Exterior OPTIONAL \ Exterior Condition: Other Tax records show this pool was built in 2010 - for safety reasons there were requirements to be met to prevent accidental drownings. At the time of signing the contract for a new swimming pool /spa, the owner was to get a copy of the law Chapter 515 (Residential Swimming Pool Safety Act) and the approved drowning prevention publication (Consumer Product Safety Commission Publication #362). Some requirements were gates to open out from pool, gates are to be self latching with the latch on the pool side at a 54" height, etc. These requirements are not in place. Since 2010 the State of Florida has added other requirements such as audible alarms from doors that exit to the pool deck for example. There are existing alarms on the three doors that access the pool deck - For safety reasons it is recommended to consult with a licensed contractor that can verify existing safety equipment meets the latest standards and can make the necessary modifications and improvements. The sticker on the "T" states to pour 1 cup of bleach down this line once a month. This helps prevent the build up of algae - which eventually plugs the pipe and creates the water damage problem if this maintenance is not done every month.

Plumbing OPTIONAL \ Plumbing Condition: Though not a failure or mistake at the time of construction in 1992 - the water heater does not have a drain pan installed. This is a safety and convenience item installed in newer homes today. Recommend further evaluation by licensed plumber, there is the possibility that leaking or failure of the water heater could flood the interior of the residence if no pan is present.

If the condensate water backs up the unit will turn off to avoid flooding of the interior of your residence. recommend further evaluation by a licensed plumber. The sticker on the "T" states to pour 1 cup of bleach down this line once a month. This helps prevent the build up of algae - which eventually plugs the pipe and creates the water damage problem if this maintenance is not done every month.
