1.1 Company Profile

Shaylor is a principal contractor with over 40 years’ experience

delivering construction, refurbishment, fit out and planned maintenance projects across a broad range of sectors, values and type. Established in 1969, the company has grown significantly and now has three divisions within Shaylor Group plc, with four offices located in Aldridge, Birmingham, London and South Devon. Shaylor operates on a local and national basis through collaboration and partnership agreements and we are continually developing a growing business. We have an excellent track record in the Education and Student Accommodation sectors, and have developed a number of long term relationships with universities nationwide in addition to more formal framework agreements. On campus, we can facilitate the refurbishment of ancillary buildings and/ or provide new build projects. Within the student accommodation field we understand the pressures clients face in achieving tight deadlines and maintaining revenues. We have a sympathetic approach in our dealings with tenants and by working with our clients have been able to successfully programme works in the close down and during term times, limiting the risk to clients in the re-letting process.

1.4 Academy of Life Sciences, Aston University

The design and construction of a two storey Clinical Research Facility and Primary Care building.

Project Description The design and construction of a two storey Clinical Research Facility and Primary Care building including laboratories, consulting rooms, MRI suite, treatment areas, theatres, anaesthetic rooms and research areas. Project Achievements • The procurement of the project was on an open book basis and working closely with the Client Team enabled us to manage client expectations and cost budget. • Working in a constrained and live university campus with no disruption to the operations of the university. • Achieved successful collaboration and team working with the client, M&E services and specialist supply chain in the design, installation and commissioning of the extensive clinical and research

facilities. • The project included the provision of an MRI suite, the first of its kind in ophthalmic research. • Successful coordination of specialist external envelope materials, including marble mosaic panels, rain screen cladding and curtain walling. 1.4 Extension to Zeeman Building, University of Warwick

Construction of a three storey reinforced concrete framed extension at the University of Warwick.

Project Description The construction of a three storey, reinforced concrete frame extension to the Mathematics and Statistics Building to incorporate lecture rooms and offices, with a link bridge to the Computer Sciences Building. The project also included associated external works. Project Achievements • Achieved 83% from the Customer Satisfaction Survey, with quality of product and service commended. • The schedule of works was carefully planned and coordinated to avoid potential disruption to the university’s curriculum. All work which involved noise and vibration was completed out of hours. • We achieved a good health and safety

performance on an existing campus with no reportable accidents. • An example of our collaborative approach was our programme sequencing to meet the client’s requirements for early installation of an external glass corridor, a contract variation. • Due to the project’s success, Shaylor were nominated for the LABC ‘Best Partnering Contractor ‘ Award. • BREEAM assessment achieved ‘Very Good’ rating. 1.4 New Education Building, CoRE Technology Centre

The £2.1m CoRE project was the construction of a skills and learning facility in Stokeon-Trent.

Project Description This project created a skills & learning facility and visitor hub, all part of a unique group of “living” demonstration buildings on a 6,000 sqm site. The building serves as a centre of construction and refurbishment excellence. A reception area was created leading through to toilet areas and a refectory with dining room and fully equipped kitchen. Two floors above are the ‘learning’ floors which are fully equipped with computers for the students from Stoke College, all studying for construction degrees. Also, within the basement, there is a bike store for those who cycle to the building, with shower and locker facilities. Project Achievements • This project was within a tight site with restricted access. Residential properties,

workshops and the Grade II Listed bottle kilns from the old pottery works created additional challenges. • An ecological report was carried out to establish which fascia of the building would give the most prominent elevation to benefit nesting of birds, insects and wildlife. Four bird homes, three bat boxes and three insect boxes were installed on the outside of the CoRE building. Brown and green roofs were also created to provide life for plant species. 1.4 New Engineering Block, North Warwickshire and Hinckley College

Construction of a two storey brick and aluminium clad building at Hinckley College.

Project Description The Engineering Block is supported by a structural steel frame and standing seam metal roof. Internally, there is a pre-cast concrete mezzanine floor and staircase. The two storey area comprises of classrooms and restroom facilities and the first floor corridor has a full height glazed wall overlooking the engineering workshop. Half of the engineering block contains offices and the remainder is used for housing machinery. All services, drainage, landscaping and drainage were carried out.

1.4 Aston Conference Centre Refurbishment, University of Aston

Full refurbishment to existing bedrooms and ensuite bathrooms at Aston University Conference Centre.

