What A Year! t’s hard to believe this year is coming to a close…where has the time gone? For our industry, it’s been a good year seeing slow but positive, steady growth in the housing market. Everyone I talk with is busier than they can remember in many years. When the housing market tanked in 2008…many of us have struggled to hang on…and often wasn’t sure if we could. But today as we step back and access our businesses, I hope you find that yours…like mine…is working smarter, leaner and more efficient. The Good News…we’re all still here and in business! The Better News…housing activity is on the rise!
Our Association has had to adjust to the changing times…same as our businesses…with reduction in workforce and programs. This year we have seen increased interest and growth in most all events and programs…from the Parade of Homes…to our Golf & Skeet Tournaments…to our educational programs such as the CAPS courses. We introduced a few new events including the $10,000 Reverse Raffle which was a huge success. And we just finished the construction of seven new homes for Habitat Greensboro as part of our Raising Roofs…Builders for Habitat community service project in which we have provided homes for 50 families in our 10 year partnership! Hundreds of members participated to make this year’s build happen…to which we say THANK YOU! It was a great week…highlighted by achieving this significant milestone of 50 homes in 10 years.
In addition to our programs and events…we launched a new consumer-focused website which continues to get positive feedback from consumers and members. We received the NCHBA STARS Award for best HBA website in the state in September. If you haven’t utilized the site, I encourage you to do so…and make sure you submit photos for your membership profile. It’s just one more benefit of membership. Membership…yes, you knew it was coming! Our goal is to end the year 600+ members strong…and we need your help. Invite a prospective member as your guest for our upcoming Holiday Open House on December 12…and give them a membership application. Thanks for the opportunity to serve as your president. Raising Roofs…Builders for Habitat
Celebrating 50 Homes in 10 Years!! The Greensboro Builders Association and Habitat for Humanity of Greater Greensboro teamed up the week of "one week at The Village November 4-8 to construct 7 houses in at Northside. Celebrating our 10th year anniversary since our inaugural build in 2003 in which we constructed 12 homes in one week. To date we have provided 50 NEW homes for families through our partnership along with 3 home renovations. Raising Roofs…Builders for Habitat brings builders, remodelers, suppliers and trade contractors together to work side by side to build houses from foundation to dedication in one incredible week. Twenty builders volunteered to work in teams to construct the houses which were built to both Energy Star and the National Green Building Standard certifications.
Habitat homes are simple, decent and affordable houses sold to hardworking families at no-profit and with interest-free financing. In addition to a modest down payment, families contribute 300 hours of “sweat equity” toward the purchase of their home. For Raising Roofs homes, families are volunteering on other construction projects to achieve their required hours.
We would like to thank everyone who helped make this year’s build happen…from our builders, suppliers and trade contractors who provided the materials and labor for the homes…to the vendors and volunteers who helped with logistics and hospitality…to our financial contributors. We would especially like to thank the Habitat Greensboro staff for their tremendous efforts to ensure all aspects of the build were coordinated…as well as the City of Greensboro Inspections Department for providing prompt inspections as needed. It was a GREAT week…and a tremendous milestone for not only our Association…but for Habitat Greensboro as these 50 homes represent 25% of the homes Habitat has constructed in the past 10 years! Our goal to sustain this project is to conduct our builds every other year…therefore we are looking forward to doing it again in 2015 and beyond.

Raising Roofs.. Builders for Habitat Day 1 begins on Monday at 6am with the sounds of hammers & nails as the first walls are assembled and raised! Throughout the day there is high energy as each building team is working diligently to get their houses dried in and ready for their trade contractors to begin their work inside the homes.

The Face of God Have you ever seen the face of God? Last week at Raising Roofs, God was everywhere. In 20 builders from the Greensboro Builders Association and all of their subcontractors, God showed up before dawn and worked until after dark, building 7 homes in 5 days. It seems like God wears tool belts, too. The face of God was seen in countless volunteers who directed traffic, picked up food, ran errands, served meals, took photos, tweeted and posted photos. It seems like God often sports a camera, loves biscuits for breakfast, wears latex gloves to serve meals, and definitely likes Facebook. I saw God in the sponsors who provided meals, funding and in-kind gifts. God was seen sporting tie-dyed t-shirts as part of the staff team. Most of all, I saw the face of God in the 7 families who now have a home where their 15 children can reach their God-given potential, and where they can extend God’s love to their new neighbors. As these 7 families unlock the doors to their new homes, they are unlocking the future to which God calls them and a better community for us all. Look around you today and look for the face of God – for God is always with us, in us and around us.

Builder News Promote New Construction & Professional Remodeling With more than 165 licensed general contractors that are members of the Greensboro Builders Association…consumers often don’t know where to start their search for a builder and/or remodeler. However, they are aware of the annual Parade of Homes and Tour of Remodeled Homes. In addition to gaining face-to-face time with consumers during these home tours, your company’s marketing information remains on the GBA website and mobile APP for 6-12 months…giving you a marketing advantage over those who don’t participate. As you develop your 2014 Marketing Plan…consider participating in one of our three annual home tour events. Promoting NEW construction and communities, we will again be offering both a spring and fall Parade of Homes in 2014 to allow builders continued flexibility based on marketing of existing inventory and timing for new construction.

Spring April 26-27 & May 3-4 Fall October 11-12 & 18-19
Builders are encouraged to work with clients to enter pre-sales in the Parade. This enables the builder along with their suppliers and trade contractors the opportunity to take advantage of this consumer-oriented marketing event. The various Parade incentives provided by suppliers can often be a deciding factor for your homeowner to participate. Early Registration for the 2014 Spring Parade of Homes is underway. Participation Agreements can be found on the GBA website at www.GreensboroBuilders.org.
For remodeling contractors, participation in the annual Tour of Remodeled Homes is a great way to set your company apart from other remodelers. Tentative date for our 2014 Tour is late August/early September. Tour entries can be ANY renovation that has previously been completed or will be finalized by June 30, 2014. Tour entries provide consumers the opportunity to visualize and see first-hand what they might be able to do within their own home. The Tour also provides increased exposure for both the remodeler and associate members involved in the renovation.

Both the Parade and Tour provide sponsorship and advertising opportunities through the event magazines…as well as our online mobile website applications. The collective marketing, coupled with the consistent branding of these events, is a win-win for all involved generating qualified traffic and potential clients. Even in the toughest of economies, the Parade and Tour continue to provide a valuable return on your investment. Plan now to incorporate these events in your annual marketing for 2014.

City & County Inspections
Are you experiencing any challenges with building permits and/or inspections…either in the city or county? As construction and remodeling activity is picking up…we are hearing of scheduling concerns, variations in code interpretations, etc.
The Builders Council is planning to conduct Builder Roundtables with both the City and County Inspections Departments and would like to gather feedback in advance of these meetings. NAHB International Builders’ Show February 4-6 Las Vegas
The National Association of Home Builders (NAHB) and the National Kitchen & Bath Association (NKBA) are co-locating the International Builders’ Show (IBS) and the Kitchen & Bath Industry Show (KBIS). This first annual Design & Construction Week™ takes place February 4-6, 2014 in Las Vegas.
