ABOUT STC

STC, also known as “Sung Tien Collaboration”, aims to bring people together in synergistic ways so that the whole is much more than the sum of its parts. “Sung Tien” is a Chinese saying for following the heavens. We believe that doing good naturally brings good outcomes, and through the process, we can have a positive impact on those around us. Our expertise and people-oriented philosophy have proven to be key in successfully connecting members of our community so that each can benefit from the other and ultimately promote the well-being of everyone. As a derivative of that philosophy, we established Sung Tien Collaboration Foundation, aka STC FOUNDATION, in 2012 to promote an appreciation of Asian culture and its arts, to educate and enrich our community, and to instill social and moral values in our younger generation. Most importantly, we wish to unite our community for a better future. As both real estate experts and members of the community, STC MANAGEMENT strives to educate its valued clients and prepare them with the best advantage possible in today’s economy. As an Accredited Management Organization (AMO), we create value for clients through a combination of managing, leasing and brokerage in real estate investments. EXTENSIVE CERTIFICATIONS STC’s CEO, John Hsu, is a CPM (Certified Property Manager) and CCIM (Certified Commercial Investment

Member). He served as the President of the CCIM Greater Los Angeles Chapter in 2009, and continues to be actively involved with the organization. He is also the first Chinese-American to be selected to attend the 2009 Jay W. Levine Leadership Development Academy, a program established by the CCIM Institute to help foster the development of the next generation of leaders in the commercial investment real estate industry. Furthermore, STC MANAGEMENT is an AMO (Accredited Management Organization) company. The AMO accreditation recognizes real estate firms that meet the standards of excellence in professional experience, education, ethics, and business and financial stability. “As a new immigrant family, it was customary for those of Chinese descent to establish roots and security with something tangible, such as buying a piece of property or land. In this new environment of business, our family encountered numerous issues with the tenants, management, and legal matters. The management company we hired at the time was not equipped properly with the professional knowledge to deal with any of the problems we encountered. In fact, due to their inexperience, more problems occurred as a result. This experience made us realize the importance of having comprehensive and professional knowledge when it comes to commercial property management. ROWLAND HEIGHTS CHINESE ASSOCIATION INSTALLATION

STC Management CEO, John Hsu was installed as the 20122014 President of the Rowland Heights Chinese Association (RHCA). Founded in 1990, RHCA is a registered non-profit organization with a focus on serving Chinese-Americans in Rowland Heights and promoting the multicultural heritages of different ethnic backgrounds and maintaining unity in the community.

FIRST ASIAN BUSINESS SEMINAR The first Asian Business Seminar in 2013 was a collaborative effort of STC Management and LA County to bring information to our community.

The mission of the San Gabriel Valley Civic Alliance is to galvanize into constructive community action a diverse, broad, non-partisan group of San Gabriel Valley leaders committed to economic prosperity for business, educational excellence for our children, and a collaborative approach to improving civic life.

FIRST STC BUSINESS SEMINAR SERIES STC Management designed a series of seminars with topics ranged from “HOA CC&R Explained”, “Understanding your commercial leases”, “Managing the costs in accepting credit cards” to “How to market your business using new media”, in hopes to help small businesses owners plan and grow their businesses.

STC was honored with the 2013 Business Award presented by the San Gabriel Valley Civic Alliance.

STC Foundation was awarded with RUSD Golden Apple Award for STC’s involvement with the efforts at betterment of our communities.

MUST KNOW 2014 New Property Law and Regulations NONRESIDENTIAL BUILDING ENERGY USE DISCLOSURE PROGRAM (AB1103)

