April 14, 2016 Dear Tosir Withluv, RE: Report No. 1033, v.3 345 Gulf Delight Scenic 30a, FL 32459 Thanks very much for choosing Inspections by Randall LLC to perform your home inspection. The inspection itself and the attached report comply with the requirements of the Standards of Practice of our national Association. This document defines the scope of a home inspection. We will not be responsible to any parties for the contents of the report, other than the party named herein . The report is effectively a snapshot of the house, recording the conditions on a given date and time. Home inspectors cannot predict future behavior, and as such, we cannot be responsible for things that occur after the inspection. If conditions change, we are available to revisit the property and update our report. The report itself is copyrighted, and may not be used in whole or in part without our express written permission. Exterior OPTIONAL \ Exterior Condition: Other Tax records show this pool was built in 2010 - for safety reasons there were requirements to be met to prevent accidental drownings. At the time of signing the contract for a new swimming pool /spa, the owner was to get a copy of the law Chapter 515 (Residential Swimming Pool Safety Act) and the approved drowning prevention publication (Consumer Product Safety Commission Publication #362). Some requirements were gates to open out from pool, gates are to be self latching with the latch on the pool side at a 54" height, etc. These requirements are not in place. Since 2010 the State of Florida has added other requirements such as audible alarms from doors that exit to the pool deck for example. There are existing alarms on the three doors that access the pool deck - For safety reasons it is recommended to consult with a licensed contractor that can verify existing safety equipment meets the latest standards and can make the necessary modifications and improvements. Recommendations OPTIONAL \ Plumbing 12. Condition: Though not a failure or mistake at the time of construction in 1992 - the water heater does not have a drain pan installed. This is a safety and convenience item installed in newer homes today. Recommend further evaluation by licensed plumber, there is the possibility that leaking or failure of the water heater could flood the interior of the residence if no pan is present.

87. FIXTURES AND FAUCETS \ Hose bib or bibb 13. Condition: Leak or drip hose bib on the west side that is always on I assume for you stop by the pool has been leaking and is very wet obviously with the moss growing the wood appears to be sound when prodded but recommend further evaluation by licensed plumber to stop the leak Implication(s): Chance of water damage to contents, finishes and/or structure
