What is an AMO?

Other criteria include a minimum of three years’ experience in real estate management, six comprehensive letters of recommendation, strong overall financial health, and a pledge to abide by the Minimum Standards and Code of Ethics of the Accredited Management. A truly prestigious distinction, AMO accreditation is held by only 525 real estate management firms worldwide who together manage over $123 billion in assets, over 1 million residential units, and nearly 550 million square feet of commercial space. Nearly half of AMO firms have been in business for over 20 years, and more than 80% have been established for at least a decade.

What is a CCIM?

A CCIM is an invaluable resource to the commercial real estate owner, investor, and user, and is among an elite corps of 7,500 professionals across North America who hold the CCIM designation. Recognized for its preeminence within the industry, the CCIM curriculum represents the core knowledge expected of commercial investment practitioners, regardless of the diversity of specializations within the industry. The CCIM curriculum consists of four core courses that incorporate the essential CCIM skill sets: financial analysis, market analysis, user decision analysis, and investment analysis for commercial investment real estate. education. Following the course work, candidates must submit a resume of closed transactions and/or consultations showing a depth of experience in the commercial investment field. After fulfilling these requirements, candidates must successfully complete a comprehensive examination to earn the CCIM designation. This designation process ensures that CCIMs are proficient not only in theory, but also in practice. With such a wide range of subjects to be mastered and in a dynamic business such as real estate, the educational process doesn’t end once the designation is earned; there is a strong commitment among CCIMs to continuing education. Only 6 percent of the estimated 125,000 commercial real estate practitioners nationwide hold the CCIM designation, which reflects not only the caliber of the program, but also why it is one of the most coveted and respected designations in the industry. The CCIM membership network mirrors the increasingly changing nature of the industry and includes brokers, leasing professionals, investment counselors, asset managers, appraisers, corporate real estate executives, property managers, developers, institutional investors, commercial lenders, attorneys, bankers and other allied professionals. Through this business network and through enhanced communication with the CCIM electronic network, CCIMs successfully complete approximately 156,000 transactions annually, representing more than $400 billion. Certified Commercial Investment Members are in more marketplaces in North America -- 12 CCIM regions representing 1,000 cities -- than all major real estate companies combined. Regions and chapters provide designees and candidates the opportunities to promote business and educational goals through local and regional forums and meetings. Conferred by the CCIM Institute, the CCIM designation was established in 1969. Courses leading to the designation are now offered throughout the world.

The Making of a CCIM The CCIM designation is conferred by the CCIM Institute, an affiliate of the National Association of Realtors. The designation process ensures that CCIMs are proficient not only in theory, but also in practice. Every professional working toward the designation must successfully complete a graduate-level curriculum totaling 200 classroom hours. Taught by experienced CCIMs, courses are continually refined to keep current with the fluctuating nature of the industry. Candidates also are required to document professional transactions and pass a day-long comprehensive examination. Certified Commercial Investment Members demonstrate an exceptional level of knowledge and experience. In fact, only 6 percent of all commercial real estate practitioners hold the elite CCIM designation, reflecting not only the caliber of the program, but why it is the most coveted and respected designation in commercial investment real estate.