The Nonresidential Building Energy Use Disclosure Program – better knows as the “AB 1103 regulations” came into effect on January 1, 2014. This is a mandatory ENERGY STAR disclosure law for all non-residential buildings in California. In 2007, California enacted an energy use disclosure program for nonresidential buildings that is intended to increase energy efficiency and reduce energy consumption. AB 1103, codified at Pub Res C §25402.10. The disclosure requirements apply when an entire nonresidential building is about to be bought, leased, or financed. The program requires owners to benchmark the building’s energy use with the Environmental Protection Agency’s Energy Star Portfolio Manager system and to disclose an energy use report to prospective buyers, lessees, and lenders. Enforcement was delayed pending the adoption of implementing regulations by the California Energy Commission (CEC). The CEC has now adopted final implementing regulations, which require compliance starting January 1, 2014. See 20 Cal Code Regs §§1680-1684. The regulations apply to most nonresidential buildings larger than 10,000 square feet, and disclosure is required by a specific date (specified in the regulations) prior to the close of a transaction. CCIM Certified Commercial Investment Member A Certified Commercial Investment Member (CCIM) is a recognized expert in the disciplines of commercial and investment real estate. A CCIM is an invaluable resource to the commercial real estate owner, investor, and user, and is among an elite corps of 7,500 professionals across North America who hold the CCIM designation. Recognized for its preeminence within the industry, the CCIM curriculum represents the core knowledge expected of commercial investment practitioners, regardless of the diversity of specializations within the industry. The CCIM curriculum consists of four core courses that incorporate the essential CCIM skill sets: financial analysis, market analysis, user decision analysis, and investment analysis for commercial investment real estate. Additional curriculum requirements may be completed through CCIM elective courses, transfer credit for graduate education or professional recognition, and qualifying non- CCIM education. Following the course work, candidates must submit a resume of closed transactions and/or consultations showing a depth of experience in the commercial investment field. After fulfilling these requirements, candidates must successfully complete a comprehensive examination to earn the CCIM designation. This designation process ensures that CCIMs are proficient not only in theory, but also in practice. With such a wide range of subjects to be mastered and in a dynamic business such as real estate, the educational process doesn’t end once the designation is earned; there is a strong commitment among CCIMs to continuing education. Only 6 percent of the estimated 125,000 commercial real estate practitioners nationwide hold the CCIM designation, which reflects not only the caliber of the program, but also why it is one of the most coveted and respected designations in the industry. The CCIM membership network mirrors the increasingly changing nature of the industry and includes brokers, leasing professionals, investment counselors, asset managers, appraisers, corporate real estate executives, property managers, developers, institutional investors, commercial lenders, attorneys, bankers and other allied professionals. Through this business network and through enhanced communication with the CCIM electronic network, CCIMs successfully complete approximately 156,000 transactions annually, representing more than $400 billion. Certified Commercial Investment Members are in more marketplaces in North America -- 12 CCIM regions representing 1,000 cities -- than all major real estate companies combined. Certified Property Manager® Certified Property Manager (CPM) is a real estate professional designation awarded by the Institute of Real Estate Management (IREM) and recognized by the National Association of Realtors (NAR). The Institute offers a comprehensive program developed exclusively for property and asset managers working with large portfolios of all property types. The designation is considered to be among the industry’s premier real estate management credentials. There are over 8,600 professional real estate managers who hold this designation worldwide. CPM members manage approximately $900 billion in real estate assets.

STC Foundation designed three main programs to serve and spread the foundation’s message of inspiring benevolence through doing good deeds and promoting a positive impact on the environment. By sharing our cultural experience, we hope to instill social and moral values in future generations and create a brighter future.

Sunlight, air, and water are three of the most common and universal elements of nature that allow for the continuation of life and growth on Earth. Human morality and its future are likewise influenced by the three elements of “Health, Love, Wisdom” allowing for the preservation of future and development of persona. As such, the future of humankind is in the hands of children. Through STC’s Youth Leadership Camp, we wish to emphasize the importance of these three elements by teaching children to have a sound character, maintain a correct outlook on life, and pursue happiness. These inalienable factors, similar to air, water, and sunlight are essential to promoting a brighter future.

The goal of the STC Foundation Cultural Exchange Program is to spread understanding and appreciation of Chinese culture and arts through community events. We wish to enrich the lives of people in the community, to portray and express the beauty of Chinese culture, and to provide interesting and entertaining events, shows, and performances.

Like us on

STC Foundation started the Asian Youth Recognition Program in 2013 to spotlight exceptional young Asian adults in our community in hopes of motivating and inspiring them. Although this program is still under development, we hope it will become a reliable resource our community can count on and tap into.
