Slow and Steady: A smart way to invest

ou’ve probably heard stories about fortunate investors who “get in on the ground floor” of a new, hot company and quickly make a fortune. But while these things may happen, they are exceedingly rare and often depend on hardto-duplicate circumstances — and they really don’t represent a viable way of investing for one’s goals. A far more tried-and-true approach is the “slow-and-steady” method.

To follow this strategy, consider these suggestions:

• Start small — and add more when you can. When you’re first starting out in the working world, you may not have a lot of extra money with which to invest, especially if you’re carrying student loan debt. But one of the key advantages of the slow-and-steady method is that it does not require large investment sums to get going. If you can afford to put away even $50 or $100 a month into individual stocks or mutual funds, month after month, you may be surprised and pleased at how your account can grow. And when your salary goes up, you can put away more money each month.

• Take advantage of an employer’s retirement plan. If your employer offers a 401(k) or similar tax-advantaged retirement plan, try to take full advantage of it. Again, if you’re just beginning your career, you may not be able to put away much in this type of plan, but even a small amount is better than nothing. And as soon as you can possibly afford it, try to put in enough to earn your employer’s matching contribution, if one is offered. These types of plans can offer some key benefits — and perhaps the biggest one is that investing is automatic, in that the money is moved directly from your paycheck

into the investments you’ve chosen within your 401(k) or other plan.

• Be prepared for downturns. The financial markets will always experience ups and downs. So, you need to be prepared for those times when your investment statements may show negative results. By understanding that these downturns are a normal part of the investment environment, you can avoid overreactions, such as selling quality investments with good fundamentals just because their price has temporarily dropped.

• Chart your progress regularly. A key element of a slow-and-steady investment approach is knowing how well it’s working. But it’s important to measure your progress in a way that makes sense for you. So, for example, instead of measuring your portfolio’s performance against that of an external stock market index, such as the S&P 500, you may want to assess where you are today versus one year ago, or whether the overall progress you’re making is sufficient to help you meet the financial goals you’ve set for yourself well into the future. Another reason not to use a market index as a measuring tool is that the index only looks at a certain pool of investments, which, in the case of the S&P 500, is simply the largest companies listed on U.S. stock exchanges. But long-term investors try to own a range of assets — U.S. and foreign stocks, bonds, government securities, certificates of deposit, and so on.

“Slow and steady” may not sound like an exciting approach to investing. But it’s often the case that a little less excitement, and a lot more diligence, can prove to be quite effective..

Shannon Schulz’s journey in real estate began in yacht management, where she managed 50 to 100 luxury yachts. The owner of one of these yachts she managed, Mousetrap, decided to sell, so Shannon prepared the yacht for the listing, working closely with the Broker on the sale. “I fell in love with the process and immediately knew I wanted to take my career in that direction,” she recalls.

Today, Shannon is a Realtor® and Associate Broker at Tomlinson Sotheby’s International Realty. She loves living and working in Sandpoint, and she’s passionate about helping others do the same.

Q.When did you join Tomlinson Sotheby’s International Realty? And what was it about this top-tier brokerage that stood out to you?

A. I transitioned from another brokerage to Tomlinson Sotheby’s International Realty [TSIR] in February 2023. TSIR is backed by the Sotheby’s brand, a nearly 300-year tradition that stands for trust, integrity and excellence. As a Sotheby’s Realty affiliate, TSIR is able to offer our clients abundant top-shelf marketing materials and exposure in top-tier media outlets. Beyond that, the people in the TSIR office are in a league all their own when it comes to experience and knowledge, and I’ve always been a firm believer that you are the average of the five people you surround yourself with.

Q.How does your commitment to Tomlinson Sotheby’s standards align with your business model of going above and beyond for your clients?

A. My process is firmly rooted in high-level problem-solving, negotiation, transparency, a hyper-focused approach that prioritizes my clients’ desires, and the immaculate execution of real estate transactions. My clientele maintains a certain level of expectation when it comes to service, and that is what I provide. That is directly aligned with Tomlinson Sotheby’s tradition of excellence. One of my marketing taglines for 2024 is “Exceeding expectations. Solving problems before they happen.” I have built, and continue to build, my business on these things.

Q.For those looking to buy or sell, what is your advice for them when seeking out a reliable, trustworthy Realtor®?