ntroduction: The purpose of this Code of Professional Ethics is to establish and maintain public confidence in the honesty, integrity, professionalism, and ability of the professional real estate manager. The Institute of Real Estate Management and its Members intend that this Code and performance pursuant to its provisions will be beneficial to the general public and will contribute to the continued development of a mutually beneficial among CERTIFIED PROPERTY MANAGER® Members, CPM® Candidates, ACCREDITED RESIDENTIAL MANAGER’. Members, ACCREDITED COMMERCIAL MANAGER Members, Associate Members, and other Members, national and international professional real estate associations and organizations, and clients, employers, and the public. The Institute of Real Estate Management, as the professional society of real estate management, seeks to work closely with all other segments of the real estate industry to protect and enhance the interests of the public. To this end, Members of the Institute have adopted and, as a condition of membership, subscribe to this Code of Professional Ethics. IREM® Member Pledge - I pledge myself to the advancement of professional real estate management through the mutual efforts of Members of the Institute of Real Estate Management and by any other proper means available to me. I pledge myself to maintain the highest moral and ethical standards consistent with the objectives and higher purpose of the Institute. I pledge myself to seek and maintain an equitable, honorable, and cooperative association with fellow Members of the Institute and with all others who may become a part of my business and professional life. I recognize and support the need to preserve and encourage fair and equitable practices and competition among all who are engaged in the profession of real estate management. I pledge myself to place honesty, integrity, and industriousness above all else and to pursue my gainful efforts with diligent study and ongoing education so that my services shall be beneficial to the general public and my obligations to my clients shall always be maintained at the highest possible level. I pledge myself to comply with the principles and declarations of the Institute of Real Estate Management as set forth in its Bylaws, Statement of Policies, and this Code of Professional Ethics. Article 1. Loyalty to Client, Firm, and / or Employer - A CERTIFIED PROPERTY MANAGER·’, CPM’” Candidate, ACCREDITED RESIDENTIAL MANAGER”’ , ACCREDITED COMMERCIAL MANAGER, or Associate Member (hereinafter referred to as MEMBER) shall at all times exercise loyalty to the interests of the client and the employer or firm with whom the MEMBER is affiliated. A MEMBER shall be diligent in the maintenance and protection of the interests and property of the employer and of the client. A MEMBER shall not engage in any activity that could be reasonably construed as contrary to the interests of the client or employer. If an activity would result in a conflict between the interests of the firm or employer and the interests of the client, then the interests of the client shall take precedence. Article 2. Confidentiality-A MEMBER shall not disclose to a third party any confidential or proprietary information which would be injurious or damaging to a client concerning the client’s business or personal affairs without the client’s prior written consent, unless such disclosure is required or compelled by applicable laws and regulations. Article 3. Accounting and Reporting - Pursuant to the terms of the management agreement, a MEMBER shall use reasonable efforts to provide accurate, auditable financial and business records and documentation concerning each asset managed for the client, which records shall be available for inspection at all reasonable times by the client. A MEMBER shall furnish to the client, at mutually agreed upon intervals, regular reports concerning the client’s assets under management. A MEMBER shall not exaggerate, misrepresent, or conceal material facts concerning the client’s assets or any related transaction. Article 4. Protection of Funds - A MEMBER shall at all times serve as a fiduciary for the client and shall not commingle personal or company funds with the funds of a client or use one client’s funds for the benefit of another client, but shall keep the client’s funds in a fiduciary account in an insured financial institution or as otherwise directed in writing by the client. A MEMBER shall at all times exert due diligence for the maintenance and protection of the client’s funds against all reasonably foreseeable contingencies and losses.

