Building North Central Washington 2015 Home Show

Welcome to the 2015 BNCW Home Show It is with tremendous excitement and a great deal of pride that Building North Central Washington presents the Twelfth Annual BNCW Home Show! This year’s Show is proudly presented by Complete Design, Inc. We encourage you to make a point to visit their booth while you stroll through the Show.

Once again, we’re especially proud to be bringing the 2015 Home Show to you from the very user-friendly venue -- the Town Toyota Center! We’re confident that this facility will make your Home Show experience that much more enjoyable -- more parking…all vendors on one floor…and many other amenities that will help to make your visit more enjoyable! Scores of volunteers and professionals have worked diligently to create what we believe to be the most informative, enjoyable and comprehensive trade show available in North Central Washington. This is your opportunity to have all of these resources gathered into one place, just waiting for your visit! Home Show 2015 is a culmination of many premier professional companies--covering such areas as building & remodeling, baths, kitchens, landscaping, home interior, outdoor living, home exterior, real estate & finance, home technology & entertainment and many other home-related products and services. The vendors participating in the Show are eager to meet you and to introduce their products and services!

I encourage you to spend as much time as you wish, exploring and learning! Take the opportunity to explore our DIY Experience in the east concourse and learn tips and tricks to help with your next small project. Spend time-sharing your questions with the industry experts! We think that you’ll be pleasantly surprised at the wealth of information that will be available to you--all in one place! It’s not all work and no play! The kids will love the projects just waiting for them at the very popular Lowe’s Kids Construction Zone and on Saturday and Sunday, the kids won’t want to miss the treasure hunt and more! On behalf of the Home Show planning committee and BNCW’s Board of Directors, we are very pleased and excited to have you as our guest. We hope you enjoy the Show! When you visit the Show, we hope that you will consider bringing a few canned food items. Throughout the three days, we will be collecting non-perishable food items for Serve Wenatchee Valley, in an effort to help meet the significant need in our Valley. Your contribution will be rewarded by a dollar discount on your adult ticket purchase. In addition, a portion of every adult ticket sold to this year’s Show will go to benefit the Wenatchee Valley College Athletic Booster club! Thank You for Attending and Enjoy the Show! Marc S. 2015 Home Show Committee The planning and execution of an event of this size requires a number of volunteers contributing time, effort, energy, and ideas! The individuals listed below have put in a tremendous amount of effort and deserve to be recognized! Without their support and involvement, this event simply would not be possible. During the weekend of the Show, there will be close to 100 people volunteering their time greeting attendees, assisting vendors, assisting in setting up the show and tear-down, too. We sincerely thank each of our valued volunteers for contributing their time and talent to help produce a great event for our community!

Community Project

The primary mission of Wenatchee Valley College Athletics is to nurture those skills and attributes necessary to achieve success, not just in athletics, ATHLETIC BOOSTER CLUB but in all aspects of life. Our coaches and athletic department personnel are committed to seeing that this mission is carried out in a comprehensive, professional manner. At Wenatchee Valley College, we strive to provide every athlete with a first-class academic and athletic experience. One measure of the success of this mission is reflected in the number of student-athletes to go on to academic and athletic success at the fouryear college and university level. We also educate our student athletes to perform at the highest level in areas of community service and as quality, contributing citizens on their team, the campus and throughout the community. More than 140 student athletes comprise the heart of Wenatchee Valley College athletic teams. We offer seven intercollegiate sports: men’s and women’s soccer, women’s volleyball, men’s and women’s basketball, baseball and fast-pitch softball. WVC has enjoyed many years in the top rankings of the dozens of teams that make up the Northwest Athletic Association of Community Colleges (NWAACC), our athletic conference. The NWAACC is comprised of 35 community colleges throughout Washington and Oregon, and is the largest single community college athletic association in the United States. Our coaches have been recognized locally and throughout the NWAACC as some of the best coaches in their sport.

