A Look Back

Where the real estate market was, and where we are today

As we close out on the third quarter of 2023 and enter into fall, I find this to be a great time to reflect on previous years’ real estate forecasts.

Our firm prides itself on attending as many economic and real estate forecasts as we can fit in before the beginning of each year, as we feel it can help us to guide clients in making lofty decisions with their real estate. So, let’s take a look at how we measure up comparatively to last year’s forecast.

2023 Forecast: January 10, 2023

The hot topic was interest rates because June of 2022 was when the Fed had a direct hit on rates, doubling in a few weeks from what had become our new comfort level of 3 percent to an astounding 6 percent nearly overnight, absolutely halting the hot summer real estate market. The reason for this was the government’s intent to slow spending.

During COVID, Americans had an abundance of savings and little to no spending. However, once they were released to the wild again, Americans turned on the heat—causing the country’s average savings to decrease to less than 10 percent, and their credit card debt was the highest in American history. These things typically lead to inflation, recession, and a forced slowing of the economy … which all lead to climbing interest rates.

However, if you pair that with the fact that 33 is the age of the average “first time home buyer” and now the Millennial (the largest buying demographic since the Boomer) is 33 years of age, it was anticipated that would stimulate a steady market even through high rates.

Another factor being the Millennials’ entry-level jobs are nearly six figures in our local area, and they NEED homes after living in tight quarters or with family during the pandemic. That is why we don’t anticipate a crash but a slow.

Now let’s compare that forecast to where we are now.

Mid-Year 2023

The forecast proved to be true in most areas. While we were stung by 6 percent interest rates, it turned out the Fed wasn’t done yet, as we now sit in the low 7 percent or high 6 percent. However, what that continuous rate hike did accomplish is exactly what it needed to.

Inflation hit an all-time high in 2022 of 9 percent, absolutely stifling spending. Gas prices and grocery prices curbed people traveling, shopping and definitely MOVING! This created a 12 percent drop in sales in the real estate market here locally (per NWMLS stats). Not to mention due to the HUGE hikes in home values 2020 to mid-2022, 84 percent of Americans have below 5 percent interest rate, making it hard to justify a move.

Here is where our earlier assumption comes into play … the wealth of both the Boomers and the Millennials. The Boomers own their homes outright and have the cash flow to afford higher rates. As expected, that kept the real estate market afloat with an abundance of cash transactions here locally, avoiding the rate hikes together. Boomers were finally able to downsize after sitting on the sidelines during the multiple-offer craze, and the Millennials were finally able to get out of their little condos to start families.

Due to that steady slow in the market rather than a crash, we are now sitting at a 3 percent inflation rate (August 2023) with an expectation of easing interest rates as our economy will be able to start rebuilding.

PHS Fastpitch Players Win Championship!

Now raising funds for their championship rings

Down 6-1 in the semifinal game, everything going wrong, Peninsula High School (PHS) girls fastpitch team turned it all around. “We were tenacious as a group to be able to survive, one player at a time, one bat at a time,” says Coach Mike Paul. The team would earn its spot in the championship game, and on May 27, the team beat Snohomish 4-1 in the final game of the season to win the Class 3A title. And their coaches could not be prouder.

“It shows what can come from hard work,” says Coach Mike. “Everyone always talks about it, but only 12 kids experience it a year. All the hard work they were told would amount to greatness finally paid off. They got to see the fruit from their labors. To be able to say you are a champion, that you did it, that you actually got to the peak of the mountain … that goes for the parents as well. The endless hours that parents put in to be able to say hard work pays off.”

The PHS girls fastpitch team was comprised of Glory Estabrook, Grace Estabrook, Malia Coit, Alli Kimball, Ava Miranda, Sophia Hooper, Kallee Waage, Mira Sonnen, Hailey Ruckle, Sofi Wood, Katelyn Lea, Kendall Powers, Lexani Perez and Meghan Webster. Coach Mike was accompanied by coaches Joe Haworth, Dave Miyake, Alison Hughes and Melissa Miller.