Article 5. Relations with Other’ Members of the Profession -A MEMBER shall not make, authorize or otherwise encourage any false or misleading comments concerning the practices of Members of the Institute of Real Estate Management. A MEMBER shall truthfully represent material facts in their professional activities. A MEMBER shall not exaggerate or misrepresent the services offered as compared with the services offered by other real estate managers. Nothing in this Code, however, shall restrict legal and reasonable business competition by and among real estate managers. Article 6. Contracts - Any written contract between a MEMBER and a client shall be in clear and understandable terms, and shall set forth the specific terms agreed upon between the parties, including a general description of the services to be provided by and the responsibilities of the MEMBER. Article 7. Conflict of Interest -A MEMBER shall not represent personal or business interests divergent from or conflicting with those of the client or employer and shall not accept, directly or indirectly, any rebate, fee, commission, discount, or other benefit, monetary or otherwise, which could reasonably be seen as a conflict with the interests of the client, employer or firm, unless the client or employer is first notified in writing of the activity or potential conflict of interest, and consents in writing to such representation. Article 8. Managing the Assets of the Client - A MEMBER shall exercise due diligence in the maintenance and management of the client’s assets and shall make all reasonable efforts to protect it against all reasonably foreseeable contingencies and losses. Article 9. Duty to Former Clients and Former Firms or Employers - All obligations and duties of a MEMBER to clients, firms, and employers as specified in this Code shall also apply to relationships with former clients and former firms and employers. A MEMBER shall act in a professional manner when, for whatever reason, relationships are terminated between a MEMBER and a client and firm or employer. Nothing in this section, however, shall be construed to cause a MEMBER to breach obligations and duties to current clients and firm or employer. Article 10. Compliance with Laws and Regulations -A MEMBER shall at all times conduct business and personal activities with knowledge of and in compliance with all applicable laws and regulations. Article 11. Equal Opportunity - A MEMBER shall not deny equal employment opportunity or equal professional services to any person for reasons of race, color, religion, sex, familial status, national origin, age, sexual orientation, or handicap and shall comply with all applicable laws and regulations regarding equal opportunity. Article 12. Duty to Tenants and Others - A MEMBER shall competently manage the property of the client with due regard for the rights, responsibilities, and benefits of the tenants or residents and others lawfully on the property. A MEMBER shall not engage in any conduct that is in conscious disregard for the safety and health of those persons lawfully on the premises of the client’s property. Article 13. Duty to Report Violations - Each MEMBER has a responsibility to provide the Institute of Real Estate Management with any significant factual information that reasonably suggests that another MEMBER may have violated this Code of Professional Ethics. Such information must be presented as outlined in the Institute of Real Estate Management’s Bylaws and Statement of Policies. Article 14. Enforcement - The interpretation of compliance with this Code is the responsibility of the Ethics and Discipline Committee of the Institute of Real Estate Management. Any violation by a MEMBER of the obligations of this Code and any disciplinary action for violation of any portion of this Code shall be determined and carried out in accordance with and pursuant to the terms of the Bylaws and Statement of Policies of the Institute of Real Estate Management. The result of such disciplinary :action shall be final and binding upon the affected MEMBER and without recourse to the Institute, its officers, Governing Councilors, Members, employees, or agents.

策劃 要達致已設定的目標,策劃是必需的。不事先制定好計劃的人往往都像無頭蒼蠅,很多時候都走了很多無謂的冤枉路,甚至到最後與原 本設定好的目標背道而馳。當設定好了一個計劃,謹慎的跟從可以更容易的讓自己了解通往成功的道路中已經完成了什麼,還有什麼是 還沒有做的。

組織 一個人的力量很微小,很多時候必須要凝聚大家的力量來完成一個目標。只要組織得當,人的力量覺得可以推高到一個不可思議的境 界。中國的萬里長城,埃及的金字塔都是經由帝王以及法老的組織而盎然聳立於地表數千年。

領導 顧名思義,領導就是引領眾人,指導大家。要成為一個優秀的領導,必須要對目標非常了解,而且對策劃有著非常精闢的認知,這樣才 可以讓別的同伴了解以及認同你有帶領團隊完成任務的能力。

控制 控制在這裡指的是評估自己的進度是否和原本設定的計劃是否有出入,進而帶領團隊回到正軌。除此之外還要定時評估原先設定的計劃 是否因為一些客觀或是主觀的因素而變得不現實。如果有必要的話就務必對目標/策劃進行調整。 管理是助人的工具,也是一把雙刃劍。賓拉登對紐約世貿進行恐怖襲擊的時候也做了非常緊密而完善的管理動作。在使用工具的時候必 須要確保自己的心態正確,而達至的目標也會對社會甚至眾生帶來正面的影響。這才是一個使用管理工具的正確方式。

The accounting division currently consists of a group of 5 young professionals, including

