A Note From A Valued Employee I have been privileged to serve the Arbor Greene Community over the last year and a half as the Events and Activities Coordinator. It has been a joy to be able to meet and develop relationships with so many residents during my time here. I want to thank all of you that have attended the events and helped to create the true feeling of “community”. Thank you also to the many volunteers that have given their time to help the events run smoothly for all to enjoy. Community events are a team effort and I couldn’t have done them on my own. Hello Arbor Greene Residents! It is with a heavy heart that this is the last Gazette article that I write as your HOA President. I have made a decision not to run for another term as a Board member. I thank all the residents for your support over the past three years and am confident the Board will continue to work for the good of the community. On Tuesday, March 22nd, the Homeowner’s association will hold its annual meeting. The purpose of the Annual Meeting is to elect four (4) individuals to the Board of Directors for a term of two (2) years and to transact any business that may legally come before the Association. Although I encourage all residents to come to the meeting and embark on the opportunity to meet your HOA board members, it is not necessary for you to be present to vote. However, your vote is needed in order to have a quorum. The quorum must be met in order to conduct the meeting and to attend to the necessary business items. The annual meeting will then be immediately followed by a Board of Directors meeting where an election of officers will be conducted along with other business. As we are now in March we want to remind residents once again of our annual assessment time line and collection policy. Coupons are mailed to homeowners in December with the assessment due on January 1st. If they are not received by January 31 st delinquent accounts will be sent to our legal counsel for collection. In early February a Notice of Intent to Lien will be sent by counsel providing residents 45 days to respond (per Florida statue). After that 45 day period, a Lien will be placed on the property and notice will be provided to the homeowner. If no action is taken by the homeowner after an additional 45 day period, legal counsel will request Board approval for lien foreclosure proceedings. Thank you to those residents who have made timely payment. For those who still have outstanding assessment please arrange for prompt payment in order to avoid a lien on your property or possible foreclosure. Judith Swartz HOA Board President

On the Condominium Associates website you will be able to access the deed restrictions and covenants, meeting minutes and more. It is extremely important that you familiarize yourself with these covenants, as we want to make sure we are keeping our community safe and maintaining our property values. We are in the process of selecting a gutter vendor. We look forward to seeing the installation process begin this Spring! Along with this project, we will be working on the next phase of painting the uppers of several buildings. Please remember to watch for contractors on site, be courteous with your parking and belongings in order to help facilitate the progress. A community wide priority is the assembly of an Architectural Review Committee and firming up our architectural guidelines. Please remember that we live in a deed restricted community and ALL changes or modifications to the exterior appearance of your unit does require the completion and approval of an Architectural Review Application. More information on this can be obtained through Condominium Associates. Please come to the Board Meetings, held the second Thursday of each month, at 6PM in the Arbor Greene Clubhouse, unless otherwise noted. With more involvement, we will see enhanced progress towards increasing your property values.

“Awareness: An Important Key To Family Security” Hello Arbor Greene (AG) Neighbors. Our last article focused on solicitation and reporting suspicious activity as reminders of how to stay ahead of criminal activity. This past month, your reports helped to stay ahead, by deterring further “crimes of convenience” as auto burglars made their way through the New Tampa area. Residents reported seeing a young man trying to gain entry into unlocked vehicles and garages in our community, allowing Tampa Police to respond quickly and prevent further criminal actions. However, the neighboring community of Hunter’s Green was not so fortunate, experiencing some auto burglaries and grand-theft auto. Awareness of local criminal trends helps us all to stay ahead of and avoid instances of most criminal activity. This is key to ensuring our personal, as well as our family’s basic security. New Tampa has some of the lowest crime rates in the city; however, crime is still around us and is slowly on the rise as the population increases in the area. These facts should not scare us, but should motivate us to be aware of security related trends in our area, along with taking basic steps to lessen our risk of becoming a victim of crime. Many of us make the mistake of believing that there is no crime on the residential side of our community gates, so we sometimes leave garage doors open, or vehicles and homes unlocked and unattended. A community’s gates deter many criminals, but motivated thieves may enter neighborhoods through adjoining communities or parks, or by following residents through gates. Awareness of these facts allows us to stay alert and immediately report suspicious behavior. Our awareness enables us to think and act more security conscious at home or away. Closing and locking doors to homes, vehicles, and garages should become a habit. This basic step significantly helps reduce the probability of becoming a victim of crime. Locking your car door should become automatic immediately after entering your vehicle. Activating home and auto alarms should also become part of a security routine. Another basic but significant concept of security is the use of lights around the home at night. Using lights in the front and rear of homes at night helps keep thieves away since they are afraid of being seen and later identified. Our awareness and use of these basic concepts allow us to stay ahead of criminals by affording us the opportunity to act before becoming a statistic. THE PURPOSE OF STORMWATER PONDS AND DRAINAGE EASEMENTS The beautiful open water bodies located throughout Arbor Greene are not natural lakes. They are engineered stormwater management facilities owned, operated and maintained by the Arbor Green Community Development District (the “CDD”). The CDD inspects and maintains the facilities regularly in order to assure their proper operation. These stormwater ponds are designed to treat and store the runoff from the streets, lots, and common areas within the community in order to protect receiving wetlands and waterways from pollution and flooding. Runoff from landscaped lawns and community streets is polluted with oils, heavy metals, herbicides/pesticides, and fertilizers, and treatment of these pollutants was planned to occur by slowly releasing a portion of the runoff in the pond across a vegetated pond littoral shelf through an orifice downstream. The receiving downstream wetlands also provide additional treatment as water flows further downstream beyond CDD owned lands. Additional runoff is stored in the ponds and released through a weir which controls the flow of water to prevent flooding downstream. The orifice and weir are combined and constructed as the “control structure” portion of the stormwater ponds which need regular maintenance to provide proper flow and regulation of the pond design water levels to prevent flooding within the community. A maintenance berm was constructed around the top of bank of each pond to allow the CDD access for proper operation and maintenance of the ponds and control structures, and this berm is contained within a drainage easement along the rear of the abutting lots. As well, the inflow pipes from the storm sewer systems along the streets that drain into the ponds are also contained in drainage easements for the CDD to access, operate, and maintain outside the street rights of way. The drainage easements are not allowed to have any encroachments so that emergency access is available at all times. These lands within the easements are owned by the residents who the CDD looks to for proper grassing and stabilization, and compliance with regulations covering any non-standard illicit discharges into CDD ponds and/or storm sewer systems that may contain other toxic and/or damaging pollutants, i.e. pool and water conditioner discharges. It is very important to understand that the ponds contain polluted water, thus one of the reasons why swimming and fishing are not allowed.