Winning the state championship was a historic event for the school, and it will always be remembered by the banner that now hangs on the school gym’s wall. “It’s very rare to know of anyone who has won a state championship,” recognizes Mike. “Coach Joe’s son won a state championship in Gig Harbor, and he said, ‘You are always a champion—forever.’”

Mike says it was a nice, quiet, satisfying ride home on the bus after the win. “Coach Joe and Coach Dave called me in the morning to make sure it really happened,” he smiles.

When asked what he believes contributed to the team’s success this season, he responded, “This is always a tough question. Obviously, always talent, coupled with five great coaches. It takes a village, not a person, and the girls accepted their roles. And then, of course, it always takes a little luck. The entire lineup contributed to the important wins.”

The team is currently looking to raise funds to purchase their state championship rings. They need to raise a total of $4,700. Those who would like to donate can do so through Peninsula Softball VPO.

“Peninsula High School has done a great job of putting great students and great athletes on the field who are perfect examples of their community, and, in turn, the players are going to make us a better community by the way they act as a team and teammates. These are community kids,” Coach Mike concludes.

The team would like to thank The Float, UPS Store and Save Thrift Store, who all donated to the softball PTO; Kat Trax, who did work up on the field; John Fuller, who donated a batting cage net; Purdy Topsoil for donating gravel; and Island Rock and Water for fixing their batting cage; and the many business donors as well. Mike adds, “The community wants us to do well, they believe in us, and we appreciate them.”

Karen Kennedy Floyd teaches English and UWJS (University of Washington in High School) English 111 and 131 to grades nine through 12 at Gig Harbor High School. She has been teaching 41 years, beginning with fifthgraders in Sumner, then abroad to teach middle schoolers in Bad Toelz, Germany, in 1986. She returned to Gig Harbor to raise her children, and the rest (as they say) is history.

“The single most rewarding aspect of teaching English is getting to know my students and watching them discover their gifts, talents, abilities and passions,” says Karen. Teaching is pure joy for her. It is something that is fulfilling and deeply rewarding. Hers is a unique opportunity to make a lasting impact on the lives of others, and she makes the most of it.

Part of teaching UWHS English is to guide the “passion projects” of her students, which is a multi-faceted project that focuses on each student’s individual goals and gifts. Every year she additionally makes a point of impressing the importance of two things: Words and kindness matter. She does this by asking her students to think of a word that they would like to speak out throughout the year, even making a custom bracelet for each student stamped with their chosen word. Words can mean life and death for those around us, and the idea of asking her students to choose a word is to invoke intentionality in her classroom and in school. Secondly, she feels that kindness can bring about change and strengthen the fabric of

our community. She leads by example in this, as kindness is something that is experienced. “Focusing on the positive instills in students the understanding that kindness is not only a virtue but a powerful force.”

When Karen isn’t teaching, she is to be found spending time with her husband, her five children and their families (four grandchildren), and her friends. She has also written her first book as of 2019; “Where The Two Worlds Meet” is currently out of print except for (expensive) copies on Amazon. Jaxon Monroe just graduated with honors from Gig Harbor High School this last June! But don’t worry, we don’t have to say goodbye just yet. He’s decided to stick around for a bit longer. This doesn’t mean that he doesn’t have plans for the future; he has plenty of interests that he could pursue.

He loves the film industry and would love to get into sound and film editing. And maybe he will. Or maybe he’ll discover something else during this time that he might like to pursue. But for now, he wants to get a job close to home and work a bit. He’s quite content to take his time to think about where he wants to go. Thankfully, change doesn’t always have to happen all at once. Often we highlight what’s coming next, or what’s up on the horizon. It seems to make an exciting

story. But the truth is that life goes up and down, and there are times to speed up and times to slow down. These times are different for each of us. It sounds like Jaxon knows what’s best.

