The Custom Home Design Process

Phase II - Design Development Using the floor plans created in Phase I, this phase takes the process one-step further by generating elevations & roof features. The result is drawings that define the “style” of the building and specify design elements such as material types. A Site Plan is also created during this phase.

Phase I - Schematic Design Phase I involves determining the project goals and requirements, which in turn define the program for the project. This “program” states the required functions of the project. It explores questions related to budget, time frame, square footages, indoor and outdoor space usage, spatial relationships and form. This is also the research phase of the project, when geotechnical, zoning, applicable building codes, etc. are discovered and addressed. The design team, based on the client’s needs and wants will be assembled. This phase produces a final schematic design, to which the owner signs-off on after discussions with the designer. Phase I will result in floor plan design.

Phase III - Construction Drawings Phase Once the client and designer are satisfied with the aesthetics and functionality of the structure, construction documents are created. These drawings have greater detail and will include structural components and construction framing. Phase IV - Construction Documentation Phase This phase takes the drawings created in phase III and compiles them, along with specifications and details, into a set that will be used for submittal to building officials for approval, as well as to the builder for construction purposes. Phase V - Document Submittal Phase This final phase is one in which all the construction documents, along with all the backup information from the design team, is made part of the building permit application. Phase V also includes submitting this package to the applicable building department jurisdiction.

10 Tips to Prepare Your Home For Sale Source: Pam Pettit, Owner of Designs for Living

Did you know…

9 out of 10 homebuyers start their search online, making their decision to visit your home by what they see on listing photos? Homebuyers make their buying decision within 90 seconds after walking through the front door? Another staggering statistic is that only 10% of homebuyers can visualize a home’s potential! These statistics truly emphasize the reason for preparing your property for sale! Here are a few tips to help you prepare your home to be Show Ready! 1. Make your home look organized, even if you are not, by clearing away all clutter! 2. Remove excess or oversized furniture throughout your home to show off its size. 3. Depersonalize every room to help buyers envision their family living in each space.

4. Give your home a thorough cleaning making all floor, fixtures and windows shine. 5. Replace, repair or update any broken, worn or outdated fixtures. 6. Remove half the contents of your closets and cabinets to show buyers there’s plenty of room! 7. Showcase each room for the purpose it is intended: bedroom as bedroom, dining as dining, etc. 8. Be an Informed Consumer What is required by law?

In Washington, all contractors who perform work or who advertise or submit bids in this state must be registered with the Department of Labor & Industries (L&I), post a bond and carry general liability insurance coverage. • A general contractor must maintain a $12,000 bond. A specialty contractor, such as a painter, must maintain a $6,000 bond. An electrical contractor must maintain a $4,000 bond. Dissatisfied consumers may pursue restitution by taking civil action in Superior Court against a contractor’s bond. • All registered contractors must carry general liability insurance coverage in the amount of $50,000 property damage and $200,000 public liability or $250,000 combined single limit. (Note: This requirement does not pertain to electrical contractors. Telecommunications contractors must carry $170,000 in general liability insurance.) • A contractor must have a current business license, and if the contractor has employees, he or she must have workers’ compensation coverage.

• A contractor must provide a “Notice to Customer” disclosure statement to you for any residential project with a projected cost of $1,000 or more, and any commercial project of $1,000 to $60,000. Except for the licensing of electricians and certification of plumbers, there isn’t a competency test to become a contractor in Washington State. 12 Tips to Remember 1. Make sure your contractor is properly registered. 2. Be wary of contractors who ask you to pick up the building permit. 3. Plan your project carefully, including detailed plans, if necessary. 4. Try to get at least three written bids on each job. 5. Ask contractors for references. 6. Ask what inconveniences might arise. 7. Obtain a written contract. 8. Make sure you understand the terms before you sign anything. 9. Be cautious about paying for work not yet completed. 10. Put all change orders in writing. 11. Make frequent inspections and consult your local building department. 12. Avoid making final payment until you have received a lien release from suppliers and subcontractors.

Checklist for Finding and Hiring a Builder Doing your homework will help you have a more successful experience. Use this checklist to help you select a home builder to build your home:

Refer to the directory in the rear of this guide for the names of member builders. You can also ask family, friends or coworkers for recommendations.

Ask the builder to provide you with names of previous customers. If they won’t, beware. If they do, ask the customers if they would hire the builder again.

Ask if you can see the builder work, both completed and in progress. Check for quality of workmanship and materials.

Make sure the builder has a permanent business location and a good reputation with local banks and suppliers.

Do you feel you can easily communicate with the builder? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.

Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties.

Make sure the builder provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well.

Check out the company’s rating and if there have been any complaints filed with your local Better Business Bureau: www.bbb.org.

Be cautious of unusually low-priced bids. If the builder is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!

How Should I Care for my Smoke Alarms: Here’s Wood Floor? What You Need to Know Source: Artisan Flooring, LLC

Sweep or vacuum regularly to remove debris and accumulated dirt from the floor.

Install smoke alarms in every bedroom, outside each sleeping area and on every level of your home.

Never use a wet mop, or attempt cleaning a hardwood floor with water.

