The Latest in New Home Design Trends many families are all living under one roof. To save money, young adults are living at home after they graduate school, and retired parents are sharing homes with their grown children and their families. Single-family home designs accommodate multigenerational households, such as homes with two master suites, often with at least one located on the ground floor to be more accessible.
onsumer needs dictate new home design trends. Each year the National Association of Home Builders (NAHB) looks at the latest design trends and what is expected to become popular across the country. Here are a few of the top trends home buyers can expect to see in new residential construction, if they aren’t already.

Classic yet Contemporary Homes that are hot sellers on the market right now are those that successfully blend old styles with new. Timeless and elegant spaces are created by blending modern and traditional elements such as crown molding with fewer or less fancy pieces. Elevations are clean and simple; interiors are fresh and light, not ornate and heavy like the formerly-popular elements such as ornamental columns, complex crown molding and cabinetry with additional applied decorative pieces. Multigenerational Living Given the increasing cultural diversity in America as well as the state of the economy during the past few years,

Kitchen Entertaining with a View The kitchen remains one of the most important rooms in the house. Yet kitchens are still a modest size as the average overall square footage of new homes has decreased in the past few years. So designers are incorporating creative storage solutions to both suit the home owner’s unique needs and to allow more windows above the countertops rather than cabinets to retain a feeling of open, light space.
The Family Triangle Open floor plans is a trend that isn’t new, but has expanded. Ground-floor focused, open floor plan living spaces used to be specific to certain regions and generations, but now it is desired by all buyer profiles across the country. Many designs eliminate the living room and add a flex space or den adjacent to the kitchen or family room to allow for privacy when needed, and still accommodate flexibility for many different uses. Home Office Many home owners today need a place to work from home. Having a room that can be used for a home office has become increasingly popular. A growing number of organizations allow their workers to telecommute and, according to NAHB economists, more than 12 million

houses nationwide have a dedicated home office space. Designing this space to be flexible provides options as a home owner’s needs may change, allowing the room to be used as an extra bedroom, den, media or bonus room. Cost Effective Designs Rectangular home designs are more cost effective, so many new homes no longer have the “exploding houseâ€? look with multiple roof lines or the interior volumes they create. Home designs can still be visually stimulating with creative and innovative modifications that reduce construction and system costs to the home owner. For example, mixing materials such as metal, wood and stone in the façade give a home a modern look. Green Design Elements that Consumers Understand and Want Home buyers now expect a certain level of green design in their new homes that provide both comfort and cost savings. Green technologies such as tankless water heaters and highly efficient HVAC systems that directly impact and reduce operating costs are commonly installed in new construction.

Make Yourself at Home – Outdoors If you envision dining with your family during the warm weather months, you’ll want a porch that’s at least eight to 10 feet deep to accommodate a good-sized table and chairs. Six feet or so should be sufficient if you just want to place a loveseat or a couple of chairs outside.

If your home has the flexibility, what side of your home your porch is on can also be an important factor. A south-facing porch will take advantage of the sun’s heat, but could also get uncomfortable during the summer. If the idea of cocktails at sunset is appealing, place your porch facing west. Early risers may want maximum light to read the paper and sip coffee with eastern exposure.
It’s too easy these days to live almost exclusively in a climate-controlled, electronic world. Your days are spent going from air-conditioned house to car to workplace, with your ear glued to a cell phone or your fingers typing away on your laptop in between. But as people try to re-connect with nature, a new trend in home design — bringing the indoors outside — is emerging.
Kitchens Outdoor kitchens can be as elaborate — or as simple — as you’d like. But to make the most of your new space, you need to carefully consider the design. If you want to use your outdoor kitchen year-round, look for a built-in grill with side burners in the base unit that allow for cooking at different temperatures simultaneously. This base can provide extra countertop and storage space. Make sure the grill is in an area that can withstand high temperatures and is impervious to stray embers or sparks, such as a stone patio.

Select weatherproof materials for countertops, cabinets, and other elements of your kitchen. Stainless steel, slate, tile, stucco and stone all work well. An exhaust hood keeps smoke out of your guests’ eyes. Refrigerators with ice makers are ideal for storing beverages and food that needs to be kept cold. An outdoor sink makes prepping and cleaning veggies an easy task. Unless you plan on washing dishes outside, a cold water connection is all you need. Don’t forget to take into account lighting and electrical needs.

Homeownership Remains National Priority
I
f you are among the more than 75 million Americans who own their home, or one of the millions more who hope to someday achieve the American dream of homeownership, then it is critically important that your elected officials understand where you stand on housing issues. National policy has acknowledged the importance of the home in American family life for almost a century, yet today, homeownership has become under attack. Legislative and regulatory proposals are under consideration by government policymakers that could harm home owners, home buyers, the housing market and the nation's economy. These include ongoing threats to the mortgage interest deduction; instituting a standard 20 percent down payment on home loans; and ending the federal backstop for housing, which would make the 30-year mortgage less accessible and more expensive. Homeownership contributes significantly to the nation’s economy, and can help provide millions of jobs to get the economy back on its feet. Currently, housing accounts for about 15 percent of the nation's total economic output, including new construction of single-family and multifamily homes, remodeling and services provided by existing homes. Building 100 average single-family homes generates 305 jobs, $23.1 million in wage and business income, and $8.9 million in taxes and revenue for state, local and federal governments. Economists agree that there can be no sustainable economic recovery until the housing market rebounds. A sound housing finance system that provides a stable and affordable supply of credit for home buyers and rental housing is essential to ensure a healthy housing market, to keep standard 30-year fixed-rate loans and adjustable rate mortgages readily accessible and affordable, to spur job creation and to maintain a strong and durable economy. But persistently tight lending standards are making it increasingly difficult for creditworthy, financially

responsible families to buy a home and threaten to ultimately prevent millions of families from becoming home owners. Tampering with the mortgage interest deduction would place more downward pressure on home prices, which could cause more home owners to have mortgage balances that are higher than their homes are worth, spur additional foreclosures, and act as a further drag on the housing and economic recovery. Millions of existing home owners who are struggling to make ends meet, but still manage to stay current with their mortgage payments, would face a large tax increase they cannot afford. Homeownership has always been – and continues to be – the single best long-term investment for most Americans. It is a primary source of wealth and financial security for many households, helping to provide for education, retirement and more. As the debate over housing policy continues to unfold, it is crucial to ensure that homeownership remains attainable and that access to safe, decent and affordable housing remains a national priority.