While in school math came very easily to Jaxon, history was also an interest because it teaches about the past. He credits Mrs. Anderson as an inspiration, as she has always been friendly, helpful and supportive. With that support and his hard work, he did really well.

He thinks that he might enroll in some classes from Tacoma Community College once he figures out his career path, but for now he’s busy tacking on new skills and discovering new hobbies. “I just joined

NARROWS WATER POLO TEAM MAKES A COMEBACK

Narrows Water Polo Team, or as they are occasionally called, the “Bad News Bears,” is making a comeback! It’s been a while since the team has been active, as during the pandemic the team (like many of our favorite things) had to shut down along with local high schools. Once everything came full circle, and most things were once more open and moving along nicely, the local water polo club hadn’t yet got its swimmers’ legs back. This last year, local coaches Mike Kelly and Aaron Huston would re-establish the club.

It goes without saying that everyone is glad to be back and participating in a group sport. And not just back, but back with a vengeance. The team has started up again and brought with it a fighting spirit! Upon first starting back, the club began with high school boys and girls. At first the team was losing to other larger teams that have significantly more resources and practice behind their sport, but coaches Mike and Aaron weren’t discouraged. They were achieving their goal, which was to provide access to a sport that isn’t particularly thriving in the Pacific Northwest.

The capitol of water polo is Orange County, most likely because of the warm water seasons that exist virtually year-round in that area.

Though our beloved Pacific Northwest has a lot of water, that water is often cold. Tumultuous even. Swimming isn’t a year-round activity here, but there’s no reason that our kids can’t thrive regardless. Swimming is in our blood.

Many of the kids on the team don’t have prior experience with water polo. True to our community of inclusion, winning and skill is not a requirement for joining the team—a desire to play is.

“We are excited to build a culture where kids get to be a part of something bigger than themselves,” says Aaron. And this year, the Narrows Water Polo Team got to be a part of something bigger. Not just reaching for and achieving their goals but finding new ones. The Narrows Water Polo Team did fantastic this year, meeting other teams, traveling to new places and discovering new skills. Every step along the way this year, every new experience, has bolstered our youth in confidence and positive experiences that encourage them to stretch the length of their abilities.

and reaching personal goals; something that we all want to see in our youth. When given a chance to chase after their goals, how far can the Narrows Water Polo Team go? Turns out that they can go pretty far. By the end of the year, the team was beating teams that, in the beginning, they lost to, showcasing huge personal and team growth.

Because the Narrows team culture is about access, it’s no surprise that the team sent three groups to the Junior Olympics Qualifying Tournament: 18U girls, 14U boys and 12U girls along with other players from the Bainbridge Water Polo Team (whom the Narrows team joined with for the tournament). The 14U boys did very well but didn’t qualify. The younger teams, however, don’t have the same qualifications, and were able to travel to Orange County for their Olympic tournaments. It was great exposure for all involved, not just for the team’s name but for its members. The Narrows Water Polo Team provides competitive opportunities to allow its members to see what they’re capable of.

Currently the Narrows Water Polo Team practices at local high schools, specifically Gig Harbor High School and Peninsula High School at different times of the year. The club has opened up to 60 youth members from ages 8 to 18 and is currently open to new members, even those who aren’t experienced swimmers!

Here in Gig Harbor, teams are being created and formed and allowed to grow, rather than being recruited. This opens up opportunities to our youth, allowing them to be a part of something “bigger than themselves”. Opening up avenues for them to know what they might achieve. Who knows what next year will bring? I guess we’ll have to see! Until then, we’re rooting for the Narrows!

The HopeRaiser Event: Providing hope and homes for youth

Save the date for Homestead Community’s annual HopeRaiser event to provide hope and homes for youth. The goal of the Homestead Community is to create a community of homes and resources for children in foster care and youth facing homelessness. The Homestead Community was founded in response to a gap in housing for our most vulnerable. This lack has been created by a decline in foster parents and available homes, while the demand for housing continues to outstrip availability. Nearly a quarter of children reach 18 with no home to call their own. The Homestead Community is providing a solution through subsidized housing for large homes with a licensed foster family. To do this, they work with the state and the foster system to provide children a consistent place to call home.