Non-Perishable Food Drive Partner Serve Wenatchee Valley represents a collaborative effort of over 39 churches within the Wenatchee Valley. Presenting Sponsor

Complete Design, Inc. Often times, when our client is considering building a custom home, they study different aspects of homes being built in the area and dream about how the most appealing parts can be incorporated into their new home. Complete Design has been assisting clients with putting these ideas into the form of buildable plans since the year 2000. In the NCW area this has resulted in over 2500 new residences. Ultimately it is our goal to have a final product that the client and their contractor can be proud of. Complete Design’s knowledge of the local building industry and the requirements of the governing jurisdictions are fundamental to this success. By providing services from early design concept through final permitting, Ryan Kelso, our founder and CEO, puts much emphasis on designing structures that “work” from the contractor’s point of view, but are creative from the client’s. It is this, combined with our reasonable rates, that make us distinctive. Our use of three-dimensional design technology helps customize the home to meet the client’s desires, and in turn, present it to them in a very visual way. This allows for modifications when the project is still in the design phase, avoiding costly revisions once construction begins. Complete Design can be counted on to create a home that feels comfortably familiar from the day the client moves in, because it is exactly how they dreamed it would be.

Outstanding communication and providing as much pertinent information as possible are just two of the ways in which Complete Design strives to eliminate some of the bumps that inevitably come with building a home. You are encouraged to visit our website at www. completedesign.cc, it is designed to answer many of the questions homebuilders have and is a wonderful resource for anyone just getting started with a project. In depth information that is a must to know is available in the free resource section. Dear Lexar, Our experience working with Lexar Homes was exceptional. The process from picking out blueprints, to choosing options and putting the entire package together was pleasurable. The individuals working for Lexar in the office and on the work site were professional, courteous, helpful and above all, honest. By honest, I mean that they did not gloss over the facts, they under promised and over performed. We built expecting this to be our last home we would live in. We chose several upgrades, enhancing our home. We were able to modify the plans “2130” to our liking without resistance from Lexar. Everyone was easy to work with, they stayed on schedule and we were able to move into our home on time. We often refer others to Lexar. Building a Lexar home was a very pleasant experience, and now having been in our home for almost a year and a half, our opinion has only gotten better.

Budget Blinds of NCW

Greg Crisman knows a few things about blinds and window coverings and living in the Wenatchee Valley. As a Wenatchee native since 1976, Greg has seen a lot of changes in the area and in the window covering business. Upon graduating from Wenatchee High School in 1987, Greg worked in various fields including the family insulation business, managing a small lumber yard, and spending 3 1/2 years as an electrical apprentice in Seattle. In 1991 he returned to Wenatchee to start Cascade Blind Cleaning, the first mobile ultrasonic blind cleaning business in North Central Washington. Soon the business had grown to keep him very busy cleaning and repairing blinds for homes, cabins, businesses, and rental properties from Wenatchee to Leavenworth and Moses Lake to Omak. As his expertise and business grew, clients began asking him to help them out with replacing blinds that were old and beyond repair or they just wanted to update their home with a new fresh look. In 1999 a client suggested to Greg that he meet with the owners of Budget Blinds who had recently put blinds in her home. They had mentioned that they needed to sell Budget Blinds due to family responsibilities. A meeting was set up and with the advice and guidance of his dad, Chuck Crisman, a successful local Wenatchee insulation contractor; Greg purchased the Budget Blinds business, including their van, tools and inventory. During the booming construction years of 2000 - 2007 things were extremely busy and very fast paced. Many new developments and neighborhoods’ appeared all over the Wenatchee landscape.

Debbie S FEIST, LUTCF 363 EASTMONT AVE East Wenatchee debbiefeist@allstate.com

Since the economic and resulting construction slowdown in the years since that time, Budget Blinds has still always continued to stay busy and have lots of repeat and referral business. “What I get a kick out of is now I am working in the first new homes of some of my original client’s children, and also in my client’s condos as they begin to downsize. It’s really come full circle in many ways. We try and bring our expertise and background to the table for each and every client, helping them to fulfill their vision for their project on time and on budget.” As part of the world largest and most successful window covering franchise, yet being locally owned and operated Greg has the unique ability to bring the best of both worlds to every client and project. “Its great that you can have both local experts who understand your needs and also have the best selection of products, best pricing, and best warranty products of anyone in the market! I think that is a win-win situation for everyone and we are grateful for the opportunity to bring that to each and every client.” From wood blinds to cellular blinds, vertical blinds to skylight blinds, roller shades to motorized exterior solar screens, Budget Blinds has a style for any point of view. We are proud to to continue to be a part of the Wenatchee community and serve our neighbors and clients with their entire window covering needs. 509-662-7444 gcrisman@budgetblinds.com • www.budgetblinds.com

The Custom Home Design Process Submitted by: Ryan Kelso, Complete Design, Inc.

