t was 2020 when Leilani Williams was appointed as the official downtown manager for Sandpoint’s Downtown Shopping District. In her role, she has been growing and supporting the group ever since.

Q. Leilani, can you share a bit about how the Downtown Shopping District came to be and when it was realized? A. The Downtown Sandpoint Business Association (DSBA) was rebirthed by Deanna Harris from Sharon's Hallmark and Shery Meekings from Carousel Emporium in 2016 as a voluntary commitment with the intent to create community events and business owner unity for Sandpoint. The group was formerly operated by an imposed business tax on every business in the district and was not well received from the early 2000s to 2016. Many aspects of the existing plan were successful—but not the imposed tax, which led to the organization’s abolishment. Realizing the participation from town events and how important that local support is in the off-seasons, the decision to rebirth the group was adopted … and the show went on! Today, the DSBA, better known as the Downtown Shopping District, operates with a heart for our community that reaches out to our neighboring communities, sharing LOCAL deals and family fun for all! We are honored to be a part of it all. Q. How many businesses are members of the Downtown Shopping District? A. We operate as a nonprofit 501c3 with 38-plus current members spanning from not only retail but service providers, real estate, medical, massage and salons, as well as restaurants and bars. We have found strength together, helping us to better create community events, 3,000-plus local jobs (total jobs downtown Sandpoint), and share our heartbeat and the gift of our beautiful town with all who love Sandpoint and North Idaho! Q. The Downtown Shopping District is more than an organization made up of local business owners; it is a community that works together to make downtown a beautiful place to work and shop. Can you add to this sentiment? A. The DSBA has truly become a bridge that spans the gap between business owners and our local community. It has also built a bridge to connect our business owners. It's created a community of support, friendships and unity. Another cool fact is that our members donated over $100,000 back into our community! We support locals in need, sports teams, churches, schools, nonprofit groups and so many more— it’s hard to remember them all! Our town has a symbiotic relationship

with our community. We need each other! Our shoulder seasons, yes, seasons consist of mainly locals, are vital to our existence and to the local jobs we create for all members of our families. We provide jobs for professionals climbing the success ladder, first jobs for our teens, last jobs for our retirees, and everything in between. When you shop locally, you become part of the heart that makes all this amazing happen! Q. What will locals and visitors alike be treated to when shopping downtown? A. Downtown Sandpoint has some amazing shopping! You can find a variety of handpicked gifts, toys, clothing, services, gourmet foods, handmade chocolates, sips, gear, boutique, new, used, handcrafted, organic, fairtrade, maker, trend ... there really is something for everyone! Even for those on a budget. Plenty of parking by the hospital, City Lot, Third and Fourth streets. It's worth the small effort for sure. You won't be expected to check yourself out or bag your own goods, and you'll most definitely be greeted with a warm welcome, your questions answered, and there is a high probability you'll be hugged by a neighbor, friend, or employee from a local store along your way. Sandpoint is a friendly town. We wear our hearts on our sleeves, and we all love being a part of such an amazing place! So, I encourage you to shop local first! Do it for our community! Bridging Community: Sandpoint’s Cedar Street Bridge by JILLIAN CHANDLER