This makes fostering more accessible for the foster parents, allowing for them to dedicate more of their resources and time toward the many children under their care; children who, being touched by foster care, often need additional time, space and effort to heal. A loving home goes a long way toward nudging children along the path of healing from traumatic experiences, as well as to blossom into their full potential. What’s more, these homes offer a place for children who often go in and out of the foster care system. They are able to come back to a familiar place while they pursue options for adoption, or simply age out of the program. The Homestead Community is a place where safety and comfort is found; a familiar place they can stay instead of being shifted around every 90 days. Sue Braeten, the founder of the Homestead Community, hopes that this model can serve as an inspiration for other communities who also desperately need to address the shortage of housing for youth.

The Homestead Community not only provides a safe and loving home for foster children, but they additionally focus on keeping sibling groups together. In 2016 they purchased their first home and filled it with a foster family who was able to take in additional children as a result.

Last year’s funds of $52,000, raised from the HopeRaiser event, were used to buy a second home. This year’s funds will go to continuing to expand housing opportunities for foster youth who need it most. The event will be held at Best Western Wesley Inn in Gig Harbor bright and early at 7am on Thursday, October 5. A full hot breakfast will be served, so there’s no reason to run out the door with nothing but coffee in hand! Throughout breakfast will run a silent auction and an enticing raffle. There will also be a panel of speakers to share messages of hope and inspiration, including the foster parents who make care for these foster children so impactful.

Childhood is a phase of life brimming with energy and enthusiasm. It’s an age characterized by exploration, play and physical activity. However, in this digital era, electronic devices can often overshadow traditional play, hindering children’s physical development. To combat this issue, a delightful and engaging approach is to promote exercise through play, which effectively intertwines the benefits of physical activity with the joy of childhood fun.

Exercise is vital for a child’s overall health, enhancing growth, strengthening muscles, refining motor skills and promoting mental well-being. It has also been linked to improved academic performance and self-esteem. The World Health Organization suggests that children aged 5 to 17 should get at least 60 minutes of moderate to vigorous-intensity physical activity daily. Encouraging exercise through play can help achieve these recommendations while offering an enjoyable experience to your child.

Play-based exercises can be facilitated both indoors and outdoors, involving a variety of activities such as hide and seek, tag, hopscotch, or even structured sports. These games not only support physical fitness but also stimulate cognitive, emotional and social development.

Outdoor play presents numerous opportunities for enjoyable exercise. Encouraging your child to participate in classic games like tag or capture the flag provides them with a cardiovascular workout while promoting teamwork and strategic thinking. Additionally, it’s crucial to lead by example; children are more likely to follow an active lifestyle if they see their parents or guardians enjoying physical activities.

ONE WAY TO GET READY FOR YOUR SEPARATION OR DIVORCE

“I’ve never done this before. I don’t know what to do!” I hear this weekly from potential clients during their initial consultation when seeking advice about separation or divorce.

When combined with the usual emotional facets of a major life transition, the logistics, procedures, paperwork and financial analysis of a separation or divorce can be an added source of anxiety and overwhelm.

In times like these, getting organized can help create a sense of calm and will greatly assist any professional you engage to help you, whether a lawyer, mediator or financial advisor. Mark Twain said, “The secret to getting ahead is getting started.”

Here’s how to tackle the organization piece so you don’t have to pay thousands of extra dollars to your professional to do it for you.

1. Gather documentation pertaining to all sources of income. If you and your partner have dependent children, you’ll need to produce at least six months’ worth of recent pay stubs, your last two years of income tax returns and last two years of W-2s. If you have an ownership interest in a business, you’ll also want to produce an updated Profit and Loss statement, K-1s, 1099s and business tax returns. If you receive disability pay, Social Security, pension payments or rental income, you’ll also need to provide proof of that income.

