Thank You! A

nd just like that, summer has passed us by, as we celebrated seven years of business here in our little store. Now fall has made its arrival here in Sandpoint, and there is much to look forward to as the seasons change. During these shorter, brisk days, my wife Kim and I reflect back on all of the wonderful customers we’ve been honored to serve from all over the country and Canada. The friendships built and pleasant encounters make the most wonderful memories here in this beautiful Sandpoint community. For 32 amazing years I’ve been building with passion and quality, creating exciting new pieces, from all types of premium wood, to appease the appetite of live wood edge lovers everywhere and to enhance your home. In addition, we are proud to feature many extremely talented local artists, including carvers, turners, painters, metal artists, and more, with their works displayed in our store. The overall experience for our customers is both interesting and rewarding. There’s always a fresh and exciting new inventory of exquisite decor, as well as functional art. As always, a very heartfelt thank you to all of our veterans, our in-house artists, and all of our service men and women— the freedoms you preserve for us all in this beautiful country that you defend with your selfless sacrifice. There will never be words to truly show our gratitude, so thank you. To God, we give you all the glory and thanks for our talents, our beautiful family, this business, all of our loyal patrons, and the privilege to enjoy this incredible community. Happy Thanksgiving! With much appreciation and gratitude, Corey, Kim, Zeph & Aiden

Why? Because we’re built fo Do your investments match your goals?

So what’s important A This article was written by Edward Jones for use by your local Edward Jones Financial Advisor Caleb Bowman

s you go through life, you’ll have various financial goals—and to achieve them, you’ll need to invest. But just recognizing the need to invest is not as useful as matching specific types of accounts or investments with specific goals. How can you make these connections?

Let’s look at some common goals and how they could possibly be met with appropriate accounts and investments: • Saving for a down payment on a house When you’re saving for a down payment, you want a certain amount of money available at a certain time—so, for this goal, you won’t want to take too much risk. Consequently, you might consider investing in certificates of deposit (CDs), which will pay you regular interest payments and return your principal when the CDs mature. CDs are issued in a range of maturities, from one month to 10 years. Other vehicles you might consider are money market accounts or other cash equivalents.

• Saving for retirement - This is the one goal that will remain consistent throughout your working years—after all, you could spend two or even three decades in retirement, so you’ll need to accumulate as many financial resources as you can to pay for those years. Fortunately, you likely have access to several good retirementsavings vehicles. If you work for a business, you might have a 401(k) plan, which offers you the chance to put away money on a tax-deferred basis. (If you have a Roth option in your 401(k), your withdrawals can be tax free, although, unlike a traditional 401(k), your contributions won’t lower your taxable income.) If you work for a public school or a nonprofit organization, you may be able to participate in a 403(b) plan, which is quite similar to a 401(k), and the same is true if you work for a state or local government, where you might have a 457(b) plan. And even if you invest in any of these plans, you can probably also contribute to an IRA, which gives you another chance to invest on a taxdeferred basis (or tax-free basis, if you’re eligible for a Roth IRA). Try to take full advantage of whatever retirement plans are available to you.

oming from a family of Italian healers, known as Strega, Laura Clemmons inherited traditional Italian herbal remedies from her mother. Unfortunately, Laura struggled for years due to undiagnosed celiac disease, leading to digestive issues and various health problems. In her early 20s, she found her way to Traditional Chinese Medicine, studying at the Shen Nong Center in Philadelphia under Dr. Gu Ding. “This marked a turning point, as I started seeing real improvements in my health,” she recalls.

AFTER 25 YEARS AND HELPING OVER A THOUSAND CLIENTS, MY DETERMINATION TO LEARN AND PRACTICE HAS ONLY GROWN. BEING A HEALER ISN'T JUST WHAT I DO; IT'S AN AUTHENTIC EXPRESSION OF MY SOUL.

Later, Laura moved to Boulder, Colorado, and enrolled in the Rocky Mountain Center for Botanical Studies, founded by Feather Jones. This is where she found her community and formed enduring friendships. She also pursued various apprenticeships and continued to expand her knowledge. She’s received training in Maya Abdominal Massage from Indigenous healer Miss Beatrice Waight and achieved certification as an Integrative and Functional Medicine Women’s Health Educator through Dr. Aviva Romm’s program. Today, she, along with her husband Henry, are the owners of Tendril Herbal Apothecary & Healing Center right here in Sandpoint.