A. Ask questions, interview people, and make sure you feel heard and validated. I recommend people visit with two to three agents — knowledge is power. Ask yourself if you could quickly build a relationship with the Realtors® you are interviewing. It may seem odd to view it in those terms, but if you think about it, you will quickly have to build trust and rapport. Will you feel safe asking tough and sometimes uncomfortable questions throughout the process? You’ll also be spending A LOT of time together on the phone and in person. It’s crucial that you feel a comfortable connection with your Realtor® and that they are someone who understands your priorities and expectations.

Q.When working with you, what can your clients expect?

A. First and foremost, my clients are going to feel heard and validated. They are going to come away from our initial meeting knowing they will receive concierge service and have confidence that they are working with a creative problem-solver. As each real estate transaction is unique, I’ve been able to establish myself as a Realtor® who identifies and eliminates issues before they occur.

My husband and business partner, Greg, constantly reminds me that I’m a people person first. He’s right. That’s the primary reason I’m in real estate — to help people. My clients definitely feel like they can be in a friendly, professional relationship with me throughout the process of buying or selling a home, which typically extends way past the closing date.

Q.What do you find most fulfilling about being able to help homeowners sell their homes and buyers find their dream home?

A. For my sellers, it’s helping them make an easy transition to the next chapter of their lives. I tackle roadblocks head-on, taking the driver’s seat so that potential obstacles become a non-issue. One of the most fulfilling things about working with buyers is helping them establish their must-have non-negotiables versus their “would-be-nice-tohaves.” I’m able to talk them through any limiting beliefs they may have, which opens more possibilities for them.

Q.Since becoming a Realtor®, how has the landscape of the real estate market changed — especially here in Sandpoint … and North Idaho in general?

A. Recent years have seen high appreciation rates due to the strong demand. The rapid increase in interest rates has slowed that appreciation and it slowed market activity as people were looking for things to stabilize. Since the last interest rate increase back in July of 2023, real estate sales have continued to strengthen.

The truth is, people always have to buy and sell homes — for a multitude of reasons that have nothing to do with the market, the economy or interest rates. It can be difficult for potential buyers or sellers to filter through the noise and find the truth about their local real estate market. I recommend people visit with a Realtor® they can trust to truthfully answer their questions, specific to their property and their situation.

Q.What are your thoughts about the proposed settlement from the National Association of Realtors®?

A. I am glad you asked me this because there is a lot of “the sky is falling” information out there! Those of us who have built a business model that leans into integrity, customer service and creating a positive experience for our clients aren’t worried. The settlement is going to require buyers’ agents to thoroughly articulate their value. There is a tremendous amount of value in what a buyers’ agent can offer their client — anyone who has bought a home knows this. But like all businesses, some Realtors® are better than others. Greg and I know our value, and we have no problem articulating it. For agents who were kind of hanging on already, this settlement may cause them to consider a different career. But for talented agents who have a solid business and an ability to adapt —and there are many of them —not much is going to change.

Q.When not devoting time to your clients, how do you enjoy spending your time here in Sandpoint?

A. If it happens in North Idaho, Greg and I love it! We love listening to live music, and we are big fans of supporting local restaurants and events. Living in Sandpoint is a blessing. We have beautiful spaces, a gorgeous mountain lake, a ski resort nearby, clean air and water, and an amazing lifestyle. Like everyone else who lives here, we live for water recreation in the summer and snow sports in the winter.

BLOOMING BEAUTY

Planting essentials to know for North Idaho

Here in Sandpoint, we experience a distinct fourseason climate that offers gardeners a rich canvas for cultivating a wide array of flowers and plants. Given the unique regional climate, which varies from cold, snowy winters to warm, sunny summers, selecting “zone-appropriate” flora — species that thrive within our local conditions — is crucial for successful gardening endeavors. It’s imperative to plan with precision and patience.

UNDERSTANDING SANDPOINT'S GROWING SEASON

In Sandpoint, the growing season spans from late May to early September, with mild temperatures and ample sunlight. However, occasional frosts may require protective measures for tender plants. The latitude of Sandpoint results in long summer days, providing extended photosynthesis opportunities. To maximize growth potential, monitor the light requirements of each plant species during this finite period.

22

FROST DATES AND PLANTING TIMELINES

Understanding Sandpoint's seasonal shifts is crucial for garden planning. Know the local frost dates to ensure seedling safety. The final spring frost typically occurs in late May, marking the start of the growing season. Align plantings with historical weather patterns to avoid damage from early sowing or missing growth peaks from late sowing. Timing plant introductions to capture the full length of the growing season is essential for gardening success, balancing risks with climatic rewards.