2. Collect your most recent statements for all of your financial accounts, such as 401(k)s, IRAs, Thrift Savings Plans (TSPs) and other deferred compensation accounts connected to your employment. Statements for investments, stock holdings, stock options, crypto accounts and bank accounts also need to be provided, along with documents verifying any defined benefit pensions you may be enrolled in.

3. If you own real estate, you’ll want to obtain two or three market analyses to get an idea of the current fair market value, as well as provide recent statements for any mortgage, HELOC, or other loan associated with any of the properties.

4. Put together Kelly Blue Book estimated values for each vehicle, and provide copies of any recent statements for vehicle loans. Do the same for boats, campers, RVs, trailers, ATVs, etc.

5. Obtain a recent statement from Social Security (SSA.gov) to understand your accumulated Social Security benefits and effective retirement ages, as well as pull a recent credit report to make sure you don’t have any unknown debts.

6. If you have an interest in a business, be prepared to gather documentation to assist with obtaining a value, if necessary, such as business bank accounts, accounts receivable, shareholder agreements and stock certificates.

7. Provide most recent statements for all debts such as credit cards, student loans, lines of credit and personal loans.

While this list isn’t exhaustive, it will provide you an excellent head start to getting your financial house in order so you can work more efficiently—and at less cost—with your legal team, mediator or financial advisor. This exercise in organization will also help you feel more in control of a situation that may otherwise have you feeling like your world is being upended.

Questions About Social Security Benefits and Medicare?

Our clients often come to us with various questions about Social Security and Medicare. Here are a couple questions we’ve received and some quick answers.

Are my Social Security benefits subject to income tax?

A portion of your benefits may be subject to income tax if your modified adjusted gross income (MAGI), plus one-half your Social Security benefits, exceeds specific limits. Your MAGI equals:

• Adjusted gross income (or the adjusted gross income of you and your spouse if married and filing jointly), including wages, interest, dividends, taxable pensions, and other sources

• Tax-exempt interest income (e.g., interest from municipal bonds and qualified U.S. savings bonds)

• Amounts earned in a foreign country, U.S. possession or Puerto Rico that are exempt from tax

Up to 50 percent of your Social Security benefits may be subject to income tax if your combined income (MAGI plus one-half your Social Security benefits) exceeds $25,000 for an individual filing single, unmarried head of household, or qualified widow(er) with dependent ($32,000 if married and filing jointly).

If your combined income exceeds $34,000 ($44,000 if married and filing jointly), up to 85 percent of your benefits is taxable. If you are married and filing separately, up to 85 percent of your benefits will be taxed unless you and your spouse live apart for the entire year.

How do I enroll in Medicare?

Some people automatically get Medicare Part A and Part B (Original Medicare). You’ll be automatically enrolled in Original Medicare when you turn 65 if you’ve already been receiving Social Security or Railroad Retirement Board benefits for at least four months. If you get disability benefits from Social Security or certain disability benefits from the Railroad Retirement Board, you’ll automatically get Medicare Part A and Part B after 24 months. The Social Security Administration will notify you that you’re being enrolled, and you will receive your Medicare card in the mail.

Although there’s no cost to enroll in Medicare Part A (Hospital Insurance), you’ll pay a premium to enroll in Medicare Part B (Medical Insurance). If you’ve been automatically enrolled in Part B, you’ll be notified that you have a certain amount of time after your enrollment date to decline coverage.

If you decide to postpone applying for Social Security past your 65th birthday, you can still enroll in Medicare when you turn 65. The Social Security Administration suggests that you call 800.772.1213 at least three months before you turn 65 to discuss your options. You can apply for Medicare online at the Social Security website, SSA.gov, in person at a local office or by phone.

WHAT SHOULD I EAT?