Q. What inspired you to pursue a career to help nourish and heal your clients to help them thrive? A. I can't recall ever wanting to be anything other than a healer. While I've held various jobs to make ends meet, my passion for being a clinician has remained unwavering since my early 20s. After 25 years and helping over a thousand clients, my determination to learn and practice has only grown. Being a healer isn't just what I do; it's an authentic expression of my soul. Q. When did you and Henry open the doors to Tendril Herbal Apothecary & Healing Center? A. Tendril opened its doors in November 2021, celebrating by donating 200 sessions to Bonner General Health workers. Our mission is to benefit our community, and since then, we've donated over $20,000 worth of services to the hospital, veterans, and those in need. Q. What was the inspiration/meaning behind the name Tendril? A. The name "Tendril" holds three meanings. On the surface, it relates to plants like hops and passionflower, which are tendriling plants. Digging deeper, it signifies how tendriling plants connect in a garden, much like we seek to connect with the Sandpoint community and other healers through our robust referral program. In a more hidden sense, it translates to "Divine Synchronicity," reflecting the serendipitous events that brought us to this place, guided by divine intervention. Q. As a certified herbalist, what services do you provide your clients through Tendril? A. With over 20 years of experience as a clinical functional herbalist in holistic and integrative care, I provide personalized support for various health issues. My services include in-depth functional herbal consultations, extensive research on clients' conditions, and the latest studies to inform my protocols. Additionally, I offer earth-centered somatic practices, Maya Abdominal Massage, and Womb Care. With 17 years in women's health, I continuously seek the latest information to support women in the community. I advocate for people's health, connect them to resources, and offer Zoom telehealth for a global reach. Our doors are always open for walk-in support, and with 40-plus years of experience, Meryl Kastin and I provide over-thecounter herbal and supplement advice. We meet each person where they are, striving to offer the support they need. Our services include Mild Hyperbaric Therapy, Halo Therapy (Salt Cave), PEMF Therapy, Sensory Deprivation Tank (Floatation Therapy), Infrared Sauna, and Bio Mat. Q. For each individual who walks through your doors, what is your hope/intention they walk away with? A. At Tendril, we aim to create a safe environment where clients feel heard and seen in their suffering. With a multifaceted business encompassing retail, equipment use, and diverse practitioner services, we integrate our talents to cater to each client's unique needs. We offer diverse services, whether it's advice on navigating cold and flu season or supporting cancer patients, or guiding individuals through comprehensive transformations encompassing body, mind and spirit. Our approach includes dietary shifts, identity architecture, herbal and supplement protocols, as well as detoxification and cellular-level

improvements facilitated by our equipment. Our staff 's extensive experience in the health care industry drives us to provide a different option for health care, empowering our clients to take an active role in their well-being. We welcome everyone, plan individualized approaches, and treat them like family. Q. What do you enjoy most about having like-minded individuals and businesses in the community who also focus on natural healing in their own fields of expertise? A. The presence of numerous practitioners in the natural healing field reflects North Idaho's health-conscious and integrated approach to well-being. As we age, proactively engaging in our health process becomes crucial for maintaining a high quality of life. Living in this beautiful region encourages an active outdoor lifestyle, and we aim to preserve that for years to come. Collaboration and peer support are central to our ethos. We often see clients already working with other practitioners and always recommend they continue with their existing protocols. We actively invite collaboration and serve as an herbal pharmacy, facilitating the creation of exceptional formulas based on our clinical herbalists' profound knowledge. Q. What brought you to Sandpoint? And how long have you lived in the area? A. Our journey in Sandpoint began eight years ago, a place that immediately captured our hearts. We initially arrived when my husband chose to step away from the medical school path to prioritize family time. While in transition, we found ourselves here, leaving Colorado. We formed connections quickly, but a unique job opportunity led us away. However, a few years later, I returned to help my father-in-law, Hank, recover from a secondary infection after COVID. Despite initial skepticism about herbal medicine, he made a full recovery in a few weeks, prompting him to redirect his retirement plans to help establish Tendril. Presently, we've been back for over three years, and Tendril has been open for almost two, with Hank contributing as one of our clinicians, specializing in pain management. Q. When not assisting your clients, how do you like to spend your time? A. We reside in an incredibly beautiful place, and my family relishes exploring the forests, mountains, and swimming in the lake. During the summer, my children, who are practically part fish, spend an abundance of time in the water. Access to the woods fosters a deep connection to nature, a precious rarity in the modern world. In my free time, you'll find me in one of my gardens or foraging for medicinal plants; activities I cherish deeply. Cooking is another passion, perhaps attributed to my Italian heritage. Preparing delicious, nutritious meals that my family enjoys satisfies a profound part of my soul. Q. Are you involved in any local community organizations? If so, why are these organizations particularly important to you? A. Community involvement is essential to me, and I've recently volunteered to serve on the board of the Yellow Room community center. Additionally, I've been hosting the Sandpoint Women’s Red Tent, celebrating the cycles of women, monthly for the past three-anda-half years. We are also involved with Courageous Survival, a veteran and first responder program that links us with Bonner and Boundary counties’ Sheriff ’s Chaplains to provide discounted services.

