onsumers in the market to purchase a newly built home are reaping the benefits of continuing low interest rates, coupled with builders’ commitment to ramp up the quality and features they put into a new home.
2011: A Great Year for C Value-Driven New Home Buyers
Average interest rates for a 30-year fixed mortgage loan remain just above five percent, according to government figures, and economists from the National Association of Realtors project the average will not exceed 5.5 percent for the rest of 2011. The NAR also projects that loan availability will likely loosen as the year progresses, as banks look to put cash into loans that are generating attractive returns. NAR chief economist Lawrence Yun says, "Banks have substantially improved their cash reserve situation since 2008, so I anticipate they will go back to the lending business again. They will be looking for opportunities and good borrowers. The lending situation will improve in 2011 and will certainly be better than it was last year." Buyers in a position to take advantage of improving home loan availability will find builders anxious to accommodate them. “Builders know that with fewer buyers in the market for new construction, we have to step up and offer as much value in a new home as we possibly can,” says Don Mills, of Don Mills Builders. “Buyers I work with expect the very best in construction quality, as well as design features that deliver the highest possible value for their dollar. Buyers are extremely selective, and they know what to look for in new home products to get the highest value for their investment.” Greensboro Builders Association President Scott Allred, who owns and operates Precept Construction, says for more and more homebuyers, value comes in the form of practical considerations, not just square footage. “We will continue to see a move toward smaller homes, exchanging square footage for higher-end features that make the home more specifically suited to the buyer’s tastes and lifestyle,” Allred says. “From a design standpoint, many new home

buyers are choosing to eliminate formal living and dining rooms, in favor of space they will use every day. And they’re getting away from the vaulted ceilings in great rooms and foyers, opting instead to use this area as floored, walk-in upstairs storage.” Allred adds that buyers’ quest for value also is showing up in energy considerations. “Energy efficient homes, especially homes certified under the Energy Star program, will become the standard as consumers increasingly take into account the total cost of home ownership, which includes monthly mortgage costs plus the cost of utilities,” he explains. How have builders adapted to make sure they deliver the value buyers are looking for in a new home? Not surprisingly, good communication between builder and buyer is the key. “Consumers today are much more savvy because of the availability of information on HGTV and the internet,” Allred observes. “They have a better understanding of the building process and materials and they know more about things like sustainable building products that extend the life of a home. They are very price sensitive and want to get the most value for the price of a home. Additionally, consumers are starting the design process much earlier than in the past, sometimes up to a year before they plan to build. So they are putting a lot of thought and energy into maximizing the value built into a new home.” Allred continues, “It’s important that builders stay engaged with the home buyer throughout the process, and help them plan the home that will best fit their needs.” Mills agrees, and he says the steps many builders have taken to adapt to the current market environment have put them in an excellent position to deliver the degree of value customers are demanding. “In my operation, for example, I help my bottom line by staying directly involved in the day-to-day building process of every home. That’s an advantage to the customer, because I’m there to make sure value is built into the home from start to finish.” With historically low interest rates and great values and amenities in today’s newly constructed homes…this may be the best time ever to purchase or build your new home.

ReBuilding Hope is a new partnership between the Greensboro Builders Association (GBA) and Housing Greensboro. Housing Greensboro currently has a waiting list of more than 40 low-income homeowners who have a need for their homes to be repaired. The overall goal is to make these homes warmer, drier and safer. During National Remodeling Month, GBA members, which include licensed contractors, trade contractors, suppliers and service providers, will work in project teams to address ten home repairs in a two week period. Home repairs may include anything from fixing repairs to water damage in bathrooms and kitchens; to replacing roof shingles, gutters and siding; to building handicap ramps and railings for steps.
PEACEHAVEN COMMUNITY FARM

Peacehaven Community Farm was founded in 2007 to be an affordable housing community where adults with intellectual and physical disabilities can live independently within a working sustainable farm. Currently the barn on the property serves as the focal point for all community and farming activities. The goal of this project is to enhance the barn and make its workspace safer and more accessible. GBA members will come together in mid June to address identified needs which include residing the barn with lumber milled from the farm; replacing and installing new windows and doors; insulating the lower level; rebuilding the hayloft stairs; and adding exterior lighting. This is a project that all GBA members can find a place to get involved.