Two commandments of nutrition

The world of nutrition research is quite complex, riddled with politics and emotion that get in the way of a true understanding of what foods we should be eating to achieve optimal health as humans. As a result, there is endless debate on what constitutes a proper human diet. It doesn’t have to be complicated. Here are two simple rules for nutrition.

Eat real food.

The concept of real food is quite simple—so simple, in fact, that nobody had to even think about it just a couple generations ago, when families largely produced their own food. The majority of their food came from either their own labors or that of another local farmer.

Now, however, we are surrounded by a terrible food environment peddling highly processed food-like items in a deceptive manner. What is real food?

• Real food comes from the land. Real food is minimally processed, as close to its original form as possible. There may be minimal processing, such as butter or cheese being made from cream. Real food can also be preserved with curing or canning. It does not come from a manufacturing plant/factory.

• Real food is plants and animals. Real food is whole food. There are no chemicals, additives,

dyes, binders, emulsifiers, colorants, or artificial preservatives … etc. in real food.

• Real food is recognizable as food. If you can’t tell by looking at a food item where it came from, it’s not real food. Another rule of thumb: If your great-grandmother doesn’t recognize it as real food, it’s not.

• Real food IS ingredients; it does not HAVE ingredients. Thus, if there is a nutrition label, especially with a list of ingredients, use caution.

• Real food spoils. Real food does not have shelf life. Real food must be procured and consumed within a period of several days, unlike the legions of packaged, ultra-processed items throughout the aisles of the supermarket.

Eat only when you’re hungry.

We are blessed with an abundance of food in our modern culture, but that doesn’t mean that we should be eating to match that supply. We all know that it’s easy to overeat. Eating is pleasurable and is often the centerpiece of social gatherings.

It’s important, however, to learn to recognize the difference between true physiologic hunger and hunger driven by emotion. Only then can we truly get a grasp on our relationship with food to set us on a path to a healthy lifestyle.

Binocular vision dysfunction (BVD) is a condition that affects how the eyes work together as a team. It occurs when there is an imbalance or misalignment in the positioning of the eyes, leading to difficulties in coordinating their movements. This condition can result in various visual symptoms and may impact a person’s daily life.

Dizziness can be a common symptom associated with BVD, particularly when there are issues with the coordination of eye movements and visual processing. Here’s how BVD can be related to dizziness:

1. Vestibular-visual interaction: Dizziness often involves the vestibular system, which is responsible for maintaining balance and spatial orientation. The vestibular system works closely with the visual system to help the brain understand the body’s position in relation to the environment. In BVD, where there is a misalignment of the eyes or difficulties in coordinating eye movements, the brain may receive conflicting visual information, leading to a mismatch with the signals from the vestibular system. This mismatch can result in a sensation of dizziness or vertigo.

2. Eye strain and visual fatigue: Binocular Vision Dysfunction can cause eye strain and visual discomfort, especially during activities that require prolonged visual attention, such as reading or using digital screens. The effort required to overcome the eye misalignment and maintain visual focus can lead to visual fatigue and, in some cases, dizziness.

3. Blurry or double vision: BVD can cause blurred vision or double vision (diplopia). When the brain tries to interpret overlapping or conflicting images from the misaligned eyes, it can result in a sense of disorientation and dizziness.

4. Difficulty with depth perception: BVD can affect depth perception, making it challenging to accurately judge distances and spatial relationships. This difficulty in perceiving depth can contribute to a feeling of unsteadiness and dizziness, particularly when moving through space or walking in unfamiliar environments.

5. Visual overload: In situations with excessive visual stimuli or complex visual environments, individuals with BVD may experience sensory overload. The brain may struggle to process the visual information effectively, leading to dizziness or a sense of being overwhelmed.

6. Visual motion sensitivity: Some individuals with BVD may become more sensitive to visual motion or rapid changes in the visual field. This heightened sensitivity can trigger dizziness, especially in environments with moving objects or fast-paced visual stimuli.