BONNER HOMELESS TRANSITIONS AND K I N D E R H AV E N F O U N D AT I O N F O R G E R E L AT I O N S H I P T O C H A N G E L I V E S

ere in Sandpoint, a relationship quietly emerges, radiating a warm welcome of hope. This is the story of Bonner Homeless Transitions (BHT) and Kinderhaven Foundation, two remarkable organizations, their dedication unwavering, their mission resolute: to help homeless families and individuals find their path to self-sufficiency and elevate the quality of their lives. We gather to shine a light on the extraordinary relationship that has breathed new life into Sandpoint's most vulnerable, encapsulating the essence of community spirit. The vibrant synergy between Kinderhaven Foundation and Bonner Homeless Transitions is a testament to the strength of shared visions. These organizations have a singular mission: empowering homeless families and individuals to embrace self-sufficiency while nurturing the quality of their lives. The two organizations, like kindred spirits, have come together to serve a cause that transcends the ordinary—a cause that enriches lives and uplifts the human spirit. Rebekah Little, executive director of Bonner Homeless Transitions, encapsulates the essence of this relationship. "Kinderhaven and Bonner Homeless Transitions have similar missions: 'Helping homeless families and individuals, who are often domestic abuse survivors, achieve self-sufficiency and increase the quality of their lives.' The lease agreement for the home has continued to serve both visions, helping the underserved community." The heart of this relationship lies in the nurturing cocoon of 900 Spruce Street; a place where miracles are unfurled every day. It's here that the transformation unfolds, thanks to the generosity of Kinderhaven Foundation, which has leased its facility to Bonner Homeless Transitions. A simple act of providing affordable shelter has blossomed into a lifeline for those on the brink. Kinderhaven has extended the lease for a minimum of two more years, ensuring stability in the lives of those recovering from the depths of homelessness. This relationship has been a beacon of hope, rescuing the hidden homeless in Bonner and Boundary counties. It has provided a safe harbor, a place of refuge and restoration. One such success story is the creation of a space for group counseling and children's art. This space transcends the mundane; it is a sanctuary for expression and healing. Rebekah, with a heartfelt tone, underscores its significance, saying, "This space has provided room for group counseling for the women and space for the art for children, which is very important for expression and healing."

BONNER HOMELESS TRANSITIONS IS NOT AN ISLAND; IT IS A VITAL THREAD WOVEN

into the tapestry of Sandpoint's community. Beyond mere shelter, BHT offers fully furnished housing, case management, crisis intervention, and assistance with transportation. Residents, often emerging from turbulent pasts, find solace and support as they embark on a journey of self-discovery. This is a place where the path to self-sufficiency is illuminated, where the art of budgeting, parenting, and the gateway to employment opportunities are taught. Yet, the support doesn't end there. It extends to a comprehensive system of care. Bonner Homeless Transitions connects these individuals and families with critical resources such as food, clothing and medical services, ensuring their well-being during their stay. It is, in essence, a hub of hope—a place where life skills are cultivated and community integration becomes a reality. This is not merely a temporary respite; it's a path toward long-term stability, a journey from crisis to sustainability. Rebekah emphasizes, "The most significant achievement of Bonner Homeless Transitions is transitioning our residents, families and children into permanent housing and helping them become strong contributors to our community." However, in the face of these remarkable achievements, challenges do persist. The cost of living, salaries, and the ever-increasing inflation of everyday goods and housing costs continue to pose hurdles. Bonner Homeless Transitions is not an island; it is a vital thread woven into the tapestry of Sandpoint's community. The collaborative efforts between Bonner Homeless Transitions and other local agencies have been instrumental in serving the community's homeless population.

Debbie Love at the Bonner County Food Bank, Angels Over Sandpoint, local churches, and organizations such as Community Assistance League of Sandpoint have stepped in to offer support. Their donations of food, clothing, toiletries and essentials have created a robust safety net for those in need. Rebekah echoes the harmony of this collaboration, "The good relationship between the two organizations, both of whom have similar missions, has been essential." It's a testament to the power of community spirit, where individuals, organizations and agencies rally together to make a difference in the lives of the homeless. Bonner Homeless Transitions relies on a triad of support—tax-deductible donations, community collaborations and grant funding. The organization's story is one of resilience and adaptation. In 2018, when federal funding for transitional housing services was cut, it was the community's generosity that filled the void. Rebekah articulates the shift: "Prior to 2018, Bonner Homeless Transitions relied mostly on federal funding for its operational expenses. In 2018, Congress stopped federal funding for all transitional housing services throughout the United States. Since then, Bonner Homeless Transitions has solely relied on local donations from our generous community and internal grants written by staff, and local fundraising efforts. Bonner Homeless Transitions receives no funding from federal, state, local, county or city funds." This community-driven model is a testament to the unbreakable spirit of Bonner Homeless Transitions. It's an acknowledgment that a united community can overcome any obstacle.