T

hough it may look a bit different than it did just a few years ago, the Cedar Street Bridge is home to resilient shop owners who continue to persevere. “It has been a bumpy road over the past few years, but as shop owners, we were not in control of that; we are, however, in control of loving on our community, sharing friendly service, offering cool things, and doing the best we can to create local jobs and community events for everyone to enjoy!” smiles Shery Meekings, owner of Carousel Emporium and president of Creations, both housed inside the walls of Cedar Street Bridge. “Gratitude circulates throughout the building, as shop owners share how thankful they are to all their loyal customers who continually shop local—regardless of the trials of the iconic building.” Today, Cedar Street Bridge stands strong, with 13 retail shops in the 400-foot log cabin structure that spans over Sand Creek. The variety of shops with all of their specialized offerings is expansive; from handmade chocolates and caramels and an amazing selection of candy; toys and puzzles; women’s, men’s and children’s clothing and shoes; jewelry, homemade goods and décor; coffee, locally made gourmet foods and huckleberry items; music and art lessons; fairtrade; organic hairstylist; and the newest tenant, Idaho Custom Homes. “Longtime tenants Sandpoint Toys, Sugar Tooth, Zwazo Nich, Carousel Emporium, Uniquely Sandpoint, Gethsemane Olive Oil and Vinegars, and Creations Indoor Discovery Play and Community Art Space continue to thrive and are bursting with products and fun that creates that market feel we all love!” Shery affirms. She goes on to share that the absence of the beloved European bistro remains a heartbreak for the community, “But the amazing restaurant that was once filled with food, friends, music and laughter has not been forgotten,” Shery reflects. “The past owners created a beautiful space where locals and tourists alike loved to gather and share life. It’s such a great spot; one of the best downtown! We can’t wait to see who will create a new restaurant ... and what they will fill our bellies and hearts with.” Locals love to bring their visiting family members to the bridge, tourists love to visit year after year, and people who shop for unique goods love the selection. “Support during difficult times (economy, inflation, politics) is what makes us a strong community, otherwise lack of support is a plague for our entire community,” Shery reminds. “I would encourage our community to recognize all aspects of downtown ‘tourist’ shopping— shops and shop owners, employment, heartbeat, kindness. We’re a friendly town, and you’re gonna love it! Shopping local not only creates employment for our residents but it also delivers a heartbeat to the entire community!” The Cedar Street Bridge, as part of the Downtown Shopping District, kicked off the holiday season with Shop Small Saturday on November 25. More exciting shopping experiences continue this month with the iconic Ladies Night on December 8 and Are You Yeti for Christmas December 22. (You can read more about these events on page 48.) When it’s time to go shopping, there’s no better place than downtown Sandpoint and those wonderful businesses located on the Cedar Street Bridge. At the forefront of this benevolent movement stands the Sandpoint Lions Club, a symbol of altruism and community support since 1953. Janice Rader, the current president of the club, shares insights into its roots, saying, "Several local businessmen began the club to provide support for our amazing community. We are currently moving forward with technology and bringing our programs into a more modern format." Delving into the club's initiatives reveals a rich tapestry of love and compassion that weaves through the community. The Lions orchestrate a symphony of good deeds throughout the year. Not only does it finance the Bonner General Health (BGH) Volunteer Council's Employee Education Fund, offering scholarships for continuing education to BGH employees, but it also contributes to education grants for junior volunteers seeking college in various medical fields. This year marks the 11th iteration of this heartwarming

Margo shares, "We (our Volunteer Council members) are required to put into an Education Grant Fund Account each year; $2,000 for BGH employees and another $2,000 toward BGH volunteer education." Notably, a mother and daughter team has been a highlight for at least seven years now. Each year, they take on the challenge of decorating a tree, surprising each other with their chosen themes. This year, after experiencing the loss of a brother and the mother undergoing cancer treatment, they've decided to create a memorial tree—a touching tribute that adds a deeper layer of emotion to this festive event. December 6, from 3 until 4pm, three local nursing homes with buses have been invited to bring patients and residents able to attend. Margo reflects on the positive impact of this initiative, saying, "I suggested this before COVID and had a great turnout then. Those in wheelchairs were thrilled to be able to come." orn and raised in Sandpoint, Dr. Cameron VanDenBerg grew up playing sports and started receiving chiropractic care at 11 years of age. For as long as Cameron can remember, he always had a love for health and helping others, which inspired him to pursue the chiropractic profession. This has allowed him to address the cause of his patients’ problems—not simply mask the symptoms as so often happens in typical health care. After obtaining his doctorate degree, he returned to Sandpoint to serve his hometown community. Chiropractic philosophy states that subluxations in the spine can be caused by the 3 Ts (Thoughts, Traumas and Toxins), and that health is multifaceted. Our additional forms of care we have added help to address the various ‘Ts/causes of subluxations,’ and we wanted our name to reflect our whole-body approach to wellness.” At Intermountain Wellness, services provided include individualized Gonstead chiropractic care, thorough blood analysis, functional nutrition/weight loss program, sports rehab/exercise therapy, neuropathy treatment program, and massage therapy. Gonstead technique is the most specific and analytical full-spine technique and considered the “Gold Standard” of chiropractic care. “Our new patient visits last about two full hours and include a full spine X-ray that Dr. VanDenBerg goes over in detail with you, a spinal