It’s important to note that while dizziness can be associated with BVD, there are various other potential causes of dizziness that should be considered and ruled out by a health care professional. If you or someone you know experiences dizziness along with visual symptoms or eye discomfort, it’s essential to seek evaluation by an eye care specialist to determine the underlying cause and appropriate management. On a recent beautiful Puget Sound evening, I savored the flavors of my dinner, enjoyed the connection and conversation with a friend, and watched the sailboats on the water from the patio of my favorite restaurant. It was truly a sobremesa moment. A Spanish phrase, upon the table, it describes the experience of lingering after a good meal, enjoying connection and conversation with others.

However, by the end of the next day, I felt a bit overwhelmed and disconnected. As I decompressed on the couch and scrolled through social media, I thought about all the things I “should” be doing and felt a little self-critical and isolated. Can you relate?

It’s easy to get distracted, overwhelmed, overstimulated by social media and news, compare ourselves to others, buy into unvoiced expectations of what we “should” be doing, and get caught up in the mundane day-to-day. Unfortunately, we then miss opportunities to be present, connect, and have meaningful interactions.

It got me thinking: Can we experience a dose of sobremesa on a daily basis? Research shows we can. The sobremesa’s positive emotions and energized attunement we experience from connection and conversation are our mind and body’s way of love! Psychologist, Barbara Fredrickson, calls it positivity resonance, those micro-moments of warmth and connection we

share with another living being.

Micro-moments of positivity resonance can have a huge positive impact on our health and well-being in three key ways:

Physical and mental health. Boosts our immune system, reduces stress, regulates our nervous system, thoughts and emotions, and even our body’s physical processes. Increases resilience by helping us handle negative experiences through mindfulness and reframing.

Creativity and productivity. When feeling positive, we’re more likely to be open to new ideas and experiences, creating upward spirals of learning and growing, and an overall sense of flourishing.

Strengthen relationships. Sharing positive emotions with others creates a sense of connection and belonging, helping us feel more supported and loved.

As with all emotions, these positive micromoments wane over time, so we need to keep practicing them with family, friends, and in our daily interactions with strangers.

LIP REJUVENATION WITH HYALURONIC ACID FILLERS

Thinking about getting your lips injected? Here are some things you should know. I have been injecting for 19 years, and I LOVE to enhance a lip or restore shape in an aging face. There are many reasons to want to get your lips injected: restoring lost volume, enhancing the curves of the lips, or plumping out wrinkles and collapsed areas due to lost collagen from aging and sun damage.

First and foremost, it needs to be said that if you are going to a skilled and talented injector, you should never look “overdone” or even “done.” This is probably the number one thing that patients will say to me, that they want to stay “natural” or are afraid of “looking like a duck.”

I can assure you that if you are buying one syringe of lip filler, you will not look overdone. In any case, if the injector is excellent, they would never use more than one in the lips anyway (this is my professional opinion).

When getting your lips injected, you have to understand that we have to respect the natural anatomy that is unique to you. If you have thin lips, it may take multiple sessions to build them up to your desired shape.

During your consultation, discuss with your injector your desired goals. Unless you have a medical need, stay off all NSAIDS such as ibuprofen, Motrin and aspirin for two weeks prior to your appointment. If possible, come to your appointment with no makeup. You can expect to be numbed for this procedure. The procedure itself takes about 20 to 30 minutes depending on if we are restoring shape and plumping out wrinkles, or just a simple enhancement. The price of getting your lips

done varies from injector and zip code, but you can usually expect to pay $700 to $1,200 for this procedure.

After the procedure, your numbing will take about one to two hours to wear off. Do not work out for 24 hours afterward, though walking is okay. Avoid getting your lips sunburned! (Avoid everything from getting sunburned!) Do not use lip plumper lip glosses for 14 days while your lips completely heal. You can expect swelling for at least two days; DON’T PANIC. Swelling is to be expected and will calm down. You can also expect your lips to be tender for a week or two. You may have bruising, and you will have tiny red injection point marks on your lips for a few days. Always plan for at least two weeks before any special event or photos.