Test your smoke alarms every month.

Water can dull your floor’s finish and permanently damage the wood. Although hardwood floors can be scratched, any scratches to the finished top layer are usually easy to repair.

When a smoke alarm sounds, get outside and stay outside. Replace all smoke alarms in your home every 10 years

Over time, sunlight will change the color of most stained hardwood flooring to some degree. Hardwood floor finishes can be restored to their original luster. Use a manufacturer recommended cleaner, such as Bona (available at most big box stores -- we do not recommend the polish) or Woodwise.

Avoid Lien Problems

Anyone who has hired a contractor to build a new home or is buying a newly built home is subject to a lien. Before the work begins, ask your contractor for the legally required disclosure statement that advises consumers about lien releases. If any supplier of materials, worker or subcontractor is not paid, a lien may be filed against your property to force you to pay. You could pay twice for the same work. Or worse, an unpaid lien could lead to foreclosure on your home. (For remodeling projects, liens can only be filed for the amount left unpaid to the general contractor.) If you receive a “notice of intent” to file a lien on your property, ask your general contractor to provide you with lien release documents from the supplier or subcontractor who has sent this notice. The contractor is required to provide you with more information about lien release documents if you request it. If you have requested lien release documents, avoid making final payment until you have received a lien release from suppliers and subcontractors. A lien against a consumer has to be filed within 90 days of work stoppage or delivery of materials. If a lien is filed against you, the best way to protect yourself is to make a check payable to both the contractor and the lien claimant to get the lien removed from the contractor. Preparing Your Home for a Wildfire

• Prune tree branches and shrubs within 15 feet of a stovepipe or chimney outlet.

It is recommended that you create a 30 to 100 foot safety zone around your home. Within this area, you can take steps to reduce potential exposure to flames and radiant heat. Homes built in pine forests should have a minimum safety zone of 100 feet. If your home sits on a steep slope, standard protective measures may not suffice. Contact your local fire department or forestry office for additional information. • Rake leaves, dead limbs and twigs. Clear all flammable vegetation. • Remove leaves and rubbish from under structures. • Thin a 15-foot space between tree crowns, and remove limbs within 15 feet of the ground. • Remove dead branches that extend over the roof.

• Ask the PUD to clear branches from power lines. • Remove vines from the walls of the home. • Mow grass regularly. • Clear a 10-foot area around propane tanks and the barbecue. Place a screen over the grill - use nonflammable material with mesh no coarser than one-quarter inch. • Regularly dispose of newspapers and rubbish at an approved site. Follow local burning regulations. • Place stove, fireplace and grill ashes in a metal bucket, soak in water for 2 days; then bury the cold ashes in mineral soil. • Store gasoline, oily rags and other flammable materials in approved safety cans. Place cans in a safe location away from the base of buildings. • Stack firewood at least 100 feet away and uphill from your home. Clear combustible material within 20 feet. Use only wood-burning devices evaluated by a nationally recognized laboratory, such as Underwriters Laboratories (UL). • Review your homeowner's insurance policy and also prepare/ update a list of your home's contents.

Quick Tips for Staying Warm This Winter

• In the evening, close your drapes to retain heat. Make sure heating registers are not covered by the drapes or furniture.

You can stay comfortable indoors without sending your thermostat and energy bill – through the roof. Here are a few tips on cold-weather conservation.

• Take advantage of natural daylight as much as possible. Tips for winter AND the rest of the year:

• Check weather stripping on exterior doors and windows. Adjust or replace it if you can see light or feel a draft.

• Lower your thermostat at night and when not at home. Use a programmable thermostat if you have a heat pump. • Dress warmer on colder days; it's less expensive than turning up the heat.

• Use energy-saving compact fluorescent light (CFL) bulbs or LEDs. • Upgrade to efficient ENERGY STAR appliances.

• Check ceiling and crawl spaces to ensure there is adequate insulation.

• Set your water heater no higher than 120 degrees.

• Check your furnace and heat pump filters once a month. Replace if dirty.

• Keep your refrigerator at 38 degrees and freezer at 10 degrees.

• Use the cold water setting for clothes washer loads.

• Close fireplace damper and glass doors when fireplace is not in use. Don't use your fireplace in the coldest weather. • Fix broken ducts and replace cracked or peeling tape on ducts. Use tape with the UL (Underwriters Laboratories) logo and labeled for heating ducts. • Check to make sure foundation vents are closed for the winter. If your vents do not close, taping a piece of plastic on the outside will help considerably.

If You Need to Evacuate Your Home There may be conditions under which you will decide to get away or there may be situations when you are ordered to leave. Follow these guidelines for evacuation: • Plan places where your family will meet, both within and outside of your immediate neighborhood. Use the Family Emergency Plan to decide these locations before a disaster. • If you have a car, keep a full tank of gas in it if an evacuation seems likely. Keep a half tank of gas in it at all times in case of an unexpected need to evacuate. Gas stations may be closed during emergencies and unable to pump gas during power outages. Plan to take one car per family to reduce congestion and delay. • Become familiar with any alternate routes and other means of transportation out of your area.
