INTRODUCTION On the following pages we have provided information that demonstrates Shaylor’s capability in the Fit out Sector and projects undertaken specifically in the London area. With a dedicated interiors division within Shaylor Group, we have extensive experience in delivering high end fit out projects for a number of private and public sector clients. With specialist knowledge retained within the company, Shaylor is extemely well placed to undertake a variety of fit out and refurbishment works. The fit-out market for commercial, retail and leisure has remained consistent and we anticipate further growth in these markets to be led from the South. Having a national presence, and with a regional office based in London, Shaylor has undertaken numerous projects within the London and Greater London regions. A number of these have been undertaken within a Framework arena, as you will see from the case studies detailed overleaf.

POST OFFICE, CROWN TRANSFORMATION PROGRAMME

Refurbishment of Crown Branches, Shaylor is the only SME appointed to this framework and is delivering projects across the whole of the UK Mainland. Project Description Following our successful delivery of the Crown Office Refurbishment Programme (CORP) in 2008 / 2009, we were appointed to the Crown Transformation Programme in 2013. To ensure the Post Office becomes a sustainable and self-supporting business, one element of the programme is the refurbishment of the Crown branches. There are currently 370 Crown Offices nationwide and these are the largest and busiest branches which are owned and directly managed by the Post Office. These are usually open 6 days a week, Monday to Saturday 9.00am until 5.30pm. The branches vary from 5 to 18 counter positions with ground floor areas varying from 40 to 800sqm. The contractor fit out works are split into 4 regions; Northern Ireland, The North,

Midlands and the South West and London and the South East of which we were appointed to all UK mainland. Scope of Works •

We have attended workshops with the client, professional team and the other 5 appointed contractors to share best practice and lessons learnt from Phase 1 projects. This also included the nominated suppliers.

New shopfittings, including writing desks, retail bays, counters, etc. All works are undertaken on a phased and/ or out of hours basis with all branches remaining trading during the project.

Phase 1 commenced on site 30th September during which 8 branches were successfully handed over on time with zero snags to complete client satisfaction.

Phase 2 will include 32 branches with a 3 month period.

Phase 3 to include 30 branches.

Phase 4 to include 35 branches.

Supplier led examples We attend every ‘second visit’ site meeting to discuss buildability and logistics. We address the design requirements and highlight any conflicts in detail whilst advising on programme. These meetings take place prior to final sign off the design before work commences.

MOUNT PLEASANT POST OFFICE REFURBISHMENT, LONDON

The interior refurbishment of the Post Office’s flagship site in Central London as part of the Crown Transformation Programme. Project Description As part of the Crown Transformation Programme the Post Office instructed Shaylor Group to deliver the full refurbishment of their flagship Post Office at the famous Mount Pleasant site in Central London. The Project was divided into two parts. The first part of the project was to deliver the enabling works which comprised of creating a temporary mobile Post Office on another part of the Mount Pleasant site, removing the existing railings and creating temporary access. We then erected an enclosed hoarding to accommodate temporary welfare facilities at the back of the mobile Post Office. We also had to install a temporary water, power and drainage supply to the unit. The basement had to be propped during

this process to allow for the enabling works to go ahead safely. Once the initial works had been completed the site was subject to full asbestos removal. The second part of the programme was the Crown Office Refit which was completed after all the asbestos had been removed. The short seven week programme entailed a complete M&E overhaul which included the installation of a new mains supply back to the board. We created a new Managers Room, Post Room and new welfare facilities. We installed new counters, glass partitioning to create a meeting room, ATM machines and secure metal doors in the Giro rooms as well as complete new flooring and ceilings.

MOUNT PLEASANT POST OFFICE REFURBISHMENT, LONDON Furthermore, we completed external stone works to stall risers under the shop-front windows which included the application of a specialist waterproof render to match the original building. Once the Crown Office Refit was completed, all the temporary facilities were removed, including the mobile Post Office. Achievements •

Additional works were added whilst the project was on site such as the reconfiguration of the toilets which included some contractor design. All the extra works were added to the programme which was completed on time.

The Post Office at Mount Pleasant is part of a much larger Crown Estate site in central London which was not only still occupied but is also undergoing a much larger refurbishment and transformation programme. This meant the team were working in a live environment and there had to be constant clear communication between all parties to ensure a smooth delivery.

The client was very happy with the project delivery and Shaylor Group received 84% in our Customer Satisfaction Survey.

