Too much furniture will make the room appear small and cramped. ~ Remove any TV’s, computers or exercise equipment…. remember, luxurious retreat! ~ Create a focal point. The bed is generally the focal point in a Master Bedroom so invest in some new luxurious bedding that gives a spa retreat feel. ~ Remove all personal items and family photos. You want buyers to be able to see themselves in the home, seeing the home owners personal items will make buyers uncomfortable and feel as though they are invading someone else’s personal space. Just remember these tips when staging a Master Bedroom: neutral, spacious, relaxing and tranquil!

Be an Informed Consumer What is required by law?

In Washington, all contractors who perform work or who advertise or submit bids in this state must be registered with the Department of Labor & Industries (L&I), post a bond and carry general liability insurance coverage. • A general contractor must maintain a $12,000 bond. A specialty contractor, such as a painter, must maintain a $6,000 bond. An electrical contractor must maintain a $4,000 bond. Dissatisfied consumers may pursue restitution by taking civil action in Superior Court against a contractor’s bond. • All registered contractors must carry general liability insurance coverage in the amount of $50,000 property damage and $200,000 public liability or $250,000 combined single limit. (Note: This requirement does not pertain to electrical contractors. Telecommunications contractors must carry $170,000 in general liability insurance.) • A contractor must have a current business license, and if the contractor has employees, he or she must have workers’ compensation coverage.

• A contractor must provide a “Notice to Customer” disclosure statement to you for any residential project with a projected cost of $1,000 or more, and any commercial project of $1,000 to $60,000. Except for the licensing of electricians and certification of plumbers, there isn’t a competency test to become a contractor in Washington State. 12 Tips to Remember 1. Make sure your contractor is properly registered. 2. Be wary of contractors who ask you to pick up the building permit. 3. Plan your project carefully, including detailed plans, if necessary. 4. Try to get at least three written bids on each job. 5. Ask contractors for references. 6. Ask what inconveniences might arise. 7. Obtain a written contract. 8. Make sure you understand the terms before you sign anything. 9. Be cautious about paying for work not yet completed. 10. Put all change orders in writing. 11. Make frequent inspections and consult your local building department. 12. Avoid making final payment until you have received a lien release from suppliers and subcontractors.

Consequently, the first step in securing financing begins with finding the right residential loan officer. The residential lending expert you choose to work with will provide you with a checklist of essential documents you’ll need to take the next step—completing a loan application. While you’re completing the application, your home loan expert will be hard at work initiating credit checks, verifying employment and deposit account history and securing credit approval. Once the application has been submitted, your dedicated loan officer works in concert with your Realtor ™ (if applicable) to ensure all the necessary property information has been secured. At the same time, the loan officer will be working hand-in-hand with one of their experienced loan underwriters, whose job it is to verify all of the submitted documents meet the conditions of the loan. They also pay close attention to each detail of your specific loan type to make sure the loan meets the complex regulatory requirements needed for conditional approval.

The next sequence of events marks the final stage of securing financing for your purchase, refinance, construction or remodel project. As the loan processor completes their final application checks and ensures all conditions of the loan are met, the lender requests the closing documents. Behind the scenes, the bank’s loan closing team or an escrow officer from a title company ensures titles are created or cleared, arranges for payoff statements (if needed for your loan type) and puts the final touches on preparing the closing statements. Once all the necessary documentation is prepared, your loan officer will coordinate appointments that are convenient for your schedule to meet with the loan closer or Title Company. At this appointment the final signing of loan documents by you occurs. Upon the final signing, and the escrow company or bank verifies everything is in order, deeds are recorded and funds are dispersed, making your home ownership or refinance goals a reality. This may sound like an arduous process, but it can go smoothly with the right residential loan officer. When looking for the right partner to guide you through the necessary steps, look to your friends and neighbors for recommendations, search online for reputable lenders that are located in your community or stop by a Banner Bank location and ask how we can help.

Checklist for Finding and Hiring a Builder Doing your homework will help you have a more successful experience. Use this checklist to help you select a home builder to build your home:

Refer to the directory in the rear of this guide for the names of member builders. You can also ask family, friends or coworkers for recommendations.

Make sure the builder has a permanent business location and a good reputation with local banks and suppliers.

Ask the builder to provide you with names of previous customers. If they won’t, beware. If they do, ask the customers if they would hire the builder again.

Ask if you can see the builder work, both completed and in progress. Check for quality of workmanship and materials.