Looking toward the future, the aspirations of Bonner Homeless Transitions are clear—continue the relationship with Kinderhaven Foundation, expand the program, and serve more. Rebekah sums it up eloquently, "Our goals are not only to continue to raise awareness in this mission, but we hope to expand the program to serve more. We have two lots available to build a four- and eight-unit complex, with the support of our donors and the sale of our Trestle Creek property. This will allow us to continue to expand our program and assist the homeless families in our community." In every step forward, in every ray of hope they offer, Bonner Homeless Transitions and Kinderhaven Foundation echo a sentiment—a simple yet profound message—that by coming together, by reaching out, and by supporting one another, we can illuminate the path for those in need. The relationship between Bonner Homeless Transitions and Kinderhaven Foundation is not merely a tale of two organizations; it's a story of a community that cares, a community that understands that together we can achieve more. Their journey is one of resilience, collaboration and unwavering dedication to illuminating the lives of those in crisis. The relationship between Bonner Homeless Transitions and Kinderhaven Foundation continues to shine brightly. It is a testament to what can be achieved when hearts and hands come together. It is a story that reaffirms the power of community, the strength of collaboration and the resilience of the human spirit. As Rebekah so beautifully puts it, "We are extremely grateful for the relationship with the Kinderhaven Foundation, which allows us to provide a safe place for those in crisis." Their journey continues, their light continues to shine, and the future holds the promise of even greater achievements, for themselves, for their community, and for those in need. Bonner Homeless Transitions and Kinderhaven Foundation have proven that, when we unite to address homelessness, lives can be transformed and hope can be ignited. They remind us that, together, we can achieve extraordinary things, and that the light of compassion and community can shine even in the darkest of times. T

he holiday season is a time of enchantment and camaraderie; a chance to gather with loved ones and revel in the magic of the festivities. Yet, amidst the flurry of extravagant celebrations and opulent feasts, there exists a distinct allure in embracing the art of simplicity. This is where the concept of hosting a small dinner party during the holiday season comes to the forefront—a delightful way to foster genuine connections and create lasting memories. In an age of extravagance, the charm of simplicity shines ever brighter. As the holiday season approaches, the allure of uncomplicated gatherings holds a special place in our hearts. Rather than being consumed by elaborate decorations and menus, we can find fulfillment in cultivating an ambiance of warmth and authenticity. The foundation of a successful small dinner party lies in the choice of guests. By keeping the guest list intimate, consisting of cherished friends and close family members, the stage is set for meaningful conversations and an atmosphere of genuine relaxation. Personalized invitations, whether handwritten notes or carefully crafted digital messages, communicate a sense of significance that resonates with each individual. When it comes to decorating for such an intimate affair, less truly is more. Simplicity extends to the table itself—a tastefully arranged setting with minimal embellishments, a scattering of candles casting a warm glow, and perhaps a touch of verdant foliage to infuse a hint of nature’s elegance. The aim is not to overwhelm the senses but to create an environment where heartfelt interactions take center stage. Culinary artistry can find its zenith in the simplicity of a thoughtfully curated menu. While the allure of an elaborate banquet looms large, a well-prepared selection of dishes can leave a more indelible mark. A seasonal menu, carefully crafted from the freshest ingredients, can evoke the essence of the holidays. A succulent roast as the centerpiece, flanked by a selection of thoughtfully chosen sides and crowned with a delectable dessert, can become a symphony of flavors that resonates in the memory.

LESS truly is MORE.

from ordinary to extraordinary. A PERSONAL TOUCH CAN ELEVATE THE EVENING

A personal touch can elevate the evening from ordinary to extraordinary. Place cards handwritten with care, sharing anecdotes about the dishes served, or even presenting guests with a small token of appreciation to take home. Weaving these gestures into the fabric of the gathering adds depth to the experience. It’s the attention to detail and the infusion of your personality that make the occasion truly unforgettable. Introducing interactive elements into the evening can transform it into a tapestry of shared joy. Engaging games, collaborative DIY projects or even a storytelling session can weave bonds that extend beyond the event itself. These activities unlock a realm of shared experiences, fostering connections that linger long after the evening draws to a close. Hosting a small dinner party during the holiday season is a finely orchestrated art. It begins with meticulous planning,

outlining the guest list and dispatching invitations in advance. This groundwork enables you to focus on the nuances that elevate the evening from ordinary to exceptional, ensuring every aspect is infused with thoughtfulness and intention. Central to the art of hosting is the menu. Instead of inundating yourself with an exhaustive spread, curate a selection of dishes that harmonize with one another and encapsulate the essence of the season. Accommodating dietary preferences and restrictions ensures everyone feels catered to and cherished. Timing is a silent conductor in this symphony of flavors and interactions. A well-structured timeline, guiding the presentation of each dish and the progression of the evening, maintains a harmonious flow. This foresight prevents lastminute rushes, allowing you to bask in the company of your guests and partake in the magic you’ve conjured.