BANK HOUSE

Refurbishment and improvement works to various floors of iconic central Birmingham offices Bank House. Project Description The complete refurbishment of the entrance foyer, 3 floors, common areas and construction of a new structural glazed entrance area carried out within the occupied high profile, city centre building. The works comprised of the refurbishment of the 15th, 16th & 17th floors together with associated toilets, construction of basement shower facilities and lift refurbishments. The ground floor reception area works included extending the floor area and constructing a new 2 story cubed glazed entrance structure to interface with existing podium offices. The entrance area works were phased to enable active use of the reception area and desk and at least one main entrance door at one time. Only one lift could be taken out of commission at any one time which was dealt with through planned

H.M.P. WANDSWORTH ROTUNDA ROOF REFURBISHMENT

The complete Re-roofing of the Rotunda and Lantern Light Roofs including any structural timber repairs.

HMP Wandsworth was originally constructed in 1851. Because of it age and constraints to it aesthetical appearance, a sympathetic and thoughtful approach was undertaken during the Rotundas re-roofing and refurbishment works.

Bespoke scaffolding design which was suspended and unsupported from the floor

Worked within a secure environment where we had limited time slots and noise and dust constraints

Works involved the complete re-roofing of the Rotunda and Lantern Light Roofs including any structural timber repairs. The old slate roof was replaced by composite insulation boards with a Terne Coated Stainless Steel sheet covering giving a thermally efficient, maintenance free roof with an expected 50 year life span. Cast iron single glazed windows were replaced by powered coated steel double glazed units giving better thermal and light ingress qualities.

Maintained a close and proactive working relationship with the client and the Establishments security team.

The project was running whilst a security audit was carried out with no issues were found relating to our works.

ROYAL BANK OF SCOTLAND MINOR WORKS FRAMEWORK

Royal Bank of Scotland (RBS) Cyclical Asset Framework programme. The first rollout of the CAI Programme covers RBS Bank branches in the West Midlands and the site specific work that has been allocated to R&M, includes repairs, refurbishment and alterations. Framework Description The RBS Framework was awarded in January 2012 for the supply of construction services across the UK including all offshore locations for both retail and office environments. Shaylor is one of eight suppliers on this framework. The projects consist of refurbishment and repair work. These projects are awarded on a regional basis, with some works subject to mini tenders between successful framework contractors. The framework is managed and delivered through RBS Property Services Project Delivery team, this encompasses three key programme delivery streams, including Cyclical Asset

Investment (the repair and/or replacement of key building service and fabric property assets), Emergency Investment (of a reactive nature in order to maintain and resolve Health & Safety or Business Operation risks) and Client Driven Minor Works Programmes. A dedicated team has been established within Shaylor to ensure that the service delivery to RBS is always of an excellent standard. Work packages are fast track and range from out of hours, single visits to a three-week programme to provide high security ballistic doors to high risk branches. Works also include the replacement of specialist flooring, windows and roof works to listed properties.

Working alongside branch managers we have effectively worked out of hours single visits, as not to affect bank operation. Lessons Learnt Through our previous framework experience, a dedicated team has been established within Shaylor to ensure that the service delivery to RBS is always of an excellent standard. We have learnt to be flexible in terms of communication. Each branch manager prefers a different method of communication and initial meetings determine the prefered method. In addition to this, we have learnt to be flexible on site. Each branch has a security branding which limits what can be done on site and when.

HILLINGDON LIBRARIES, GREATER LONDON

Refurbishment of seven single storey libraries. Project Description Shaylor group delivered a total of 7 library refurbishments out of a roll out of 17 libraries for the London Borough of Hillingdon. The libraries were typically single storey buildings in need of updating and refurbishment. Yiewsley Library The works entailed the installation of new shop front glazing and secondary glazing. Extensive electrical rewiring was added to the scope of works later in the programme and was completed within the original contract duration. Furthermore, the joinery package was extensively redesigned during the contract and completed within original timescales.

Project Details

Ickenham Library We facilitated a new incoming electrical mains supply to upgrade the library to a commercial 3 phase electrical system. A new heating system, hard landscaping, roof repairs and Velux windows were all added to the scope of works after the programme had begun without hindering the original timescales. Kingshill Library Once the works had begun at Kingshill library, extensive asbestos contamination was found throughout the whole library and resulted in the removal of the ceilings, partitions and perimeter paneling which left the library as a shell. A new clerestory glazing was also added to the scope of works and all of these changes were completed with only a very short delay to the library opening.

HILLINGDON LIBRARIES, GREATER LONDON Oaklands Gate Library The works included extensive external redecorations, new double glazed windows and additional joinery items were all added to the scope of works as well as a flat roofing overhaul. All these additional works were completed within the original contract period and the library was delivered on time. Hayes End Library We delivered the fit out of a new build purpose made library with residential flats above. The works included the installation of a new reception desk, people counters, bespoke furniture which included A-Z cut-out ‘fiction’ and ‘nonfiction’ signs and new audio-visuals. Furthermore, new flooring was installed, purpose made joinery, window films and electrical works were included in the programme. A specialist Buggy Store and Starbucks Coffee Station was installed. South Ruislip Library We delivered the fit out of an existing library in South Ruislip that was in need of a facelift. The works included the installation of new blinds, full redecorations including a feature wall, new electricals and purpose made joinery. Yeading Library Yeading Library was one of the largest refurbishment programmes in the roll out and consisted of two new entrance extensions and associated ground works to form a disabled access. The formation of the new disabled access included the fitting of new glazed screens, ramps, hand rails and paving to comply with DDA regulations. The internal fit out works included structural alterations to accommodate the new entrances including new M&E installations, decorations, floor covering, internal doors and joinery items.