SOIL AND SUNLIGHT ESSENTIALS

In the context of Sandpoint's diverse climatic conditions, understanding the soil composition and light exposure of your gardening space is paramount. The region is typified by loamysandy soil, which provides a good balance of drainage and nutrient retention, vital for plant health. However, soil amendments may be required to optimize this natural medium for specific plant needs. It is imperative to ascertain the sunlight patterns your garden receives since different plants have varying light requirements — an oversight here could curtail your plants' flourishing. Remember, the angle of incidence of sunlight will change with the seasons, affecting growing conditions throughout the year.

SELECTING SEASON-APPROPRIATE VARIETIES

To ensure optimal growth and bloom cycles, prioritize native and adaptive plant species that align with the distinct seasonal rhythms. Consider the local hardiness zone (7b) when selecting plants, ensuring compatibility with temperature range and frost potentials. Incorporate perennial species for enduring garden structure and consistency. Choose annuals that complete their life cycle within the summer months, taking advantage of long daylight hours for abundant flowering and fruiting.

PREPARING THE PERFECT SOIL MIX

To ensure successful gardening, enhance the native soil by adding organic matter like compost or aged manure. This improves soil structure, nutrient content and aeration, promoting root development and preventing waterlogging. Test the soil's pH and make adjustments using lime or sulfur for optimal nutrient uptake. Raised beds or quality potting mix in containers provide a controlled environment for plants with specific soil needs. By tailoring the soil, your gardening efforts will have a solid foundation, allowing your flowers and plants to thrive.

MAXIMIZING SUN EXPOSURE

Plan your garden with the path of the sun in mind and track daily sun patterns to identify areas with maximum sunlight exposure for plant health and photosynthesis. Position taller plants strategically on the north and east sides to minimize shading on shorter plants, ensuring equitable sunlight. Select plants adapted to Sandpoint's specific light conditions, as varying altitudes can affect light penetration. Enhance sun exposure by pruning surrounding trees. Keep in mind that plants labeled as "full sun" may have different light requirements in Sandpoint. By optimizing sun exposure through careful planning and plant selection, you can promote healthy growth in your North Idaho garden.

WATERING WISDOM

In our unique climate, a smart watering strategy is crucial. Understanding the soil's moisture capacity is key to avoiding waterlogging while providing adequate hydration. Sandy soils require more frequent watering due to their quick-draining nature, while clay-rich soils hold moisture longer, requiring careful watering intervals.

Consider using a drip irrigation system to deliver water directly to the root zone, conserving water and minimizing evaporation losses. Monitor the weather closely, adjusting irrigation based on rainfall and drought conditions. The goal is to establish a watering routine that suits Sandpoint's hydrological environment and promotes the well-being of your garden's plants.

IRRIGATION TECHNIQUES FOR ARID MONTHS

Proper hydration is crucial in the drier months. Adjust watering schedules based on meteorological forecasts and irrigate during cooler parts of the day to reduce evaporation rates. Mulching helps retain soil moisture and suppress weeds. Before watering, perform ocular inspections of soil moisture to prevent over-watering. Installing rain

sensors with irrigation systems conserves water by halting irrigation when natural moisture is present. These practices demonstrate a commitment to water conservation, and by implementing these strategies, gardeners can maintain the vitality of their gardens during the warmer, drier seasons while conserving water resources.

MULCHING FOR MOISTURE RETENTION

Mulching is essential in Sandpoint’s variable climate to conserve soil moisture and keep plant roots cool. Use organic mulches like wood chips, straw or leaves to enrich the soil, improve its structure, and enhance water retention. Apply a two to four-inch layer of organic mulch, leaving a small gap around plant stems to prevent excess moisture and decay. Regularly check and replenish mulch layers throughout the growing season to maintain moisture retention and regulate soil temperature. Topping off the mulch as it decomposes is crucial for its continued benefits.

PESTS AND PLANT PROTECTION

Pests can disrupt the harmony between plants and wildlife, and prompt identification and action are necessary to address infestations. Integrated pest management combines physical barriers like row covers with biological controls such as ladybird beetles to effectively mitigate threats without harsh chemicals.

Companion planting is another effective method to protect gardens. For instance, marigolds emit a substance that deters nematodes and pests from sensitive vegetables. Understanding companion planting allows us to harness the natural defense mechanisms of plants to strengthen our gardens.

Regular monitoring, well-planned companion planting, and the careful use of organic pest control products create a robust defense, preserving garden vitality throughout Sandpoint's seasons.