Project Description This facility is part of the business school at Aston University and houses delegates in what is their onsite hotel for the conference centre. The bedrooms enjoyed full redecoration and new floor finishes which together with bespoke furniture items, such as headboards, ensured 4 star luxury and quality. Decoration was also carried out to corridors and lift lobbies. Walnut veneered doors to all bedrooms were provided, complete with swipe access entry systems. Bathrooms were fully refurbished with all new sanitary wear; ceramic tile finishes to floors and vanity fronts. All bathrooms had painted glass paneling applied to the walls behind the bath. Associated electrical installations were completed using bespoke lighting fittings.

Soft furnishings were installed throughout. A feature of the bedroom décor was for each wall to be painted a different colour, in line with the conference centre colour choice. Project Achievements • Careful co-ordination into the programme of the supply and installation of bespoke furniture which all had long delivery times. • The hotel and conference centre remained occupied throughout the refurbishment. • All efforts were made to minimise noise and to avoid any disruptions. 1.4 Lightfoot Hall Student Accommodation, London

Fast track refurbishment of existing student accommodation over 10 floors.

Project Description The project consisted of the refurbishment of a 10 storey existing student accommodation building in the heart of Chelsea’s Kings Rd. The building required a full M&E overall in addition to the full refurbishment to 230 rooms and 23 kitchens.

• There was no parking on the site or nearby, so all deliveries were timed and pre-booked. All contractors delivered their kit to site and parked outside London. • The only means of goods in / goods out was via 2 internal staircase’s & 2 lifts. We had sole access to the lifts but also set up a rota system for all the contractors.

1.4 Refurbishment of four Libraries, Hillingdon London

Refurbishment of four libraries over a two year period in the London Borough of Hillingdon.

Project Description This programme of works entailed the refurbishment of 4 libraries in a roll-out programme over a 2 year period. The buildings were typically single storey community libraries on housing estates in need of updating and refurbishment. Joinery, re-decoration, the creation of new ceilings and floors and associated mechanical and electrical works were all carried out. Project Achievements • Yiewsley Library: Joinery package was extensively redesigned during contract and completed within timescale. • Ickenham Library: We facilitated a new incoming electrical mains supply to upgrade the Library to 3 phase.

• Kingshill Library: Extensive asbestos contamination throughout resulted in the removal of ceilings and partitions, and perimeter paneling which left the library a shell. All these elements were replaced. • Oaklands Gate: Works included extensive external redecoration works, new double glazed windows and flat roofing overhaul. Additional joinery items all added to scope of work completed within the original contract period. 1.4 Refurbishment of Student Bar, Aston University

Refurbishment and fit-out of Einstein’s Bar, Aston University.

Project Description

The refurbishment and fit-out of Einstein’s Bar was taken over from another contractor who was unable to carry out the project.

• A feature timber wall was installed to enhance the interior of the bar which surrounds the dance floor area.

M & E works were carried out by a contractor previously selected by the University.

• Time constraints were strict as the bar had to be ready for Fresher’s Week. Despite client concerns on programme, the Shaylor team finished two days early.

Project Achievements • At short notice and over the period of 14 days, the 1000 square foot bar area was completely re-furbished. • Tiled surfaces were replaced and vinyl flooring and ceramic tiles in main thoroughfares were fitted throughout. • Four Upvc windows were installed.

1.4 Fire Precautions Upgrading, Aston University

Upgrading of exits and lobbies on the lower levels of Aston University.

Project Description

Project Details

Upgrading of fire exits and lobbies on the lower ground and ground floor levels. Creation of fire rated lobbies to escape staircase levels 1-10 including minor demolitions/partitioning/fire doors and new finishes.

Project Achievements • An 89% overall customer satisfaction survey was achieved, with quality of service and quality of product scoring 90%. • We have been awarded repeat business as a result of a good working relationship with the client.

1.4 Re-Roofing Works, University College Birmingham

Re-roofing works Phase I at University College Birmingham.

Project Description Phase I works encompassed re-roofing works to replace existing defective slate tiling. Full scaffolding to each block of the University student accommodation was required.

College Birmingham. • The results of the Client Satisfaction Survey indicate that the client will continue to instruct Shaylor on future works – achieving 90% in the score for quality of product.

Project Achievements • This student accommodation was occupied throughout the works, it was therefore important to keep disruption and noise levels to a minimum.

