We’ve recently been fulfilling projects for some of the UK’s leading brands and we thought it was about time to let you know what we’ve been working on. We’ve kept it brief because we know your time is precious and to be frank we’re sure you would rather have a conversation than a lengthy presentation from us. Crown Office Refurbishment Programme Client: Royal Mail Value: £5.8 million Duration: 9 months The refurbishment of 108 Post Office branches in London and the South East to provide ‘new look and feel’ facilities in a modern banking style. Works were performed outside of normal working hours with branches fully operational during the day. Awarded as part of a framework agreement, Shaylor assembled a dedicated project team and supply chain to deliver the projects and drive continuous improvement. It also integrated with Royal Mail specialist suppliers to overcome the challenges associated with fast-track refurbishment, establishing an offsite logistics warehouse to stock long delivery items. Works comprised strip out, minor mechanical and electrical installations, counter upgrades, new financial services fittings, flooring, signage and point of sale equipment. Due to the high level of risk attached to working alongside live environments in use by both Royal Mail staff and the public, visual displays were used extensively to advise works in progress, updated daily, and full liaison was maintained each day with Post Office Managers. A full complaints procedure was established, but it was to the credit of the entire team that only one complaint was recorded across all 108 branches, which was attended to within one hour of notification. • 100% of projects handed over on time and on budget • 24% reduction in programme periods across the framework, through adoption of lean principles • No reportable accidents across the entire framework • 15% average reduction in project costs • Winner of Forum for Constructing Excellence Supply Chain Award 2009 • KPI performance improved across the roll out.

Wilkinson’s National Fit-out and Refurbishment Client: Wilkinson Typical Value: £700,000 Typical Duration: 8 weeks Completed under the Construction Framework with Wilkinson’s, executing fit-outs and refurbishments to existing shells to create hardware stores on a national basis. Shaylor Group deliver the works as part of a four contractor national framework. We are able to deliver a cost effective 8 week on site delivery of store fit-outs. Wilkinson’s construction management team have achieved, with their framework contractors, a zero defects culture and good relations with the end user, the retail management team, on whose premises we work. This has been achieved by careful planning and co-operation at all levels. • By being involved at the outset we are able to provide liaison on buildability issues and budgets which remove uncertainty down the line by providing early insight. • All client preferred contractors managed as domestic plus all finishing trades and external works.

Northside Retail (Leeds) Client: CBRE Investors Value: £1.28 million Duration: 36 weeks Construction of a combination of new retail extensions & alterations to existing buildings within an existing busy and constricted retail park, which continued to trade throughout. The works included: Steel framed structures clad in brickwork, metal cladding, feature stonework and curtain walling. • New frontage cladding to all units. • New incoming services. • Subdivision of units. • Internal finishes and mechanical and electrical services. • This was a negotiated contract following on from a successful performance for the client at Minworth Industrial Park, Birmingham. • A 90% Customer Satisfaction Survey result was achieved for the quality of the finished project, programme and health and safety. • A phased programme was successfully managed allowing for sequences to suit tenant access requirements. • There was an excellent health and safety performance with no incidents with retailers or the public in a busy Retail Park which continued to trade throughout. • The team worked closely with the client design team to ensure successful design solutions to existing buildings.

Goals Soccer Centres Client: Goals Soccer Centres Plc Value: ÂŁ1.8 million Duration: 20 weeks This project consisted of the construction of 8 five-a-side and 2 seven-a-side all weather floodlit football pitches. The construction of the amenities pavilion provides Changing Rooms, Showers, Toilets, Bar/Lounge area, Meeting room, Staff office, Kitchen, chilled cellar and plant room. All of the facilities are DDA compliant for disabled access and use. Access roads, footpaths, parking bays were constructed to include cycle shelters and motor bike parking. New foul and storm drainage, new gas, electric and water mains were installed. The project has achieved a BREEAM Rating of Very Good. Some of the Environmental features include: Solar panels on the roof to assist with the production of hot water, re-cycling of the rainwater for flushing toilets, improved thermal insulation to reduce heat loss from the building. PIR controlled lighting sensors to improve energy efficiency. There is a self draining road and car parking surfaces, which have an extensive underground storm water soakaway avoiding rain water discharge into the existing mains drainage system. 100% re-cycled topsoil and sub-soil was collected by local contractors.

