior of your unit and remember to move your vehicle to a visitor spot to prevent the possibility of overspray on your vehicle. Also please remember to keep all windows and doors closed to prevent any water intrusion. Are you interested in running a community event this summer? Flatwoods Preserve and Conservation Boundaries

Doggy News As a friendly reminder, please be sure to pick up after your pet. According to Hillsborough County Municipal Code 03-8 section 14: “Any feces deposited by a dog, cat, or pet pig on public property, public walks, recreation areas or the private property of others must be immediately removed by the person who has custody or control of the animal unless otherwise authorized by the property owner.”

Most Arbor Greene residents moved to our community for not only the safety and security of a gated community, but also for the nearto-nature feel. We are fortunate enough to have a beautiful nature preserve on the back boundary of our community; however, we’ve recently been reminded by the Flatwoods Preserve Park Ranger management, as well as management of South West Florida Water Management District (SWFWMD), that crossing into the preserve by any other means than the official entrances is breaking the law, as well as typically trespassing on our neighbors properties to do so. There have been several broken fence-lines that the Park Rangers, in conjunction with SWFWMD, have been repairing. It has also been reported and is noticeable that atv’s or golf carts have been driving in the conservation areas within Arbor Greene, which are protected areas not to be disturbed or trespassed on. The Arbor Greene CDD is in the process of placing a 6’ fence to discourage trespassing and destruction of property in one area of concern. Along with this effort, Park Rangers have placed new signs along unofficial and illegal park entry points. The sign indicates the Park Ordinance #08 -17, and that entering into the park is only permissible using official entry points, otherwise crossing into the park is a prosecutable offense. So why can’t Arbor Greene have some official entry points along the park perimeter? Park officials cannot allow exclusive access and can only allow access points if we completely open the community to allow all public access at the front gates. This would allow for unrestricted access for our entire community. The Parks Department actually collects fees from visitors as well, which are typically not collected from visitors who cross unofficially into the park. Please adhere to the posted ordinance and help set the right example for others to follow. Help keep our community looking beautiful while minding our neighbor’s property and maintaining the integrity of Arbor Greene Security. Our support of our neighboring preserve will help maintain the beauty we have come to appreciate.

Coming Soon…. For all of our Arbor Greene pet lovers, you will be happy to hear that a new dog park is coming to the New Tampa area and will be expected to open in early 2015. The park ground breaking ceremony was held on March 2nd, 2015. The New Tampa Rotary Dog Park will be located adjacent to the New Tampa Recreation Center and Skate Park at 17302 Commerce Park Blvd. It will have large and small dog areas in a 0.64-acre park along with watering stations, pick-up bags, picnic tables, and benches.