1.4 Spa Upgrade Summer Works, University College Birmingham

The modernisation of the existing spa at the University College Birmingham.

Project Description The existing spa at the University College Birmingham required modernization. The ventilation system also required an upgrade due to the humidity of the spa. A full strip-out of the existing spa took place with new air conditioning ventilation. Ceramic tiling was laid throughout. Suspended ceilings were installed and the Spa was decorated throughout.

• Noise levels were kept to a minimum. Restrictions to works were made so that any excessive noise was made during lunch periods and between 7am and 9am and throughout the evening. Project Details Client : University College Birmingham Value : £95,000

1.4 Performing Arts Centre, King Edward’s School

State of the art 400seat auditorium, a 120 seat studio theatre, a multi-use rehearsal room, teaching suites, a feature foyer and associated landscaped rounds.

Project Description A complex design and build project consisting of a four-storey concrete frame auditorium with a state of the art adaptable stage and hi-tech sound, audio and visual installation. Aproximately 15,000 metres of cabling detail was installed to power the stage lighting and audiovisual elements. A complete SLAV package was provided, including specialist stage engineering. Project Achievements • The project was awarded to Shaylor Group based on its value engineering cost of over £1 million.

• Working alongside a live school environment enabled the project team to understand and work around the school’s operations to ensure minimum disruption to the daily curriculum. • Considerate Constructors Score of 37. 1.4 New Boathouse, Shrewsbury School

Demolition of an existing single storey Victorian Boat House and the construction of a new two storey building for Shrewsbury School.

Project Description

Project Achievements

The project was to demolish an existing single storey Victorian Boathouse, and replace it with a brand new two storey building. The second storey that the school gained is used as a training facility.

• Project was carried out with extremely restricted access via a steep track therefore all components & materials used needed to be broken down into manageable sizes.

The aim of the build was to provide the school with modern facilities but keep the aesthetics traditional.

• Public access was maintained around the building & to the river bank fronting the boathouse.

The bricks used for face brickwork were chosen to compliment the surrounding buildings. Likewise a traditional slate roof was installed as to keep in with the adjacent Victorian building’s roof.

• Project was value engineered from an initial estimate of 700k to an agreed contract sum of £573k.

Supplier and material access was difficult as all deliveries had to be bought through a live school environment. To maintain total control, Shaylor had a strict delivery plan in place.

1.4 New Entrance to Heritage Building, University of Wales

Creation of a new entrance to a heritage building from the Victorian period and a retail shop.

Project Description The frontage of the shop was recreated with timber beams whilst the interior was reconfigured with plaster bulk heads. Render was carefully replaced between existing elaborate, Victorian beams. New mechanical and electrical installations were carried out. A small industrial kitchen was created for the adjacent café.

• The main house at Gregynog Hall houses students and provides corporate facilities including bedrooms and function rooms. These were kept open during the refurbishment and disruption was kept to a minimum. • The client was delighted with the finish on the project and has invited the team to carry out further works at The University of Wales.

In a separate building adjacent to the main building, render repairs were made to the main house porch; sections of render were re-applied and decorated.

1.4 Dance Studio, Barr Beacon Language College

Conversion of an existing squash court into a dance studio at Barr Beacon College.

The project incorporated the conversion of an existing squash court into a dance studio.

• Careful co-ordination with the client’s mechanical and electrical services maintenance providers was carried out.

Works included demolition and structural works to remove existing dividing wall. A new entrance lobby and fire escape were created, and all finishes, fixtures and fittings including MF plaster ceiling and sprung timber floor formed part of this project.

• Completion was on time, as part of the eight week fast track programme.

New mechanical and electrical services were installed as part of the contract. Project Achievements • 85% overall customer satisfaction was achieved.

1.4 Multiple Projects, The Independent Schools of King Edward

Refurbishment and alteration works in 5 separate contracts.

Project Description Refurbishment and alteration works in 5 separate contracts including: refurbishment of Assembly Hall, refurbishment and alterations to toilet blocks, fire door improvements, playing field improvements and construction of a balcony extension over the main school hall. Project Achievements

• Balcony extension was an intricate project constructing a new viewing gallery extension with new roof (exposure to weather) over the Main School Hall and we successfully achieved pupil access to the hall throughout. • The playing school project included a new secure entrance and we liaised successfully with the school to maintain access to the playing fields throughout.