AFG Kitchens Client: AFG Kitchen Unit 3 (Atisreal) Value: ÂŁ392,000 Duration: 12 weeks The conversion of a warehouse unit with two story office block at the front into a purpose made Kitchen display centre. Works included the installation of a proprietary mezzanine floor to provide an additional level within the warehouse area. Installation of suspended ceiling throughout with a full electrical package to provide lighting and power to the display kitchens. The new display area was fully air conditioned to provide heating and cooling as required. There was a feature concrete staircase installed to allow customer access to the mezzanine area. The staircase was finished in Junkers Walnut timber flooring and a stainless steel handrail.

West Orchard Shopping Centre Client: Prudential Assurance Value: £1.95 million Duration: 28 weeks Refurbishment of food court & ancillary accommodation and construction of a new management suite. • Works delivered within a busy live flagship city centre retail environment without any disruption to operation and completed to the entire satisfaction of the client and centre management. • Excellent material delivery and waste management was critical to the success of the refurbishment and was scheduled to avoid peak times. • As the project proceeded the client instructed additional works and these were successfully incorporated into the original programme period.

One Stop Shopping Centre Client: Standard Life Investments Value: ÂŁ584,000 Duration: 16 weeks Carry out extensive refurbishment works, internal & external, to the mall entrance areas at Perry Barr, which commenced with major demolition works including the removal of steel structures, tramilators and signage The remodelling works included, providing a new access, toilets, signage, ceilings, decoration and the installation of two new escalators complete with new feature handrails and suspended ceilings. Extensive Mechanical and electrical works were carried out as part of the contract. The works included the erection of a new 14 metre high shopping sign and external re-decoration to cladding The works were sensitively co-ordinated in conjunction with centre management. The centre continued trading at all times as a result of extensive out of hours working. Project was completed on time resulting in an extremely happy client for whom we have carried out further projects at One Stop.

Gracechurch Shopping Centre Client: The Mall Corporation Value: ÂŁ4.58 million Duration: 32 weeks Reconfiguration of Royal Court consisting of demolition and alteration work to the existing structure and envelope, including the installation of a glazed roof to cover the north mall area of the centre and associated service works. Formation of 4 new retail units with the extension spread over three levels; basement, service area and first floor level together with access to roof level including glazed atrium. As works were undertaken in a busy shopping centre in Sutton Coldfield town centre we employed a Tenant Liaison Officer, to co-ordinate the interface between Retail Staff and the construction process. This involved a bi-weekly surgery allowing interchange of information and increased communication. Regular updates were provided to shops and residents including information on disturbance to access, noise levels and evening working hours. Evening working was undertaken to reduce disturbance and keep noise levels to a minimum. Newsletter circulated every 2 weeks to shops, residents and the client.

CoRE - Centre of Refurbishment Excellence Client: Stoke-on-Trent City Council Value: £2.4 million Design and construction of an education building to serve as a Centre of Refurbishment Excellence. Project is ERDF funded and has English Heritage involvement. Constructing a unique set of refurbishment training and demonstration buildings in the heart of Longton, Stoke-on-Trent. The £2.3million CoRE project, will create a skills and learning facility, visitor hub and will be part of a unique group of “living” demonstration buildings on the 6,000 m² site it is designed to help work towards the Government’s pledge to create an 80 per cent reduction in UK carbon emissions by 2050. With funding from the Department for Children, Schools and Families (DCSF), this is the first phase of a unique development.

Financial Even in a major recession Shaylor Group has maintained a stable position with which to operate from. Although our revenues were down 7% to £56 million, figures from The Office for National Statistics showing that output in the West Midlands fell by 23% last year, our performance was highly credible.