FAIRWAY HOMES PRESENTS THE OXBOW

High-end luxury mountain and rustic homes that reflect the Sandpoint lifestyle

While growing up, John Stark found himself drawn to real estate. Shortly after graduating college, he invested in a couple rental properties, but he was not enjoying this aspect of real estate as much as he had hoped. He decided to become a Realtor and has been licensed for the past 24 years.

After moving to Sandpoint three years ago, one of John’s first real estate deals was with Tom Puckett of Realm Partners. “I liked how Realm did business,” John recalls. “I tried going it alone but decided I wanted to be with a well-known, reputable Broker, and Realm fits that to a T. Plus they do most of the luxury market. I like that and like them, and our relationship started there.” John joined the brokerage in 2023.

John is excited to share The Oxbow development, a beautiful project within The Idaho Club and the vision of Kevin Murray and Todd Vorhes, owners of Fairway Homes. “This self-contained community is unique in that it is its own subdivision within The Idaho Club,” John adds. Offering Oxbow homeowners a designated private common area, with wetland access and pier, and an easy walk to the Clubhouse. “All homes are on open space and/or the golf course, with no immediate neighbors behind you,” Kevin adds. “That, to me, is important.”

Established in 2019, Fairway Homes specializes in building highend mountain and rustic homes that fit in with the Sandpoint lifestyle. Kevin and Todd have a combined 50-plus years of building experience, and they pride themselves on being customer-experience and customer-service oriented contractors.

“Ever since college, I had an interest in construction, land development and creating neighborhoods, which I’ve done for my entire professional career,” Kevin reflects. “Fairway Homes bought some platted acreage in The Idaho Club and created our own community there; we developed the

30

Oxbow ourselves. Starting with land development and creating higher-end comfortable homes is what we are really all about.”

This individual project within The Idaho club has 17 lots (which range in size from 7,000 to 13,000 square feet) — two of which have sold, a staged model (available for sale), with two more homes expected to be completed and available by early August and early September, respectively. The properties come with the backing of the Homeowners Association, so residents don’t need to worry about landscaping and snow removal. The staging of the model home was done by Tin Roof, and the buyer has the option to purchase all of the furnishings as well, making it an ideal turn-key property. Tin Roof is also offering furnishing packages for Oxbow homeowners.

“When you walk into one of Fairway’s homes, you can see the difference. Though it’s not a ‘custom’ home, per se, it feels like one,” notes John.

Attention to detail, product backing and customer service is what truly sets Fairway Homes apart from other luxury builders, as well as being one of the only high-end speculative builders in and around Sandpoint. In addition, Fairway Homes provides a third-party warranty with their homes, which is not offered by many.

In addition to The Oxbow, Fairway Homes has an active community in Clark Fork called Cottonwood Station. There are 17 lots that are mixed use for commercial, neighborhood and residential. “We’re selling shops that you can also live in, shop/home type setup, where you can live and work in your space,” John says. There is currently one shop standing right now that is available, with the rest to be built. Those who prebuy can customize their space.

When it comes to what Kevin and Todd find most rewarding when it comes to the work they do, Kevin shares, “We take a lot of pride out of the finished project and handing it over to somebody. And I can honestly say this: It’s providing a quality home to people who ultimately are happy with their purchase. Our warranty requests are almost zero in this company, and that’s pretty cool. We have happy customers.”

Those interested in touring The Oxbow or Cottonwood Station are encouraged to reach out to John, via phone or email, to schedule a tour.

Spring Real Estate FORECAST

Sandpoint market insights

Imagine a tranquil morning, where the pristine waters of Lake Pend Oreille mirror the vast, clear sky. Residents awaken not just to this breathtaking scenery but to a real estate market that is equally dynamic and reflective of national economic trends, signaling changes that could shape the community's fabric. Growth, stability and change are the pillars of discussion as we chart the trajectory of the local housing landscape in the upcoming spring months.

Surging Demand in Sandpoint's Real Estate

This time of year signals rejuvenation across the valleys and peaks of Sandpoint, and the real estate market demonstrates a parallel vigor with surging buyer interest. This escalation of demand reflects a confluence of factors, particularly the region's alluring natural amenities and the lifestyle it affords, resonating with remote workers and retirees alike. Inventories struggle to keep pace, leading to a competitive atmosphere where properties often receive multiple offers, pushing prices upward in a manifestation of classic supply-and-demand economics. This influx of buyers is a testament to not only Sandpoint's idyllic charm but also its burgeoning position as a haven for real estate investment.