PADDINGTON STATION, LONDON

Refurbishment and extension of existing trains crew accommodation adjacent to Platform 1 creating a larger office space and upgraded IT and data services in a 2 phase programme. Project Description

Achievements

Works required structural alterations to dividing blockwork wall and the installation of two sets of stair flights to overcome varying floor levels.

The project was completed 1 week early with no impact to building occupants or station users.

Data and communication upgrades were undertaken while maintaining full service as normal with no disruption to building users.

The works have provided a modern facility and achieved all the intended project criteria.

WH SMITH

Shaylor Group is appointed to undertake part refurbishment and upgrade works to 36 WH Smith stores nationwide to accommodate new Post Office facilities. Project Description The works will involve the preparation of the area, including stripping out the WH Smith fitting and finishes, reconfiguring the remainder of the store and the fit-out of the vacated area to form the new Post Office concession. In addition to this, new Financial Services rooms will be formed by stripping out some of the original store area or reducing the number of Post Office counter positions.

MAPELEY STEPS FRAMEWORK

Fit-out of Offices, working across the HMRC and Valuation Office Agency portfolio, Shaylor provides a fully supplier led delivery model. Project Description

Mapeley own and operate the HMRC Estate nationally. Their STEPS Framework is split into two lots and we are the single contractor working on Lot 2 covering all UK sites south Liverpool.

Projects are contractor-led and involve scoping and pricing projects against an agreed Schedule of Rates, and subsequently delivering them to an agreed programme. Our outputs are measured and Performance Indicators are used to benchmark against the Lot 1 (Northern UK) contractor. Projects are mainly interiors based, and typically require us to present solutions to issues arising from: •

Space planning linked to change of building use

Upgrades to offices and amendments to ensure compliance with Building Regulations Accommodation of office churn

We have also been involved in works to provide new mezzanines in storage areas, new Comms Rooms and Secure Server Rooms. Works are carried out within occupied premises in most instances and our teams and supply chain are Mapeley Security Cleared. Projects generally range from small teapoint and toilet refurbishments through to full office refit programmes and have a value range from £10,000 to £200,000. We have secured works at higher values than this through further competitive tenders, or by working on an open book basis with the client.

MAPELEY STEPS FRAMEWORK Our largest project for this client is currently £750,000. Works are carried out across the regions, and have included projects in East Anglia, Wales, Devon and Cornwall, Yorkshire, the Midlands and London. Since inception of the framework in April 2013 we have worked on 11 projects in London and have also worked on a further 12 projects near to London (located in Southend, Worthing, Brighton, Reading, Gravesend, Romford and Maidstone). Achievements •

We have delivered all projects within the agreed budget and programme and have been able to offer back savings where we have achieved betterment during the delivery process. These savings have largely been used to enhance projects.

The framework has been collaborative throughout and we share information and best practice with our client and our counterpart contractor for the North and Scotland. We hold regular monthly conference calls and have held two Lessons Learned workshops, one at the Client offices and the most recent at our Birmingham Office. These have enabled us to pinpoint and improve delivery processes and standardise systems, reducing workload and expediting pre-contract phase.

BULL WHARF

Strip out and refurbishment of an existing 30,000 square foot office building. Project Description

Achievements

The strip out and refurbishment of an existing 30,000 square foot office building including landlords common areas (lobbies, stairwells, WC accommodation, main reception, plant and store rooms and car parks) and two separate floor plates on floors 1 to 4.

Common areas including lift lobbies and toilets were refurbished on the 4th and 5th floors. Both passenger lifts were replaced and a new electrical transformer was installed.

Noise levels were kept to a minimum so as to prevent any disturbance to the day to day running of the business. A temporary reception was constructed while the new entrance and reception works were carried out. Existing tenants were in occupation throughout the complete refurbishment.

WINSTON CHURCHILL HALL, LONDON BOROUGH OF HILLINGDON

Internal fit out works and structural alterations including M&E installation to the Winston Churchill Hall. Project Description

Achievements

The Winston Churchill Hall serves as a theatre, lecture hall and conference room so the internal fit out works and structural alterations needed to support a number of differing purposes.