Phase I - Schematic Design Phase I involves determining the project goals and requirements, which in turn define the program for the project. This “program states the required functions of the project. It explores questions related to budget, time frame, square footages, indoor and outdoor space usage, spatial relationships and form. This is also the research phase of the project, when geotechnical, zoning, applicable building codes, etc. are discovered and addressed. The design team, based on the client’s needs and wants will be assembled. This phase produces a final schematic design, to which the owner signs-off on after discussions with the designer. Phase I will result in floor plan design.

Phase III - Construction Drawings Phase Once the client and designer are satisfied with the aesthetics and functionality of the structure, construction documents are created. These drawings have greater detail and will include structural components and construction framing.

Phase II - Design Development Using the floor plans created in Phase I, this phase takes the process one-step further by generating elevations & roof features. The result is drawings that define the “style of the building and specify design elements such as material types. A Site Plan is also created during this phase.

Phase V - Document Submittal Phase This final phase is one in which all the construction documents, along with all the backup information from the design team, is made part of the building permit application. Phase V also includes submitting this package to the applicable building department jurisdiction.

Phase IV - Construction Documentation Phase This phase takes the drawings created in phase III and compiles them, along with specifications and details, into a set that will be used for submittal to building officials for approval, as well as to the builder for construction purposes.

How Should I Care for My Wood Floor? Care Tips:

Submitted by: Jason & Jenny Black, Artisan Flooring, LLC • Sweep or vacuum regularly to remove debris and accumulated dirt from the floor.

Full Service Restoration Company • 24-Hour Service Damage Repair Fire ~ Smoke ~ Water ~ Wind ~ Mold ~ Sewage Remodeling & General Contracting Services Tell your insurance agent you want

• Never use a wet mop, or attempt cleaning a hardwood floor with water. • Use felt pads under the feet of furniture to prevent scratching. • Water can dull your floor’s finish and permanently damage the wood. • Although hardwood floors can be scratched, any scratches to the finished top layer are usually easy to repair.

We Put You Back In Your Home

• Over time, sunlight will change the color of most stained hardwood flooring to some degree. • Hardwood floor finishes can be restored to their original luster. • Use a manufacturer recommended cleaner, such as Bona (available at most big box stores -- we do not recommend the polish) or Woodwise.

Hidden Construction Hazards Submitted by: Jeff Story, Story Construction LLC

Have you ever wanted to tackle your own construction project? Many of you may already have, or you are thinking about starting one, but you may not be aware of the many hazards that are present on construction sites. In this article, we will discuss several of the health hazards that are present in construction projects today that are not seen or known, such as asbestos, lead and mold. Asbestos was and is used in many construction materials such as insulation, roofing, drywall materials and adhesives. It is known to cause serious health problems that don’t show up until years later. Because asbestos can stay airborne for up to 96 hours after it has been disturbed, it takes special training and equipment to ensure proper and safe removal of asbestos containing materials. The only way to know if the materials you plan on disturbing contain asbestos is to have it tested by a certified analysis lab. Lead is a relatively new hazard even though it has been around and used for years. Many people don’t know about lead and its effects on people, especially pregnant women and children. The EPA has set new laws for contractors and landlords who work on structures built before 1978. It takes special training and equipment to safely alter surfaces that contain lead based paint. Even though they sell test kits at local hardware stores, you have to be trained to know what kits to use, and on what surfaces to use them on because not every kit is compatible with all types of surfaces.

Eastern Washington has a fairly dry climate compared to the west coast, yet we still have our fair share of mold problems. Mold can begin growing within 24 hours under the right conditions. Mold is commonly found anywhere dampness might be such as crawlspaces, attics, kitchens and baths. There are many different types of mold, some which are not actually bad for us, but the only way to know what type you have is to have it tested by a certified lab. One of the biggest misconceptions about mold is that it can be cleaned and remediated using bleach. Bleach will clean a surface, but it will not kill mold spores. It takes special chemicals (which are not available to the general public), equipment and training to effectively remediate mold. Some of the most obvious hazards on a jobsite actually come from the tools used to complete the job. Examples of these hazards are nail guns, saws, drills and jack hammers. These tools are loud, which can cause hearing loss if exposed for long periods of time. They can also create dust, which, if inhaled can harm your respiratory system. Using the proper Personal Protective Equipment (PPE) will help to reduce hazards to you. This article was intended to help and inform you about possible hazards on Do It Yourself projects. The more informed and educated you are about possible hazards, the easier it is to keep yourself, your family and others safe during your project.

