But builders say that buyers can be drawn to a new house for reasons that aren’t so obvious. Below are a few more benefits of a brand-new home that you may not see in the sales brochure.

Building a Community Together A brand-new community is one of the built-in benefits of many new homes. When families move in to a subdivision at the same time, often lasting bonds of friendship and neighborliness are formed right away. Nobody is the “new kid on the block,” and some home builders host community block parties in new developments to help owners meet and connect. Popular amenities like pools, walking trails and courts for tennis and basketball offer additional opportunities for interaction among neighbors of

The feeling of spaciousness in today’s new home layouts often is enhanced by higher ceilings and additional windows that bringing in more light than you would find in an older home.

A Clean Slate For some buyers, parking the car in a sparkling clean garage or being the first to cook a dinner in a brand new kitchen is part of the appeal of new construction. In addition, you won’t have to spend time stripping dated wallpaper or repainting to suit your own sense of style. You can create your own home décor from the get-go! The advantages of being the first owner of a home extend to the outdoors. Instead of inheriting inconveniently or precariously placed trees, or having to tear up overgrown shrubs, you can design and plant the lawn and garden you want.

Improve Your Home’s Energy Efficiency with Technology

oday’s home owners and buyers are looking for ways to incorporate home technologies that increase the long term value of their house but also provide convenience, safety and comfort. Energy management is a highly desired feature in both newly built and existing homes, along with multi-zone heating, ventilation and air conditioning (HVAC) systems and lighting controls. Not only are these features easy-to-use, but they also provide energy efficiency. By incorporating the following technologies, home owners can save money on their utility bills: • Automated HVAC systems can maintain a more energy efficient temperature while the home owners are away at work, but switch to a more comfortable temperature prior to their arrival home. Zones can also be created to heat or cool only the areas most used by the occupants, keeping other areas, such as guest bedrooms, shut down until they are needed. They also can combat the problem of heat rising, keeping upper floors cooler in the summer without freezing the lower floors in a home. According to Energy Star, a joint program of the U.S. Environmental Protection Agency and the U.S. Department of Energy, programmable thermostats can save consumers about $180 per year in energy costs. • Water heaters with a timer can be turned off when the occupants are traveling, then can turn on and begin heating the water in preparation for their return home. Tankless gas water heaters — which only activate when residents start to use hot water and immediately de-activate when they are done — are also a great option and can reduce water heating costs up to 35 percent annually.

• Lighting can make up 10 to 20 percent of the total electrical usage of the home. Installing an automatic dimmer, which adjusts to the home owner’s needs based on time of day or occupancy, will lower electricity bills and increase the life expectancy of light bulbs. • Blinds and drapes can be programmed to close during the hottest part of the day to block out the sun; keeping the house cooler. In the colder winter months, they can open up to allow the sun in to warm the house, which helps regulate the room temperature. By incorporating technologies that help make your home operate more efficiently, Energy Star estimates that home owners can save $200 to $400 annually on their energy bills. Hot Housing Trend: Outdoor Kitchens What works best in your space? Outdoor kitchens can be as elaborate — or as simple — as you’d like. But to make the most of your new space, you need to carefully consider the design. Think about how the space will be used. Do you want guests to eat outside or just mingle while you cook? What features are already in your backyard and need to be worked around? Is there enough ventilation area so smoke from the grill can blow away? Have a professional check the patio or deck where you plan on building your outdoor kitchen beforehand. While most can support the additional weight, you may need to add structural support. Make sure there is plenty of space for people to watch without getting in the way or being too close to open flames. Typically, there should be 3 feet of space on either side of the grill for work space and food preparation.

How often will you be using your outdoor kitchen?

Outdoor kitchens make life easier for those who enjoy grilling their meals and entertaining outdoors, making your deck or patio an extension of your family’s living space. Here are some factors to consider when determining if an outdoor kitchen is right for your family.

This will determine numerous factors, including the equipment you purchase. If you will use your outdoor kitchen just in the summer, a grill with wheels can be moved into the garage and protected from the elements once the seasons change. These types of grills are the most common and come in a wide variety of sizes and prices with a range of features. If you want to use your outdoor kitchen year-round, consider a built-in grill. Look for one with side burners in the base unit that allow for cooking at different temperatures simultaneously. This base can provide extra countertop and storage space. Make sure the grill is in an area that can withstand high temperatures and is impervious to stray embers or sparks, such as a stone patio. You won’t be able to take it with you if you move, so think carefully before investing a lot of money in a permanent grill.

Take into account your lighting needs. If you eat or entertain into the dark evening, you’ll want direct light for the work area so you can monitor the progress of the meat. Softer lighting works well for socializing areas.

What other equipment do you need? Standard grill accessories include griddles for grilling fish and vegetables, a meat thermometer and tongs. An exhaust hood for a built-in grill will keep smoke out of your guests’ eyes. Refrigerators with ice makers are ideal for storing beverages and food that needs to be kept cold. An outdoor sink makes prepping and cleaning veggies an easy task. Unless you plan on washing dishes outside, a cold water connection is all you need. For small appliances and stereos, you’ll need outdoor GFCI outlets. Consult with a professional electrician for code requirements. Consider purchasing patio heaters or an outdoor fireplace if you plan on grilling in the chilly months. For those days with inclement weather, you’ll want to get a cover for your grill. Select weatherproof materials for countertops, cabinets, and other elements of your kitchen. Stainless steel, slate, tile, stucco and stone all work well. A large tent or outdoor umbrella can help cover your guests and equipment and provide shelter from the sun or rain. Talk with area professionals regarding ways to incorporate your outdoor living space with your new or existing home. Celebrating 10 Year Partnership

Raising Roofs

The Greensboro Builders Association and Habitat for Humanity of Greater Greensboro are teaming up the week of November 4 - 8 to construct 7 houses in one week at The Village at Northside. This is the 10th year anniversary since our inaugural build in 2003 in which we constructed 12 homes in one week. To date we have built 43 homes and renovated 3 homes through our partnership. Our goal this year is to meet or exceed assisting 50 families achieve home ownership in our first 10 years. Raising Roofs…Builders for Habitat brings builders, remodelers, suppliers and trade contractors together to work side by side to build houses from foundation to dedication in one incredible week. We will be constructing the homes to meet Energy Star and the National Green Building Standard certification making them high performing, energy efficient homes. We have more than 20 licensed general contactors participating this year, along with hundreds of trade contractors, many providing substantial in-kind contributions of their time and materials.