Do you feel you can easily communicate with the builder? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.

Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties.

Make sure the builder provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well.

Be cautious of unusually low-priced bids. If the builder is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!

Check out the company’s rating and if there have been any complaints filed with your local Better Business Bureau: www.bbb.org.

Make sure the builder has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.

Avoid Lien Problems Anyone who has hired a contractor to build a new home or is buying a newly built home is subject to a lien. Before the work begins, ask your contractor for the legally required disclosure statement that advises consumers about lien releases. If any supplier of materials, worker or subcontractor is not paid, a lien may be filed against your property to force you to pay. You could pay twice for the same work. Or worse, an unpaid lien could lead to foreclosure on your home. (For remodeling projects, liens can only be filed for the amount left unpaid to the general contractor.) If you receive a “notice of intent” to file a lien on your property, ask your general contractor to provide you with lien release documents from the supplier or subcontractor who has sent this notice before making final payment. The contractor is required to provide you with more information about lien release documents if you request it. If you have requested lien release documents, avoid making final payment until you have received a lien release from suppliers and subcontractors.

How Should I Care for My Wood Floor? Care Tips Source: Jason Black, Artisan Flooring, LLC •

Sweep or vacuum regularly to remove debris and accumulated dirt from the floor.

Never use a wet mop, or attempt cleaning a hardwood floor with water.

Water can dull your floor's finish and permanently damage the wood.

Although hardwood floors can be scratched, any scratches to the finished top layer are usually easy to repair.

Over time, sunlight will change the color of most stained hardwood flooring to some degree.

Hardwood floor finishes can be restored to their original luster. Use a manufacturer recommended cleaner, such as Bona (available at most big box stores -we do not recommend the polish) or Woodwise.