Understanding Window and Door NFRC Ratings Submitted by: Robert Guerin, Wenatchee Valley Glass

The National Fenestration Rating Council or more commonly known as the NFRC is a not for profit organization that administers the only uniform, independent rating and labeling system for the energy performance of windows and doors. Manufacturers have independent laboratories test according to NFRC procedures. All tested windows include ratings for U-Value, Solar Heat Gain Coefficient (SHGC), and Visible light Transmittance (VLT). The NFRC also has guidelines for testing of condensation resistance, air and water infiltration, structural performance, and acoustical performance but are not required for manufacturers to have a rated product. U-Value measures the rate of heat loss through the window. The lower the u-value the better the window is at resisting heat loss. Current Washington State Energy Code requires that new homes have a U-Value of 0.30 or better. This is the same performance requirement that the Chelan County PUD requires as a maximum for their weatherization rebates. For reference, single pane windows typically had a 1.2 U-Value; double pane aluminum windows had a 0.70 U-Value, and double pane non-Low E vinyl windows had a U-Value of 0.50. Currently most windows have a 0.30 UValue with triple pane in the 0.20 range. SHGC refers to how much heat from the sun is blocked. The lower the SHGC the better the window is at blocking the solar heat gain. This however comes with some sacrifices. As windows get better at blocking the heat gain, the VLT and reflectivity of the window increase. A window with basic Low E would have a SHGC in the 0.30 range. When upgrading to a high performance solar control Low E, the SHGC drops to the 0.22 range. Tinted glass lowers the SHGC as well, but also blocks the visible light transmittance. VlT measures the amount of light that comes through a window. Clear double pane glass would allow just shy of 0.80 of visible light to pass through. Double pane Low E allows 0.70 VLT, solar control Low E allows 0.64 VLT, and tinted glass allows 0.48 VLT. When building a new home, you can use the weighted average of your glazing area to meet your performance requirements. What this means is that you can have a door with a 0.40 U-Value but the square footage of windows and performance would have to be better than 0.30. If the average of all of your glazed area has a 0.30 U-Value, you would meet the state requirements. Note that the numbers used in this article are for illustration and can vary based on the brand of window and type of glass.

Homebuyer Checklist - 15 Things to Look for When Choosing a Home Submitted by: Rob Eldred & Shawn Larson, Lexar Homes The following list is some components and applications you may wish to consider in your new home that will result in energy efficiency and energy savings.

Why it’s the right thing to do: Installing capillary breaks creates a protective layer that stops moisture transfer in your home and prevents rotting and mold.

1. 27 U-Value Windows (Code = 0.30; the lower the number, the higher the efficiency) Benefit: High performance windows will save you money and provide a comfortable and consistent room-to-room living environment. They also prevent UV rays from damaging or fading your furniture and flooring.

9. Pan Flash All Windows & Doors (Code = not required) Benefit: Pan flashing creates an added layer of defense, just another step Lexar takes to assure your home is protected from moisture damage. This improves the comfort and overall performance of your home while protecting it from moisture damage.

2. Above Standard R-49 Attic Insulation (Code = R-38, the higher the number, the better the efficiency) Benefit: Increasing the attic insulation by 33% and using above standard insulation techniques saves money, energy and reduces noise. Formaldehyde-free insulation made of recycled material promotes healthier indoor air for your family.

10. High-Quality House Wrap (Code = standard vapor barrier only) Benefit: High quality drainage wrap creates a barrier that moves moisture away from the home. This also reduces drafts, creates a more comfortable home and promotes cleaner indoor air quality.