Conversations are the threads that weave the evening into a vibrant tapestry. Carefully configuring the seating arrangement can spark dynamic exchanges, transcending small talk and delving into realms of shared interests and revelations. Mixing personalities ensures a kaleidoscope of discussions, enlivening the atmosphere. As the host, your demeanor paints the backdrop against which the gathering unfolds. Welcoming guests with warmth, facilitating introductions, and cultivating an environment of comfort and inclusion sets the tone. A gracious host makes every guest feel like an integral part of the celebration. While planning is imperative, embracing spontaneity injects an element of enchantment. Allowing the evening to evolve organically and adapting to unforeseen turns can lead to delightful surprises. The joy lies in observing connections deepen, witnessing laughter and camaraderie flourish in unexpected directions. As the holiday season beckons, consider the enchantment of simplicity in your celebrations. The art of a small dinner party beckons—a canvas upon which cherished memories are painted, connections forged, and the essence of togetherness celebrated. By thoughtfully curating your guest list, tending to décor and culinary delights, and imbuing each element with your personal touch, you master the art of hosting a small dinner party that resonates long after the festivities fade. Amid a world enamored with opulence, the elegance of simplicity shines bright in these moments of shared joy and authentic communion.

SPIRITS GOOD TIMES INTRODUCING 1908 SALOON: SANDPOINT’S NEWEST COMMUNITY GATHERING SPACE by JILLIAN CHANDLER 32

andpoint is home to a new space for the community to come together to enjoy food, spirits and good times—1908 Saloon. Housed where A&P Bar and Grill once resided, 1908 owners, and husband and wife, Bill and Kathy—who met 43 years ago while working together in a restaurant— have embraced a sensible approach to providing new amenities to the local community through their business and place in the community. Through this new venture, the couple is looking to create a meaningful experience for the entire community. “Behind the 1908 Saloon is a partnership formed to shed new light on the downtown food and spirits experience,” shares Bill. “The partnership includes an incredible executive chef, Josh Dorrell (owner of Drift Lakeside Kitchen & Bar in Hope), who brings his extensive background and exciting new menu.” The beauty of the partnership lies in the spontaneity in which it manifested. The team of diverse backgrounds and skill sets (culinary arts, design, development, construction) was drawn together by their shared callings to create. “Through each of our individual convictions to externalize our passions, we united on this vision in perfect harmony. Doors opened for each of us to meet in perfect coordination along the way,” reflects Kathy. The team began working on the 1908 Saloon concept in July of this year. By early September, they were scrubbing floors, deep cleaning kitchen equipment, repainting walls and rewiring electronics. They designed a new logo by the end of that month and soft launched the new menu on October 2. As of press time, they were entering the final phase of cosmetic updates with plans to launch sometime in November. Keep an eye out for an official launch date announcement on Facebook, Instagram and Yelp. “Creating an experience requires rethinking and envisioning the ‘brand’ from the top down and again from the bottom up, leaving no stone unturned,” states Joe Vitello, designer. “Every element of the experience— the food, the way the menu looks, the sign, the entertainment options, the social media presentation—all must represent the core concept. For us that core concept entails a historic saloon embodying a place where diverse folk in the spirit of Sandpoint’s incredibly diverse people can come together and add to our incredible heritage. It’s the energy we exude, the things we create, and the impact we leave on others. The whole branded product offering will reflect that core concept by the time our buildout is complete.” At 1908 Saloon, the local vibe aims to celebrate Sandpoint’s history and North Idaho heritage. This is complemented by the local fare, mindful cocktails, and a diverse offering of weeknight and weekend events, where people of different backgrounds, age groups (21 and older after 10pm) and hometowns can come together and celebrate. When it comes to the cuisine, guests will be treated to simple meat and potatoes, locally sourced North Idaho fare, with a down-to-earth charm and clean and modern presentation; rustic but relevant. The menu features four sections: 1. Food for Sharin Folk - Shareables like Cowboy Bites, Sweet Potato Waffle Fries, Bacon Deviled Eggs, and a Bratwurst Board of chef-select wild game and pork brats; 2. Locally Farmed Greens - Simple salads, a light and refreshing option; 3. Big Ole Idaho Potatoes - Spuds in three varieties, Loaded Original, Broccoli Cheddar and Pulled Pork; and Food for Salty Folk - Sandwiches on brioche buns like their 1908 Burger and locally sourced Bison Burger, and hoagie rolls House Smoked Tri Tip Sando and Fried Chicken Sando. Pair your meal with a simple and affordable signature cocktail from their full bar, made to order with a light and refreshing twist on the classics. According to Josh, “The 1908 Original, Pencolada, Bar Dog, River Water and Smokin Bear evoke smokey, herbal, salty nostalgia reminiscent of the frontier West and Panhandle flavor.” As Bill reminds, “Great restaurants serve a function in the community where people can be known, exchange their stories and warmth, see familiar faces and form memories that will last a lifetime. Great restaurants provide an experience that exceeds the food and its sensory delights. Generations come together, wisdom is shared and lessons are learned. Our partners desire to create on the level of human interaction and opportunity, and a saloon is the perfect concept.” Be sure to stay tuned, as the first phase is not quite complete. They are currently addressing interior design elements, sprucing up the entrance to the bar, and building out a weekend events calendar. They look to have their new vision completed by the coming of the new year. 222 North 1st Avenue, Sandpoint, Idaho | 208.263.2313 | 1908Saloon.com

