Time for financial spring cleaning?

pring is here, which means it’s time for some spring cleaning. This year, in addition to tidying your home and surroundings, you might want to consider sprucing up your financial environment as well.

Here are some suggestions for doing just that:

Improve your vision. Once the days are warmer and longer, you may want to get outside and clean all the winter grime and smudges from your windows, allowing you to see the world more clearly. And you may want to bring more focus to your financial vision by asking some key questions: Is my investment strategy still appropriate for my needs, goals and family situation? If not, what changes should I make? And am I prepared for changes in my life, such as health challenges or a need to retire earlier than planned? The answers to these and other questions can help you clarify where you are, in terms of your financial picture, and where you want to go.

• Declutter. As you look around your home, you may find things such as expired health care products, old prescriptions, ancient cleaning solutions, and so on, in addition to duplicate household items (how many blenders do you really need?) and non-working equipment — printers, laptops, etc. Most people find that eliminating this clutter gives them a good feeling — and more livable space. As an investor, you can also find clutter in the form of redundant investments — for example, you might own several nearly identical mutual funds. You might be better off selling some of these funds and using the proceeds to find new investments that can help you further diversify your portfolio.

As you may know, diversification is a key to investment success, but keep in mind that it can’t prevent all losses.

• Plant seeds of opportunity. Whether they’re planting camellias and crocuses or carrots and cilantro, gardeners are busy in the spring, hoping their efforts result in lovely flowers and tasty foods. And when you invest, you, too, need to plant seeds of opportunity in the form of investments that you hope will grow enough to enable you to make progress toward your goals. So, you may want to review your portfolio to ensure it’s providing this growth potential, given your individual risk tolerance.

• Reduce dangers. You may not think about it that much, but your home and surroundings can contain potential hazards. You might have ill-fitting caps on cleaning products with toxic chemicals, or sharp cutting instruments protruding from shelves in your garage, or heavy, cracked tree branches hovering close to your roof. Spending some time on a springcleaning sweep can get rid of these dangers — and devoting time to consider the possible threats to your financial security, and those of your family, can pay off too. For starters, review your life insurance to determine if you’ve got enough. Your employer may offer some coverage as an employee benefit, but it might not be sufficient, so you may need private coverage. And the same is true for disability insurance, because if something were to happen to you, and you couldn’t work for a while, you’d still want to protect your family’s lifestyle.

Spring is a great time for brightening your physical space — and your financial one too.

Signature Aesthetics, with locations in both Sandpoint and Coeur d'Alene, is a destination for new beginnings for body, soul and spirit, where Nancy Andrews, RN-C and Graham Andrews, NP-C aspire for all of their clients to leave in a better place because of what they offer through Signature Aesthetics.

Founded in 2009 by visionary Nancy, she was elated to have her son Graham join the practice, where he serves as Signature Aesthetics' medical director.

After continuing to serve and grow Signature Aesthetics’ clientele over the past 15 years, Nancy moved their Sandpoint medical spa to its beautiful new home at 1202 North Division Avenue earlier this year, providing better accessibility for clients in a peaceful and relaxing atmosphere.

Both born and raised here in Sandpoint, this mother and son are the reflection of what so many strive for in this life: family, business and community.

Q.Why do you believe Signature Aesthetics has remained successful over the years, even as med spas continue to pop up all over North Idaho?

Nancy: When I started my business independently back in 2009, I wanted to transform the world of aesthetic medicine and pioneer new treatments that had never been done before in our area. I wanted to take my more than three decades of versatile nursing experience and implement it into my practice while adopting procedures that would transform the lives of all my patients. While new injectors and spa owners have come onto the scene, few, if any, can match the overwhelming amount of medical experience that we provide at Signature Aesthetics.

Graham: When I look back around the mid- to late-2000s, there were only a handful of medical spas with very few injectors in North Idaho, and Nancy was one of them. Procedures like platelet-rich plasma (PRP) joint injections, noninvasive ultrasound for skin tightening as well as other non-surgical body and facial rejuvenation procedures were very foreign to this area at that time. Nancy was very much a trailblazer for bringing these types of services to Sandpoint and Coeur d’ Alene — and continues to be.

Q.Nancy, what does it mean to you to have your son Graham following in your footsteps and joining you at Signature Aesthetics?