Ying ying, Amy Fan, Beatrice, JC, and Chloe. We take pride in understanding commercial property owners’ goals and objectives and the concerns that HOA boards and members may have. Our division goal is maximizing both the current return and long-term value of each client’s property. We draw directly from the operating general ledger transactions and create instant comparisons and analyses in a daily basis to maintain each property in a firstclass manner while keeping expenses consistent with comparable properties. And much of our work is facilitated through Yardi Voyager. Yardi Voyager is an industry-leading and fully integrated software capable of providing full-business property management and accounting solution. With Yardi Voyager, the accounting division is able to record track expenditures easily and produce reports that meet the criteria applicable to each property and other divisions at STC Management. Yardi Voyager allows us to work very efficiently with all the information integrated and centralized in its web-based database. For tasks like CAM reconciliation, it usually takes weeks to complete for it’s a complicated process with many variables, such as expense caps, base year and so on. With the help of Yardi Voyager, our CAM reconciliations are calculated automatically and are completed just in a matter of few days for each property. Yardi Voyager eliminates the daunting job of reconciling all variables and compiling an accurate accounting of what tenants owe, and that does not only reduce tenant billing disputes but also increase cash flow in a timely manner. Having owners’ best interest in mind, the accounting division plays an important role to support management division. Whenever property managers need to quickly access information and respond to owner requests, the accounting division is able to drill down to source transactions quickly and provide most complete and detail data. Short List of the Most Frequently Asked Questions about Investing in Commercial Real Estate in 2010 • Is now the right time to buy?

It is impossible to time the bottom of the market. The commercial real estate (CRE) market began its decline in 2008 and appeared to reach a trough in 2009, where we have been bouncing along since. Investors have gotten great deals throughout this downturn and will continue to do so through next year. The key is to be prepared with both knowledge and capital, so that when the right deal comes along, you can recognize it and seize the opportunity.

• What type of property should I invest in?

The four major types of commercial property are retail, office, industrial and multifamily. Each has its own characteristics that will appeal to different investors. Generally speaking, multifamily properties tend to have lower risk and lower return, but the owner has less control over value appreciation. Retail gives the most flexibility in creating value through tenant mix and management, but also carries more risk. Multifamily properties are recovering the most quickly, as supply is limited and demand is expected to increase. Both the office and industrial sectors have seen improvements in vacancy and absorption rates. Retail will likely be the slowest to recover, as store openings follow consumer spending, which follows jobs. That said, each investor should evaluate his/her own investment goals to determine the most appropriate property acquisitions. There are great deals to be found in all types of property. The key to being successful in CRE investment is to be objective. Financials, not appearance, is the most important factor to consider. What are distressed properties? Are they all in very bad conditions? Distressed properties are generally those whose owners are delinquent in loan payments. These properties are not necessarily in a bad condition; sometimes other assets that the owner owns create a financial burden on the subject property. Of course, a majority of distressed assets do have a high vacancy rate and deferred maintenance. However, with the right management and leasing team, as well as financial holding power on the part of the buyer, the risk of investing in distressed properties can be reduced significantly and the return can be enormous.

• How do I find distressed inventory?

The three major sources of distressed inventory are: brokers, lenders and the government. Private investors usually obtain inventory from brokers, as it is difficult for individual investors to directly access lenders or the government. STC Management has developed relationships with many banks from whom we directly obtain distressed inventory. We evaluate prospective properties from both a current and a future standpoint, and recommend properties with potential to our clients.

• Should I invest in non-performing loans (a.k.a. NPL, non-performing note, etc.)?

Purchasing non-performing loans have become more prevalent in this market downturn. There are several ways to generate return from a loan investment, and the option of choice will vary by deal: • Purchase the NPL at a steep discount to the face loan balance and restructure loan repayment with borrower to achieve win-win situation. • Foreclose the property to obtain ownership of the property. • Structure a Deed-in-Lieu of Foreclosure to obtain ownership of the property. • Structure an equity participation or profit-sharing agreement with lender and/or borrower.