Preparing to Sell Your Home During the

WINTER MONTHS? 10 tips for a quick sale by THOMAS WILLIAMS

S

elling your home during the winter months might not be the most popular choice, but it can be a great opportunity to attract serious buyers. With the right strategies and preparations, you can make your property stand out even when the temperature drops and the days get shorter. Here are 10 tips to help you prepare your home for sale during the winter.

Curb Appeal Matters: The first impression is crucial, so ensure your home's exterior looks inviting. Clear the walkways and driveway from snow and ice. Consider adding winter-friendly plants and outdoor lighting to create a warm and welcoming atmosphere. Warm and Cozy Interiors: When prospective buyers enter your home, your home should feel warm and inviting. Keep the indoor temperature comfortable and consider a gas fireplace or portable heaters if needed. Use soft and cozy throws, rugs and warm-colored décor to create an inviting ambiance. Proper Lighting: With shorter days, lighting is essential. Open curtains and blinds to let in as much natural light as possible. Additionally, invest in soft, warm artificial lighting, such as floor and table lamps, to create a cozy atmosphere.

With the right preparations and strategies, selling your home during the winter month, even when the snow is falling outside, can be a successful endeavor.

Clean and Declutter: Here in Sandpoint, the winter months often mean more time spent indoors, so it's crucial to keep your home clutter-free and spotlessly clean. Declutter your living spaces, organize closets and clear off countertops. A clean and organized home looks more spacious and appealing. Fix Drafts and Insulate: Leaky windows and doors can make your home feel cold and drafty. Inspect and fix any drafts, and consider adding insulation where needed. This not only keeps your home comfortable but also demonstrates good maintenance to potential buyers. Highlight Winter Features: If your home has special winter features like a cozy reading nook, a hot tub or a well-insulated garage, make sure to highlight them. These unique features can be a selling point during the cold season. Showcase Your Home's Energy Efficiency: Buyers are often concerned about heating costs in the winter. Show them that your home is energyefficient by having a recent energy audit and sharing the results. If you've made energy-saving upgrades, make sure to mention and display them. Create a Winter Scent: The right aroma can have a powerful impact on a buyer's perception of your home. Consider baking some cookies

or using scented candles with warm, inviting scents like cinnamon or vanilla. Just be cautious not to overdo it. Professional Photography: High-quality photos are crucial for a successful online listing. Since natural lighting can be limited during the winter, consider hiring a professional photographer who can make your home look warm and inviting, even in cold, dreary weather. Flexible Showings: Winter weather can be unpredictable, and buyers might need to reschedule due to snow storms or icy roads. Be flexible with your showing schedule to accommodate potential buyers' needs. A little extra flexibility can make a big difference in closing the deal. Bonus Tip - Price Your Home Competitively: Selling your home during the winter months often means facing a smaller pool of buyers, but these buyers are usually more motivated. Pricing your home competitively is crucial to attract serious offers. Research the local real estate market and work with an experienced and professional real estate agent to set the right price. Be prepared to negotiate, but make sure you have a bottom line in mind to protect your interests. With the right preparations and strategies, selling your home during the winter month, even when the snow is falling outside, can be a successful endeavor.

MARKET REPORT A Winter Sale

MOST FOLKS OPT TO PUT THEIR HOMES ON THE MARKET DURING THE WARM SPRING AND SUMMER MONTHS, but for others, for one reason or another, it's necessary to list their home during the winter months. This is good news for sellers, as limited inventory means less competition from other "for sale" homes—and more likely you'll attract serious buyers, since they don't have as many options.

