Denver did OK. Through this recession and housing crisis, there were small pockets of disaster; our luxury price-points struggled, and some entry level price-point neighborhoods were hit pretty hard. For the most part, though, our average residential sales prices held strong. Compared to what many other big cities in the nation endured, Denver rode out the storm, and came out the end of it with our mast in place, and our sails and rigging still intact.

Some areas of Denver, like Northwest for instance, flourished during this hard time, while it seems that the recovery for many popular Denver neighborhoods has been skidding touch-and-go down the runway, attempting to take off.

Northwest Denver On The Rise By Corey Wadley~Broker/Owner, Nostalgic Homes

Sales have surged throughout Denver since October of last year, and some of these neighborhoods have seen some relief in that time. At least one Northwest Denver neighborhood is experiencing a kind of an urban renaissance, and many areas of Northwest that have long been coveted are seeing remarkable gains. What was once the Viaduct neighborhood, now renamed Lower Highlands, or LoHi, has captured the hearts of city dwellers with its predominant Denver skyline views, walking distance to fine dining, nightlife, and superb access to downtown. It has experienced a 23.8% gain in average residential sales price to $355,875 in the last two years. The average price in only the last three months has shot up to $441,346. Most of this gain can be attributed to the tear down of small cottages and building and/or rehabbing of larger residential structures, but none of that happens without funds to build and Buyers to buy. The ever-popular West Highland neighborhood has seen a 15% gain to $385,898 over the last two years. The cool and trendy Berkeley neighborhood has experienced a 4% gain to an average of $293,215. Sloan’s Lake is up 2.9% to $321,401, and Potter Highlands is up a strong 17.4% to an average price of $310,636.

The available inventory in Denver is at a record low. Some analysts attribute this fact to Seller apprehension to enter the market. As an analyst who actively participates in sales, I can attest that under contract volume is at a record high, so Seller apprehension may account for a small portion of the lack of availability, but Buyer demand seems to be the prevailing element in our reality. The days on market before contracting in our most popular Northwest neighborhoods has diminished by four to seven weeks over what it was only 90 days ago. The average house in LoHi, for example, took 123 days to contract only 3 months ago. Now it takes an average of 73 days. The average house in Berkeley took 113 days to contract 3 months ago, now it takes 38 days. With rates at phenomenal all-time lows, and Denver prices finally turning the corner, this is a Buyer’s best opportunity to buy, and with the incredible amount of Buyer interest in the market, also a Seller’s best opportunity to sell!