Though NPLs can usually be purchased at a steeper discount than other types of real estate assets, they generally involve more risk and complexity, so it is critical to have an experienced broker and attorney to evaluate and reduce the risk, and to guide investors through the negotiation and/or foreclosure process. Financing is another issue of concern when purchasing NPLs, as purchases generally need to be all-cash. Lenders for NPLs do exist, but they are extremely selective and often demand a high interest rate as well as part of the equity.

• What is the lending environment like in 2010?

The lending environment in 2010 has been more favorable than 2009. Interest rates remain at a historic low, and capital is more available. CMBS is gradually coming back. The government has facilitated very favorable terms for qualified multifamily loans through HUD (Housing and Urban Development) and owner-user loans through SBA (Small Business Administration). Investment-grade properties can benefit greatly from current loan programs. However, distressed properties still have a difficult time obtaining loans.

Overcoming Fear | 克服恐懼

The first time I ever took my motorcycle to the race track, the

decision was largely against my will and, admittedly, a result of relentless peer pressure from my group of riding buddies. Of course, I had some prior experiences in navigating the twisty canyons around LA on a regular basis. However, I only had a year of experience riding the streets, as well as staying within the limits of the law (most of the time). The idea of trying something completely new, unknown, and which I had no confidence in doing, gripped me with fear and excitement at the same time. Doing over 175 miles per hour in a straight line and taking turns at over 120 sounded slightly dangerous, not to mention having the bike leaned over more than 50 degrees, and with my knee dragging on the ground (naturally). This was something I had never fathomed doing. That type of racing was reserved for the professionals on TV, right? But I also heard somewhere that the greatest reward comes when you’re willing to take the most risk. So oh well, might as well try. … Or maybe not. In all honesty, I was terrified of leaving my comfort zone. But sometimes we need a little nudge from others. From those who can see what you can’t. Sometimes, only they can believe in you and see what you’re capable of. They present an unbiased point of view, which isn’t dominated by the fear that you feel. It took nearly a year of peer pressure before I finally signed up and decided to give it a try. On September 28, 2009, I experienced my first trackday at Auto Club Speedway in Fontana, with ARC, my riding organization. I participated in the novice school required by all first-timers in the morning, and by late afternoon I had shaved two seconds off every lap time until I plateaued at a best time of 1 minute and 49 seconds. This was quicker than the majority of the regulars in our team who had been on the track dozens of times,

26 and quicker than even some local veterans. The thrill of the sport and feeling of accomplishment were amazing. In fact, in the coming months, I had such a blast with the sport and developed so much momentum that I ended up crashing at over 100 m.p.h. due to overconfidence, but that’s another story. We feel fear for a reason, it’s a self-protection mechanism – however, the very same mechanism sometimes works against us and prevents us from trying new things, from pushing ourselves out of the norm, and from experiencing things we fear simply because we’re unfamiliar and uncomfortable with them. Some of our most memorable experiences will always be the times we were willing to push ourselves to the limit. As with many things in life, we don’t even know our limits until we push them. So go out there and challenge yourself.

2010年9月29日清晨,在呼氣成霧的寒冷中,我們來到了聞名已久的 黃石公園。 山峰上剛剛迎來耀眼的金黃,岩漿煲熱的湖面上方浮著縹緲的白煙, 遠處偶爾傳來幾聲麋鹿的叫喚,寧靜的時刻裡蘊藏著我們的興奮。 黃石公園乃世界第一座國家公園,成立於1872年。園區坐落於 Wyoming 西北部,全球最大的活火山之上,地屬熔岩高原,海拔2000 多米,面積8000多平方公里。黃石河、黃石湖縱貫其中,以峽谷、瀑 布、溫泉、間歇噴泉、野生動物以及電影《2012》裡的毀滅鏡頭聞名 於世。