WORLD - CLASS REAL ESTATE PROFESSIONAL

T

Jackie Suarez REAL Market Update - Brought to you by Jackie Suarez, Associate Broker What is the current real estate market climate in North Idaho? True to Autumn, our market is in transition after a slight warming trend. Buyers have watched prices fall like leaves until the value justiies a purchase. Investors with ready cash have been rewarded for their patience. While the forecast for mortgage interest rates is mixed, lenders are performing at lightning-fast speeds compared to past underwriting and appraisal timelines. Rising interest rates increase pressure on borrowers with marginal buying power. In this environment, more sellers are willing to inance their property sales and reap their gains in the form of interest over time. In the past 30 days, Bonner and Boundary County cash buyers accounted for 42% of residential sales. * As winter approaches, many land sellers have adjusted prices in anticipation of a market cool-down. Currently, 11% of parcels listed in Bonner and Boundary Counties are in escrow. Vacant landowners overall are negotiable - sales prices average 72% of asking price. Sellers, keep in mind that land buyers have the “green” to spend - 71% of land sales in the past month were cash transactions. A shining star is the Schweitzer Mountain market where inventory is increasing among a storm of activity with new construction. News of the ski resort’s acquisition by Alterra Mountain Company has attracted global attention and may serve as a rainmaker for our local economy. Stay tuned (like your skis and boards) for updates. Timing is everything – the fourth quarter of 2023 may be the right time for buyers and sellers to recognize opportunity in our four-season market. Three tips for navigating this market: 1. Get advice from full-time real estate professionals who are experts in your local market. 2. Sellers: Price, timing and marketing are important. Focus on your presentation, be aware of other competing properties and be ready to negotiate. Monitor the market – owners with too much “blue sky” in their expectations might need to reconsider their approach. Bu 3. Buyers, get familiar with your target area and be ready to recognize a good buy. Make sure you’re on solid ground inancially. If you’re borrowing, have a lender with a proven track record working for you. Thoroughly inspect any property you decide to purchase.

Our market is constantly changing. What is important to me remains the same - God, Family and Relationships.

16th Annual Heart Ball Event Presented by The Bonner General Health Foundation

February 3rd 2024 5pm-11pm Bonner County Fairgrounds

Visit our website or scan this QR code to stay up to date on next years event!

Funds from the 2024 Heart Ball will go toward the purchase of a new Scope and Tower to better serve our growing community’s needs for cancer screenings and basic health needs. This Scope, in regards to colonoscopies, would help to detect early signs of Colon cancer, which ages 45 and older, both men and women, are advised to get. More than three departments would be able to access this piece of equipment, ensuring wait lists stay low while keeping all necessary safety precautions in place—which serves our greater purpose and mission to advancing the promise of life through philanthropy.

EMPOWERING THE ENTIRE COMMUNITY RESOURCE ENVISION CENTER NEW HOST OF THE FESTIVAL OF TREES by JILLIAN CHANDLER

2023

marks the inaugural year that Community Resource EnVision Center (CREC) will be hosting the beloved Festival of Trees; the tradition passed on to the organization by the Kinderhaven Foundation. Katie Begalke, CREC’s newly appointed executive director, shares that they are looking forward to having a public platform that allows the EnVision Center to live its mission of empowering the entire community. “We want all of Bonner and Boundary counties to know that we exist to help their neighbor, employee, colleague or friend when they are facing a time of need by connecting, serving and supporting them with resources, collaboration and partnership—so that all may thrive.” The Festival of Trees kicks off 4 to 7pm November 30 with its Friends & Family Night, a free event for the entire community. Guests will view the beautifully decorated trees, have pictures taken with Santa, enjoy cookies and cocoa, and vote on their favorite gingerbread creation. “We are excited to be creating a new tradition this year. Fourth-grade classrooms across the school district will be given $50 to execute the design and construction of a gingerbread creation. Guests will vote on their favorite, and that creation will be auctioned off the night of the gala,” Katie shares. “We believe that by including children in the Festival of Trees, we are planting seeds in those who will carry our community’s philanthropic spirit into the future.” The winning class will receive bragging rights, a pizza party, $200 cash for their classroom and 100 percent of the proceeds from the winning

