A

s an association, we are here to serve our members, each one of you. We represent builders and remodelers; suppliers; trade contractors; and service providers. Our goal is to provide resources and opportunities that can help you grow your business from information and education…to networking and exposure. Luckily we are seeing gradual signs of improvement in the building and remodeling industry due to rising consumer confidence, however the Triad region lags behind other metro areas in the state due to slower job growth. Edsel Charles, MarketGraphics Research Group tracks permits and closings in the Triad and provides a semi-annual update and forecast for our members. At our last meeting he advised that we will soon be facing a lot shortage in Guilford County. Edsel will be back with us on September 18 in conjunction with our annual Associates EXPO and I encourage you to attend. This will be a good event to gain industry knowledge as well as meet and talk with other industry members. Being in the construction business is not getting any easier. We have and will continue to fight growth issues, as well as remain vulnerable to increased legislation and regulation that can severely hamper how we do business on the local, state and national level. I had the opportunity this spring to attend our state legislative conference and visit with many of our Guilford County elected officials. It was an enlightening experience and one that opens your eyes to the greater importance and need for a unified voice within our industry. You don’t have to travel to Raleigh to participate…you can join us for our Pig, Poultry & Politics event sponsored by TREBIC on October 9. As we approach the November elections, it is important to know which candidates understand and are supportive of our industry’s needs. AND it is equally important as industry members that we make an annual, personal contribution to Build-PAC! Giving back to the community has always been important and something that our members readily do. This fall we are embarking on another ReBuilding Hope community service project with Community Housing Solutions. Personally, I can’t wait as I will be coordinating this project in my real job with CHS as well as working with our members to transform an older home in the Glenwood neighborhood. Everyone within our Association can participate in some way. Watch for email and website updates and come join us! As members, you are our most important asset. We need to increase and grow our membership base to increase our knowledge and industry network. We need builders recruiting trade contractors…we need suppliers and service providers recruiting builders. We all know at least one person/company who could benefit from being part of our Association. We have numerous opportunities this fall to bring members together for education, information, networking, community service and more. Utilize the Association website to stay abreast of events and activities…and invite a prospective member to come with you. I look forward to seeing you soon!

Remodeling Adds Value & Comfort Why Remodel? Housing market data reveals that small, smart remodels can reward home owners with a strong return on investment and can help update and customize a home to better meet their needs. From a recent NAHB survey, below are the top five remodeling projects.

1. Remodel the bathroom

Payback on remodeling a bathroom can reach 65 percent with new fixtures, tile, toilet, vanity and lighting. Low flow toilets consume less water and can decrease the monthly water bill.

2. Remodel the kitchen

A

ccording to the National Association of Home Builders, Americans spent $116 billion on improvements to owneroccupied units in 2013, down from a peak of $146 billion in 2006.

NAHB’s remodeling forecast expects these expenditures to increase gradually as the broader housing market recovers. Beyond general recovery in the housing market, key factors driving increases in remodeling expenditures will include: • the aging housing stock • needed aging-in-place remodeling work • increasing interest in improving home efficiency and green remodeling

According to the 2009 HUD/Census American Housing Survey, below is a breakdown of households by age ranges that are contracting professional remodeling jobs. • • • • •

Under the age of 35 Between the ages of 35 and 44 Between the ages of 45 and 54 Between the age of 55 and 64 65 or older

3. Replace windows and doors

Updating windows can also return a solid portion of the investment (estimated at 73% for wood frames and 71% for vinyl). New, energy-efficient doors and windows also help reduce energy leakage from the home and can bring down heating and cooling bills.

4. Repair property damage

Property damage is a common but unfortunate occurrence. Homeowners are encouraged to seize misfortune as an opportunity to customize and upgrade the home. It is important for home owners to take time to plan and incorporate home remodeling that may have been put off in the past.

5. Whole house remodeling

Who Remodels?

A minor kitchen remodel can improve the look and utility of the space without costing a bundle, and yields a 75 percent return. Replacing backsplashes, cabinet fronts, countertops, and flooring are initial considerations for many homeowners. Installing low-flow faucets and energyefficient appliances can also reduce water and energy expenses.

Repairs and replacements of old components and the desire for upgraded amenities were cited as the top reasons for customers to hire a professional remodeler for a complete home renovation. Working with a licensed contractor, home owners can evaluate the entire home to see how its design and use fit their needs. Repurposing spaces while making more efficient use of their home’s square footage and equity can be very beneficial to current and future home owners. Tour of Remodeled Homes

August 8 – 10 Friday – Sunday 12 noon – 5 pm

T

he 17th annual Tour of Remodeled Homes, presented by the Remodelers Council, will be held on Friday, Saturday and Sunday, August 8 - 10. Nine professionally remodeled homes will be on tour throughout Greensboro and Guilford County from 12 noon – 5 pm each day. Projects include complete house renovations, historical renovations, kitchens, master baths, sunrooms and more! The Tour of Remodeled Homes provides an opportunity for consumers to see the very best in professional remodeling. Attendees can see beforehand photos and view firsthand the enhancements and improvements that can be made through a professional remodeling project. The Tour is both informative and valuable as they evaluate their own interests in remodeling and/or building a new home.