3. Insulated Headers & Corners (Code = required, but not enforced in many jurisdictions) Benefit: Advanced framing techniques increase the amount of insulation in your walls, reduces the amount of wood in your home, lowers your heating costs and saves you money. 4. High Energy Efficiency Hot Water Tank (Code = not required) Benefit: In addition to saving you money, the high efficiency hot water tank will last longer and perform more quietly than traditional models. 5. Water Conserving Faucets (Code = not required) Benefit: Water conserving faucets prolong the life of your system and save you money in usage and repair. 6. Airtight Drywall Application (Code = not required) Why it’s the right thing to do: The airtight drywall application reduces energy costs, minimizes dust, improves indoor air quality, and stops moisture intrusion.

11. Sealed garage-to-house common walls eliminates transfer of toxic air into the home (Code = not required) Benefit: Creating an airtight seal reduces the opportunity for common garage pollutants, such as carbon monoxide, fertilizers, and gasoline, from entering your home. 12. ENERGY STAR High Quality Bath Fans (Code = standard fan with heat light only) Benefit: High efficiency bath fans increase air exchanges, reduce moisture condensation, improve the indoor air environment, and use 65% less energy than louder, traditional models. *Upgrading to ENERGY STAR bath fans also includes the installation of energy efficient lighting and bathroom heating units. 13. Engineered Wood Floor System (Code = not required) Benefit: Strong, engineered floors eliminate squeaks and vibration while providing peace of mind with a 50-year manufacturer warranty.

7. No/Low-VOC Primers, Paints, Adhesives & Caulks When Feasible*(Code = not required) Benefit: removes toxins in your home, while reducing landfill contaminants and eliminating off gassing in the environment. Project Planning: Keeping Your Budget in Line Submitted by: Dane Strausz & Greg Armstrong, ProBuild Once you’ve decided how much you can afford to spend fulfilling your remodeling dreams, the real challenge is making sure you stick to this budget. So, how can you prevent your expenses from spiraling out of control? • Plan on spending only 80 percent of what you can afford. Put the additional 20 percent in reserve to cover changes, unforeseen problems, and miscellaneous charges. • Remember that anything not included in the original contract will cost extra. It’s very easy to start tacking on hundreds and even thousands of dollars in change orders that will break both your budget and your time line. • Stay focused on the task at hand. Stick to the project you have planned rather than deciding that now is the time to overhaul the rest of the house. Is it time for a change? Perhaps it was that moment when you realized avocado green and harvest gold are no longer the “in” colors. Or maybe you had an epiphany one day as you stood in line to use your own bathroom. Whatever the impetus, the thought has crossed your mind: Maybe it’s time to remodel . . . . The reasons for remodeling are as varied as the projects we undertake. Some of these include: • Adding more space. • Upgrading cabinets, counters, appliances and fixtures. • Creating a floor plan that’s customized for your lifestyle. • Improving energy efficiency with new windows, doors, insulation, and climate control systems. • Increasing the resale value of your home. What do you want? Before you head too far down the remodeling path, it’s a good idea to think through your wants and needs and create a prioritized list. • Decide what changes you want to make. • Figure out what you and other family members like and dislike about the house. • Look at magazines and collect pictures of what you like. • Think about traffic patterns, furniture placement, colors, lighting and how you want to use the remodeled space now and in the future. Do it yourself or hire a professional? Do-it-yourself (DIY) projects have skyrocketed in popularity on the heels of Martha Stewart Living, HGTV and other popular homeimprovement programming and publications. And for certain small projects, a DIY project can be rewarding and fun – if you are prepared and have the proper skills.

Before you start knocking down walls and taking out wiring, ask yourself the following questions: • Do you have a clear idea of what you want your project to look like? • Do you have the time to complete this project? • Have you ever undertaken a project like this before? • Do you know everything you will need (materials, tools, etc.) to complete the project? • Do you have all the tools you will need? • Where will you obtain the necessary materials? • Are you familiar with the applicable building codes and permits? • Do you enjoy physical labor? • Do you have the necessary skills for this project? If not, do you have the time and resources to learn these skills? • If you cannot complete the project according to your original schedule, are you (and your family) prepared to handle the resulting inconvenience? • Will you need assistance with this project? If so, who will assist you? Do they have the time and skills required for this project? • Do you understand all the safety issues associated with this project? • Are you familiar with the architecture and structure of your home (i.e., how knocking down one wall will affect the rest of the structure)? • Have you considered the hidden costs associated with doing it yourself – time, tools and the possibility that you may actually decrease the value of your house if the result isn’t up to professional standards? It is easy to look at the cost of hiring a professional remodeler and think only of labor and materials. However, remember that a professional remodeler offers you an important service – years of experience, the right tools, a network of suppliers and subcontractors, and an in-depth understanding of legal regulations, cost estimating, scheduling and the latest construction techniques.