A lien against a consumer has to be filed within 90-days of work stoppage or delivery of materials. If a lien is filed against you, the best way to protect yourself is to make a check payable to both the contractor and the lien claimant to get the lien removed from the contractor. David Forchemer opened Andreas Keller Restaurant in 1989 out of love for the Bavarian culture, food and people he had known so well. Together with his daughters, Heidi and Christina, he operated the restaurant until his retirement in 1995, when Heidi became the owner and manager. Together with her son Maximillian “Andreas,” daughter Alexander, and Chef Anita Hamilton (from Hessen, Germany), Andreas Keller has become world famous and, in 2014, celebrated 25 years of excellence. The Andreas Keller (“Andreas Cellar”) was recently remodeled and the back dining room was turned into a Bavarian-style barn, called the “Haflinger Stüberl,” named for the breed of horses that pull the restaurant’s wagon in the local parades. The warmth of wood, hand-painted murals and lovely wrought-iron details, combined with delicious Bavarian specialties, are certain to create unforgettable memories. Putnam, owner of the former Smokeblossom restaurant in Wenatchee and Smokeblossom Catering, has reinvented his restaurant in Cashmere as a pop-up, tapas-style dinner event one night a week. Or not at all. “I like this because I can come in and create something when I feel like it and use social media to invite a limited number of people,” Putnam said. Here’s how it works. Putnam posts a weekly menu on the Smokeblossom Facebook site and starts extending invitations to the restaurant’s FB friends the week before each event, usually every Friday. FB friends can join the dinner event or say maybe. When he gets 50 or so sure customers, that’s it, unless there are cancellations. He sends a FB message to those who have been accepted and gives them a preferred time between 6 and 9 p.m. His open kitchen and rustic dining room in Cashmere’s Mission District is informal and a fun place to hang out. After all, you’ll probably know most of the others invited that night from Facebook. And don’t count on him being open every week. He has other commitments, like other catering jobs, private dinners, kid’s stuff and 49er football games. Smokeblossom is located at 215 Mission Ave., Cashmere. Jones of Washington Winery was named the “2012 Washington Winery of the Year” in Wine Press Northwest Magazine. They have also been voted Best Winery in the BNCW Chefs on Tour in 2013 & 2014. Jones of WA uses grapes from their own estate vineyards in Quincy and Mattawa to produce their award winning wines, and have Tasting Rooms in Quincy and at Pybus Public Market in Wenatchee and are locally distributed by Columbia Distributing, Wenatchee, WA. Most recently Jones of Washington Winery won big in the “North Central Washington Wine Awards”, sponsored by Foothills Magazine. Seven of their wines received high honors placing Best of Show, Best of Class, Gold Medals as well as Double Gold Medals. In 1999, Kyra and her husband Bruce, who both had always wanted to go into business together, bought an apple orchard and converted it into vineyards. While the vineyards were maturing, Kyra started to make small batches of wine on the side. Once the vineyards started producing useable fruit, Kyra was ready to put it to use. In 2006, they produced and commercially released 600 cases. Their winery is located in Moses Lake where there are only two other wineries. In 2007, they moved the facility to a 5200 sq. ft. building owned by the Port of Moses Lake. Today, Kyra Wines is still small, producing 2,000 cases a year. Kyra produces Cabernet Sauvignon, Merlot, Chardonnay and Pinot Gris, along with some interesting varietals such as Dolcetto, Chenin Blanc and Sangiovese. Kyra is one of the few wineries in Washington State that produces a really good Pinot Noir, with fruit sourced from Washington. In 2001, Oliver and Pamela Brulotte were fortunate enough to move to Leavenworth, Washington. At that time, they built and opened München Haus Bavarian Grill & Beer Garden, www.munchenhaus.com. Operating a beer garden opened their eyes to the amazing craft brews available around the world and especially the Northwest, and they take pleasure in having the opportunity to share these with their customers and enjoy them themselves. With their love of beer, and Oliver’s family history of hop farming that spans four generations, it was a natural fit to want to produce fresh, delicious, local craft brews. Ryan Patrick Vineyards was a pioneer winegrower in what is now Washington State’s newest American Viticultural Area (AVA), Ancient Lakes of Columbia Valley. A combination of unique growing conditions including a cooler climate, a thin soil layer and vineyard elevations of 1,200 - 1,400 feet contribute to the area’s unique character. At Wenatchee Valley College, we strive to provide every athlete with a first-class academic and athletic experience. One measure of the success of this mission is reflected in the number of student-athletes that go on to academic and athletic success at the four-year college and university level. quality, contributing citizens on their team, the campus and throughout the community. More than 140 student athletes comprise the heart of Wenatchee Valley College athletic teams. We offer seven intercollegiate sports: men’s and women’s soccer, women’s volleyball, men’s and women’s basketball, baseball and fast-pitch softball. If You Need to Evacuate Your Home There may be conditions under which you will decide to get away or there may be situations when you are ordered to leave. Follow these guidelines for evacuation: • Plan places where your family will meet, both within and outside of your immediate neighborhood. Use the Family Emergency Plan to decide these locations before a disaster. • If you have a car, keep a full tank of gas in it if an evacuation seems likely. Keep a half tank of gas in it at all times in case of an unexpected need to evacuate. Gas stations may be closed during emergencies and unable to pump gas during power outages. Plan to take one car per family to reduce congestion and delay. • Become familiar with any alternate routes and other means of transportation out of your area. Choose several potential destinations in different directions so you have options in an emergency.

• Take your emergency supply kit unless you have reason to believe it has been contaminated. • Listen to a battery-powered radio and follow local evacuation instructions. • Take your pets with you, but understand that only service animals may be permitted in public shelters. Plan how you will care for your pets in an emergency. If time allows: • Call or email the out-of-state contact in your family communications plan. Tell them where you are going. • Secure your home by closing and locking doors and windows.

• Leave early enough to avoid being trapped by severe weather.

• Unplug electrical equipment such as radios, televisions and small appliances. Leave freezers and refrigerators plugged in unless there is a risk of flooding. If there is damage to your home and you are instructed to do so, shut off water, gas and electricity before leaving.

• Follow recommended evacuation routes. Do not take shortcuts; they may be blocked.

• Leave a note telling others when you left and where you are going.

• Be alert for road hazards such as washed-out roads or bridges and downed power lines. Do not drive into flooded areas.

• Wear sturdy shoes and clothing that provides some protection such as long pants, long-sleeved shirts and a cap. • Check with neighbors who may need a ride.

• If you do not have a car, plan how you will leave if you have to. Make arrangements with family, friends or your local government.

Define in terms of grading and excavation, foundation requirements. Earthquake faults: How close and how risky? Elevations: Is the property level? Hilly? Marked by canyons? Are there rock formations that will hamper grading? Flood plain: Near enough to provide a hazard? Is a GeoͲTech evaluation required? Is parcel large enough for your new structure? Riparian areas located on site? Soil type: Is it sandy, rocky, full of clay? Subdivision restrictions i.e. conveniences?
