esides celebrating Mother’s Day & Memorial Day…do you know what else occurs in May?

I’m as busy as I have been in years…and hopefully you too are seeing the activity and continuing signs of improvement for our industry. Which is why NOW is a great time for us to invite others to join our Association. We need to be diligent in asking people to join. There are hundreds of industry members doing business in the Triad that should be members of our Association. These include licensed contractors pulling building permits; trade contractors and service providers who are assisting these contractors in new construction and remodeling projects. But we shouldn’t stop there – anyone that provides general business services to other businesses – should take advantage of our industry network of members. Shout out to Kevin Otey, Otey Construction for recruiting five new members in April. How did he do it? He simply asked his trade contractors to join and be recognized as part of his team during the Spring Parade of Homes. One of the benefits for our Associate Members is being listed on the Builder page in the Parade magazine…as well as the interactive Buyers Guide on the Parade website and mobile app that attracts thousands of visitors. Reasons for joining will be different for various companies. One consistent message we can all share is that membership provides companies the MEANS to grow their business through arketing ducation dvocacy etworking ervice

NEW GBA Website

NEW Website Provides Enhanced Marketing Benefits We’ve launched a NEW website this month that places greater emphasis on our online Membership Directory. Over the past several years, we have seen increasing use of this resource by both members and consumers. On a monthly basis, we have averaged more than 6,000 unique visitors with primary emphasis on searches within the directory. During the Parade of Homes and Tour of Remodeled Homes, we typically double our website traffic as consumers use the site to view the homes on tour. In looking for ways to provide greater marketing opportunities for our members to take advantage of the thousands of consumers using the website – we contracted with Bouvier Kelly to design a new look for the website with the goal of enhancing the membership directory. All GBA members will continue to receive a complimentary listing with active links to your email and website. The directory search allows your company to be listed by category classifications. Please check your current listing on the website to make sure we have up-to-date information in our database. With our new format, you can now submit 1-5 photographs (horizontal images) as well as a 2-3 sentence description of your company, products and services (no more than 50 words). We are also able to include professional designations and council membership within your membership profile. What Home Buyers Really Want I

n conjunction with New Homes month in April, the National Association of Homes Builders shared the results of a new survey, What Home Buyers Really Want, identifying the preferences of thousands of home buyers. See if these preferences concur with what you are hearing from consumers in the Triad. • On average, home buyers are looking for a home that is 17 percent larger than their current home, a median of 2,226 square feet. But, likely as a result of the ongoing challenges of the economic downturn, that size is 13 percent smaller than the average size of homes started in 2012. • The layout of the home is more important than the location to most buyers. Living space and number of rooms was ranked the most influential characteristic by 65 percent of buyers, while only 33 percent ranked proximity to locations they need to go as tops. • A sense of open space continues to be popular, with about three-quarters of home buyers wanting a kitchen that is open to the family room, and nearly two-thirds looking for ceilings on the first floor that are at least 9 feet tall. • Some of the most wanted features in a home involve saving energy. Energy Star-rated appliances were rated as essential or desirable by 94 percent of respondents, and 91 percent wanted an Energy Star rating for the whole home. In fact, nine out of ten buyers would rather buy a home with energy-efficient features and permanently lower utility bills than one without those features that costs 2 - 3 percent less. • Convenient organization and storage is another home buyer favorite. More than 80 percent of the respondents said they wanted walk-in pantries and pull-out shelves in the kitchen, a laundry room and storage in the garage. • Today’s home buyers want the latest technology. While only 15 percent of home owners currently have a wireless home security system, 50 percent want one. Similar gaps in “have” versus “want” occur with security cameras, lighting control and wireless audio systems, and multi-zone HVACs.

Improving Triad Housing Market As we enter into the spring housing season, we are pleased to report that economic factors are continuing to show signs of improvement for Greensboro and the Triad. According to the National Association of Home Builders/First American Improving Markets Index (IMI), economic indicators show that the Triad housing market continues to show steady improvement which is GREAT NEWS for our industry. As of April, we have had eleven consecutive months of improvement in building permits, house price appreciation and employment growth. The IMI measures three sets of independent monthly data—employment growth from the Bureau of Labor Statistics, house price appreciation from Freddie Mac and single-family housing permit growth from the U.S. Census Bureau. The index identifies metropolitan areas that have shown improvement from their respective troughs for at least six consecutive months. For consumers who have been waiting on the sidelines for the housing market to show signs of recovery before buying a new home, the time is here. With the spring housing market upon us…we hope to see many more prospective buyers than in recent years…beginning with our Spring Parade of Homes.

Twenty-three builders are participating with 35 homes on tour throughout Greensboro, High Point and Guilford County. Additional homes throughout Forsyth County are on tour as part of our collaborative regional marketing event. Make sure to check out our mobile app on your smart phone or tablet to access information on all Parade entries, including our interactive Buyer’s Guide of participating Associate members who assisted in the construction of these homes. You can also utilize the mapping feature on our mobile website to select the homes you want to visit with driving directions provided between homes. Links to these apps are on the GBA website. The Parade of Homes is a great way to showcase and market new communities, new amenities and features in today’s new homes along with industry products and services provided by both our Builder and Associate members.

Builder News New NC Lien Law Effective April 1

Effective for construction projects beginning after April 1, 2013, North Carolina law requires appointment of a lien agent. Contractors and subcontractors can then give notice they are working on the project.

It’s important as builders and remodelers to build and maintain name recognition of your company, products and services to consumers as they are looking for industry professionals to build and remodel their homes. The annual Parade and Tour of Remodeled Homes provide opportunities for face-to-face contact with hundreds of consumers…in addition to extensive marketing exposure from the 10,000 printed magazines and website / internet promotions.

Appointments are not required for improvements under $30,000 or to the owner's existing residence or for public building projects.