Why Buy New?

Submitted by: Cindy Cornell, Village Life Because The Home Is All Yours! When you buy a new home, you are investing in your dream, not moving into someone else’s. If you begin the process early enough, you are able to take advantage of presale opportunities and the ability to design selections such as cabinets, countertops, tile, flooring, and other options -- the choices are yours to make and will reflect your style. And who doesn’t love that new home smell?

Modern Convenience! Simply put…buying new means it’s time to enjoy all the latest designs, style, comfort, energy efficiencies, and quality you get from a new home. From cozy gas fireplaces with craftsman style detailing to energy efficient appliances, porcelain tiles, hardwood flooring and so much more, buying new is the way to go!

Warranties Are A Wonderful Thing! I suppose buying used could have its benefits if you’ve always dreamed of restoring an old farmhouse, but most of us are more interested in buying a home that we can actually live in and raise our families. We’re interested in a home that is low maintenance, allowing us more time to spend doing the things we enjoy with those we love. When you buy new, your home is covered under warranty! No roof replacements or broken down appliances. No cracked countertops or outdated, leaky water heaters. You’ll now have all the latest design and building materials offering you stressfree living for years to come. Simply put, you’ll have peace of mind.

Considering a Central Vacuum System

Submitted by: Karen Weaver, Sew-Creative Sewing & Vacuum

There are several good reasons for considering central vacuum systems in new homes. The most obvious is indoor air quality. Indoor air quality is a huge marketing tool for potential homeowners, especially if they have kids. While traditional vacuums can re-circulate dusty air, central vac removes most allergens from the home. Stanley M. Naguwa and M. Eric Gershwin of University of California at Davis School of Medicine conducted a study of 25 people, in which some individuals used a conventional vacuum for three months while others used a central vacuum system. At the end of the three months, they switched. During the six month time period, they measured the participants’ activity, sleep, non-nasal symptoms, practical problems, nasal symptoms, eye symptoms and emotions. For all categories, the central vacuum system was deemed the better choice. Weight is another factor. Instead of lugging around a heavy receptacle that unplugs from the wall every time users go a little too far, central vacuum systems consist of hoses and handles. Manufacturers have other features that will attract buyers as well. If you’ve been considering investing into a central vacuum system, the findings of this study provide just one more great reason that your investment is a smart one.

Post-Frame Buildings A Great Option

Buying a home is probably the most expensive purchase you will ever make.

Submitted by: Tanya Davis, Western Ranch Buildings, LLC

Do your home improvement plans include a new shop, outbuilding or maybe you simply want to protect your vehicles, equipment, and RVs? You might want to consider a post-frame building as an economical alternative. Post-frame buildings have a wide variety of uses and styles – from a basic structure with a simple wood frame and metal roof and walls to a complex roof design with various roofing and siding materials and complete interiors. Options for post-frame buildings are endless, and, there are many finish options that allow you to create the look you desire.

Home Inspections Structural Pest Inspections Foundation Certifications “My promise to you is to conduct a thorough professional Inspection with a comprehensive, easy-to-understand written report of my findings.”

How is Post-Frame construction different from other types of construction? Post-frame construction requires minimal footing and foundation materials and limited wall and roof framing materials. Post-frame building utilizes a series of treated, durable wood posts, which function as the foundation, structural frame, and wind bracing for the building. Lumber embedded in the soil is pressure treated with preservatives to protect against decay for the life of the building. The metal roof and wall panel act as the structural component and the weather protection for the building eliminating the need for plywood or OSB sheeting. Clear span trusses and simplistic secondary framing coupled with no need for a formed foundation allow for cost savings and efficient construction times. Post frame buildings are a great solution for a wide variety of uses including garages, RV storage, shops, and small commercial buildings. With all of the design and finish options available, your new building will beautify and enhance the value of your property.