A rare complication, called a vascular occlusion, can occur when injecting the lips. A vascular occlusion is when filler gets in a blood vessel and occludes blood flow. Although it is very rare, this is a real risk and requires immediate attention. However, your injector should always have some Hylenex on hand to help reverse this complication. Hylenex is an enzyme that dissolves hyaluronic acid fillers. If you have had your lips done and you aren’t happy with the results, you can have the filler dissolved—as long as it is a hyaluronic acid filler.

Whether you are wanting some lip plumping to enhance your lips or to replace lost volume and wrinkle reduction, it is a procedure that is fairly simple. Additionally, if you do your homework finding a great injector, you will love your results!

1 cup nuts

1/2 cup dried fruits

(raisins, cranberries or chopped dates)

1/4 cup honey or maple syrup

1/4 cup nut butter

(peanut butter or almond butter)

1/4 cup coconut oil

1/4 cup ground flaxseed

1/4 cup shredded coconut

1 tsp. vanilla extract

1/2 tsp. cinnamon (optional)

A pinch of salt

These nutrient-packed granola bars are versatile, and you can customize them by adding other ingredients like chia seeds, dark chocolate chips, or even protein powder to boost their nutritional value. Enjoy!

Method

• Preheat your oven to 350°F. Line a baking dish or pan with parchment paper and set aside.

• In a large mixing bowl, combine the rolled oats, chopped nuts, dried fruits, ground flaxseed, shredded coconut, cinnamon (if using) and salt. Mix well.

• In a small saucepan over low heat, combine the honey or maple syrup, nut butter, coconut oil and vanilla extract. Stir until everything is melted and well combined. Remove from heat.

• Pour the wet mixture over the dry ingredients in the mixing bowl. Use a spatula or your hands to mix everything together until all the dry ingredients are coated and evenly distributed.

• Transfer the mixture to the prepared baking dish or pan. Use your hands or the back of a spoon to press it down firmly and make sure it’s evenly spread.

• Bake in the preheated oven for about 15 to 20 minutes, or until the edges turn golden brown.

• Remove from the oven and let it cool completely in the pan. Once cooled, refrigerate for about an hour to firm up.

• Once the granola mixture is firm, remove it from the pan and cut it into bars or squares of your desired size.

• Store the granola bars in an airtight container at room temperature or in the refrigerator for longer shelf life.

There is nothing like going to an Open Studio Tour, where you get to see artists in their own working environment. It’s entertaining, enthralling and a huge learning experience. You will see some works in progress, tools—and perhaps get inspired.

The Gig Harbor Open Studio Tour celebrates the beauty and craftsmanship of local, handmade art. This is a free self-guided art show coming up September 15 through 17. Established in 1993, it includes juried, select Gig Harbor area artists.

Spread across Gig Harbor, Key Peninsula, Fox Island, Olalla and Port Orchard, you have an opportunity to visit 38 artists who work in every imaginable medium—painters, sculptors, photographers, potters, jewelers, wood workers, printers, glass and fiber artists. The tour is excited to add 13 new artists that will include yakisugi wood burning, weaving and recycled sculpture into the mix.

The artists are dedicated to providing the rare opportunity of seeing the artists in their studio environment, offering

explanations and some demonstrations of their materials and art process. This gives people an opportunity to meet local artists in their studios to learn what inspires them and how they use their materials and tools to create objects of beauty.

The Race for a Soldier half marathon and 5k (and virtual run) will be taking place Sunday, September 10, at the Tom Taylor Family YMCA in Gig Harbor. 2023 marks the 13th annual Race for a Soldier, an event put on by The Permission to Start Dreaming Foundation, which strives to bring awareness to the “invisible wounds” epidemic that affects too many of our nation’s veterans and first responders. Registration is open through September 9 online. To race virtually is just $45; the in-person 5k is $40, $20 for 12 and younger, while the half marathon is $75, $30 for 12 and younger.
