Spring is Finally Here…

I

don’t know about you…but I’m sure glad spring has finally arrived! Our industry has suffered the past few months with a tough winter which slowed down construction starts and progress on many job sites. But with warmer and sunny days ahead, everyone is gearing up for a strong spring housing market. Just as many families begin to think about buying a home during the spring home-buying season, the home building industry celebrates New Homes Month in April. With the housing market continuing to improve, consumers are looking to take advantage of competitive home prices and low interest rates to find their perfect new home. Forty-eight homes will be on tour during our 56th annual Spring Parade of Homes on April 26-27 & May 3-4 featuring 30 builders. Come out and see the quality workmanship of our builder and associate members who participated in the construction of these homes.

Throughout May, we will be celebrating National Remodeling Month. Planning is underway by our Remodelers Council to present the 17th annual Tour of Remodeled Homes on August 8-10. Licensed contractors with remodeling projects that will be finished by mid June are eligible to participate. There is no limitation on the number of years back the project was completed. This is a great way to showcase the VALUE of using professional remodelers to consumers as well as new products and services provided by our associate members.

Just as springtime is busy for our industry…it’s also a busy time for our Association. We just had another successful Southern Ideal Home Show as well as our Spring Skeet Tournament which had a new feature – a shotgun raffle! Congratulations to Mavis Holcombe for winning the Remington Versa Max shotgun…now we expect to see her shooting it at our fall Skeet Tournament. Our Spring Celebration membership meeting is being hosted and sponsored by Carpet Super Mart on Thursday, May 1 from 5:30 – 7:30 pm at their showroom on Spring Garden Street. ALL members are encouraged to come out for this casual and informal gathering. This is also a great event to invite prospective members to attend with you. A few weeks later, we will be hosting our Spring Golf Tournament on Thursday, May 15 at Bryan Park as we tackle the Champions Course. Put together a team or sign up as an individual to play. There are also sponsorship opportunities to promote your company, products and services.

And as we round out the month of May, we will be visiting our Guilford County delegation in Raleigh for NCHBA Legislative Day on May 20 & 21. This is a great chance for industry members to share issues and concerns with our elected officials that are impacting the housing and construction industry. All members are encouraged to join us.

As you can see, there’s a lot going on both within our industry and Association…which is all good. I encourage you to participate in at least one GBA sponsored event this spring. Utilize our website to stay abreast of activities, events and industry news.

Celebrating New Homes Month

• •

T

he home building industry strives to bring attention to the many benefits of newly-constructed homes during New Homes Month in April which is very fitting that we celebrate our 56th year of presenting a Parade of Homes.

Fortunately, we are seeing some positive signs in our economy and the housing market…not as much as we might like…but positive slow growth continues for the Triad housing market.

Today’s new homes are built with environmentallyfriendly features such as energy-efficient tankless water heaters, Energy Star appliances, HVAC systems, insulation and windows and doors that make the home more comfortable and can save the home owners money over the long term.

New homes are safer, with electrical wiring systems that can accommodate modern appliances and components such as high-definition televisions, security systems, fire alarms and complex lighting and audio setups. New homes not only benefit the home owner, they benefit the community.

The estimated one-year local impacts of building 100 single-family homes in a typical metro area include:

o $21.1 million in local income, o $2.2 million in taxes and other revenue for local governments, and o 324 local jobs.

The additional, annually recurring impacts of building 100 single-family homes in a typical metro area include: o $3.1 million in local income, o $743,000 in taxes and other revenue for local governments, and o 53 local jobs.

As you talk with consumers about the value of NEW HOMES…below are talking points prepared by NAHB for our use. •

Analysis by the National Association of Home Builders, using data from the Census Bureau’s 2011 American Housing Survey, shows that maintenance costs and operating costs are lower for newer homes. Even though new homes tend to be larger, energy costs are about 10 percent lower in new homes compared to existing homes.

Maintenance costs on average were 56 percent lower in new homes; $547 a year for all single family homes versus $241 for homes built after 2008. In fact, a home buyer can pay 23 percent more to buy a new home and their first year after tax cost of owning a home will be the same as buying a home built before 1960. The benefits of new homes are not just financial.

New homes feature floor plans that suit modern lifestyles, with open space layouts, high ceilings, large windows and design features such as information centers in kitchens, laundry rooms located near bedrooms, walk-in closets and pantries and mudrooms for convenience and comfort. New home buyers enjoy the ability to choose the finishes, fixtures, flooring, paint colors and more that suit their preferences, without the hassle or cost of changing the previous owner’s tastes.

City of Greensboro Building Inspection System Upgrade

NCHBA Member Rebate Program

Take advantage of the NCHBA Member Rebate Program for licensed contractors…regardless of your size and volume…this program is designed to help you increase your bottom line. This past year, more than 70% of the builders and remodelers who participated received rebates back that more than paid their annual membership dues. A consortium of national suppliers and manufacturers are providing rebates to licensed contractor members on a quarterly basis when you purchase their products. The program has been designed so that you don’t have to change your current business practices. You are not required to submit receipts nor change how you purchase products. Just register to participate and complete quarterly claim reports. Once your claim has been processed, you will be mailed a quarterly rebate check.

Granville Homes shared that in the fourth quarter of 2013 purchasing products for 11 homes under construction…they received a rebate check for $1953…averaging $125 - $225 per house. It took about an hour to complete the claim report, but the return was well worth it!

Development Services Division recently released a new update to its Building Inspection System with two new features requested by developers and contractors.

The updates include the ability to enter TWO additional email addresses on the contractor’s account and the ability to LINK trade permits (plumbing, mechanical, and electrical) to their associated building permit.

The additional email contacts will allow contractors to include more staff for notifications on inspection results to help improve communications and avoid project delays. Furthermore, trade contractors will now have the ability to link their electrical, plumbing or mechanical permit to the associated building permit. The system will provide a list of active building permits at the project address from which the trade contractor can make the appropriate selection. With this link, the building contractor will now receive notifications of inspection results on associated trade permits. These additional features were designed to save contractors time and money through improved communications between building and trade contractors, enabling better scheduling and completing projects in a timely manner.

Promote Your Business to Consumers It’s important as builders and remodelers, as well as suppliers, trade contractors and service providers to build and maintain name recognition of your company, products and services to consumers as they are looking for industry professionals to build and remodel their homes. The annual Parade and Tour of Remodeled Homes provide opportunities for face-to-face contact with hundreds of consumers in addition to extensive marketing exposure from the 10,000 printed magazines and website / internet promotions.

Showcase professional remodeling – projects must be complete by June 15 to be entered. Registration deadline is May 30. Photography of homes is scheduled for mid June. Sponsorship opportunities are available. Deadline for advertising and sponsorship commitment is June 6.

PLAYER REGISTRATION

Cost is $85 per person which includes 18 holes of golf and lunch. We will have practice range balls and lunch beginning at 12 noon… with a shotgun start at 1:00 pm. Individual and team registrations are available. Registration deadline is May 9. For those that might want to add a little fun and “help” to your round – mulligan packages can be purchased with your registration or at the course.