An initial strip out and corresponding preparation works were needed to prepare the hall before undertaking the main body of fit out works. The works included re-siting of the existing platform lift and creating a new entrance door to accompany the new lobby/foyer area. Structural alterations were necessary to allow new toilet facilities to be installed and minor external cosmetic works were needed to the roof and entrance canopy. New windows and doors were installed to compliment the new decor and floor finishes.

The project was completed on time within a live, functioning theatre,even with substantial additional works. The project team were able to overcome issues caused by undertaking the structural changes required on such an impressive old building - e.g. when excavating trial holes internally to establish concrete slab and foundation depths for the structural engineer, the site team were in excess of 6ft down and still not find the bottom of the footings. The client required large amounts of structural steel to prop up the existing solid walls and subsequently was very time consuming to demolish but did not affect the project programme.

LIGHTFOOT HALL STUDENT ACCOMMODATION, LONDON

Fast track refurbishment of existing student accommodation over 10 floors. Project Description

Challenges & Achievements

The project consisted of the refurbishment of a 10 storey existing student accommodation building in the heart of Chelsea’s Kings Rd. The building required a full M&E overall in addition to the full refurbishment to 230 rooms and 23 kitchens.

The only means of goods in/ goods out was via 2 internal staircase’s and 2 lifts. Lifts were fully protected to save having to refit them once the students moved back in. To ensure we ran to programme we implemeted daily contractors meetings with ‘live’ programming. We operated a split shift on site, again to maintain programme.

The building is in Kings Road next door to a private school. There was absolutely no parking on the job or nearby, so all deliveries were timed and pre-booked. All contractors delivered their kit to site and parked outside London. All deliveries and contractors arrival times on site were extremely sensitive. Noisy works were conducted outside of school / retail hours and we ensured the site was secure at all times. We handed over completed show flats after week 3 on site (ensuring that the show flats could be viewed by potential students at agreed times).

UST GLOBAL

Commercial fit-out of the 5th floor offices for UST Global in central London.

This project comprised the Category ‘B’ fit-out of the 5th floor of a commercial building, including mechanical and electrical installations.

• The Shaylor Interiors team travelled to India to value engineer the project from £700,000 down to £360,000 with the client and the architect.

Value: £365,896

The fit-out of the office building included:

• Design advice was provided to the Indian based architectural team.

• Walnut wooden floor and door installation throughout with walnut feature paneling to the boardroom.

• This building was occupied therefore strict restrictions on noise levels were maintained.

• Solid and glazed partitioning.

• Access hours to the fifth floor were limited.

• Reconfiguration of existing ceiling panels to accommodate new mechanical grille locations and light fittings.

ROYAL MAIL, CROWN OFFICE REFURBISHMENT PROGRAMME

The refurbishment of 108 Post Office branches in London and the South East to provide ‘new look and feel’ facilities in a modern banking style. Works were performed outside of normal working hours with branches fully operational during normal trading hours throughout.

RAIL GOURMET, PADDINGTON STATION

Complete refurbishment of the Rail Gourmet accommodation within Macmillan House adjacent to Platform One of Paddington main line station. Work was undertaken in 2 phases to allow continuous use of the office and catering facilities together with toilets and baby changing. Project Description

Access was co-ordinated with the building and station occupants and the key driver was to ensure uninterrupted passenger movement to Platform 1.

The project completed on programme and to budget and provided an exceptionally high quality working and catering facility.

No disruption was caused to the main platform area and the general public were unaware of the works being undertaken. All project criteria was surpassed.

The project driver was to create an open plan workspace and new modern catering and welfare facilities.

Works were carried out in two phases as part of a progressive refurbishment of the building to provide Landlord’s facilities on 21st floor and Cat A office fit outs for tenants.

• Successful installation of electrical works on a floor occupied by five mobile telephone providers without any disruption or loss of power (existing cable routes were uncharted).

Refurbishment of a full building including internal demolitions and removal of a major spiral staircase.

This building refurbishment project involved a full building strip out, including internal demolitions and removal of a major spiral staircase.

Initially we carried out a successful value engineering exercise with our client to bring the project into budget.

Duration: 20 weeks

Unexpected structural and demolition problems were successfully resolved by the project team and delays were avoided.

Reference Details:

Internally the refurbishment works comprised extensive structural works and floor infill’s; glazed & solid partitions; M&E installations; lift refurbishment and new disabled platform lift; raised access flooring & suspended ceilings; new WCs, showers and tea points; a new electronically controlled external doorset; decorations & floor coverings throughout. External works included reroofing and roof mounted structural steelwork to support mechanical plant.

The site location, with limited vehicular access for waste removal & deliveries, was successfully managed by the project team, with special arrangements agreed with the supply chain.

A weekend road closure was arranged to lift structural steelwork and mechanical plant to roof level.