Increased Interest in Lakeside Properties

As the allure of waterfront living intensifies, Sandpoint’s lakeside homes are witnessing heightened demand, reflecting a nationwide trend toward scenic living spaces. The value of proximity to water continues to skyrocket, propelling lakeside properties to a "must-have" status. Buyers prioritize views and access over square footage, driving up lakeside real estate values. Nestled along the pristine shores, lakeside homes offer not just a place of residence but a lifestyle enriched with outdoor activities and natural tranquility. Inventory is scarce, accentuating the desirability of these coveted properties.

Booming New Construction

Construction activity is booming, with new residential developments on the rise. Private and public sector investments are driving this surge, fueling optimism for the local economy. Developers are capitalizing on the demand for modern, energy-efficient homes by employing innovative building techniques and materials. This growth is reshaping the real estate market and creating employment opportunities. The construction boom is evident in the diverse housing stock, ranging from single-family homes to condominiums, townhomes and upscale residential complexes. Sandpoint's landscape is being transformed both physically and economically, catering to a variety of preferences and needs.

32

Pricing Patterns of Local Homes

In early 2024, Sandpoint's median home prices experienced a slight increase, indicating a stable sellers' market with strong demand. The regional economy has contributed to the resilience of the property sector. Year-over-year data shows that single-family residences have seen the highest appreciation rates, reflecting a preference for personal space and community living in the beautiful Inland Northwest. Although the market is competitive based on inventory levels, there has been a cooling of prices, creating opportunities for discerning buyers looking to invest in Sandpoint's vibrant community.

Median Sales Price Shifts

The Sandpoint real estate landscape in Spring 2024 showcases a moderation in median sales prices.

Early Spring: Sales prices observed a subtle increase, maintaining the market's momentum from the previous year.

Mid-Spring: The market experienced a plateau in prices, indicative of a balancing act between supply and demand.

Late Spring: Initial signs of a softening market emerged, providing a slight advantage to buyers.

This trend indicates a move toward a more equitable market environment. The late spring softening should be monitored to gauge whether it signifies a market correction or a transient dip.

Emerging Buyer Preferences

In the Sandpoint real estate market, there is a clear trend toward sustainability and energy efficiency. Prospective homeowners prioritize eco-friendly features like solar panels and efficient insulation, reflecting a commitment to the environment and offering long-term cost savings. The demand for remote work capability is also influencing homebuying decisions, with a need for "connectivity-ready" homes. Spacious home offices, high-speed internet and quiet spaces are now essential. As more companies embrace flexible work policies, the ability to work effectively from home has become a top priority, driving interest in residential spaces that can serve as professional environments.

Investment and Development Hotspots

Certain areas in Sandpoint have become focal points for investors and developers due to a thriving market. Properties near Lake Pend Oreille and Schweitzer Mountain Resort are especially attractive, consistently increasing in value. The investment landscape is further energized by the development of growth corridors and the revitalization of the historic Belwood building. These projects feature mixed-use spaces, combining residential and commercial areas. This trend highlights a preference for locations that offer lifestyle amenities within walking distance, complementing Sandpoint's natural beauty.

Upcoming Residential Projects

Sandpoint is set to redefine its living spaces with expansive developments offering cutting-edge amenities. These projects prioritize sustainability and smart home technologies, striking a balance between modern comforts and environmental stewardship. Premier lakeside condos provide luxury living with unparalleled access to natural beauty and water activities. Additionally, new townhome complexes will enhance the housing inventory, featuring contemporary designs and community perks. Emerging neighborhoods will introduce diverse housing options tailored to different budgets and lifestyles, including family homes with ample acreage for a rural ambiance. Planned gated communities offer exclusive amenities and enhanced security, meeting the demand for privacy and luxury in a small-town setting. The rise of ecoconscious developments reflects residents' desire for greener living spaces, incorporating renewable energy sources and natural landscaping.

THE LONGEST LONG BRIDGE

SANDPOINT'S WOODEN WORLD RECORD

M

ost people have a memorable introduction when driving into Sandpoint as the trees part and an expanding lake reaches out on either side. Not only do you get to admire the beautiful Lake Pend Oreille from the bank, but you get to drive right across it on what is called “The Long Bridge.”

This may seem like a basic name, but in fact, it was the world’s longest wooden bridge in 1910. There have been four bridges that have connected the Sagle

SANDPOINT’S

shoreline to Sandpoint. The first two were wooden and the two after that were steel and concrete, therefore it is no longer the longest wooden bridge in the world, but this does not diminish the magnificent entry point.

Recent research indicates that the original plan for transportation over this section of water was not a bridge but two very long docks on either end connected by boat transportation. As we look back on history, we know those plans would change.