ReBuilding Hope In 2011, we formed a partnership with Housing Greensboro, today know as Community Housing Solutions, to conduct home repairs and renovations that we refer to as ReBuilding Hope. To date, more than 10 homes have been renovated to ensure homes are warmer, safer and drier for those in need in our community. This fall we will be embarking on another ReBuilding Hope as we do a complete home renovation located in the Glenwood neighborhood. The home has been gutted this month with lead abatement completed and is now ready for construction to begin. Between August and October, there will be numerous opportunities for members to get involved and help…from donating materials and labor to providing lunch for work crews. Please consider volunteering for a day. Not only are you giving back to the community, you have the chance to meet and work side-by-side with other industry members. Lead Safety for Renovation, Repair & Painting We will be offering both the 8 hour initial training course and the 4 hour refresher training course this fall at the GBA office. Each class is limited to 10 participants. In order to renew your NC renovator certification, you must attend the refresher course prior to your certification expiration. Otherwise you will be required to take the full day initial Leader Renovator training course.

Certified Aging-in-Place Earn the Certified Aging-in-Place Specialist (CAPS) designation locally. Triad Sales & Marketing Council Re-Launches Michelle Amador, TSMC Chair

T

he Triad Sales and Marketing Council (TSMC) kicked off its 2014 season with two headline events. The energy, enthusiasm and support have been overwhelming! Our focus has been to “re-launch” our regional Sales & Marketing Council bringing the sales and marketing community together to better serve the home building industry. We’ve heard from builders, sales associates - old and new, affiliates, and sponsors that are excited to participate and feel the content of our meetings has been very educational and worthwhile. We held our initial kick off meeting on May 28 with Edsel Charles, MarketGraphics Research Group as our keynote speaker. More than 80 on-site agents, Realtors, builders and associate members attended. Edsel geared his message toward sales and marketing, along with economic news and regional housing update and forecast. In June we had another great crowd to hear national speaker Meredith Oliver, founder and president of Creating WOW Communications – a web marketing and sales training firm based in Raleigh, provide a presentation on FANatical Follow-Up: Convert More Prospects to Purchasers. Her entertaining style addressed the crowd on techniques and tips for sales follow-up as well as internet leads. Meredith stressed that six follow-ups will 90% of the time lead to sales. She also shared insight into the millennial buyer and how to get their attention in today’s market environment.

As the housing market recovers, the new home industry continues to try and find innovative ways to gain market share over resale homes. Upcoming Events Associates EXPO & Housing Forecast Thursday, September 18 4:00 – 7:00 pm Airport Marriott Associate Members: Take advantage of this annual marketing event to promote and market your products and services to GBA builder and remodeler members. It’s a great way to increase your visibility…gaining valuable face-to-face time with area contractors. GBA Invitational – September 25 Forest Oaks Country Club

Put a team together or sign up as an individual player for our Fall Golf Tournament. Player registration includes 18 holes of golf, cart, practice range balls, and awards dinner. Mulligan packages are also available for those that want to increase their bragging rights on the course! Prizes will be awarded for best gross and net scores. Sponsorships on the course are a great way to market and promote your company. Majority of sponsorships provide an opportunity to have face-to-face time with players. Registrations are available on a first come, first serve basis. Registration Deadline is September 19.

Builders & Remodelers: Come see the latest in industry related products and services provided by our Associate members. This year’s EXPO is being held in conjunction with our Housing Forecast… combining two events into one to make it more convenient for you!

Expert marksmanship is not a requirement to attend - beginners and pros alike will be participating. Guns may be rented. Registration includes 50 rounds of ammunition and dinner following the tournament. Prospective members and guests are invited to attend with GBA members.

Immediately prior to the Associate’s EXPO from 4:00 – 5:00 pm, join us for an update on the Triad Housing market and what we can expect in the coming year. Edsel Charles, MarketGraphics Research Group will provide updates on new construction supply and demand for the region based on where we are today along with forecasts for 2015 and beyond. Both events are open to all members. Tickets are $15 for GBA members and invited guests; $25 for non members. Reservations are required by September 12. Sponsorships ranging from $100 - $500 are available for members to utilize this sporting venue to promote products and services, as well as gain some one-on-one time with other builder and associate members. New this spring was the Shotgun Raffle…which we are planning to do again. Each registration includes one chance…and you can purchase additional chances.

This is the 11th year that Pest Management Systems has sponsored Tropical Jersey Night with all the proceeds benefiting Raising Roofs…Builders for Habitat, our joint partnership with Habitat for Humanity of Greater Greensboro.