Before Hiring a Contractor, Recognize the Warning Signs of a Scam • Contractor provides a credential or reference that can’t be verified. • Contractor offers a special price only if you sign today, or use other high-pressure sales techniques. • Contractor only accepts cash, require large deposits or the entire costs up front, or asks you to make the payment in their name. • Contractor does not provide a written contract or complete bid. • Contractor asks you to get the building permit. In most instances, if you have hired a contractor, the contractor is required to take out the permits. Permits are your protection and help ensure that work will meet local building codes. • Contractor offers exceptionally long warrantees. • Contractor wants to do most or all the work on weekends and after hours. • Contractor gives you an offer that sounds “too good to be true.”

We frequently receive inquiries from homeowners who have run into problems with their contractors. More often than not, these homeowners have hired an unregistered, uninsured ‘contractor’ who isn’t properly bonded, and the homeowner finds themselves in impossible situations as a result of the temptation to choose a contractor based solely on price rather than completing their due diligence—much less recognizing the warning signs.

As referenced above, an offer that sounds “too good to be true” is more than likely your warning sign that you’re dealing with an illegitimate contractor, and to steer well clear! If you select an unregistered contractor for your construction or home-improvement project, you risk having absolutely NO recourse if things go bad. For those who have ever found themselves in this predicament, know what a very, very painful and costly experience this can prove to be. In addition to heeding the warning signs above, remember to: • Utilize the BNCW website as a resource for completing your due-diligence • Ask contractors for references • Ask what inconveniences might arise • Obtain a written contract • Make sure you understand the terms before you sign anything • Be cautious about paying for work not yet completed • Put all change orders in writing • Avoid making final payment until you have received a lien release from suppliers and subcontractors For more information, please visit www.buildingncw.org.

Help Keep Your Pipes From Freezing this Winter Submitted by: Travis Turner, Turner Restoration

With winter comes the threat of damage to your home from snow, ice and freezing. Did you know that homeowners file five times as many claims for damage due to burst pipes than claims for fire damage? Protect your pipes with these tips. Turn on the taps Let the water drip in extreme cold. Even if the water does freeze, this will relieve some of the water pressure and keep the pipe from bursting.

Seal the gaps Cracks in your home’s outside walls or foundation should be caulked to keep cold air away from your pipes. Drain your pipes If you’re taking a trip in the winter, consider draining your pipes to prevent them from bursting. Shut off the main valve and then turn on all the taps (hot and cold) and let the water run until the pipes are emptied.

Open cabinets Leave the cabinets open under your kitchen and bathroom sinks. This keeps warm air circulating around your pipes. Wrap the pipes If your pipes are in areas that don’t get warm air, consider insulating them with insulation sleeves or wrapping. You can get foam rubber or fiberglass sleeves at your local hardware store, or call a plumber to do it for you.

Quick Tips for Staying Warm this Winter Source: Chelan County PUD’s Conservation Department

You can stay comfortable indoors without sending your thermostat and energy bill – through the roof. Here are a few tips on cold-weather conservation. • Check weather stripping on exterior doors and windows. Adjust or replace it if you can see light or feel a draft. • Check ceiling and crawl spaces to ensure there is adequate insulation. • Check your furnace and heat pump filters once a month. Replace if dirty. • Close fireplace damper and glass doors when fireplace is not in use.Don't use your fireplace in the coldest weather. • Fix broken ducts and replace cracked or peeling tape on ducts. Use tape with the UL (Underwriters Laboratories) logo and labeled for heating ducts. • Check to make sure foundation vents are closed for the winter. If your vents do not close, taping a piece of plastic on the outside will help considerably.

• In the evening, close your drapes to retain heat. Make sure heating registers are not covered by the drapes or furniture. • Lower your thermostat at night and when not at home. Use a programmable thermostat if you have a heat pump. • Dress warmer on colder days; it's less expensive than turning up the heat. • Take advantage of natural daylight as much as possible. Tips for winter AND the rest of the year: • Use energy-saving compact fluorescent light (CFL) bulbs or LEDs. • Upgrade to efficient ENERGY STAR appliances. • Set your water heater no higher than 120 degrees. • Use the cold water setting for clothes washer loads. • Keep your refrigerator at 38 degrees and freezer at 10 degrees.