黃石最著名的景色是 Old Faithful“老忠實”間歇噴泉。 從100多年前被發現至今,它每隔33—93分鐘噴發一 次,每次噴發持續四五分鐘,水柱高40多米,從不間 斷。 第一天下午,從 Old Faithful 新建的遊客中心推門出去, 就見到密密麻麻圍繞噴泉的等候者。大大小小的相機與 它們主人繽紛的著裝為黃草、白沙及藍天平添了許多色 彩。 管理員預測 Old Faithful 會在 2:28PM 開始噴射。當分針 一步步邁向指定的一刻,大家的神經也越繃越緊。2:25PM一束小水柱的誘 人舞蹈像頭盤一樣開始吊大家的胃口。準2:28PM,小水柱突然爆發為擎天 一柱,直射雲霄,四周一片歡呼驚歎,氣氛高亢。 正當 Old Faithfu 逐漸平靜下來,不遠處又傳來連聲歡嘆,原 來 Castle Geyser“城堡噴泉”也開始噴發了。我們一路小跑至Castle,只見密集的 水珠在陽光的照耀下折射出一道美麗的彩虹。

28 接著,上了癮的我們迫不及待地一路小跑到 Daisy噴泉等待它的下一輪噴發。 Daisy 不如 Old Faithful 那般有規律,雖然噴射的時間只有 幾分鐘,但管理員預測它可能噴發的時間段卻長達一小時。Daisy並不太有名,所以等待的人也不多,我們有幸能夠坐在長椅上等。但不 幸的是管理員這次預測比較失敗。在猛烈的日頭下,我們被曬得昏昏欲睡。等了二十分鐘,又二十分鐘,很想拍拍屁股走人,卻又覺不 捨。一個半小時後,姍姍來遲的 Daisy終於粉墨登場了!雖然它不如 Old Faithful 高,也不如 Castle大,但期待了那麼久的心情終於得到滿 足,使得 Daisy 脫穎而出。 回到 Old Faithful 附近,時近黃昏,斜陽的倒影在山丘與水池中飄舞,成群的野牛不知何時佔領了整座山丘,正在悠哉地啃草。幾隻年幼 的野牛也許對人類比較好奇,直接散步來到了棧道上。由於園區管理一再強調野牛屬攻擊性動物,遊客們都躲得遠遠的,不敢靠近。它 們和我們大眼瞪小眼,僵持在那裡。時間一分一分地過去,雙方都沒有移動的意向。終於,我和一位MM等不及了,一前一後大踏步目不 斜視地從野牛身邊走過。回頭看,其他人雖然躍躍欲試,卻始終沒有一個跟過來。最後,還是野牛打破了僵局,動作緩慢地走向遊客中 心,解脫了棧道上的人群,卻又在停車場裡造成轟動。 除了野牛,黃石公園還是很多其他動物的家園。秋季是麋鹿交配的 時節。黃昏時分,本來人煙稀少的道路上卻聚滿了人與車。趨近 打望,原來草原上一隻雄麋鹿正在追逐雌鹿。他時不時發出高亢的 叫聲,雙蹄高舉,試圖跳到雌鹿背上,但她卻有意躲避,並不讓他 得逞。旁邊扛著長槍大砲的攝影師們專注地凝視著鏡頭,不停地鉲 嚓,生怕錯過任何一個完美時刻。 黃石公園的地下水源以多種形式顯示於地面,除間歇噴泉外,還有 泥盆、噴氣孔、溫泉等等。噴泉最激動人心、泥盆與噴氣孔最稀奇 古怪、而溫泉最賞心悅目。幽藍碧綠一如鏡面的泉 水扣人心弦。

黃石的地貌在世界上獨一無二,在公園裡的三天兩夜,我們看到了太多的奇景異色,無法一一細數,不僅眼見許 多從未聽聞的趣景,同時也學到許多地理知識,至今回味無窮。

My Journey to Asia 2010

29 Traveling is one of the exciting things in my life beside music, dancing, Tai Chi, and… On the rainy day, October 7 at 1:40AM, I started my one whole month journey to China, Malaysia and Taiwan. First stop – Kunming, Daili, and Lijiang of Yunam in China. The sceneries are breath taking especially the Jade Dragon Snow Mountain of Lijiang. I am lucky to be able to see the whole mountain very clearly in a distance. The mountain normally is cover with thick cloud and only appears in full sight for about 28 days in a year. The Mountain Snow Impression show, Sifang Street, Jiuxiang Scenic Area and Stone-Forest Scenic are other highlight of the tour. What a memorable tour it is.

