According to a recent Realtor Magazine article, home prices nationwide soared 10.2% year-over-year, according to CoreLogic’s February report. It’s the largest year-over-year increase in home prices since March 2006. It also marks the twelfth consecutive monthly increase in national home prices, according to CoreLogic’s report. Denver Overview: As of April 8th, 2013, the median sales price for a single family home in Denver, CO year-to-date was $275,000 based on 1,885 home sales. Compared to the same period one year ago, the median home sales price increased 24.4% from $221,061. The average sales price was $337,681, which is a 21.6% increase from $277,698. The number of home sales increased 8.3% from 1741. Only one-third of the current residential inventory is available for sale. There are currently 2609 residential listings the City of Denver, of which 848 are available for sale with an average listing price of $537,567. The remaining 1761 listings are in Under Contract or Pending status.