Nancy: As a mother, I am very proud to be working alongside my son. He and I are very like-minded, and it has been a very natural fit for the both of us. We both are very patient centered and strive to always do what's best for them. It’s not very often that you get to work alongside your family, and I take great pride in knowing that Graham has worked very hard to achieve his credentials as a family nurse practitioner.

Q. Graham, what inspired you in your profession and to join your mom, Nancy, at Signature Aesthetics?

Graham: My mom has always inspired me to pursue medicine ever since I was a young boy. When I was around 3 years old, I had a Mickey Mouse doctor's toy kit that I would play with. My parents would pretend to be my patients and would praise me after I listened to their hearts and looked in their ears. As I became older, I had several opportunities to shadow my mom in surgical cases, which further inspired me to pursue a career in medicine. As cliché as it may sound, I always felt that following in her footsteps in medicine was inevitable; my destiny if you will.

Q.What is most rewarding to you about the work you do?

Nancy: The beauty of our work as health care providers is that we get to support our patients through the lowest of lows and the highest of

highs — which is essentially the human experience. There are not a lot of professions who can give you such an intimate view of a person’s life, and with that comes a lot of opportunity to be a beacon of light sharing hope in the process.

Graham: What is rewarding about our work is definitely multifactorial. We get to improve the confidence of our clients while building ongoing, meaningful relationships. One area of the practice that I'm very passionate about is weight and obesity management. … We have had patients shed tears of happiness in our office because of their weight loss, and to see their newfound motivation to adopt healthier habits and lifestyles is nothing short of inspirational.

Q.Both born and raised in Sandpoint, what makes this a truly special place to live and own a business?

Nancy: I am a third-generation local and live on my grandparents’ Frank and Amelia Finney’s homestead in Sandpoint. I have lived in Sandpoint my whole life and married my high school sweetheart, who is also a local. Sandpoint is truly a paradise of lakes, mountains, creeks and four beautiful seasons. To be able to own a business in a place where my family has so much history is second to none.

Graham: I was born and raised in Sandpoint, and I always knew that this was the place where I would raise my children just as my parents and grandparents did before me. Being a part of a locally owned business in Sandpoint gives me a sense of pride and connection to the place I call home. I love the fact that our business contributes to the unique identity of Sandpoint, helping this already vibrant town stay one of the most desirable places to live and visit in the world.

Q.When not serving your clients, how do you like to spend your time and with whom?

Nancy: One of my favorite hobbies is spending time with my animals on my property and rehabilitating horses. I have a passion for special needs children and young adults and have used my ranch animals to provide a therapeutic and safe experience for them. I am a proud grandmother of three grandsons and am so excited to have the next generation of my family experience the wonderful life that my parents and grandparents gave me.

Graham: My pride and joy are my wife and kids. I have been married to my lovely wife for nearly 11 years and have two beautiful sons. My 4-year-old little daredevil is my four-wheeling and theme-park buddy who knows no fear. My youngest son was born last October and is keeping my wife and I on our toes constantly! He is our little butterball and loves to smile at new and familiar faces.

EXPERIENCE TOP-NOTCH

Pet Grooming at Luthers’ Pooch Parlor in Ponderay

Passionate team dedicated to caring for pets and their owners

Owners Montana and Jesse Luther are the proud owners of Luthers’ Pooch Parlor, formerly Pooch Parlor, in Ponderay. The couple purchased the business — which has been in operation for the past 24 years — in January of 2024 and have put their heart and soul into the space to reflect who they are and the love they bring to the pooches, and cats, they serve.

“I have always had a passion for animals,” Montana reflects. “I went to school with Duann Chambers, the previous owner of Pooch Parlor (and owner of the Pooch Parlor Pet Grooming Academy), and I fell in love with the whole business. When Duann wanted to lighten her load

a bit, I had the opportunity to purchase the business from her, though we are so fortunate to still have Duann working as a groomer here at the shop.”

Within weeks of purchasing the business, and rebranding as Luthers’ Pooch Parlor, a pipe burst in the shop, flooding the entire building with several inches of standing water. As a result, the Luthers got to work, completely remodeling the shop with new drywall, paint, electrical and flooring, as well as replacing all grooming tables, cabinets and counters. Though overwhelming at the time, Montana sees the disaster as a blessing in disguise

20

“It was absolutely devastating when I walked into all the water and saw that everything was ruined; so heartbreaking after just buying it,” she recalls. “But thankfully, it allowed us to remodel and make it our own. There was so much hard work, sweat and tears that went into the remodel, but it turned out so much better than I could have ever hoped for! I’m very thankful to be back and work doing what I love.”