Shanghai World Expo – “people”, a lot of people waited in long, long lines for the popular pavilions. I got into the China pavilion that took me about 2 ½ hours on snail moving formation to enter the pavilion. The exhibits are very nice and worth the experiencing. Some of the pavilions are showing the most advance high tech of their countries. There is a saying – you will be regretted if you do not go to the expo but will be more regretted if you do go. Well, I still think it is a good experience regardless of what people think and say. I have been there and done that. I think if you relax and accept the fact that there will be mountain of people there then it would be alright.

30 Sandakan, Sabah, Malaysia – It used to be my hometown. I was so happy to see my relatives. A lot, a lot of relatives and friends greeted me with hospitality. Sea food, tropical fruit and open market small treats tasted superiorly good. The sea foods are so fresh that they are freshly captivated from the ocean and cook to order. There was a fish market deck by the sea. A lot of people are just waiting on the deck for the fishermen to come back with their harvest in the morning. You could buy the sea food right on the spot. There is a restaurant right beside the market. You could imagine what kind of food you can get out of the restaurant. I also visited the rain forest and big red noise monkey. By the way, my nephew is a guide tour for the foreign visitors. He has promised me he could offer my friends for a very low rate on touring. You could let me know if you are interested.

Kota Kinabalu is the capital of Sabah. Of course, I would not miss out to stay there for a couple of days.

Taiwan, R.O.C. – It was my final journey. It was a historical tour about Taiwan. The starting point was at the Southern part of the island and traveling upward to the North. The most unforgettable place is the Sun Moon Lake. The title for the tour is “Taiwan, you are so beautiful”. It is indeed a beautiful island. For all those different places on three different countries, there is one thing in common – delicious food. I could not describe the gourmet delicacy and the beautiful sceneries all in a short article. “Picture paints a thousand words”, I am letting some of the pictures do the talking. During this year, I made a big decision on my career for taking an early retirement from a public trading manufacturing company after devoted more than 28 years of services. Next, I was rendered an opportunity to be a consultant on a completely different field of business - STC Management, a service company. I am looking forward to grow with the company. My other adventure this year was taking a one month tour to China, Malaysia and Taiwan in October. It was fun, fun, fun. ~ Irene Lai, Accounting Consultant

WOW!! 2010 Sure is a challenge year for me and many of our

tenants, owners and friends. I see a lot of long term business had closed down, and see some of owner run into financial problem, and even some of my coworker have change their career and I even attend two funerals this year. It was depressed, but I also meet some business owners who have great idea and ready to expand into new territory, open new store in unfamiliar city. Change will bring us forward, but time wouldn’t go backward. Catch every second of your life and maximize it. ~ Benjamin Chen, Property Manager

As the time goes by, we are only one step away from the

year of 2011. While we making new goals and wishes for the upcoming year, it is also the time to look back and evaluate what we have done and accomplished for the year of 2010. It’s been a little bit more than a year after joined the STC family, where I start my first job after graduated from college. I’ve been learning all kinds of new stuff ever since I started to work at STC Management, they have taught me not only the things that are related to the real estate industry or work, but also helped me to lead the way of thinking life. Finding goals and achieve them with no regrets have been my life principle, and this is what I have seen in STC Management. We have successfully accomplished a lot of new projects in the year of 2010, I am happy and proud of being part of the team while STC grows. were more hours in a day for me to work. But my life expectancy and the ever emerging lines on my face had both advised me, unless I can clone myself, that’s a fool’s wish.