gingerbread creation to donate to the nonprofit of their choice! December 2 is the big event, A Gilded Winter Wonderland, offering a chance for local folks to come together and learn about the needs in our community and respond while bidding on elaborate trees, enjoying a wonderful meal (catered by Ivano’s with drinks from Trinity at City Beach) and some holiday shopping at the Christmas Gift Shop. “Think more European Christmas Market than silent auction,” shares Katie. “We’d love for our gala guests to use the Christmas Gift Shop as a place to do their holiday shopping and check off items from their Christmas shopping list, all while supporting CREC’s work in the community.” She encourages community members to attend this “fun and festive evening filled with generosity that will leave guests with a glowing appreciation for their neighbors and for this extraordinary community!” Tables of eight, priced $1,500, are on sale now through November 6, at which time individual tickets will become available for $125 each. Outside of the 20 percent of each auctioned tree going to a nonprofit partner of the tree donor’s choice, the proceeds will be used to support the work of CREC. "When you support the Festival of Trees, your generosity empowers the entire community," Katie reminds. Those interested in attending, becoming a tree or silent auction donor, sponsor or volunteer, can email sandpointfestivaloftrees@gmail.com or visit CRECidaho.com/festival-of-trees.

PONDERAY'S NEIGHBOR PANHANDLE brought to you by THE BONNER COUNTY HISTORICAL SOCIETY & MUSEUM

Y

ou may have known about the little community called Ponderay, but have you ever heard about the town of Panhandle? In 1903, the Panhandle Smelting and Refining Company owned 10 acres around a copper, silver, lead and gold smelter in present-day Ponderay. In March of 1903, the Kootenai County Republican news article stated that “the promoters have also founded a new town, Panhandle, at the smelter site.” The town consisted of boarding houses, offices, a store

and a bank. The store was completed in 1905 and was known as the Pioneer store. The company had also contracted barges and steamboats to deliver mail around the lake and transport the goods. In 1913, a foreclosure order was made against the company, and it was shut down. Now, it is just Ponderay, which was incorporated as the Village of Ponderay in May 1947 and then became the City of Ponderay in November 1968.

A PLACE TO MEET FRIENDS, RELAX AND MAKE MEMORIES 219 Lounge continues to be Sandpoint’s historic hometown bar by JILLIAN CHANDLER

“O

wning and operating the 219 makes us feel like we are part of the community; ‘caretakers,’ if you will, for our customers and employees,” shares Mel Dick, owner of the 219 Lounge, which has been in business continuously since 1937. “We are honored to be part of the Sandpoint business community.” Young or old, anyone who enters “the Niner,” as it’s often referred to, will be greeted by the attentive, courteous, friendly and experienced staff, where the bartenders pride themselves on being the best. In addition to making a fantastic cocktail, they make it a point to get to know each of their customers and strive to take care of them. “Each bartender is so unique in their own personality and the gifts they bring to the bar,” says Mark Terry, general manager. “Solo, or multiple bartenders on a busy weekend, the crew we have put together is just the absolute best.” No matter who’s making your drink, every cocktail is consistent from every bartender, guaranteed. “The secret to making great cocktails is using an exact recipe, good spirits, fresh squeezed juices and house-made simple syrups, and bartenders who take pride in making great cocktails,” according to Mel. The beer selection is rotated weekly/bi-weekly, depending on the season, and focuses on beers from all over the West (and East whenever possible) and showcases regional staples while focusing on small-batch beers. Then there’s the whiskey (from high-end American bourbons to single-malt scotches and everything in between), featuring a top-shelf American whiskey that rotates every time they empty a bottle—this could be anything from a Store Pick Weller variant to a 10-Year Mitcher’s, even the occasional Pappy Van Winkle. When it comes to the staples, there’s everything from Crown Royal, Maker’s Mark, Wild

Turkey and Jack Daniels to Buffalo Trace, Four Roses Small Batch and one of Mark’s favorites— Rittenhouse Rye. Year-round, live music fills the space on weekends. This past summer they had the opportunity to bring in some fresh faces and will continue that trend into 2024. “From the Jason Perry Band (absolute funk party) to Hill Folk Noir (Americana Junkerdash music) to classics like The Miah Kohal Band, we do our best to keep the must-haves on the calendar and sprinkle newness into rotation as well,” affirms Mark. “We may not have a huge venue, but we provide outstanding local and regional acts a place to perform while never charging a cover.” There is also a pool table and foosball for guests’ enjoyment, and during the summer months, you’ll want to take advantage of the patio and outdoor bar. 219 prides itself on being more than just an individual business. “It’s about creating a ‘sense’ of community, being stewards of our community and helping others,” Mel says. And these words were put into action earlier this year when a local family lost their home to a devastating house fire. When Mark heard the news, he knew that he wanted to help. “I knew I could only do so much,” he recalls. “The support from the staff kicking in money to local businesses donating to the community. This is an amazing town.” Since December 2022, the 219 has helped raise over $30,000 for various community nonprofit organizations. If you’re looking for that one place to meet friends, relax and share good times, and enjoy a great cocktail and live music, the 219 is just that place. It’s all about community.