To complete the remodel, a beautiful mural was created by Maria Larson Art on one of the shop’s walls, going above and beyond Montana’s imagination. “All the dogs in the mural are shop dogs that are with us when we work. Even my heeler, Zip, who was my very first shop dog, who has now passed, was included in the mural. Maria even managed to include all their names on their collars,” Montana smiles.

When you walk into Luthers’ Pooch Parlor, it’s truly a fun, loving place to be, where everyone loves their jobs and takes pride in what they do. Montana is joined by fellow groomers Duann, Kivia and Jillian.

From first-time puppy grooms to amazing, creative grooms, Luthers’ Pooch Parlor executes each groom beautifully. “We also offer comfort grooms for older dogs that just need to be cooler, or we have dogs that spend time in our Thera-clean bath, which helps with allergies and improves mobility and function in our senior dogs,” Montana notes. Additional services include shave downs and brushouts, nail trims, teeth brushing and scaling. They also offer a selection of collars, leashes, shampoos, oils and brushes.

At Luthers’ Pooch Parlor, Montana and her team aim to deliver only highquality grooms and strive to give parents exactly what they want while also keeping the animals’ best interest in mind. They have a willingness and compassion to work with all types of dogs — including aggressive and anxious dogs. “We also enjoy doing a lot of owner-stay grooms, where the parents will stay as we groom to comfort their dog if they are anxious or elderly,” affirms Montana.

Montana has called North Idaho home since she was a toddler, while husband Jesse moved to the area in grade school. The couple knew this was where they wanted to raise their family (two sons and a daughter), immersed in a small-town community with values and surrounded by the mountains. Montana is truly fulfilled in her family’s new endeavor, getting to help all the animals who walk through her door while meeting all the incredible people in the area, and being part of the business community.

For those looking for a local groomer who is passionate about caring for your dog or cat, Montana and her team at Luthers’ Pooch Parlor look forward to meeting you and your furry friend.

As we enter the spring season, the world of outdoor living spaces is undergoing a transformation, with home patio and porch designs evolving to meet the changing needs and preferences of homeowners. This year, we will witness a fusion of functionality, aesthetics and sustainability, giving rise to innovative trends that redefine the way we experience our home's outdoor spaces.

The concept of the outdoor room takes center stage in 2024, as homeowners seek to extend their living areas beyond the confines of their homes. Patios and porches are no longer just transitional spaces; they are becoming true extensions of the home, equipped with furniture and comfortable seating, lighting, and even outdoor kitchens. This trend is a response to the growing desire for a seamless indoor-outdoor lifestyle, blurring the lines between the interior and exterior.

Sustainability takes center stage and is one notable trend shaping outdoor spaces in 2024, with the emphasis on eco-friendly and sustainable design. Homeowners are increasingly opting for environmentally conscious materials and practices in their patio and porch setups. Recycled and reclaimed materials, such as composite decking made from recycled plastics, are gaining popularity. Additionally, there is a surge in the use of energy-efficient lighting and solar-powered fixtures both inside and outside of the home, reflecting a commitment to reducing the ecological footprint of outdoor spaces.

In terms of aesthetics, the trend for 2024 leans toward a harmonious blend of modern and natural elements using sustainable materials. Clean lines and minimalist designs are complemented by the incorporation of organic materials like stone, wood and greenery. The goal is to create outdoor spaces that feel serene and connected to nature while still maintaining a contemporary edge. Neutral color palettes dominate, providing a timeless backdrop that allows homeowners to personalize their spaces with vibrant accessories and furnishings.

Comfort takes precedence in the design of patios and porches this year. Plush outdoor furniture with deep seating and soft cushions invites relaxation, transforming these spaces into havens of comfort and tranquility. Sectional sofas, daybeds and oversized lounge chairs are popular choices, encouraging homeowners to linger and enjoy the outdoor ambiance. The patio has become not just a place to dine or entertain but a destination for unwinding and rejuvenating.

The incorporation of technology into outdoor spaces is another trend gaining momentum. Smart outdoor lighting, audio systems and even weather-resistant televisions are becoming staples of modern patio and porch design.