muscle scan, motion and static palpation, instrumentation to pinpoint the exact areas of nerve inflammation/irritation, and a functional movement screening,” Rylie shares. “The Gonstead adjustments are very specific and effective, and we do not do any pay up front, long term/mandatory care plans.” Not your typical blood panel, their blood analysis includes a highly detailed software analysis that is based on optimal levels instead of wide standards/broad ranges, which allows a more preventative approach to care instead of reactive. “Your test results can help show us whether or not your organs are functioning within homeostasis, as well as identify hormone levels, food sensitivities, special gene indicators, and severity of inflammation in the body,” Dr. VanDenBerg affirms. “We offer therapeutic meal plans/protocols tailored to your blood results to help your body heal from within and function optimally!” Then there’s Intermountain Wellness’ sports rehab/exercise therapy, in which they analyze how patients use their body by putting them through a series of movements to determine which muscles are underused or overused, as well as assess functional movement patterns and posture imbalances—all measured to track the patient’s progress. They offer one-on-one personalized exercises with the guidance of their rehab specialist, and patients also have the option to learn these exercises and do them in the comfort of their own home. “Our partner stretching is one of our most popular offerings and helps to increase mobility and decrease pain!” says Rylie. “Patients love to lay there and be stretched out, similar to a stretch lab, and be properly shown how to stretch at home.” Dr. VanDenBerg is also certified by the International Board of Extremity Chiropractors, specializes in pediatric chiropractic care, and has worked on professional athletes. With the arrival of the rst snow, our market is in transition after a slight warming trend. Investors with ready cash have been rewarded for their patience. While the forecast for mortgage interest rates is mixed, lenders are performing at lightning-fast speeds compared to past underwriting and appraisal timelines. Rising interest rates increase pressure on borrowers with marginal buying power. In this environment, more sellers are willing to nance their property sales and reap their gains in the form of interest over time. In the past 30 days in Bonner and Boundary Counties, 7% of home sales were owner- nanced and cash buyers accounted for 37% of residential sales. * Land sellers adjusted prices in anticipation of winter’s market cool-down and cash buyers responded. 87% of Bonner and Boundary County parcels sold in the past month were cash transactions. A shining star is the Schweitzer Mountain market where inventory is increasing among a storm of activity with new construction. Current residential offerings on our ski mountain range in price from $325,000 for a 320 sq. ft. studio unit to $4,625,000 for a new four-bedroom home. New ski-in, ski-out condominiums and townhomes are offered in the range of $2,500,000. Is now the right time for you to buy or sell? Lower inventory translates into less competition for sellers and serious buyers are looking for property in the winter. The last weeks of 2023 may be the right time for you to recognize opportunity in our four-season market. Three tips for navigating this market: 1. Get advice from full-time real estate professionals who are experts in your local market. 2. Sellers: Price, timing and marketing are important. Focus on your presentation, be aware of other competing properties and be ready to negotiate. andpoint has been a cornerstone for their family and business in many ways. 5th & Cedar is part of their vision and opportunity to give back. Since 2000, Rob and Kellee have lived in and loved Sandpoint — teaching their three children to ski Schweitzer, boat and swim in Lake Pend Oreille, and even hosting Camp Daugherty family reunions here! above would give people an opportunity to live, walk and easily participate in resort town living. Since Sandpoint has no large resort hotels in town, investors or owners who like their real estate assets to perform could choose to make their home available for professionally managed luxury boutique rentals. Resort towns have resort amenities, so it was also important to have a rooftop entertainment area for condo owners with a private area to take in lake and mountain views, lounge, barbecue, sit around a fire table, enjoy the outdoor TV or relax in the hot tub. Finally, in order to create parking, the Daughertys bought an additional parcel to add garages for condo owners and parking for the business. Tomlinson Sothebys, Sandpoint’s largest real estate company, immediately seized the business opportunity and anchors the entire main floor. The Daughertys partnered with Base Camp Design to professionally design and furnish the interior of the top-floor corner unit. This helps future owners to see how a home can be furnished, and Base Camp offers custom design packages. andpoint may still have its fair share of bars and breweries, and it has not grown legs and walked to the tropics of the southern hemisphere. It is in fact still a snowy northern mountain town in the winter; and yet things have changed. Sandpoint used to have many more bars, around 23, and the winter snow situation was handled differently. It is said that the snow plows would pile snow in the

middle of the road, and the snow berms would get to be 12- to 14-feet tall! This did not deter the spirits of those trying to access boozy spirits. In the early 1940s, locals would dig tunnels through the big snow berms on Cedar Street, so they could easily walk from one side of the street to the other and have easy access to all of the bars in town.