Homeowners are embracing the convenience of controlling their outdoor environments with the touch of a button, creating immersive experiences that seamlessly integrate technology with nature.

Fire features continue to be a focal point in outdoor design, but in 2024, we see a shift toward more innovative and sculptural forms. Modern firepits and fire tables are complemented by fireplaces integrated into the architecture of the patio. These features not only provide warmth but also add a captivating visual element, turning the outdoor space into a cozy retreat for year-round use.

Landscaping plays a crucial role in the overall design of patios and porches in 2024. The trend is toward lowmaintenance greenery and native plants that thrive in the local climate. Vertical gardens and living walls are popular choices for adding a touch of nature without sacrificing precious floor space. The goal is to create a lush and inviting environment that enhances the connection between the outdoor space and the surrounding landscape.

As outdoor entertaining becomes a staple of modern home living, the design of patios and porches is evolving to accommodate larger gatherings. Spacious dining areas with long tables and ample seating are a common feature, encouraging homeowners to host dinners and social events under the open sky. Multi-functional furniture and versatile layouts cater to the dynamic nature of outdoor gatherings, allowing for seamless transitions between dining, lounging and socializing.

The trends shaping patios and porches this year reflect a holistic approach to outdoor living. The focus is on creating functional, sustainable and aesthetically pleasing spaces that seamlessly integrate with the interior of the home and the natural surroundings. Unveiling the REAL ESTATE MARKET

Brokers' commissions settlement

The real estate industry faces a momentous shift, as the National Association of Realtors (NAR) reaches a settlement on broker commissions. This landmark decision promises to bring about transformative change in how real estate transactions are handled, impacting both professionals and consumers alike.

The Crux of the NAR Settlement

The NAR settlement primarily addresses the transparency of brokers' commission structures and mandates that these fees are clearly disclosed to clients. The resolution of this case stands as a significant turn in the real estate paradigm, emphasizing fairness and clarity in realtor-client transactions. The agreement signifies a pivotal moment, potentially realigning industry norms with modern expectations of candid financial dealings.

Under the terms of the settlement, listing brokers must make buyers' broker commissions conspicuously accessible to potential buyers, holding the spotlight to any underlying fiscal incentives. This necessitates an explicit acknowledgment of the integral role that commission structures play in the real estate marketplace.

Transparency in Brokerage Fees

With the recent settlement, clarity in brokers' commission fees is now mandated, assuring clients receive complete details on financial obligations. This is pivotal for equitable real estate practices.

The National Association of Realtors' agreement marks a momentous shift toward full disclosure, upholding the integrity of the buyer-seller dynamic. No longer shrouded in opacity, fees must be transparent, enhancing trust within the marketplace.

30

The settlement decrees that buyers' broker commissions must be manifestly presented, leveling the playing field. Consumers can now navigate real estate dealings with enhanced insights into the cost structure, ensuring a balanced transactional experience.

Impact on Home Sellers

Home sellers are markedly affected, as the settlement impacts the negotiation power they hold during the sale process. With an increased visibility into commission structures, sellers are now better positioned to understand the financial implications of their listing agreements. This allows for a more informed decision-making process, where the division of brokerage fees, traditionally borne by sellers, can be scrutinized and negotiated more confidently. Existing misconceptions regarding realtor commissions can thus be corrected, fostering a more equitable negotiation landscape.

Additionally, sellers gain from a standardized transparency in broker fees. This clear delineation of costs may lead to greater competition among brokers, potentially driving down commission rates. It's conceivable that with an empowered clientele armed with full knowledge, a natural market correction might ensue.

Lastly, the settlement could motivate brokers to enhance their service quality. With clearer knowledge of commission structures, sellers are more likely to demand value and results commensurate with fees. This competitive advantage could spur innovation within the industry, benefiting sellers with higher quality services and potentially more favorable outcomes in their real estate transactions.

Revolutionary Changes for Realtors

With the National Association of Realtors' recent settlement, a new era of brokerage practice is upon us. We are witnessing an evolution that punctuates transparency and fair play within the real estate market. Realtors will need to adapt swiftly to these changes, which mandate

explicit communication of commission rates and ultimately a revision of traditional brokerage commission models.

Modified Listing Practices

As a result of the settlement, Realtors must now confront changes in listing practices. Future agreements will require clear communication about commission structures to enhance transparency. This aims to ensure that buyers have a better understanding of the transaction process. Realtors are urged to update their listing agreements to meet the new transparency standards. Additionally, innovative compensation models may emerge, such as fixed fees or sliding scales. Realtors must be prepared to answer inquiries about service fees, leading to a more informed client base. This transformative phase in realty will redefine how listing information is presented, promoting fairness and trust.

Benefits for Consumers

The settlement heralds increased transparency in real estate transactions for buyers and sellers.

Enhanced Transparency: Consumers can now see the commission rates directly, facilitating a clearer understanding of the financial aspects of their transaction.

Greater Control: Buyers have the potential to negotiate commission rates, providing an opportunity for cost savings and greater involvement in the transaction process.

Market Competition: The settlement encourages Realtors to compete on service and value, which can lead to more competitive commission rates and innovative services.

Increased Education: With explicit commission disclosures, consumers are encouraged to engage more deeply in understanding the real estate process.

Buyers and sellers are empowered to make better-informed decisions regarding their property transactions and increased scrutiny on commission structures may prompt more competitive pricing strategies in the real estate market.

Addressing Antitrust Concerns

Any restraint on robust competition poses a legal and ethical predicament in the vast real estate ecosystem. The NAR's settlement has been a monumental step toward addressing long-standing antitrust issues within the brokering community. This action signifies a significant pivot toward transparency and equitable practices across the industry. Moreover, it constitutes an acknowledgment of past mechanisms whose unintentional effect may have been to stifle free-market principles. The revisions aim to rejuvenate the real estate market by instilling a culture of fair trade and consumer empowerment.

By dismantling ingrained operational norms, the settlement paves the way for a new era. It now obligates Realtors to adapt to an environment where clear communication of service value and commission structure is not just encouraged but mandated.

The consensus is clear: The settlement marks a new chapter for real estate professionals, ensuring that competition and consumer interests remain paramount.

Expectations for the Housing Market

The settlement might catalyze shifts in housing market dynamics. Brokers' increased transparency could influence consumers' decisionmaking and preferences, altering real estate transactions.

In the near term, the market is expected to grapple with the implications. As transparency becomes normative, buyers and sellers may experience shifts in commission-based costs, potentially rebalancing the power dynamics within the marketplace.

Core to these expectations, market efficiency and fairness could greatly improve. A refined balance between broker compensation and consumer interests will define future market health.

Predicted Effects on Prices

It is anticipated that transparency may pressure current commission structures. Sellers could negotiate more competitive rates, potentially lowering overall transaction costs.

Over time, increased competition among brokerages may result, driving innovation and potentially reducing average commission rates. Consumers could benefit from these cost savings and more negotiable fee structures.

Consequently, with more information on broker commissions, buyers might save on home purchases. This could manifest in either direct savings or more home for the same spend, optimizing buyer investment value.

However, brokers striving to maintain income levels might innovate by offering additional services. Enhanced marketing or personalized support could become prevalent, possibly justifying existing commission levels.

The true market response is yet to unfold. Observers eagerly await tangible impacts from these shifts on real estate pricing structures.

MARKET REPORT

Things are heating up!

AS TEMPERATURES RISE, SO DO HOME PRICES, BRINGING GOOD NEWS FOR SELLERS. The recent settlement on broker commissions further boosts their advantage. Sellers now wield increased negotiation power, empowering them throughout the sales process.

This shift favors sellers, leveling the playing field as buyers navigate the market. With this positive development, sellers can confidently anticipate favorable outcomes in their real estate transactions, enhancing their overall selling experience.

SANDPOINT SCHOOL GARDENS

A BLOSSOMING NEW IDEA

As springtime makes its slow appearance in Sandpoint, it teases the citizens with snow here and there, and the gardeners begin to dream of the blossoms of the near future. The school curriculum has changed since the early days of Sandpoint, and gardening is one of them.

In 1911, just 10 years after Sandpoint became an official village, every school in Bonner County was encouraged to have its own school garden. In fact, the first Bonner County superintendent, Nell K. Irion, and

the Bonner County Fair Association advertised that each school was encouraged to start their garden now and enter their flowers or vegetables in the upcoming fair. Whichever school was to win the best garden exhibit would receive $10 cash.

This may not sound like much to us today, but $10 in 1911 is worth $330 today. That was most likely a lot for our small rural schools that were just beginning to pop up and receive consistent funding.
